Congratulations, you ’ ve accepted an offer and are officially under contract! The period from acceptance to closing moves quickly, so it’s important to understand each step. We’ll guide you through the process to ensure a smooth transaction. Here’s what you can expect:
Once your home is under contract, the buyers will deliver earnest money to the title company This deposit demonstrates the buyer’s good faith and will be applied toward their down payment at closing.
If not already done, the buyers will complete their loan application. We’ll stay in touch with the loan officer to track progress and ensure all steps are being followed
Typically, within 7-10 days of being under contract, the buyers will schedule a home inspection. This inspection covers all major systems and structures, providing the buyers with an overview of the home’s condition You’ll receive a copy of the report to review
You’ll need to provide the buyers with any relevant documents related to repairs or updates done on your home. We refer to this as your ‘house folder ’ These documents are usually reviewed during the inspection, so you will leave them on the counter for easy access
If the buyers are financing the purchase, the lender will arrange for an appraisal to confirm that the home’s value supports the loan amount.
The buyers must secure homeowners’ insurance for loan approval. Let us know if you ’ ve had any insurance claims on the property, as this may come up during the process.
Just before closing, the buyers will schedule a final walk-through to ensure the home is in the agreed-upon condition.

Due Dilligence Documents | Seller provides buyer with any documents pertaining to the home
Earnest Money | A deposit, held by the title company, to buy a home
Escrow | The holding of funds or documents by a neutral third party prior to closing. This is typically a done by a title company
Home Inspection | Buyers hire an Inspector to provide detailed information on the major systems in the home
Home Sale Contingency | A provision in a contract stating that they buyer has a home to sell prior to purchasing the replacement home
Inspection Credits | The amount a buyer asks a seller to pay or credit back to them at closing to fix issue[s] that come up during the inspection process.
Loan Application | Buyer to have loan application completed for the lender
Loan Approval | Formal authorization for the buyer to get the loan from the lender
MLS | A comprehensive database available to real estate professionals with detailed information on most homes on the market
Possession | Upon completion of closing this is the date buyer can take possession of the property
Post-Occupancy | An agreement where the seller is able to remain in the home for a specified duration after the closing
Property Taxes | Annual amount paid by a property owner to the local government or the municipal corporation
Seller's Property Disclosure | Seller’s disclosure of conditions that they know about their home

Here is a quick list to help you get ready for showings. We suggest having a few baskets available that you can collect any last minute items in to take with you when you leave the house for a showing.
Turn on all lights & open curtains
Clean and wipe down toilets
Close all toilet seats
Make all beds
Clear out the kitchen sink
Clean all glass and mirrors
Vacuum all carpets
Sweep & mop all hard-surfaced floors
Take out trash and recycling
Sweep front door area and shake out the doormat
Make sure your home smells fresh
Put everything extra in a basket and put it in your car
