March is one of my favorite months. It brings warmer weather, The Players in town, spring break, blooming flowers, and the release of our new Top 500 issue.

Owning a title company was never part of some long-term strategy for JC Palacios. She didn’t grow up imagining a career in real estate, and she certainly didn’t picture herself running a fast-growing title firm in North Florida. But every step of her journey — from immigrating to the United States as a child, to working the flooring department at Home Depot, to becoming a trusted processor — shaped the work she does today and the responsibility she feels toward her community.

Summit Title of North Florida opened its doors just two years ago, and the company has already earned the confidence of agents across the region.
“We’re such a little baby company,” JC says, laughing at the idea that a new office could be handling 25 transactions this month.
“We don’t get fed by a brokerage. We’re individual. We get our business through hard work and history.”
Before launching Summit Title, JC spent more than 20 years in the industry, working her way up from receptionist to processor to closer and eventually business developer. “From the front desk, to processing, I can balance the CD, I can do the whole work,” she says. “I can sell this because I know how to do it.”
But technical experience isn’t the only differentiator for JC; it’s her heritage.
Summit Title is the first fully bilingual title company in North Florida, from receptionists to processors to closers.
“Eighty to ninety percent of my business is Spanish-speaking realtors and their Spanish-speaking clients,” JC explains. “When you call our office, there’s somebody speaking to you in Spanish. At the closing, I explain in detail all the

documents they’re signing so they know what they’re doing.”
Her ability to serve as a bridge in a complex transaction comes from lived experience. JC moved to the United States from Nicaragua when she was just four. She remembers the journey vividly—crossing the river, being separated from her father, even being detained before immigration officials allowed her, her mother and her siblings to continue into the country. “I can feel what these people are going through,” she says. “We lived in people’s living rooms. We had to hide when inspectors came. We’ve come a long way through God’s grace.”
Today, she uses her work not just to close transactions but to help families navigate
systems stacked against them, including families that are currently experiencing deportation. “I try my best to help them with power of attorneys, online signings, whatever they need,” she says. She believes homeownership shouldn’t feel out of reach simply because someone doesn’t speak English, and she’s committed to making sure her clients understand the process clearly and completely. “Buying a home is considered the American dream, but it’s not just for Americans. Everybody can get a piece of the pie.”
Her work is demanding, but responsibility keeps her moving. Summit Title now supports a team of eight, and every payroll reminds JC what’s at stake. “I need to feed eight mouths,” she says.

“If I don’t get these contracts in and closed, my team and their families do not get fed.” As a single mother supporting her youngest son and caring for her widowed mother all on her own, she knows firsthand what it means to hustle and provide.
Life outside the office may be full, but it isn’t separate. JC’s faith is central to everything she does, and one of her offices sits inside her church building. “God, family, and work—they all intertwine,” she says. She translates services into English, participates in multiple weekly gatherings, and still manages a growing title business. It’s a balance she embraces rather than apologizes for.
What draws her out of bed each morning is simple: people—buyers finally getting the keys to their first home, sellers turning a profit that moves their lives forward, and agents whose livelihoods depend on closings happening smoothly.
It’s the American dream, seen from every angle, and JC carries the weight of it with gratitude, purpose, and a work ethic forged from the very journey that brought her here.








Known by the hashtag #ThePrayingAgent, Bobbie BJ Powell has carved out a unique niche that merges her resounding faith and commitment to her deep roots in North Florida. Though she spent a brief chapter of her childhood in Oklahoma, Callahan is where she truly grew up, and where her life, career, and community ties ultimately came full circle.
At 23 years old, after having her first child, she enrolled in dental hygiene school and went on to spend the next 15 years working as a dental hygienist. It was steady, demanding work that
required precision, multitasking, and strong communication skills that would later become central to her success in real estate.
It wasn’t until she had a patient who spoke enthusiastically about their success in the industry that the seed was planted. Then her boss also shared how well his wife was doing in real estate.
“My dentist I worked for, his wife got into real estate, and I remember in the break room one day he was saying if someone just got into the Callahan market, they could do really well. I thought, I know

Toward the end of 2019, BJ decided to act. While continuing to work full-time as a hygienist, she enrolled in real estate classes at night, dedicating roughly two hours a day in November and December to her studies. She passed her exam and earned her license before the end of the year. At the time, walking away from a six-figure career wasn’t something she was prepared to do, so she balanced both roles into 2020.
When COVID hit, BJ found herself, like many others, searching for ways to support her community during a time of uncertainty. She created a local community page called Callahan Community Cares that began as a way to help neighbors through small acts
of care, including delivering baskets to people in need. What started as a simple effort grew into something larger, expanding beyond the pandemic to include outreach to nurses, fire stations, and others serving on the front lines. The initiative helped BJ build deeper relationships across Callahan and surrounding areas, laying a foundation of trust long before her real estate business fully took off.
“People needed help, and it was a great way for me to get out into the community.”
By 2021, BJ knew that if real estate was going to work, she needed to commit fully. In June of that year, she stepped away from dental hygiene and went all-in. That first year, she closed seven transactions. What followed
was a steady and remarkable rise: $15 million in volume in 2022, $16 million in 2023, $17 million in 2024, and more than $20 million in 2025. Much of that business has remained centered in Callahan and Hilliard, along with Nassau County more broadly. Along the way, BJ consistently earned recognition as Amelia Island’s Best Realtor, even without selling homes directly in that market—an outcome driven largely by reputation and referrals.
“It’s all been by the grace of God.”
One aspect of real estate that captivated BJ is the plethora of challenges she has to face. Every transaction brings obstacles, and she finds deep satisfaction in solving problems and guiding clients to the closing table. Communication, she


believes, is one of the most critical traits for success—and one that consistently sets her apart.
“I’m Johnny on the spot with communication. If you text me, I’m immediately texting you back, and if I don’t know the answer, I’ll find it out for you really quickly. I feel accomplished when I’m able to find a solution and overcome a problem that gets us to the closing table.”
At the core of BJ’s business is her faith. She openly incorporates prayer into her work, whether during listing appointments, throughout transactions, or in everyday interactions within the community. Real estate, for her, became the platform she didn’t have in her previous career, allowing her to openly share her faith while caring for people in deeply personal moments of transition.
“I really take pride in praying for people during their listing appointments and if they need prayers during the transactions. But also going out in the community and offering prayer, in coffee shops, etc. When I go to a listing appointment, I tell myself that I may leave here and not get the listing, but if I pray for them, it’s a success. My business is built on community and sharing the love of Jesus with other people.”

Madison Partridge didn’t grow up with the kind of stability she now helps other people find. “I think the one thing that’s very important to me and a huge why behind why I do what I do is because I didn’t have this growing up,” Madison says. “We never really owned a home. We rented from place to place. I always used to get jealous of kids that had homes.” That memory has shaped nearly everything about her career.
That early experience pushed her toward her biggest motivation today: education. Madison knows firsthand how many people believe homeownership is out of reach simply because no one ever told them otherwise. “There’s potential out there with the right source of education,” she says. “I just don’t think we are educating enough people to let them know—you could be in a home.”
Before stepping into the industry, Madison worked full-time in a dermatology clinic while trying to get into physician assistant school. Working in healthcare during the height of COVID also took a toll. She spent her days battling complicated insurance systems and watching patients get denied medications that could have changed their lives.
“I learned I disliked the healthcare system,” Madison says. “I wanted to build a business where I could say yes or no and help people the way I wanted to.”
Real estate, something she had once viewed as a side interest, suddenly felt like a lifeline. She earned her
license and slowly worked her way into the career over two years.
“Honestly, I did not believe in myself the first year,” she admits. “I’m really bad at taking risks. I think it’s because I’m the oldest daughter of five kids, and I’m the mother hen. But my support system had been pushing me to go fulltime for a long time, and I couldn’t have taken the leap without my husband, Ryan, my mentor, Jade, and many more friends and family members being my cheerleaders on the sidelines.
“This last year was my first year full-time in real estate, and it really clicked for me that I could do it.”


Once she committed, everything changed fast. Madison closed two transactions in her first partial year and 16 the year after that as part of a team. This year, her first full year on her own, she closed 34.
“It’s been crazy,” she says.
“I don’t even think I’ve processed it.”
What gets her up every morning isn’t the numbers.
“At first, it was the potential to grow wealth for my family,” she says. “But now it’s more about how many people I can help in a day, how many people I can help learn about the process so they don’t shy away because they think they need hundreds of thousands of dollars.”
The wife and sister of veterans, her favorite clients right now are VA buyers in particular, as well as first-time homebuyers. “We also recently purchased our first home, so I know the stress and anxieties that come with it. I try to make it as easy-going as possible for all of my firsttime homebuyers with our white-glove service model.”

four siblings, and now the nieces and nephews who guarantee there’s always another birthday party around the corner. She’s also a devoted pet mom to Boots, the yellow lab she rescued from a bad situation. “She came to us with a big gouge on her snout,” Madison says. “She was skin and bones. But she’s a lover, now.” Two rescued cats, Maybelle and Winnie, round out their home.
Madison recently started her own team, the Local Roots Group, focused on local experts growing a community, giving back, and educating about home ownership and how to achieve and maintain it throughout the generations.“We’re going to make an impact and give back because I couldn’t have gotten to where I was without the community giving back to me.”
She never imagined this life when she headed to college at 18. Now she can’t imagine doing anything else. “It’s crazy that you can change careers right after college and still be okay,” she says. “It takes a lot to take a risk, but I’ve learned that risk is the best thing you can take.”

Spring break for me isn’t about boarding a plane, it’s about leaning into this season of life as a GiGi making memories with my grandsons.
Most days are spent close to home with my grandsons: pool time, bike and scooter rides, afternoons at the new JCP park, fort-building missions, and hibachi nights on the Blackstone (my husband grills, we happily help prep and then indulge). We usually sneak in a Disney day too since we’re passholders, because a little magical mouse ears, smoke turkey legs and theme park adventure never gets old.
We love ending the week with a weekend getaway at Flamingo RV Resort, tucked into our favorite tiny house. Days there mean floating in the lake, paddle boarding, and slowing way down.

And then, sunburned, salty, tired in the best way, we make the long ride back to the Palatka dock as the sun starts dropping. No flights. No crowds (except at the springs). Just river days done right.

I’m finally getting around to answering one Spring break doesn’t have to be a plane ticket to feel like a getaway. I love staying close to home and soaking up what we have right here in Northeast Florida, beach mornings, a good lunch spot, and a slow evening walk somewhere pretty. It’s the perfect reminder that we live where other people vacation, and I’m not mad about it. And as a Realtor, I’m legally required to ask… what is spring break?

A must-stop is Islamorada Brewing Company for my favorite indulgence-a frozen key lime pie cocktail complete with a pie crust rim! It’s the best- time spent with family with island vibes.
