We have capped off another exceptionally busy Autumn quarter with plenty happening across the Bendigo property market, within our business and throughout our office. It has certainly been a season of growth, momentum and exciting developments
The Bendigo market continues to perform strongly, with healthy levels of buyer activity across a range of property types Buyer advocates remain active, owner occupiers continue to make consistent enquiries and rental demand remains exceptionally strong While we have noticed a slight softening in investor enquiry following recent discussions surrounding capital gains tax and negative gearing, this appears to be more of a reaction to the announcements rather than any fundamental market shift.
Overall, properties continue to lease quickly and sales activity remains positive, with strong levels of interest being generated across many campaigns Encouragingly, this trend has continued throughout the past fortnight, providing confidence as we move further into the year
As our business continues to evolve, we are preparing to introduce several exciting updates to the PH Property brand in the coming weeks.
These changes include a subtle refresh of our logo, updates to our styling guide and a modernised look across our sale and lease signage While the changes are not dramatic, they represent the next step in the ongoing evolution of our brand and reflect the direction we are taking as a business
We are also looking ahead to a major milestone in October as PH Property celebrates its 20th anniversary Reaching two decades in business is a significant achievement and provides an opportunity to reflect on how far we have come.
From the early days of John, Jess and myself operating from Mitchell Street, PH Property has grown into a highly structured and respected business comprising nineteen dedicated team members working across residential sales, property management, commercial real estate, marketing and administration We are incredibly proud of the journey and excited about what lies ahead.
Growth within our business has continued this quarter and we have been delighted to welcome three new team members to the PH Property family
Lucy Trewick has joined our reception team, bringing enthusiasm, energy and a willingness to learn Having come directly from Year 12 into the real estate industry, Lucy has embraced the role and is already becoming a valued member of our team.
We have also welcomed back Naomi Ridsdale, a familiar face to many of our clients After spending time with her new baby boy, Naomi has returned to the business and is assisting Darren and Josie We are thrilled to have her back on board
Joining our sales team is Steph Wilson, who has commenced as a Sales Associate Steph is working closely alongside myself and Tim as she develops her skills and knowledge of the industry, with the goal of progressing into a sales role in the future.
Farewell and Good Luck
Alongside welcoming new team members, we have also said goodbye to two valued members of the PH Property team this quarter
Madi Lawrence has relocated back to her hometown and we wish her every success in this exciting new chapter.
We also farewelled Molly Pontell, who has chosen to remain at home with her young family following maternity leave

Preparations are already underway for Bendigo's Biggest Ever Blokes Lunch, with this year's event shaping up to be bigger and better than ever. It is a fantastic initiative that brings our community together while supporting an incredibly important cause
We were also proud supporters of Share The Dignity, with our team and clients contributing a generous number of donations to assist those in need
In addition, PH Property recently supported the Mother's Day Classic, which raises vital funds for breast and ovarian cancer research Six members of our team, along with several partners, participated in the walk and run event. It was a wonderful morning that highlighted the strength of our local community and the importance of supporting meaningful causes
Most importantly, the move positions us well for future growth while creating an outstanding workplace for our team and an even better experience for our clients

One of the most exciting developments for PH Property this year is the upcoming move into our brand new Rohs Road office.
After months of planning and preparation, the fit out is now well underway and the finished result is beginning to take shape We expect to move into the new premises within the next five weeks and the excitement among the team continues to build

Our sales team has continued to deliver strong results throughout the autumn season, achieving 35 unconditional sales with a combined value exceeding $24 million Properties sold in an average of just 36 days, reflecting continued buyer confidence and healthy levels of market activity across Bendigo and surrounding areas.
Buyer enquiry has remained consistent, particularly from owner occupiers and buyers looking to upgrade, while well presented and correctly priced homes continue to attract strong interest Although market conditions have become slightly more balanced in recent months, quality properties are still generating solid competition and achieving excellent outcomes With an average sale price of $690,783, we continue to see confidence across a broad range of price points as we head into the second half of the year.

Our rental team has embraced our new restructure and has been humming over the past three months with some really great growth We have again been working on our structure and giving our wonderful property management team plenty of things to do.
Rental enquiry has been really strong, we feel it is starting to correct with a little less enquiry and a strong base of available properties as we head into winter This is largely due to the significant number of investment properties which are continuing to be purchased in Bendigo and surrounds
Inspection numbers have been slightly lower this last month again due to a slight over-supply of rental properties and this wetter weather we have had. Our numbers are as follows:
