FAQ’s Q: How long does a knockdown & rebuild take? A: The timeline depends on many factors (size of home, council approvals, site complexity, weather). Q: What should your knockdown rebuild budget typically cover? A: Your overall investment will generally cover: ✓ Demolition ✓ Asbestos removal (where required) ✓ Site preparation and service connections ✓ Design, documentation and permits ✓ Construction ✓ Landscaping and driveway Q: Is a knockdown rebuild better value than renovating? A: It often is, particularly when: ✓ Significant structural work is needed on your current home ✓ The existing home is old, poorly designed, lacks energy efficiency or in poor condition ✓ Renovation quotes start approaching the cost of building new Q: How do I know if my block is suitable for a knockdown rebuild? A: Several factors come into play: ✓ Zoning and any planning overlays affecting the site ✓ Block dimensions, shape and orientation ✓ Slope, soil type and drainage ✓ Site accessibility for demolition and construction machinery Q: Will I need a planning permit in Victoria? A: A planning permit may be required if your property falls under a planning overlay — such as a heritage or vegetation overlay. However, a building permit is required for all new home construction. Q: What approvals are required? Q: How do I know if my block is suitable for a knockdown rebuild? A: Several factors come into play: ✓ Zoning and any planning overlays affecting the site ✓ Block dimensions, shape and orientation ✓ Slope, soil type and drainage ✓ Site accessibility for demolition and construction machinery Q: Do I need to check for asbestos before demolishing? A: A n asbestos assessment is legally required for any home built before 1990. If asbestos is present, licensed removal is mandatory and can add meaningful cost to your project, so it’s important to factor this in early. Q: What unexpected costs should I allow for? A: Beyond your contract price, it’s wise to budget for: ✓ Soil conditions requiring additional preparation (such as rock or reactive clay) ✓ Upgrades to existing water, sewer, gas or electrical connections ✓ Landscaping, boundary fencing and site reinstatement ✓ Permit and application fees Q: What are Tree Protection Overlays (TPO / VPO)? A: Many Melbourne properties are subject to a Vegetation Protection Overlay (VPO) or similar planning control. These overlays are designed to protect significant trees — either individually listed specimens or all trees above a certain size on the property. In practical terms: ✓ A permit may be required simply to remove or heavily prune a protected tree ✓ Council can refuse removal if the tree holds environmental, heritage or streetscape value ✓ This can affect your demolition timeline and site layout, so it’s important to identify any overlays before you proceed Q: What about Bushfire and Environmental Overlays? A: Some Melbourne suburbs are affected by Bushfire Management Overlays (BMO), which may require vegetation clearance for fire safety. Early planning advice can help navigate any conflicts with tree protection rules.
