Based on early 2026 housing forecasts and local trends, the real estate market in Mandeville, LA, during March and April 2026 is expected to be a competitive spring market characterized by moderate price growth, increased inventory, and high buyer demand, especially for move-in-ready homes. Here are tailored tips for buyers and sellers in Mandeville, LA, for March-April 2026:
For Buyers: Navigating a Competitive Market
• Get Pre-Approved Immediately: Given the high demand for homes in popular areas like The Sanctuary, Old Mandeville, and Lewisburg Estates, having pre-approval is essential to make quick, competitive offers.
• Prepare for Cash Offers: Competition in the $1.5M-and-under luxury segment is tight. If possible, a cash offer can secure a home, even if it is slightly lower than a financed offer.
• Many of Mandeville’s finest luxury homes sell off-market work with a local specialist to access exclusive opportunities before they ever hit the MLS.
• Be Strategic This Spring: Early spring can be a busy time in our area stay flexible with your schedule, and consider touring homes on weekday mornings to avoid peak activity and gain an advantage.
• Focus on Energy Efficiency: Buyers in 2026 are heavily prioritizing homes with updated HVAC systems, energy-saving windows, and modern, functional spaces.
For Sellers: Maximizing Returns in
Spring
• List by Mid-April: The third week of April is often prime time for buyer demand, as people look to close before the summer and start of the school year.
THE SANCTUARY’S REAL ESTATE TEAM
• Price Competitively: Although prices are expected to rise by only 2%–3% in 2026, homes that are priced accurately and staged well will move faster.
• Focus on Curb Appeal: In spring, first impressions are critical. Invest in landscaping, fresh paint, and exterior cleaning to attract buyers instantly.
• Provide Pre-Inspection Reports: To reduce buyer hesitation, consider offering a pre-listing inspection or sharing recent inspection reports to build trust.
• Highlight Outdoor Living Spaces: Mandeville buyers in 2026 continue to prioritize outdoor areas for hosting and relaxation.
Key 2026 Market Context
• Interest Rates: While forecasts suggest lower rates in 2026 compared to 2025, they are unlikely to return to pandemicera lows.
• Market Velocity: If you are buying in a hot market, be prepared to move fast, as May and June are historically the busiest, but the surge often starts in April.
• Equity Leverage: Repeat buyers can use equity from existing home sales to make strong, non-contingent offers in a competitive market.

the Giovannetti FAMILY
By Lauren Loeb Ungar
For Arzu and Mark Giovannetti, life in The Sanctuary is filled with warmth, connection, and the kind of everyday moments that make a house truly feel like home. With their two children, Jacob and Esma, the Giovannettis have embraced the Northshore lifestyle wholeheartedly and have built a beautiful family life rooted in love, adventure, and community.
The Giovannetti family of four includes Jacob, age 4, and Esma, age 6. Jacob and Esma attend Cedarwood and Pontchartrain Elementary School, where they are growing and thriving. Like many families in The Sanctuary, Arzu and Mark stay busy keeping up with the energy of childhood—filled with school, hobbies, and activities that reflect their children’s vibrant personalities. Jacob and Esma enjoy bike riding, hiking, swimming, and reading, and their extracurricular interests include soccer, softball, piano, and art. Their days are full, but their family time remains a priority.
Finding Their Sanctuary
The story of how the Giovannettis found their home in The Sanctuary is one of bold decisions and perfect timing. They moved to the neighborhood in the spring of 2021, during the
height of the Covid era. At the time, Mark was traveling frequently for business and had already viewed several homes in the area. The family was searching for a new adventure— something different from their previous life in the New York area—and the Northshore immediately felt like the kind of change they were craving.
At the time of their move, Arzu was pregnant with their second child, and together the couple visited the area for one weekend in January. Shortly after that trip, Mark returned for business and came across the home that would become theirs. He felt strongly that it was the perfect place for their family. Because of the timing and circumstances, Arzu only saw the home through a FaceTime video call. Still, they trusted their instincts, took a leap of faith, and purchased the home— embracing the risk of moving to a new state and a new culture. The Plot Twist
It was only after they moved in that the family discovered something unexpected: their home had a unique history. The house had previously been used as a filming location for Southern Charm New Orleans. When they heard about the show after moving in, they were amazed at how prominently
personality and charm to their home. Even more meaningful are the family photos displayed throughout the house. These photos capture and memorialize the stages of Jacob and Esma’s development, preserving special memories and reminding the family daily of how quickly childhood passes.
their home had been featured. It was an entertaining surprise and a fun piece of trivia that made their new home even more memorable.
While the home wasn’t newly built, the Giovannettis did renovate after moving in, designing the renovations themselves. Like many homeowners who tackled projects during that challenging time, they experienced the realities of renovating during Covid. The process became a true hardship, with delays that stretched on for months. Still, through persistence and creativity, they shaped their home into a space that reflects their style and supports their family’s day-to-day life.
The Heart of the Home
When asked about their favorite room, Arzu and Mark don’t hesitate: the shared kitchen and living room area. It’s easy to see why. They love the openness of the space and the way the layout brings everyone together. The large kitchen island is a central feature, offering both function and a gathering point that naturally draws family and friends into the heart of the home.
For the Giovannettis, the kitchen is more than just a room— it is the true hub of their household. Every evening, the family gathers there for dinner, making it a consistent and special tradition. It’s where they reconnect after busy days, share stories, and learn about what each family member experienced. Mark especially enjoys this time, not only because of the togetherness, but because he loves to cook. The family describes him as always whipping up delicious, creative meals, turning ordinary evenings into something everyone looks forward to.
A Welcoming Place
One of the things Arzu and Mark love most about their home is how comfortable and practical it is. It fits their family well, offering a welcoming environment that supports their routines while also serving as the perfect setting for hosting. The Giovannettis enjoy inviting friends over for big, family-style dinners—creating the kind of warm, communal atmosphere that turns neighbors into lifelong friends.
That sense of connection extends beyond their home and into the neighborhood itself. Living in The Sanctuary has been especially meaningful because of how welcoming the community has been. The Giovannettis have made a wonderful group of friends and have truly appreciated the relationships they’ve built since moving in. They also enjoy spending time at the community pool and look forward to
Some of their most treasured furnishings include an entry table purchased at a local auction and their piano, which adds k
those relaxed evenings that feel like a small getaway without ever leaving the neighborhood.
From Grayton Beach to the Tchefuncte
When it comes to weekend fun and travel, the family enjoys visiting Grayton Beach in Florida, a favorite destination for rest and sunshine. They also love taking trips to Fairhope for weekend getaways. Closer to home, they enjoy exploring the area together, especially outdoor adventures. Some of their favorite family activities include hiking in LaCombe at the Boy Scout Road Trail and taking boat rides on the Tchefuncte with Captain Mike through Louisiana Tours and Adventure.
Dining out is another family favorite, and the Giovannettis have discovered several local restaurants they love. For date nights, Arzu and Mark enjoy Tchefuncte’s, Hamilton’s, and Lola’s. When the whole family goes out together, they often choose the Anchor, Mi Mamacita’s, and Leonardo’s. Esma delights in the fancy atmosphere and service at Tchefuncte’s, where they have made it a tradition to celebrate a mommy daughter birthday lunch every year.
Shopping also adds a little fun to their routine. Arzu enjoys browsing Home Goods and Niche Modern, while Mark prefers Aquistapace, Perlis, and Mandeville Garden Spot. While the family doesn’t currently have any pets, their household is full of energy, activity, and personality.
When asked to describe their family in one word, they choose “loving,” a simple yet powerful description that clearly reflects the way they prioritize connection and family life. And when it comes to favorite meals, the answer is easy: steak frites—and really, just about anything Daddy cooks.
The Giovannetti family’s story is one of taking chances, embracing change, and building a joyful life in a new place. From their adventurous move during an uncertain time to the traditions they’ve created in their kitchen and the friendships they’ve built in The Sanctuary, Arzu and Mark have created a home filled with warmth, laughter, and love. In every way, they are a wonderful reflection of what makes The Sanctuary such a special place to live.

Spring Gardening Tips
Taking care of your garden during the winter months is easier than you’d expect. It may seem like plants would hate the cold, but they actually love it—if you plant the right types. Follow these “rules of thumb” to improve and protect your landscaping during the winter months.
• INSTALL NEW PLANTS:
As spring arrives, it’s time to refresh your lawn and garden after the winter months. A little early-season care can make a big difference in keeping your landscape healthy and thriving. Here are a few essential tasks to tackle this spring:
This is one of the best times of year to plant new, non-tropical flowers and plants. The hellebore flower, also called the Christmas rose, can withstand frost and snow! Other types you can include are violas, tulips, lavender, roses, and Chrysanthemums.
• NATURALLY INSULATE YOUR PLANTS:
• Check Your Irrigation System – Turn your system back on and inspect for broken pipes or damaged backflow preventers caused by winter freezes.
• Apply Pre-Emergent Herbicide – Prevent summer weeds like crabgrass and goosegrass by applying a pre-emergent herbicide early in the season.
Use pine tree straws, a natural and free source, to insulate your plants from the cold. Mulch is another natural insulator, keeping the soil warm at its roots.
• ARTIFICIALLY INSULATE YOUR PLANTS:
• Fertilize Your Lawn – Use a complete fertilizer to nourish your grass and promote healthy growth.
Use a frost-cloth to cover, in its entirety, plants that cannot tolerate the cold, like citrus trees and other tropical plants. If you don’t have a frost cloth, use a burlap sack or other insulating material. Secure the coverings to the ground to prevent them from becoming casualties to the elements.
• PEST CONTROL:
• Treat Plants and Trees – Spray systemic insecticides in early March to protect against insect infestations as the growing season begins.
Critters don’t hibernate during the winter. Continue your routine pest control inspections and treatments.
• OH DEER!:
By taking these steps early in the season, you’ll set your lawn and garden up for success all year. A little preparation now means healthier plants, fewer weeds, and a beautiful outdoor space to enjoy throughout the warmer months.
Yes, winter brings out the beautiful yet ravenous deer who want to eat your plants. One way to deter the deer is to install deer sprinklers. You can also plant specific kinds of plants, including snapdragons and types of dianthus, which are bitter, spicy, and not appetizing for the deer.

From the Streets to the Chaise sanctuary residents THE macaluso family pet blue
Some dogs find their families on purpose—Blue simply found his by accident.
In April 2022, the one-year-old pup was running the streets of Old Mandeville when he nearly got hit by a car. Kind strangers picked him up and tried to help him find his way home. When no one came forward to claim him, Blue was brought to Lisa and her family for what was supposed to be a two-week foster stay. It didn’t take long for that plan to change.
“Blue is what some might call a foster fail,” Lisa said. “But he won us over from the beginning.”
They named him Blue for a reason that feels just as special as he is. “He looks like the pen sketch of George Rodrigue’s blue dog that hangs in our kitchen,” Lisa explained. “Rodrigue drew it for me on a napkin during a Mardi Gras celebration at Galatoire’s decades ago.”
Blue is believed to be a mix of Blue Heeler, Border Collie, and a mystery breed. His most noticeable features—aside from his cheerful personality—are his “ridiculously large ears” and his big, happy smile. Smart, sweet, and friendly, Blue loves meeting people and other dogs, especially on his walks around the Sanctuary. He is particularly fond of the white poodle who
lives down the street.
“He doesn’t chew anything that’s not his,” Lisa said, “and other than his almost constant shedding, he is pretty darn perfect.”
Blue loves both his mom and dad and doesn’t play favorites, although he prefers to sleep next to mama at night. His Blue Heeler side shows through in the way he gently herds his people, nipping at their heels if they move too slowly. “We know he’s part Blue Heeler because he likes to herd us,” Lisa shared.
His favorite spot in the house is the chaise, where he lies and looks out the front window. Anyone walking by can see his big ears peeking through the glass. Though he once seemed unfamiliar with squeaky toys, he now can’t live without them—“or a couple dozen,”
Lisa joked.
Blue lives for his walks, trips to Abita Roasting in Madisonville, and his recent adventure to Seaside, Florida. At night, he settles in for movie time and chews on his treat-filled red bone.
“Sometimes we think Blue would be happiest herding cows or sheep,” Lisa said. “But since the HOA doesn’t allow either, we ask that if you see him, come say hi. That always makes his day.”

Springtime Pet Care Tips: A Fresh Start for Your Pet
Spring is a season of renewal and a great time to reset your pet’s health routine. As temperatures rise and outdoor time increases, a few simple steps can help keep your dog or cat comfortable and thriving.
WATCH FOR ALLERGIES. Just like people, pets can react to pollen, grass, and mold. Excessive itching, ear redness, licking paws, or recurrent ear infections may signal seasonal allergies. Early support with diet, gentle skincare, and gut health can make a big difference.
STAY AHEAD OF PARASITES. Fleas, ticks, and mosquitoes become more active in spring. Talk with your veterinarian about prevention options that fit your pet’s lifestyle and health needs.
HYDRATION MATTERS. Warmer weather means higher fluid needs. Encourage water intake with fresh bowls, fountains, or by adding moisture-rich foods to meals.
EASE INTO ACTIVITY. If your pet was less active over winter, gradually build up exercise to prevent strains or injuries—especially for senior pets.
SPRING CLEAN SAFELY. Many household cleaners, fertilizers, and garden plants are toxic to pets. Choose pet-safe products and keep chemicals securely stored.
A little proactive care now can help your pet enjoy a healthier, happier spring all season long.

Dr. Sheryl Coglaiti is a New Orleans native whose professional journey has always been rooted in how the brain learns—and how to help it learn better. Born in New Orleans and raised in Gretna, she built a career serving the same South Louisiana communities that shaped her, blending deep academic training with a mission to help students and adults reach their full potential.
Her academic foundation is extensive. Dr. Coglaiti earned both her Bachelor of Arts in Elementary Education and her Master of Education in Educational Administration and Supervision from Nicholls State University before completing a Ph.D. in Curriculum and Instruction with a concentration in Literacy at Louisiana State University. Her doctoral work focused on literacy, belief systems in learning, and the neurological processes involved in reading development. She also holds certifications in Mild/Moderate Special Education, Reading Specialist, and Educational Diagnostician, and is a National Board-Certified Teacher as a Middle Childhood Generalist. Over the course of her career, she has taught students at every level—from first grade through graduate school—and has received awards for teaching excellence at both the international and state levels. Most recently, she served as an Assistant Professor of Literacy Education with a specialized focus on dyslexia.
While her roots are in structured literacy, Dr. Coglaiti’s work evolved as she noticed a consistent pattern among struggling learners. Many were bright and capable, yet held back by difficulties with organization, planning, working memory, time management, and emotional regulation. She realized that even the strongest reading instruction cannot fully take hold without strong executive functioning—the brain-based systems that manage how we initiate, organize, focus, and follow through. That insight reshaped her professional focus and ultimately led to the creation of The Brain Hub, where executive functioning development is the core of everything she does.
Today, The Brain Hub specializes in strengthening the brain’s management system through individualized, research-driven strategies. Services include executive functioning performance development, comprehensive educational evaluations in collaboration with psychologists and medical professionals, and structured literacy intervention when appropriate. Dr. Coglaiti also integrates advanced technologies, including Cogmed Working Memory Training, Play Attention neurofeedback-based attention training, and MindPrint, a sophisticated cognitive assessment platform that reveals how an individual’s brain processes and performs. She is currently completing Brain Clinician training through Dr. Daniel Amen, ensuring her practice remains aligned with the most current neuroscience-informed approaches.

Undetectable Injectables
Botox®, Dysport®, and Jeuveau® are FDA-approved injectable neuromodulators used to soften the appearance of facial lines and wrinkles. Widely embraced by both men and women, these treatments effectively address frown lines between the eyebrows, crow’s feet, forehead creases, and other fine lines that naturally develop over time due to repeated facial expressions such as smiling and squinting.
These neuromodulators work by temporarily relaxing targeted facial muscles, reducing muscle activity that contributes to wrinkle formation. The result is smoother, more youthful-looking skin with natural, undetectable outcomes.
Benefits of Injectable Neuromodulators
• Non-surgical treatment option
• Minimal to no downtime
• Subtle, natural-looking rejuvenation
• Full results visible within approximately 14 days
• Results typically last 3 to 4 months
• Appropriate for both men and women
There is little to no downtime associated with injectable neuromodulator treatments. Patients may experience mild redness or swelling at the injection sites immediately following treatment, which generally resolves quickly

Business Spotlight ALLURE DENTAL
Allure Dental is more than a dental office—it is the reflection of a vision shaped by passion, purpose, and a lifelong connection to dentistry. Founded by Daniela Eversgerd, D.M.D., the practice was built on the belief that dentistry should feel personal, elevated, and rooted in trust.
For Dr. Eversgerd, dentistry has always been part of her story. Growing up with a mother who is also a dentist, she witnessed firsthand how deeply patients rely on their provider and how much confidence can be tied to a smile. From an early age, she understood that dentistry is not just about teeth—it is about self-esteem, comfort, and the way someone presents themselves to the world. That early exposure, paired with her love for science and aesthetics, made dentistry a natural path.
Opening Allure Dental was Dr. Eversgerd’s way of creating the kind of practice she always envisioned. She wanted to design a space where patients feel truly seen and heard, not rushed through appointments or treated like a number. Her goal was to build an environment where care feels thoughtful and intentional, and where every patient leaves feeling proud of their smile.
Patients often share that Allure Dental feels welcoming the moment they walk in. The atmosphere is calm, and the team approaches every visit with a sense of purpose. The care is unhurried and tailored to each individual, from listening carefully to concerns to designing a treatment plan that fits both needs and goals. Education is also a key part of the experience—patients are guided through each step so they feel informed, confident, and supported in every decision. The goal is for patients to leave not only with beautiful results, but with clarity, trust, and ease.
What truly sets Allure Dental apart is its commitment to excellence at every level. The practice combines advanced digital technology with a concierge-style approach, while maintaining a philosophy that prioritizes quality over volume and personalization over templates. Every smile is custom, and every experience is intentionally designed to build long-term relationships rather than offer quick fixes.
Allure Dental was built with purpose, supported by continued education, innovation, and a strong team culture. Dr. Eversgerd is dedicated to creating an environment where not only her patients, but also her team feels valued and inspired—because when the team is aligned, patients feel it immediately.
Giving back is also central to the mission. Each year, Allure Dental hosts a Smile Makeover Giveaway for someone in the community who has been unable to prioritize their smile. For Dr. Eversgerd, seeing their emotional and life-changing reactions is one of the most meaningful parts of her work, and a reminder of why she does what she does: a smile has the power to transform a life. Come see Dr. Daniela Eversgerd today!

OASIS POOLS AND SPA
Business Spotlight
Returning to the very pool that started it all, Mike Stanton—owner of Oasis Pools and Spas—was blessed to receive a call from the owner of his childhood home. “We serendipitously found Oasis due to their unique connection to the house I purchased. The prior owner stated that the Stanton family of Oasis Pools and Spas lived there as children,” said the current owner, who was looking for a backyard renovation.
In fact, the Stanton last name is etched into the driveway at the property. Mike and his sons were over the moon when they found they would have the opportunity to build a pool in the same yard where Mike had built one so many years ago with their grandfather and uncles. His journey into the pool-building industry started in that very spot. When he was 12 years old, Mike’s father decided to install a pool in the family backyard, enlisting Mike and his brothers to help. That hands-on project sparked a passion that would define his career. After graduating from Loyola University, Mike turned that early experience into a profession, launching Oasis Pools and Spas with a clear purpose: to bring genuine craftsmanship and reliability to an industry he believed could do better.
More than twenty-five years later, Oasis Pools and Spas has earned a reputation for quality, honesty, and lasting customer relationships, values Mike traces back to his parents’ example of hard work and integrity.
Now working alongside his two sons, Michael and Nick, they continue to push the business forward by keeping up with new technologies and maintaining uncompromising quality standards. So when his childhood home came knocking, he excitedly heeded the call. The initial plan grew to a much larger plan covering the entire backyard with a pool, hot tub, water feature wall with fire bowls, a state-of-the-art stay-in-place swim system, putting green, and a basketball court. “They were always very accommodating as I continued to modify the plan,” the client explained. “It was really great to have a family involved that was easy to talk to and prompt in responsiveness, while providing a sense of security that everything was going to be performed to the utmost standards. A pool is made of water and stone, but this one was built with memories and a sense of coming home. Built by the hands that once played here, for my family that will grow here.”

MEET YOUR NEIGHBOR: Kid spotlight
Asia Baudier
Asia Baudier is a 10-year-old fifth grader who already shows an impressive mix of talent, determination, and confidence. She attends Northlake Christian School, where she excels academically, especially in math. Math is her favorite subject, and she is really good at it, enjoying the challenge and focus it requires.
Outside of school, Asia is deeply committed to all-star cheerleading. She worked extremely hard to earn a spot on the Elite Level 1 team at Crown Athletics. Making this team did not come easily. Asia spent many hours training with her coaches, Lilly Pittman and Ashton Brady, building the courage and confidence to throw her back handspring at tryouts. Her goal was to prove that she belonged on a higher-level team and that she could truly contribute.
Being on an elite team has been challenging. Some of the girls on her team are exceptionally talented and even compete on two teams. Keeping up with fast-paced routines can be difficult, but Asia views her ADHD as a strength. It gives her high energy and strong determination to win. While she can get distracted at times, once she steps onto the mat, her focus becomes clear: doing whatever it takes to succeed.
Only elite teams can earn a bid to the All Star Worlds Championship in
Orlando, Florida, where the best teams in the nation compete. At the very first competition of the season, Asia’s team, Reign, performed amazingly. They earned first place, were named Level Champions, and received a bid to Worlds. Asia felt extremely happy and surprised. She was shocked to earn a bid at her first competition and proud to be part of a team that had gone to Worlds the previous year and placed so high.
Leading up to Worlds, Asia practices several times a week at her gym in Mandeville. Her team has a new routine planned, hoping it will take them all the way to first place in Orlando. Her entire family will be there to cheer her on, and, during off days, they plan to visit Disney World and Universal Studios.
Asia began cheering at age seven after a school friend invited her and her sister to try out at Crown Athletics. She is grateful they said yes, as she found a sport she loves that both challenges and motivates her. When she is not cheering, Asia enjoys playing the piano, practicing tumbling on her trampoline, and spending time with her siblings. As the oldest of four, family is very important to her, and she loves beach days, weekends at the farmhouse, and sharing family meals together.
