PRIVACY MEETS PROXIMITY: THE MODERN JACKSON HOLE RANCH Legacy properties redefine the ranch in the valley’s real estate market. by Staff Writers The Jackson Hole ranch market is a broad category by definition, encompassing both working ranches and luxury residential offerings on large parcels. Unlike other Western resort markets where ranches and subdivisions freely expand outward, supply in Jackson Hole remains topographically constrained—especially among the region’s remaining large, legacy parcels. The valley itself is fundamentally defined by the national parks, forests, and conservation lands that ultimately account for 97 percent of Teton County’s overall acreage. Those geographic limitations underscore the market as a whole and contribute to a relatively few number of large parcels and ranches when compared to other regions of the West. The balance between seclusion and overall accessibility remains one of the most valuable attributes of a Jackson Hole estate ranch property. While the definition of a ranch has grown to encompass a variety of large-acreage residential listings in addition to those with traditional agricultural uses, preferred lifestyle elements and multi-generational use potential remain as constants within these larger land holdings. Here, he region’s unrivaled scenery, wildlife and access to public lands is complimented by Wyoming’s favorable tax environment, which adds value to the area’s overall appeal and contributes to the growth of luxury ranch real estate that largely transcends broader national real estate trends.
