Founded in 2002, Architecture Restoration Conservation, PC (ARC) specializes in architectural design, building restoration, and conservation services focused on the investigation, repair, and preservation of buildings. The firm is registered as a Special Inspection Agency with the New York City Department of Buildings and has been delivering professional architectural and engineering services across the New York metropolitan area for over two decades.
ARC quickly established a reputation among clients and contractors as one of New York City’s leading firms in exterior envelope restoration. Our focus on quality, precision, and responsiveness has made us a trusted partner for both targeted investigations and large-scale, multiphased restoration projects.
As an award-winning and industry-recognized specialist, ARC consistently sets the benchmark for technical excellence and thoroughness. ARC leverages advanced drone technology and 3D modeling to transform how buildings are evaluated, documented, and understood. By integrating aerial surveying into our core methodology, we deliver a level of clarity, coverage, and precision that exceeds conventional inspection methods.
Using unmanned aerial vehicles (UAVs), we capture high-resolution imagery across the entire building envelope, including areas that are difficult to access through conventional means. This data is processed into detailed 3D models and orthomosaic imagery, creating an accurate and interactive digital representation of existing conditions.
These tools allow us to visualize buildings holistically, map and track deficiencies with precision, and communicate findings in a clear, highly graphic format.

ARC’s expertise encompasses the full range of low-slope roofing systems and installation techniques, including heat-applied, cold adhesiveapplied, liquid-applied, self-adhered, spray foam, and mechanically attached systems. In addition, we have deep experience with traditional roofing materials and techniques commonly used on historic buildings, such as slate, clay tile, and sheet metal systems.
Our firm has a longstanding history of staying at the forefront of industry advancements. We were among the first firms in New York to adopt liquid-applied roofing systems and have remained committed to incorporating sustainable technologies. ARC has been an early adopter of green roofing solutions, including cool roofs, vegetative (garden) roofs, and building-integrated photovoltaic systems that contribute to energy efficiency and environmental performance.

Building Assessment
Assessing a building’s physical condition requires technical expertise and the ability to accurately diagnose failures. ARC begins each assessment with a review of original plans and any available documentation from prior work. Field investigations are supported by advanced tools, including infrared thermal imaging, psychrometers, laser and moisture meters, borescopes, and metal detectors. ARC was also among the first firms in the U.S. to use unmanned aerial vehicles (UAVs) to supplement traditional inspection methods.
Our reports vary in scope, from targeted investigations—such as identifying a single source of water infiltration—to comprehensive assessments of entire buildings, including mechanical, plumbing, and electrical systems. We routinely prepare leak investigations, building condition surveys, and NYC-required Façade Inspection and Safety Program (FISP) reports.
In addition to traditional diagnostics, we assist clients in evaluating energy performance and complying with local sustainability regulations under New York City’s Greener, Greater Buildings Plan. Our assessments often serve as the foundation for long-term capital improvement planning.

Façade repairs require specialized expertise to address exterior envelope failures while preserving a building’s architectural character. ARC’s team includes architects, engineers, and conservators with advanced degrees in architecture, engineering, building sciences, and historic preservation, as well as hands-on experience with hundreds of pre-war and post-war buildings.

Most of our projects involve façade stabilization and repair. We are well versed in the restoration of stone, brick, terra cotta, concrete, sheet metal, and manufactured cladding systems. Historic preservation is an endeavor that seeks to preserve, conserve and protect buildings, objects, landscapes or other artifacts of historical significance.
ARC has been committed to the care and preservation of buildings of historical architectural significance since its inception. Over the years we have worked on a very extensive range of landmarked properties, each one with its particular characteristics and challenges. Our portfolio includes a mercantile building in the South Street Seaport from 1840, Brooklyn townhouses from the 1880s, Riverside Drive apartment buildings from the early 1900s, Italian Renaissance properties from the 1920s, Art-Deco buildings from the 1930s, Neo-Classical high-rise buildings as well as French Beaux Arts mansions in the Upper East Side.
We are experts in the restoration and preservation of all types of historic materials such as masonry, limestone, sandstone, bluestone, marbles, granites and terra cotta.
ARC’s principal holds a Master in Science in Historic Preservation from Columbia University, the first such program in the United States.

Quality Control and Assurance are foundational to ARC’s practice. Since our founding in 2002, we have implemented a systematic, practice-specific approach to maintaining accuracy, consistency, and technical excellence in every project. Our projects are organized into eight major phases: pre-design, investigation, construction documents, bidding, filing, construction, project closeout, and post-completion. Each project includes up to 300 individual tasks, providing a detailed roadmap from inception to completion. These task lists allow us to track progress, allocate resources, and ensure accountability. All project correspondence and documentation are centrally stored for easy retrieval and coordination.

Mr. Aspegren takes a hands-on approach to project oversight, personally visiting job sites to ensure that his exacting standards are met and that the quality of both construction documents and field administration remains consistently high.
Cameron S. Lory, Vice President, has been with the firm since 2009 and brings more than 25 years of experience working with institutional and private clients across a wide range of building types, including public schools and housing. As Vice President, Ms. Lory provides strategic oversight of large-scale projects and key client accounts. She plays a central role in client engagement, ensuring that the firm delivers on its commitment to quality and responsiveness. A LEED-accredited professional with a background in fine art and architecture, Ms. Lory is also responsible for staff development and organizational strategy— drawing on her prior experience as Director of Operations to align project execution with the firm’s rigorous quality standards.

Joakim Aspegren co-founded ARC in 2002. He holds a B.A. in Architecture from the University of California, Berkeley, and two master’s degrees— in Architecture and Historic Preservation—from Columbia University. Since 2006, following the retirement of his mentor and co-founding partner, Mr. Aspegren has served as the firm’s President and sole owner.
Before establishing ARC, Mr. Aspegren spent six years as a Project Manager at Malter & O’Donnell Architects, a New York-based firm specializing in exterior restoration. He completed his first restoration project in Europe prior to attending graduate school, and during his studies at Columbia, he consulted for the World Monuments Fund, the leading private organization dedicated to preserving historic sites worldwide.
Mr. Aspegren is actively involved in all facets of ARC’s operations and has been instrumental in developing the firm’s management standards and internal procedures. His philosophy centers on providing personalized, high-quality service to every client—a principle that remains a cornerstone of the firm’s identity.

Cameron has been with the firm since 2009 and currently serves as Vice President. She holds a Bachelor of Fine Art in Architecture from the Massachusetts College of Art and is a LEED accredited professional.
Over the past 25 years, Ms. Lory has built a broad portfolio of experience with institutional and private clients, successfully participating in all project phases including new construction and historical renovations for a wide range of building types. Her clients include Federal, State, and City entities as well as major private institutions.
In her previous position as Director of Operations, she oversaw the development and implementation of procedures and workflows, ensuring that they supported the firm’s strict quality standards. She continues to supervise ARC’s staff, building on their unique abilities and strengths and supporting them in growing roles.
Ms. Lory is involved in many of the firm’s projects and directly oversees those that are most challenging. ARC served as design consultant for the replacement of the library’s aging roof with a highperformance solar roofing system. After evaluating the advantages of rigid panels versus roll-on cells, we specified a building-integrated solar system. The selected solution—comprising over 300 low-profile panels adhered to a new SBS roofing membrane—was chosen for its ability to withstand high wind loads, superior energy production across the light spectrum, better performance in overcast conditions, ease of installation, lightweight design, and low maintenance requirements.

The Tenement Museum tells the story of American immigration through the lived experiences of migrants and immigrants, highlighting their central role in shaping national identity. Founded in 1988 by historian Ruth Abram and social activist Anita Jacobsen, the museum occupies 103 Orchard Street—a landmark tenement building. ARC was engaged in 2009 to prepare a comprehensive Building Conditions Report for the property, which was subsequently updated in 2014 to support the museum’s ongoing preservation and planning efforts.
