Program Massing
Total SF = 248,100
Tower (20) = 157,800
1.SPIRALING COMMUNITY
= 90,300
Address the basic needs for both immigrants and the Lower East Side, starting with housing. The approach to housing will not be traditional, but sensitive to concepts such as privacy, needs and wellness. Outdoor spaces not only enable lifestyles that prioritize health, but create opportunities for engaging in activity with others. These integral spaces form a vertical commons, similar to a street but in form all too familiar to New York - the tower.

2.RECIPROCAL EXCHANGES

Activate business opportunities for immigrants within the lower east side and engage the local community. Whilst providing basic needs to assist business owners such as a career center, childcare, legal services, a super market and flexible market space, the program calls for an approach to work that blends possibilities for learning, engaging the historic site of the now abandoned Essex Market.

3.GREENING THE CITY

social engagement and interconnectedness on the resident, street and city scale through items like public transportation, sustainability and amenities. This not only promote health and wellness, but enables immigrants and outsiders safe spaces to form relationships and find community.
