JACKSON HOLE’S SKI PROPERTIES TAKE MANY DIFFERENT FORMS Town and Teton Village offer common benefits and distinct advantages. by Staff Writers Jackson Hole remains one of the most soughtafter destinations for outdoor enthusiasts, travelers, and real estate investors alike. With its world-class skiing, including close proximity to three unique ski resorts and nearly-unlimited backcountry opportunities, almost any property in the region can be defined as a ski property. The allure of ski-oriented ownership in these areas can be attributed to a combination of value, accessibility, and the opportunity of owner occupancy and the potential for rental income. The value of ski properties in Jackson Hole is driven by multiple factors, including proximity to lifts and terrain, access to amenities, and is bolstered by the limited opportunity for future development and expansion when compared to other resort areas with sprawling base areas. Teton Village, located at the base of Jackson Hole Mountain Resort, is generally the focus of discussions of ski properties and is particularly attractive due to its ski-in/ski-out offerings, concentration of luxury amenities, flexible fractional ownership opportunities, and proximity to one of the most highly regarded and rewarding ski resorts in North America. Granite Ridge offers a variety of property types ascending the wooded hillside on the northern resort boundary at Teton Village, ranging from cabins and lodges to estate-level homes—two of which are currently available for sale. “Properties on Granite Ridge are among the

more private and quieter in Teton Village” says Chris Grant, Associate Broker with Jackson Hole Sotheby’s International Realty, who represents a furnished Timbers at Granite Ridge unit currently on the market. The luxurious and versatile floor plan features more than 3,200 square feet with additional outdoor living spaces, “and townhomes provide an overall ease of ownership with reduced maintenance demands, as well as the potential for rental income,” continued Grant, who noted the convenient walk-to-ski aspect afforded via a nearby rope tow from the neighborhood with access onto the Lower Teewinot ski run. Jackson Hole ski properties aren’t limited to Teton Village, though. The town of Jackson provides a vibrant, year-round community atmosphere with shopping, dining, and cultural attractions all within an effortlessly short distance to Snow King Mountain, the town hill. Condominiums in Jackson’s resort-zoned areas tend to be more affordable than those in Teton Village, but still command premium pricing due to their location in one of the most desirable mountain towns in the West. Demand remains high, particularly in areas of Jackson that fall within the short-term rental overlay, like those at the base of Snow King. One Town Hill, completed in 2019, is the newest condo development at the base of the King. Here, in-town convenience is paired with slopeside access, a private fitness center, storage lockers and dedicated parking spaces within a secured parking garage. Offerings currently on the market at One Town Hill include a fully furnished, twobedroom, top-floor unit as well as a large twobedroom, second-floor unit with a generous open

floor plan. On the eastern flank of Snow King, two three-bedroom Love Ridge condominiums are currently on the market, including a top-floor, fully furnished and turn-key unit. Here, each unit additionally benefits from flexible lock-off floor plans and covered parking garages. While many buyers purchase ski condominiums as second homes or investment properties, the idea of using them as a primary residence remains a strong draw. Wyoming’s tax-friendly policies— including no state income tax and relatively low property taxes—make living in Jackson Hole appealing to lifestyle-oriented buyers looking to establish residency. For those considering a ski condominium as a full-time residence, factors such as year-round livability, access to robust essential services, and being a part of an engaged local community become important. The town of Jackson offers top-rated schools, medical facilities, and a range of dining, entertainment and cultural options. Teton Village, on the other hand, is more seasonal and resort-oriented, with a primary focus on winter and summer seasons, and local amenities predominantly cater towards high-end clientele. One of the strongest financial incentives for purchasing a ski property in the region is the potential for rental income. Short-term vacation rentals are a lucrative business in this region due to the high demand for accommodations during both the ski season and peak summertime visitation for hiking, biking, fishing, golf, wildlife viewing and other outdoor recreation.
