Beautiful and ever-changing, Britain’s coastlines have always appealed to writers and artists, among them, cartoonist Annie Tempest, who has found creative inspiration living by the coast in Norfolk. Annie has enjoyed a long-standing relationship with Jackson-Stops, creating bespoke cartoons for us. We caught up with her to talk homes and humour.

Embracing AI for a smarter property experience

We’ve been selling homes for over 100 years, and we’re rightly proud of our traditions, but we’re equally proud of how we’ve stayed ahead of the curve when it comes to embracing new technology and ways of working. Recently, we’ve been exploring how we can use artificial intelligence to ensure that both the Jackson-Stops brand and our clients’ properties remain highly visible in an increasingly digital landscape.

The way people look for property is evolving. For decades, property searches began on Google or listing portals such as Rightmove. Today, more buyers and tenants are beginning their search using AI tools – describing what they are looking for in great detail.

Recognising this shift, Jackson-Stops is investing in new technology designed to optimise both our brand visibility and our property listings, to ensure they can be discovered across the next generation of search platforms.

We are partnering with leading platforms that will allow our properties to be discovered within widely used AI tools including ChatGPT, Google Gemini, Copilot, Claude and Perplexity.

“At Jackson-Stops we’re always looking at how technology can help our clients’ properties stand out,” says Chris Jarrett, Director, Cheltenham. “AI allows us to present listings in a way that is more intelligent, more discoverable and ultimately more useful for today’s buyers.”

At the heart of these tools are Large Language Models (LLMs) – advanced

artificial intelligence systems trained on vast datasets to understand how humans communicate. Rather than relying purely on keywords, LLMs analyse the intent and context behind a query.

For example, a potential buyer might ask an AI assistant to ‘find a country house with a large garden and a squash court within commuting distance south of London’ or ‘a family home near good schools in a coastal town in Norfolk’. The model interprets that request conversationally and searches for listings that match those characteristics. Ensuring that our properties can be found in these environments begins with brand visibility. In order for AI search engines to discover us easily, we’ve been working on increasing our online profile; we’ve upgraded website content, and increased the regularity

of social media activity and updates on our Google Business Profiles.

When it comes to the properties themselves, we are working on carefully structuring and enriching listing details with proprietary data before being stored in an AI-native live database. This process effectively makes the properties ‘AI-ready’, allowing the likes of ChatGPT to find them in response to relevant searches.

Voice-led search is also becoming increasingly common. Instead of navigating multiple filters on traditional portals, buyers can simply describe what they are looking for using natural speech – making the process far more personal and intuitive.

Alongside improving discoverability, we’re also using AI to enhance the quality of our property listings. The technology can help refine marketing copy, ensuring descriptions highlight key lifestyle features and local benefits that resonate with buyers. AI tools can also assist in optimising images and presentation, ensuring that listings are both accurate and visually compelling.

“Great presentation has always been central to selling property,” explains Anthony Pears, Director, Sherborne. “AI helps us refine the wording of listings and highlight the features buyers care about most, identifying keywords to ensure our properties are presented clearly and consistently across every platform.”

For many people, being able to see the horizon, and listening to and watching the waves roll in, can produce a sense of calm and presence, something city living can’t offer.

We Brits have long been drawn to the seaside, synonymous with holidays, sticks of rock, fish and chips and stripy deckchairs. But beyond the nostalgia lies a serious lifestyle choice, one embraced by many who are trading city postcodes for sea views and a desire for space, community and a closer connection to nature.

“Living by the coast gives you access to an ever-changing environment and the vast natural capital on your doorstep. Literally, in some cases,” says David Lambert, Director, Burnham Market.

“For many buyers, a coastal property can present a lifestyle upgrade, offering an escape from urban congestion, better remote working flexibility and a better work/life balance,” notes Philip German-Ribon, Director, Bridport and Dorchester.

“In North Wales coastal paths have been opened up to create miles of scenic walks with wildlife to be observed on both land and sea,” says Stephen Cheshire, Director, Chester, which serves the area. “Many of the towns and villages have water sports with paddleboarding, wind surfing, jet-skiing, boating and now an increasing number of swimmers – often referred to as the morning dunkers.”

The pandemic years accelerated a shift that was already underway: with remote work becoming more widespread, professionals realised they could answer emails and attend online meetings from a cottage overlooking the sea as easily as from a city flat.

“In this modern era, with the ability to work remotely, coastal living is proving increasingly popular,” adds Stephen Cheshire.

In the southwest, Cornwall, particularly St Ives, has become a location of choice for creative coastal living. Once a humble fishing village St Ives evolved into an artists’ colony in the early 20th century and is today home to painters, surfers and remote workers, attracted by early morning swims at Portmintster and coffee or sundowners overlooking the harbour.

Truro, meanwhile, is just 15-30 minutes drive from the county’s beautiful north and south coasts, and serves as the perfect base for coastal living.

In Devon, picturesque villages such as Kingsbridge and Salcombe offer relaxed living with sandy beaches just a couple of miles away, while Dartmouth is a special place, as Sarah-Jane Bingham-Chick, Director, Exeter observes. She visited for a weekend and was so captivated by all it had to offer that she relocated permanently just six weeks later. “The beauty here is obvious, there is real community spirit, it’s a wonderful place to bring up children, and with working remotely, it is now more accessible than ever before, education is great, plenty to do if you like the outdoors, and the air is noticeably cleaner. I could go on…”

Burnham Market in Norfolk is known for offering classic seaside living that blends laid-back village charm with access to stunning beaches, nature and community amenities.

“There’s a sense of community year round and many cultural events that extend beyond the traditional season,” says David Lambert.

Of course coastal living is a big draw for active residents, as Stephen Cheshire notes: “North Wales has numerous sailing clubs offering a full programme of racing throughout the summer season, and Snowdonia is on the doorstep, which opens up the opportunity for extensive walking, climbing and mountain biking.”

Lancashire, meanwhile, offers the elegant charm of Lytham St Annes, with its promenade and green spaces, the classic British seaside town of Morecambe, and pretty coastal villages like Heysham and Knott End-on-Sea.

Community is a powerful draw when it comes to coastal living. Smaller coastal towns often foster a stronger sense of neighbourliness than large urban centres. Local markets, sea shanty festivals and lifeboat fundraisers knit residents together. Ultimately, coastal living in the UK is as varied as the coastline itself. It can mean surfing Atlantic swells in Cornwall, walking the Sefton and Fylde Coasts, exploring Norfolk’s beautiful coastline, or sipping a flat white at Bridport’s West Bay. What unites these experiences is the constant presence of the horizon and the sea –restless, beautiful and ever-changing.

In our experience, buyers often leave insurance to the last minute when purchasing a new home, as they assume arranging it will be easy. And often, they aren’t aware that risk typically passes at the exchange of contracts, and this is when insurance should be in place. There are also all sorts of things that can trip you up and leave you without the right level of cover that you need, when you need it.

COVER AT POINT OF EXCHANGE

There are lots of potential insurance complications that can derail what seems like a straightforward sale, from a nonstandard property, or one with an adverse prior history of subsidence or

flooding, to an indemnity issue causing problems. And if you can’t find cover, it may adversely affect the your purchase. By speaking to a specialist insurance broker like Howden as early as possible in the buying process, you can make sure that insurance is not a barrier to purchase and that you’re all set to go on the date of exchange.

CONTENTS INSURANCE

One thing that is easy to overlook is your contents insurance during the move. Most policies will provide some level of cover but there could be limits, such as restricting the total value of items covered or what is covered – for example jewellery might be excluded. There may

also be a time limit or complete exclusion for contents being kept in storage.

Alternatively, if you’re using a removals company you may be tempted to rely on their cover. However, check the small print as it may be limited, and should you wish to top up, it could prove expensive.

PLANNED BUILDING WORKS

If you’re planning to renovate, convert or extend your new property, remember to let your insurance company know.

Larger scale works, especially if you’re not living at the property, may require an additional specialist policy.

Building works insurance can be a minefield and it’s easy to find yourself lost in a myriad of terms and conditions. That’s why you should speak to a specialist broker like Howden. Remember that once you’ve finished the works, you’ll need to review your sums insured. Failure to increase them upon completion of the building work could result in your home being significantly underinsured.

Annie Tempest on homes, humour and Jackson-Stops

For more than 30 years, Annie Tempest has made readers smile in fond recognition with Tottering by Gently. The weekly cartoon strip in Country Life chronicles the everyday capers of Lord and Lady Tottering, better known as Dicky and Daffy, and their home, Tottering Hall – a place where Labradors lurk under the kitchen table, muddied boots line the boot room, and family traditions are both celebrated and

gently mocked. The beauty, Annie says, is that you do not need to live in a stately home or country manor to relate.

Annie was born in Zambia, but grew up at Broughton Hall, a 900-year-old estate in Yorkshire. As a child, she knew it as a vast and often crumbling house where buckets caught the drips and Blu Tack was used to plug the leaks. “My father used to joke, ‘If it was not so damp, we would burn it down.’ That sense of living

in history, of trying to keep a house alive, was just instilled in me.”

Broughton gave her both material and mindset, becoming the foundation for Tottering Hall – an affectionate, fictionalised version of her own childhood home, complete with eccentric relatives, and loyal dogs. And over time, the strip gave Annie her own alter ego. “At first Daffy was based on a neighbour, but over the years, I’ve become her.”

A DIFFERENT KIND OF HOME

If Broughton Hall shaped Tottering Hall, Annie’s later homes in Norfolk shaped the way she now thinks about living.

For around 15 years she lived at Billingford Hall, a Georgian house with sweeping grounds, which Annie and her then husband, composer James McConnel completely restored.

Today Annie lives in “the perfect place,” a converted farmyard with house, studio, gallery, a two-acre garden, and cottages that support the estate as Airbnb lets. “It’s in the heart of the village, but you would never know I’m here,” she explains.

ADAPTING WITH IMAGINATION

Although best known for her cartoons, Annie is also a sculptor and a painter. Her sculptures, often figurative and full of movement, are a different form of expression, born partly from a need to explore grief and resilience after personal loss. Her paintings, both abstract and expressionist, show another side of her creative energy. Property plays a vital role here, too. The light and layout of her present home give her the space to work across disciplines. For Annie, a house is never just somewhere to live, but a place that enables and inspires creativity.

For Annie, the essence of a home is not its grandeur but its heartbeat. “The kitchen is the heart of any home,” she says firmly. “I have had the grand Georgian kitchens, but now I have a tiny yet efficient kitchen. It does not matter about size. What matters is that it works, that life happens there.”

TWILIGHT

WITH THE TOTTERINGS

Annie recently released her new book, Twilight Years with the Totterings, a celebration of ageing with wit and optimism. “It is a very personal collection of my favourites,” she explains, “a wry look at getting older and being an elder.”

For Annie, recognition has come in many forms: exhibitions around the world, a David Austin rose named for Tottering by Gently, and the late discovery that her great grandmother had been a cartoonist, a family link revealed only after Annie had been published for a decade. Annie says her true legacy feels more personal. It lives in the way her work has taken root in people’s homes, pinned in kitchens and most famously framed in downstairs loos.

Just as the houses she has lived in have shaped her creativity, her cartoons have shaped the way people see their own homes. They remind us that what makes a place special is not its grandeur but its life: the family squabbles in the library, the laughter in the kitchen.

For Annie, home is something that shifts with each stage of life. In earlier years it held children and collections of objects. Now it holds her art, her dogs, and the memories she chooses to hold on to. Every chapter, she believes, brings its own version of home.

So what, in the end, makes a house a home? Annie does not hesitate. “It is your life lived in it, the things and beings you love, the memories in every corner and the ability to laugh at yourself, gently.”

… and embrace the trend that blends heritage design with modern interior motifs

Once upon a time we were urged to chuck out our chintz, to embrace a less-is-more approach to decorating our homes. But stripped-down interiors aren’t for everyone.

As the world grows ever more digital and fast-paced, our homes are once again becoming our sanctuaries, and a new generation of homeowner is embracing comfort and cosiness, welcoming bold patterns, antique or pre-loved furniture, ruffles and tassels in a trend that’s been dubbed grandmillennial design.

Madeline Buiano, an editor at marthastewart.com observes that the hallmarks of this trend “include bold patterns, printed curtains, embellishments and heirloom furniture”.

Younger homeowners, she says, are “staying away from minimalist aesthetics in favour of décor that feels richer, more nostalgic and full of personality”.

“Mixing old and new pieces gives an eclectic look which has more authenticity than slavishly buying into a single trend

which only reflects the year you bought into the look and nothing about you,” says Charlotte Raffo, founder of design house The Monkey Puzzle Tree.

To get the grandmillenial look, Charlotte advises, “start by curating a collection of family heirlooms alongside vintage and modern pieces, and link together with a bold paint colour to create an intentional scheme.”

Justine Smiley-Jones, founder of Vintage Pieces, expands on this. “The quality and warmth vintage and antique decorative accessories add to an interior is hard to replicate when compared with homogeneous high-street purchases.

“Part of the attraction of the grandmillennial interiors trend is that every piece curated in a home has its own back-story, it has a time-worn patina and has already lived a life, plus will last for many years to come.”

“We’re seeing a renewed appetite for fabrics that feel handcrafted and rooted in story, with rich weaves, subtle irregularities and heritage textures that speak quietly of craft. The 2026 trend toward interiors with a narrative means fabrics are more than just a background, they become part of the story.”

An early adopter of ‘granny chic’, from which grandmillennial design has evolved, was Cath Kidston, whose chintz and rose-heavy accessories and homeware earned her a legion of fans in the noughties. While original Cath Kidston pieces are now highly sought after, a limited range is available through Next, including an inviting pair of accent chairs complete with playful skirt detailing.

Equally comfortable is the Vollen sofa from Cox & Cox –hand-built to order, it comes complete with two large and two small scatter cushions (you can never have too many cushions with this trend) – and Darlings of Chelsea’s retro Soho Large sofa, both in very-now olivey green.

For garden-creator Carol Bruce, the beds at Old Bladbean Stud Gardens, near Canterbury, have emerged from days of intense emotional planning. In her new book, In Nature’s Slipstream: How to turn your garden into a haven for nature, published by DK, Carol reveals that “the drive to create a garden as an outer expression of my bond with nature has been with me since childhood.” With every new garden area at Old Bladbean Stud, Carol began the process by deciding which emotions she wanted the finished space to evoke. And only when the visions in her head matched the desired emotions did she put pen to paper and plan where the plants and trees should go.

“If you decide to develop a kitchen garden, then grow edibles that you actually want to eat,” says RHS award-winning garden designer Aileen Scoular. “It sounds obvious, but isn’t always considered when choosing vegetable seeds or baby plants. Think about the recipes you make most often, and the flavours you love, and plan your kitchen garden from there. You’ll enjoy the process far more that way, and you’ll appreciate every single mouthful that ends up on your plate.”

PLANT FOR FUTURE GENERATIONS

The ultimate ‘slow-gardening’ decision is to plant a tree. “I am fond of Amelanchier lamarckii (snowy mespilus), a small airy tree with bronze-flushed new foliage and delicate clusters of pure white blossom in spring,” says Carol.

Garden designers often talk about creating ‘garden rooms’. Usually this is to make a space easier to maintain, but you can also create rooms within your garden to give it more meaning: borders rich in plants for pollinators or seeds for birds, for example, or spaces that inspire you. Yoga, writing, painting, playing a musical instrument… all can benefit from being practised outdoors.

“Colour scheming is very effective in creating a different atmosphere in each garden room,” explains Carol. “Another way I distinguish between the ‘rooms’ in my garden is by varying the balance between journey and destination. So, some areas are designed to be witnessed on the move, and others are designed to be experienced while stationary. This modulates the visitor’s experience in the same way that tracks on a musical record are sequenced to create changes in mood and tempo.”

PUT NATURE FIRST

Rewilding is a recurring trend and while the term usually applies to large estates,

“My fundamental goal at Old Bladbean Stud was to create a place that looks like a cherished English garden but functions like a wild place,” says Carol. “Superficial re-wilding trends bolted onto traditionally cultivated gardens often just end up looking scruffy and neglected, which is demotivating for everyone. Instead, I started with the concept of a wild ecosystem and then changed only the key elements that would create an environment that looks very similar to an old-fashioned English garden, while still functioning like a wild space. Then, I populated each room of my garden with a different collection of self-sowing perennial plant species to capture the same effect, and this gives each space a distinct sense of place.”

In her garden in Scotland, Aileen has also considered how nature can be supported, without compromising on the design or the impact of her planting. “When mature trees have to be felled, we try to keep as much wood within the garden as possible – twiggy branches can be chipped and turned into mulch for paths and borders, while thicker branches are cut into short lengths and woven into neat piles against the boundary wall – last year, a robin built a beautiful, featherlined nest within one of our wood piles.

“We have planted new trees and new hedging to provide shelter for birds and insects in future years,” she continues, “and many of our flowering plants have turned out to be invaluable sources of nectar and pollen, despite originally being chosen for their colour and shape. If you plant plenty of daisy-type flowers (such as echinacea), pincushion-shaped blooms (like scabious or knautia) and umbellifers (including black cow parsley and achillea), you’ll be amazed how quickly your garden becomes a local refuge for nature, without losing any of its visual impact and emotional appeal.” (@aileen_scoular)
