While neighboring Jackson Hole and Teton Valley, Idaho, are struggling to keep pace with their respective real estate activity from 2025, Lincoln County has broken rank halfway through 2026. The Star Valley real estate market surged compared to the first six months of 2025, posting 39.5 percent more transactions than Q2 last year. The complementing dollar volume for Star Valley in 2026 is also up nearly 40 percent compared to Q2 2025. The rising tide appears to have raised all boats. The primary regions of Alpine, Thayne and Afton all saw significant gains over the first six months of last year. While Thayne saw the greatest concentration of Lincoln County’s closings (or 95 transactions of the total 219 Star Valley transactions), Alpine’s $48.8M in sales represented

44.4 percent of the 2026 Q2 valley-wide dollar volume total of $109.9M The 96 home sales across Lincoln County in the first six month of 2026 were a 41.2 percent increase in activity compared to 2025. One hundred sixteen vacant land sales, however, were a 50.6 percent increase from twelve months ago, and the $28.8M in complementing dollar volume nearly doubled the Q2 2025 tally (although four sales of more than $1M accounted for nearly $10M of this market segment’s total). Inventory fell slightly year over year, dropping from 452 active listings in July, 2025 to 439 this year. The steadystate listing count should enable the Star Valley real estate market to maintain its moment for the rest of 2026.

The vacant land segment of the 2026 Star Valley real estate market is having a good year. Transactions are up, as is the corresponding dollar volume (50.6 percent and 98.2 percent, respectively). The average land sale price grew from $188,671 in Q2 2025 to $248,284 so far this year (a 31.6 percent increase). The median land sale also gained in 2026. Last year, the mid-point Lincoln County land transaction was $115,000 (for a 0.5-acre parcel in Afton). This year, the median price jumped 25.2 percent to $144,000 (for a 0.36-acre parcel in Alpine). Sales were concentrated in Thayne, which saw 62 (or more than half) of the 116 total sales in the valley. Star Valley Ranch was also responsible for 43 of Thayne’s transactions (or nearly 70 percent). In the first six months of 2025, only 23 parcels sold in Star Valley Ranch. Choices for would-be buyers in Lincoln County range from $55,000 (for a 0.3-acre parcel in Star Valley Ranch) to nearly $30M for the 561-acre JnS Ranch in Alpine.

The 96 Star Valley home transactions in Q2 2026 were a marked increase over the 68 sales for the first six months of 2025. Much like the housing markets in Teton County and Idaho, however, buyers are gravitating toward lower-priced homes more than they did last year. The $66.8M generated from year-to-date home sales also represented a 19 percent increase over the same period in 2025. Homes accounted for 60.7 percent of the overall Lincoln County dollar volume of $109.9M across all property types. Despite the robust activity, the average home price fell 18.6 percent year over year from $825,521 in Q2 2025 to $695,895 for the first six months of 2026. The median home price slide was more slight, dropping from $597,000 in 2025 (for a 5-bedroom, 2,900-sq-ft home in Star Valley Ranch) to $595,000 this year (for a 3-bedroom, 2,600 sq.ft. home on a 1.2-acre parcel in Bedford). Inventory is nearly identical year over year with 203 homes currently on the market across the valley (compared to 204 listings for sale last year).

Tucked between Teton Valley, Idaho, and Star Valley, Wyoming, the micro-market of Swan Valley is also having a strong 2026 compared to the first six months of 2025. The 12 total transactions through Q2 2026 represented a 50 percent increase over the same period last year. The $7.9M in dollar volume is a lofty 135 percent better than Q2 2025. Nearly half of that total volume, however, was the result of a single sale in February for nearly $4M (a 6,300 sq.ft. equestrian estate on more than 46 acres). Six vacant land sales, averaging just under $250,000 each, represented half of the Bonneville County yearto-date activity. The half dozen home sales through Q2 2026 also eclipsed the five transactions from all of 2025. While the uptick in transactions and dollar volume is a welcome sign for Swan Valley, growing inventory pitted against the pace of sales puts the region in a “Buyer’s Market” climate. Last July, 32 properties were listed for sale across the region. This summer, that number has grown to 39.
