There are many reasons for investing in an equestrian property, whether you are a weekend rider or have a more serious interest in horses
Refurbished to an exceptionally high standard with a pool, pool house, an American style barn with seven loose boxes and well-fenced pastures, Grove Farm would make an excellent home for anyone. But if you have a passion for all things equestrian, be it personal or professional, it’s a dream. The property was successfully sold through Jackson-Stops Taunton. “There are plenty of reasons why someone might be drawn to an equestrian property, and it’s not just horse owners who find them appealing,” says Chris Jarrett, Director, Cheltenham, who has seen a noticeable increase in demand in recent years.
“In most cases, the buyer will already have horses and need the facilities that come with an equestrian property rather than rely on a livery yard,” adds Marcus Brown, Director, Taunton. “Other buyers might not be ‘horsey people’ but like the appeal of having the land and outbuildings for the amenity value.”
Reasons for investing in a home with equestrian facilities obviously include the ability to pursue horse-related activities – this type of property usually comes with ample space for animals to exercise and train and can be customised wto specific needs, such as jumping or dressage.
They offer a connection to nature as well as business potential.

Owning an equestrian property can also open the door to a community of like-minded people who share a love of horses. “It’s also great to be in close proximity so you can check on horses early in the morning or late at night, or if they are sick,” adds Ed Russell, Director, Newmarket. “Having your animals close makes it easier to meet their needs.”

Demand often outstrips supply, particularly in areas like the Cotswolds and Cheltenham, where horse culture is deeply rooted. “The demand encompasses both private buyers seeking properties for personal use and those looking to establish or expand equestrian businesses,” says Chris. “The Cotswolds has become a desirable area for the dressage community,

Marcus adds that many buyers want a separate haybarn and a yard that is big enough to manoeuvre a horse box. “A manége can also be essential for the more avid horse rider, as well as direct access to further hacking from the property.” He advises equestrian buyers to register with Jackson-Stops as not everything goes online. “As the properties get bigger and more valuable, deals are done off-market.”

And if you are considering putting your equestrian home on the market? “Always ensure that paddocks look their best, a buyer doesn’t want to see aerial shots of paddocks that are damaged from the winter months or overgrazing. Ensure that general maintenance and tidiness of the yard are to a high standard. If you have any covenants or restrictions on the property that may affect a buyer’s borrowing, be transparent from the start,” advises Ed Russell.

Newsells Park is bringing its legacy of excellence from the world of elite thoroughbred breeding to the art of English sparkling wine, creating a uniquely British luxury lifestyle experience. The estate’s history dates back to the Domesday Book of 1086, while Newsells Park Stud itself was established a century ago in 1926 by Sir Humphrey de Trafford. Today, it is recognised as one of Europe’s foremost commercial stud farms, having bred and raised over 80 Stakes winners since 2010.

Among its champions are Prix de l’Arc de Triomphe winner Waldgeist, Classic heroine Legatissimo and St Leger victor Masked Marvel, while the stud has also become synonymous with excellence in the sales ring. At Europe’s premier yearling sale, Tattersalls October Sale Book 1, Newsells Park Stud has been leading consignor for the past eight consecutive years, highlighted in 2024 by the sale of a filly for a recordbreaking 4.4 million guineas. In recent years several racing and breeding syndicates have also been launched, with one including the filly You Got To Me, who won the Group 1 Irish Oaks before realising 4.8 million guineas at the Tattersalls December Mare Sale.
In addition, four stallions stand at the stud: Nathaniel, sire of the great Enable; the brilliant juvenile A’Ali; Frankel’s Group 1-producing son Without Parole; and Isaac Shelby, the only son of Champion sire Night Of Thunder at stud.
In 2021, tech entrepreneur Graham Smith-Bernal acquired the 1,200-acre estate and identified the potential of its south-facing chalk slopes for producing world-class English sparkling wine. Soon after, 41,000 vines were planted, including the classic Champagne varieties Chardonnay, Pinot Noir and Pinot Meunier, with

the ambition of crafting wines of exceptional quality and character.
Today, the vineyard sits seamlessly within the working stud, creating a rare and striking landscape where vines grow alongside paddocks where mares and foals graze. Planted with clones sourced from some of Champagne’s finest vineyards, the vines have flourished in Britain’s increasingly favourable climate.
Newsells Park Winery celebrated its first harvest in 2025 following an exceptional growing season, and the inaugural estate-grown vintage is expected to launch in 2028. Until then, a collection of sparkling wines have been crafted in collaboration with leading English vineyards and winemaking experts. Each wine takes its name from one of the stud’s celebrated horses, ensuring every bottle tells a story rooted in thoroughbred heritage.
Its most popular wine, Rosé Reserve, is named after the elite young broodmare Shambolic, whose first foal Ylang Ylang won the Group 1 Fillies’ Mile. Pale salmon in colour with fine bubbles, the sparkling rosé is a blend of Chardonnay, Pinot Noir and Pinot Meunier, showing notes of strawberry, redcurrant and raspberry

Two wines honour the stud’s flagship stallion Nathaniel, sire of Epsom Oaks winner Enable and Derby winner Desert Crown. The most exclusive release, Nathaniel Eclipse, commemorates his victory in the Group 1 Coral-Eclipse Stakes. This vintage 2014 Blanc de Blancs spent ten years on lees, resulting in a wine of remarkable depth, finesse and complexity. The 2016 Nathaniel Blanc de Blancs, meanwhile, showcases the purity and precision of Chardonnay in a more linear style.
The Classic Cuvée pays tribute to the exceptional broodmare Shastye, dam of Group 1 winners Japan, Mogul and Secret Gesture, whose progeny have realised more than £15 million at public auction. A blend of Chardonnay, Pinot Noir and Pinot Meunier, it represents the signature expression of the Newsells Park sparkling wine collection.
The Newsells Park Wine Club, launched in 2025, extends the experience beyond the bottle, offering members access to the worlds of premium English sparkling wine and elite horseracing through a calendar of exclusive events.
Experiences range from vineyard and stud tours to view the mares, foals and stallions, to summer garden parties, harvest picnics and tutored tastings hosted by Head Winemaker Nick Lane. Members can also enjoy behind-the-scenes access in Newmarket, including visits to the famous gallops and leading racehorse trainer’s yards such as Roger Varian’s, and a day at the races, all hosted by Racing Manager Gary Coffey. The Quiet Life of Horses
Painting Memory, Character and Place
There is a particular moment, just after arriving at a yard, when everything slows down. The horse is usually already waiting — freshly bathed, coat gleaming in the light, standing with an ease of being in their own home. The owner is nearby, often making small adjustments to how they look, telling me their stories and offering quiet observations about their temperament and routine. It is an ordinary scene, but also the beginning of something exciting: a portrait that will later live within a very different space.
For Gloucestershire-based artist Emily Johnson, these early moments define everything that follows. “I love commissioned painting and photoshoots because I’m always surprised by what I’m given,” she says. “It’s like opening a Christmas present. You don’t know what horse you’re going to get the pleasure of meeting.”
She does not arrive with fixed expectations. Instead, she allows the horse, the setting, and the owner to unfold in front of her. “I’m just observing and listening,” she says. “The character comes through naturally over time.”
Horses, she believes, rarely reveal themselves instantly. Strength, elegance and presence may be visible at first glance, but the more subtle aspects of character require patience. “You have to spend time with them,” she says. “That’s when something deeper starts to appear.”

Shared Understanding
Much of Emily’s work is shaped not only by what she sees, but by what the owner knows. “The owner’s voice is just as important as my observation,” she explains. “They’ll describe their horse in a certain way — spirited, gentle, relaxed — and those words matter. They become part of how I understand them.”
She is careful not to separate perception from reality too sharply. “What the owner believes their horse to be is often just as important as the horse I see in front of me,” she says. “Both are true in different ways.”
It is this shared understanding that gradually forms the foundation of each painting.
The Yard Visit
A commission typically begins at the horse’s home yard. There is often a walk first — around the property, the home, the yard, the tack room — considering light, background and composition. “Light is everything,” Emily says. “Sometimes I’ll suggest a place the owner hasn’t considered, simply because of how it falls at that time of day.”
Every painting includes a full photo shoot of the horse. “I like to take a lot of referrence images,

sometime we both have an idea of how we want the painting to be and then everything changes on the day! The horse gives us a stunning pose we hadn’t even thought of!”
Sometimes we place the horse within the wider landscape of an estate; others are more minimal, focusing purely on the animal within its immediate environment.
Once the photos are done she likes to create a monochrome oil study from life, concentrating on structure, proportion and expression. Also creating colour swatches, tested directly against the horse itself.
“I’ll mix colours and compare them on different areas of the horse — the shoulder, the neck, the spine,” she explains. “You realise how much variation there is depending on light and warmth.”

“It’s quite a relaxed process, sharing stories, drinking tea, and quielty observing my subject.” These early studies are less about precision alone and more about capturing presence, absorbing the horses character and listening to the owners stories.
Collaboration and Process
Once initial studies are complete, Emily goes back to her studio to create digital mock-ups to help clients visualise how the finished work might look within their own homes. “I can place the painting into a hallway, a sitting room, above a fireplace — so they can see how it will sit within their space,” she says. “It helps them connect with the final piece before it’s even begun.”
This stage is collaborative, allowing adjustments to composition, tone or setting before the final painting begins. “When we’re both completely excited and aligned, that’s when I start the final piece,” she says.
Each painting then develops slowly over several months. “It usually takes around three months,” she says. “It gives me time to really build it properly.”
Her technique balances detail and looseness, — concentrated attention around the horse’s head and expression, with freer brushwork elsewhere to suggest movement and atmosphere. “If it’s a racehorse, for example, I’ll keep the detail around the horses neck and shoulders, and become looser as I move away from the focal point,” she says. “That contrast brings energy you don’t always get in a photograph.”
Stillness and Performance
Horses often exist in two distinct states, particularly in competition and racing: public performance and private stillness. “At the racecourse, they can appear powerful and intense,” she says. “But in the yard, they might be completely different — relaxed, calm, curious,.”


It is this contrast that often informs her understanding of the subject. “Both versions are real,” she says. “Part of my job is holding both in the same painting.”
Moments of Access
Over time, Johnson’s work has taken her into a range of environments, from private estates to military institutions and various racecourses.
One of her most memorable experiences was working with the Royal Horse Artillery, staying within the barracks and observing ceremonial life alongside working horses. Another commission took her to Sandhurst, where a horse was positioned against the historic architecture for a plein air study.
Her role as artist-in-residence at Cheltenham Racecourse remains a defining part of her practice. “To be painting in the paddock, surrounded by horses and that electric energy, was unbelievable,” she says. “It’s one of those moments you just don’t forget.”
Occasionally, commissions lead to unexpected solutions — a photographic shoot that moved into a church doorway when lighting demanded a darker setting, “I love those moments,” she says. “They keep the work alive.”

Shared Values
Across all her clients — from private owners to racing syndicates and military connections — Emily has observed a consistent thread. “It always comes back to care,” she says. “People genuinely love their horses. They respect them.”
Even in high-level competitive environments, emotional attachment runs deep. “I’ve been told stories where syndicate owners are too nervous to watch their own horse race,” she says. “They’re not thinking about winning — they just want the horse to come home safely.”
Living with the Work
For many clients, the finished painting becomes truly treasured — not just an artwork, but it brings the horse’s presence into their homes.
Emily helps clients visualise this stage through digital mock-ups, placing the painting within interiors before it is completed. “It helps people see how it will feel in their space,” she says. “Above a fireplace, in a hallway, in rooms they pass through every day.”
Over time, she believes the meaning of the work deepens. “It represents all those memories you shared them,” she says. “quietly bringing them into the home.”
Looking Ahead
Looking forward, Johnson is drawn further into the landscapes that shape her practice — country estates, traditional yards, and working rural environments where horses remain part of everyday life. She is particularly interested in British heavy horses and working breeds, as well as equestrian traditions in Scotland, where horses still play a role in rural sporting life.
“I’d love to spend more time in those environments,” she says. “Places with history, where horses are still part of the landscape.”
Increasingly, she is drawn to moments where landscape and reflection meet. “I have an image in my mind,” she says. “A horse on the far side of a lake, reflected in still water.”
Ultimately, her work remains rooted in attention — to horse, to place, and to memory.
“I never really know what’s coming next,” she says. “That’s what I love about my career.” And perhaps that is the essence of her practice: a quiet unfolding of character and place, held together through paint, and the careful act of observation.
