The Home Selling Process 1. Listing Consultation We begin with a meeting to discuss your goals for selling your home. During this time, we’ll walk through your property and create a personalized listing plan tailored to your real estate objectives. 2. Pricing To accurately price your home, we conduct a thorough review of comparable homes in your area—those recently sold, under contract, and currently listed. This data forms the foundation of a detailed Comparative Market Analysis (CMA). Together, we’ll determine the optimal pricing strategy for your home. 3. Pre-Listing Home Preparation To maximize your home’s value, we’ll discuss recommended updates or repairs. You’ll have access to our concierge services and network of trusted professionals to ensure your home is market-ready. 4. Pre-Listing Marketing We’ll review our comprehensive marketing plan and begin preparing your home. This includes professional photography and pre-market exposure through Re/Max of Boulder and Sue’s extensive network of top real estate agents in Boulder County. 5. Listing Your home’s details will be entered into the MLS, ensuring maximum market exposure. 6. Marketing We will implement a modern, targeted marketing strategy, including professional print and online materials. Your home will be showcased on hundreds of major real estate websites and social media platforms, with marketing tailored to attract the ideal buyer.
7. Showings We utilize a professional showing service to coordinate showings at your convenience. You’ll receive feedback from agents and regular weekly updates on all activity. 8. Offers We’ll carefully review and analyze all offers received, presenting each one to you with a clear analysis of the pros and cons. 9. Negotiation Relying on our experience and market insights, we’ll negotiate on your behalf to secure the best possible offer. 10. Under Contract Once your home is under contract, the timeline moves quickly. We’ll guide you through each step to ensure you’re fully prepared. 11. Closing We’ll be by your side at the closing table, making sure the final steps go smoothly and your home is successfully sold.
Pre-Listing Consultation and Planning We’ll meet to discuss strategies for maximizing your home’s value in the current market. During this consultation, we’ll provide recommendations for any changes or improvements that could enhance your home’s appeal, including providing you with access to our concierge services and extensive network of professionals. You’ll receive a prioritized list of suggested repairs and updates, along with access to our trusted service providers, to ensure the work is completed efficiently. If you prefer, our team can coordinate all necessary repairs and improvements through our concierge service, streamlining the process of preparing your home for the market.
Marketing Your Home Home Styling First impressions matter. We’ll bring in our professional home stylist for a consultation to suggest any changes that can enhance your home’s appeal and help you achieve top dollar. Home Staging If your home is vacant, or we believe staging will elevate its presentation, we’ll arrange a consultation with our professional stagers. Staging can significantly boost your home’s value and provide an excellent return on investment. Photography We coordinate professional photography to showcase your home at its best. RE/MAX of Boulder Vault Your home will be featured as a ‘coming soon’ listing in our exclusive pre-MLS database, accessed by over 100 agents at RE/MAX of Boulder. Sue’s Network Sue will personally connect with top local real estate agents to inform them about your upcoming listing and schedule private showings before it hits the MLS. Sign Delivery and Installation We arrange for the installation of a yard sign to maximize visibility. RE/MAX of Boulder Presentation Sue will present your property in person at the weekly RE/MAX of Boulder business meeting to highlight its unique selling features to our network of agents. Print Marketing Materials Once the photography is ready, we’ll design professional full-color marketing materials, including home flyers, property feature sheets, and neighborhood highlights. We also create door hangers to invite neighbors to a potential open house.
Individual Property Website We’ll create a dedicated website for your home, giving potential buyers easy access to all the details and features. MLS Listing We activate your home on the MLS, ensuring it’s visible to a broad network of buyers. EBlast to Front Range Realtors We’ll send a targeted email announcement to thousands of Front Range real estate agents, highlighting your home’s unique features. Online Marketing Your home will be promoted extensively online through our website, RE/MAX of Boulder, and RE/MAX.com. It will also be featured on leading real estate sites like Zillow, Realtor.com, Trulia and more. Social Media Marketing We’ll showcase your home on social media, leveraging platforms such as Facebook, Instagram, and LinkedIn through both Sue’s channels and those of RE/MAX of Boulder.
You Received An Offer We will present every offer you receive—without exception. Once an offer comes in, we’ll contact the buyer’s agent to discuss it thoroughly. Together, we’ll evaluate the pros and cons, and determine the best course of action. It’s important to remember that the strongest offer isn’t always the highest priced. We’ll help you assess the full scope of each offer, considering factors beyond just the price. After careful analysis, you may choose to accept, counter, or negotiate further. Whatever the decision, we’ll be by your side to guide and support you throughout the process. When reviewing an offer, we’ll take your real estate goals into account, considering: Price Timeframe for closing Overall strength of the offer Rent-back options (if needed) Requested inclusions or exclusions Contingencies (such as the buyer needing to sell their home first) And more… Rest assured, we’ll navigate the offer process with your best interest in mind.
Contract to Close Congratulations, you’ve accepted an offer and are officially under contract! The period from acceptance to closing moves quickly, so it’s important to understand each step. We’ll guide you through the process to ensure a smooth transaction. Here’s what you can expect: 1. Earnest Money Delivery Once your home is under contract, the buyers will deliver earnest money to the title company. This deposit demonstrates the buyer’s good faith and will be applied toward their down payment at closing. 2. Buyer’s Loan Application If not already done, the buyers will complete their loan application. We’ll stay in touch with the loan officer to track progress and ensure all steps are being followed. 3. Home Inspection Typically, within 7-10 days of being under contract, the buyers will schedule a home inspection. This inspection covers all major systems and structures, providing the buyers with an overview of the home’s condition. You’ll receive a copy of the report to review. 4. Due Diligence Document Review You’ll need to provide the buyers with any relevant documents related to repairs or updates done on your home. We refer to this as your ‘house folder.’ These documents are usually reviewed during the inspection, so you will leave them on the counter for easy access. 5. Appraisal If the buyers are financing the purchase, the lender will arrange for an appraisal to confirm that the home’s value supports the loan amount.
6. Homeowners Insurance The buyers must secure homeowners’ insurance for loan approval. Let us know if you’ve had any insurance claims on the property, as this may come up during the process. 7. Final Walk-Through Just before closing, the buyers will schedule a final walk-through to ensure the home is in the agreed-upon condition. 8. Closing We’ll schedule the closing at the title company or arrange a remote closing, depending on your needs.
What To Expect During The Home Inspection A home inspection is a thorough evaluation of a property’s condition, offering important insights for buyers. During this time, buyers can review the home and examine due diligence documents. Based on the inspection report, they may request repairs or further inspections. Our team will guide you through the inspection results and negotiate any necessary repairs or adjustments. The Inspection Covers: Appliances HVAC (heating and cooling) Plumbing Electrical Roof Ventilation Drainage Structural components And more... Additional Inspection Options Include: Mold Test Radon Test Sewer Line Scope Septic System Test (for homes not on city water)
