Introduction

Goa, the tiniest state on the western coast of India, boasts golden pristine beaches, palmfringed avenues, flavourful food, delicious Portuguese-influenced sweets, and warm, hospitable people. Also known as the Ibiza of India for its partying. A tropical paradise of flora and fauna, from the very famous 'almi' (mushrooms) endemic to its forests, that grow only on the red mud anthills, to the solar prawns that are fished immediately after the monsoons, Goa is unique. Tourists are also attracted to Goa for its cultural heritage - from the famous old Portuguese churches like Se Cathedral in Old Goa, the 16th Century Safa Masjid in Ponda and Shree Mangesha Temple in Mardol, the legendary Arvalem or Pandava Caves where the Pandavas of the Mahabharat fame lived, to its two unique festivals - Carnival and Shigmo. Goa plays host to many festivals - the International Film Festival of India that promotes cinema, the Serendipity Art Festival, Sunburn Music Festival, The Grape Escapade to name a few. To showcase this varied heritage of culture, art, tradition, food, and people, in 2015 ItsGoa was born. The main aim was to make it the premier portal for all things Goa. We were able to showcase Goa like never before. Soon our blogbased website transcended the virtual space, with the ItsGoa magazine – a sought-after resource for visitors to Goa from countries like Norway, Germany, UK, USA, UAE, etc.

In the evolving world of architecture and design, the ability to visualize spaces before they are built has become an essential part of the creative and decision-making process. Bridging the gap between imagination and reality is InduVenu 3D Studio, a Goa-based architectural visualization studio that transforms architectural concepts into immersive digital experiences. Founded by Anish Narvekar and Dikshant Kochrekar, the studio blends technical expertise with artistic storytelling to help architects, designers, and clients experience spaces long before construction begins.

A Partnership Rooted in Friendship

The foundation of InduVenu 3D Studio lies in a friendship that began long before the studio itself. Anish Narvekar and Dikshant Kochrekar grew up as neighbors in Goa, sharing a childhood filled with sports, video games, and creative curiosity. Over time, their friendship naturally evolved into a collaborative partnership.

Their professional backgrounds complement each other perfectly. Anish Narvekar, a Computer Engineering graduate, focuses on rendering, lighting, materials, and the intricate visual detailing that brings digital environments to life.

Dikshant Kochrekar, trained in Civil Engineering, contributes a strong understanding of architectural drawings, structural logic, and spatial interpretation, primarily handling the modeling aspects of projects.

This combination of technical precision and creative interpretation forms the backbone of the studio’s workflow. Together, they translate architectural plans into visually compelling representations that communicate both structure and atmosphere.

From Curiosity to Creation

The journey into architectural visualization began around 2021 when the duo started experimenting with 3D software tools out of curiosity. Initially, it was simply an exploration of creative possibilities. However, after working on an early visualization project, they quickly realized the power of digital imagery in helping people understand architectural concepts.

The process felt intuitive and engaging, encouraging them to refine their skills and explore the field further. As their experimentation evolved into a deeper interest, the idea of establishing a dedicated studio took shape.

Being based in Goa also influenced their direction significantly. The region’s distinctive architectural character, ranging from heritage Portuguese-style homes to modern hospitality developments, provided both inspiration and opportunity. Surrounded by this rich architectural environment, the founders began to explore how visualization could be used not only as a design tool but also as a way of telling architectural stories.

The Art and Purpose of Architectural Visualization

Architectural visualization is the process of transforming design drawings and concepts into realistic digital images or animations that illustrate how a space will appear once built. While architects and designers may easily interpret plans and technical drawings, many homeowners and clients find it difficult to imagine the finished result from these documents alone.

This is where visualization becomes invaluable. By presenting designs through photorealistic images, animations, and virtual walkthroughs, complex architectural ideas become accessible and easy to understand.

Through detailed lighting, textures, and materials, viewers can experience the scale, atmosphere, and spatial relationships of a design before construction even begins. This clarity allows clients to provide meaningful feedback, refine their ideas, and feel more confident in their decisions. For architects and designers, it becomes a powerful communication tool that ensures their vision is conveyed accurately.

A Diverse Portfolio of Projects

Since its inception, InduVenu 3D Studio has worked on a wide variety of projects, including villas, residential homes, apartment developments, commercial spaces, hospitality environments, interior designs, and renovation projects. Their clientele includes architects, interior designers, developers, builders, and increasingly homeowners who wish to visualize their ideas before construction begins. Although the studio has contributed to projects across India and internationally, a significant portion of their work remains rooted in Goa.

The state’s architectural diversity offers unique creative opportunities, particularly in renovation projects involving traditional Portuguese-style houses. Visualizing the transformation of heritage structures while maintaining their historical charm has become one of the studio’s most engaging areas of work.

Creating Immersive Digital Experiences

InduVenu 3D Studio specializes in producing photorealistic renders, animated walkthroughs, and immersive 360-degree visual tours. These digital experiences help architects and developers present projects clearly to clients, investors, and potential buyers.

Such visualizations are widely used in project presentations, marketing campaigns, brochures, and social media platforms. Walkthrough animations allow viewers to virtually move through a space, offering a realistic sense of how the design will feel once completed.

This level of visual clarity not only enhances presentations but also helps prevent costly changes later in the project. By seeing the design in detail early on, clients can make informed decisions and provide clearer feedback during the design stage.

Crafting Realism Through Thoughtful Design

The studio’s creative process begins with understanding the client’s design intent. This typically involves reviewing architectural plans, reference images, site photographs, and mood boards. From there, the team constructs a digital environment that reflects both the technical accuracy and aesthetic character of the proposed design.

Rather than focusing purely on technical precision, InduVenu emphasizes balance and harmony within the scene. Lighting, textures, materials, and furniture are carefully composed to ensure that each element feels naturally integrated into the environment.

When these components align effectively, the result is not just a realistic image but a space that feels believable and lived-in.

Technology Behind the Visuals

Like much of the 3D industry, InduVenu’s workflow continues to evolve alongside technological advancements. After experimenting with several tools, the studio found that Blender suited their modeling process particularly well due to its flexibility and powerful capabilities for building detailed scenes. For rendering and presentation, Twinmotion has become their primary platform. It enables the team to generate high-quality images, animations, and interactive visualizations efficiently.

As new tools and add-ons emerge, the studio continues to refine its pipeline. Advances in rendering technology have made it possible to produce increasingly immersive visuals while maintaining an efficient workflow.

Preserving Goa’s Architectural Heritage

Beyond commercial projects, the founders share a strong interest in digitally preserving Goa’s architectural heritage. Many historic buildings gradually change, undergo renovation, or disappear entirely over time. Creating accurate 3D models allows these structures to be documented and preserved digitally for future generations.

One area of particular interest is traditional Goan architecture and historical landmarks. For instance, the team has explored the possibility of digitally reconstructing the historic complex associated with the Church of Our Lady of Grace (Nossa Senhora da Graça), where today only St. Augustine’s Tower remains standing.

Through careful research and modeling, it becomes possible to recreate how such structures once appeared in their original form. These reconstructions offer valuable insights into architectural history while helping audiences visualize the past in a meaningful way. Over time, the studio hopes to expand this effort into a larger digital archive or exhibition celebrating Goa’s architectural legacy.

Creative Challenges and Memorable Projects

Among the studio’s most memorable projects are those that present unique creative contrasts. In one instance, the team worked on two restaurant interiors with completely opposite aesthetic styles, making the process both challenging and rewarding.

Playful Modern Lounge With Artistic Character

Projects involving heritage-inspired renovations also stand out as particularly meaningful. These assignments allow the team to merge contemporary design ideas with historical architectural elements, creating visuals that reflect both tradition and modernity.

Occasionally, the studio also designs custom furniture within its visualizations. This additional layer of creativity allows them to tailor spaces more closely to the design vision and enhances the authenticity of the final render.

Evolving with the Future of 3D

The 3D visualization industry evolves rapidly, with new tools and techniques constantly emerging. To stay ahead, InduVenu actively explores advancements in technology and continuously evaluates how they might enhance the studio’s workflow.

They have incorporated methods such as photogrammetry, camera-projection modeling, texture extraction, AI-assisted image referencing, and image-to-3D tools to expand their creative capabilities.

The team also keeps a close eye on emerging technologies like Gaussian Splatting, studying how such innovations might influence future visualization techniques.

Looking Ahead

As InduVenu 3D Studio continues to grow, the founders remain focused on evolving alongside the technologies shaping the future of digital visualization. Their long-term goal is not only to produce visually compelling projects but also to engage in work that contributes meaningfully to Goa’s architectural and cultural landscape.

While architectural visualization remains their primary focus, they are equally interested in exploring other applications of 3D technology, whether in immersive digital storytelling, design communication, or heritage preservation.

By blending creativity, technology, and a deep appreciation for architecture, InduVenu 3D Studio is steadily building a reputation for transforming ideas into vivid digital realities, allowing clients and audiences alike to experience spaces long before they exist in the physical world.

Architecture & Design

Finch Architects

Finch Architects, founded by Vibhuti Fotedar and Sheena Sabharwal, evolved from a small Pune practice into a multi-city firm, delivering contextual, sustainable, and client-focused designs across residential, hospitality, and commercial projects.

Article by: Team ItsGoa Images by: Finch Architects www.itsgoa.com itsgoa_ Itsgoa

Finch Architecture and Project Management (Finch A&PM), widely known as Finch Architects, was founded by architects Vibhuti Fotedar and Sheena Sabharwal, both graduates of MMCA Pune, where they completed their Bachelor’s Degree in Architecture between 2000 and 2005. Their professional journey began soon after graduation, working with established architectural firms from 2005 to 2010. Those formative years provided valuable exposure to design processes, site execution, and the complexities of project management, laying the groundwork for their future venture.

In October 2010, the duo took a leap of faith and established Finch from a modest extra room in Vibhuti’s home in Pune. With only a few small projects and no established industry network to rely on, the early days were filled with challenges. However, perseverance and a deep passion for architecture guided them forward. Over time, the practice evolved steadily, growing in both scale and reputation. Today, Finch operates from offices in Pune and Goa, with a significant portion of its projects based in Goa, a place the founders now consider home.

Beyond the professional sphere, both architects share a love for travel and photography. These interests play a subtle yet meaningful role in shaping their creative outlook, exposing them to diverse architectural traditions, cultural landscapes, and spatial experiences that influence their design sensibilities.

The Philosophy Behind the Practice

At the heart of Finch’s work lies a design philosophy grounded in simplicity, functionality, and contextual sensitivity. Every project begins with a careful understanding of the site, its surroundings, and the people who will ultimately inhabit the space. The firm emphasizes efficient use of space while ensuring that designs remain practical, visually refined, and easy to maintain.

Equally important is the firm’s commitment to preserving natural elements. Wherever possible, existing vegetation is retained and integrated into the design, allowing the built environment to coexist with nature rather than replace it.

Green spaces are consciously introduced to create a fluid relationship between indoor and outdoor areas. Sustainability and practicality are therefore embedded in the design process from the earliest conceptual stages rather than being treated as secondary considerations.

A Diverse Portfolio with a Passion for Homes

Over the years, Finch Architects has worked across a variety of sectors including residential architecture, hospitality projects, commercial developments, and interior design. While the firm continues to explore different typologies, residential architecture remains its core passion.

Designing homes offers a particularly engaging creative experience for the team. Each residence reflects a unique lifestyle, personality, and aspiration of its owners, requiring an individualized approach to planning and aesthetics. The diversity of sites and client visions ensures that no two projects are alike. This constant variation keeps the creative process dynamic and challenges the architects to continuously evolve their ideas and design solutions.

Projects that Reflect Design Versatility

Among the firm’s notable projects is a contemporary complex of twelve villas in Saligao, Goa, overlooking expansive open fields. The project stands out for its clean architectural lines and carefully structured layout, creating a modern visual identity while responding to the natural landscape around it.

Another milestone project is a classical-style villa in Anjuna inspired by the proportions and ratios characteristic of traditional Portuguese villas. This design pays homage to Goa’s architectural heritage while seamlessly accommodating modern lifestyle needs. Together, these two projects represent the breadth of Finch’s design language, from contemporary minimalism to heritage-inspired classical architecture, demonstrating the firm’s ability to adapt to different stylistic narratives while maintaining contextual relevance.

Collaborative Design with Clients

Finch Architects has collaborated with clients from diverse professional backgrounds across the country, many of whom pursue ventures in Goa as well as other regions. Each collaboration presents a new set of expectations shaped by the client’s experiences, lifestyle, and industry perspective.

Bringing back the classic styles

Rather than imposing a singular architectural style, the firm approaches every project as a collaborative process. The design team works closely with clients to understand their aspirations and translate them into thoughtful spatial solutions. This client-centric approach ensures that each project reflects both functionality and individuality, resulting in spaces that feel personal and purposeful.

Precision in Planning and Execution

The team at Finch remains actively involved throughout every stage of a project, from the initial concept to the final completion. Early design proposals and overall outlooks are presented within defined timelines, after which detailed planning and coordination begin.

Once statutory approvals are secured, structured execution schedules are implemented. Continuous communication between the design team and site engineers ensures that progress remains consistent and aligned with the design intent. Daily updates and frequent site meetings maintain transparency, while clients are closely involved during crucial decisions such as material selections and key design elements. This collaborative workflow helps ensure that the final built space accurately reflects the vision developed on paper.

Designing Across Regions

With projects spread across cities such as Pune, Goa, Delhi, Chandigarh, Madhya Pradesh, and Bengaluru, Finch Architects carefully adapts its design strategies to suit each location. Climate, site characteristics, and cultural context play a significant role in shaping design decisions.

In Goa, climatic considerations often lead to the use of sloping roofs, deeper window shades, and larger openings that encourage natural ventilation. In more urban environments such as Pune or Bengaluru, where plots are typically more compact, the focus shifts toward maximizing space efficiency while introducing internal green pockets wherever possible. The firm also emphasizes the use of local materials and regional design responses so that each project reflects its geographical and cultural setting.

A Collaborative Team Behind the Vision

Behind Finch’s growing portfolio is a team of young designers and engineers working across two offices in different states. The team represents a diverse mix of cultural backgrounds and design perspectives, enriching the creative process.

The firm promotes a collaborative and supportive workplace culture. While professional discipline is maintained, the organizational structure avoids rigid hierarchies. Team members are encouraged to contribute ideas, complement each other’s strengths, and collectively work toward delivering thoughtful and well-executed projects.

Looking Ahead: Innovation and Sustainability

The founders observe that architecture in India is evolving rapidly, driven by technological advancements and changing client expectations. Smart home integrations, advanced façade systems, refined electrical solutions, and modular furniture are increasingly becoming part of contemporary design conversations.

At the same time, awareness around sustainability and environmental responsibility continues to grow.

Clients today are more informed and designconscious, often seeking personalized experiences rather than standardized solutions. This shift is encouraging architects to explore more innovative, experiential, and environmentally sensitive approaches to design.

A Vision for the Future

Looking ahead, Finch Architects aims to take on projects that are both sustainable and thoughtfully curated, creating meaningful spaces that have a lasting impact. The firm aspires to expand its presence into more cities while gradually establishing a broader global footprint.

Above all, the founders want Finch to be remembered as a design-driven practice that balances creativity with functionality. For them, architecture goes beyond aesthetics, focusing on thoughtful ideas that respond to people, place, and purpose, shaping spaces that stand the test of time.

Founder - Nazmee Seher Ahmed

In an industry often driven by bold concepts and signature aesthetics, NSA – Design & Styling Studio takes a quieter, more intuitive route, one that focuses not on imposing design, but on completing it. Founded by Nazmee Seher Ahmed, the studio has carved a distinct niche within the world of interiors by specialising in the final layer of a space, where everything begins to come together and make sense.

A Creative Instinct That Found Its Medium

Nazmee Seher Ahmed, Founder of NSA Studio, did not follow a conventional path into architecture or interior design. Her journey began with an innate inclination toward creative expression, something she describes as instinctive rather than formally acquired.

Before stepping into interiors, she worked extensively in wedding and event design, experiences that sharpened her understanding of spatial dynamics, atmosphere, and human interaction within environments.

Designing for events taught her how spaces could evoke emotion, guide movement, and create memorable experiences. Transitioning into interior styling felt less like a career shift and more like a natural evolution, moving from temporary setups to crafting spaces with permanence and longevity.

An Organic Beginning

The story of NSA – Design & Styling Studio is rooted in spontaneity. What began as a simple request from a friend soon evolved into a defining opportunity, the styling of an entire nine-villa community in Siolim. This project became a turning point, revealing Ahmed’s natural alignment with the final stages of spatial creation.

Rather than focusing on structure or construction, she found her strength in shaping how spaces ultimately feel and function. That initial project laid the foundation for the studio, and from there, its growth unfolded organically, guided by opportunities that resonated with its approach.

The Philosophy: Listening Before Styling

At the heart of NSA Studio lies a clear and thoughtful philosophy: styling is not decoration. It is a process of refinement, where each element is carefully introduced to bring cohesion and clarity to a space.

The studio positions itself as a listener. By stepping in at a stage when most architectural and design decisions have already been made, the team focuses on understanding what the space needs next. This involves working with furniture, lighting, textiles, art, and objects, not as standalone pieces, but as parts of a larger narrative.

The aim is not to overstate design, but to allow spaces to feel resolved, lived-in, and intuitive. Each project is approached with sensitivity, ensuring that the final outcome aligns seamlessly with the original vision rather than competing with it.

A Collaborative and Structured Approach

NSA Studio operates across styling, staging, and spatial planning, primarily in the final phases of a project. What distinguishes its approach is the balance between structure and flexibility. While the studio follows clear systems and timelines, it remains responsive to the evolving needs of a project.

Collaboration plays a central role in this process. Urban teak

Warm neutrals layered through textiles and objects, with open planning styled to keep the home fluid and connected.

Rather than directing clients or overriding existing ideas, the studio works alongside architects, developers, and homeowners. This ensures that every decision contributes to a cohesive whole, allowing the space to feel effortless rather than overly curated.

Projects That Reflect Cohesion and Clarity

The studio’s portfolio spans residential and hospitality-led projects, including villas, holiday homes, farmhouses, and large-scale residences. It also works extensively on developer-led formats, where maintaining consistency across multiple units while preserving individual identity becomes essential.

Among its notable projects is Villaggio Felicita in Goa, a 40,000-square-foot development comprising 26 studio suites. Here, NSA Studio shaped not only the interiors but also the reception and café spaces, creating an environment that feels relaxed yet clearly defined in its identity.

Another significant project is UNA, the nine-villa community in Siolim that marked the beginning of the studio’s journey. What started as a small engagement grew into styling the entire development, establishing a framework for how the studio approaches larger, multi-unit projects.

Understated dining layered with warmth and refined detail

Classic silhouettes and soft neutrals creating a timeless living room

Across all its work, the underlying intent remains consistent, to create spaces that feel cohesive, comfortable, and complete.

Where Function Meets Aesthetic

For NSA Studio, functionality and aesthetics are not separate considerations but part of a unified process. Each project begins with a deep understanding of how the space will be used, shaped by the client’s habits, needs, and expectations.

Every element introduced into the space must serve a purpose, both visually and practically. This results in environments where nothing feels forced, and every detail contributes meaningfully to the overall experience.

Evolving Trends, Timeless Outcomes

While attentive to emerging trends, the studio does not design with them as its foundation. Ahmed observes a shift in contemporary interiors, from stark minimalism toward more layered and expressive spaces.

This evolution embraces depth through the thoughtful combination of materials, textures, and objects. Her personal inclination leans toward natural elements, with a preference for rustic and raw finishes, which further enhances the authenticity of these layered spaces.

There is also a renewed appreciation for vintage pieces and elements that carry an old-world charm, adding character and familiarity.

However, the emphasis remains on timelessness. Rather than creating spaces that reflect a specific moment, NSA Studio aims to design environments that endure, both in style and in relevance.

Growth, Challenges, and a Defining Year

In a relatively short span, NSA Studio has experienced significant growth. Over the past year, the studio has worked across five cities, completed 12 projects, and contributed to transforming over 8.46 million square feet of space. Yet, for Ahmed, the true achievement lies not in scale, but in the evolution of the studio itself, refining processes, building a team, and establishing a clear design voice.

The journey has not been without its challenges. Entering the field without formal training required reliance on instinct and continuous learning. Building credibility within a professional ecosystem of architects and developers demanded consistency and clarity.

Working in regions like Goa also presented logistical complexities, from sourcing materials to managing timelines. These challenges, however, have shaped the studio’s adaptability and strengthened its problem-solving approach.

Beyond the Studio

Outside her professional work, Ahmed finds inspiration in travel, particularly in places that carry a strong sense of history and identity. She values meaningful experiences and time spent with people who matter, drawing from these moments to inform her creative perspective.

Spatial planning that shapes both movement and mood

Mentorship also plays an important role in her journey. She actively engages with younger individuals, guiding them in developing both skill and discipline for long-term growth. Alongside this, maintaining a balance through fitness and a love for food forms an integral part of her daily life.

A Practice Defined by Subtlety

NSA - Design & Styling Studio stands apart not through grand gestures, but through its restraint and clarity. By focusing on the final layer of a space, the studio brings together elements that might otherwise remain disconnected, creating environments that feel natural, cohesive, and complete.

In a field where more is often seen as better, NSA Studio offers a different perspective, one that values listening, collaboration, and the quiet resolution of design.

Jimmy’s Villa is managed by Natasha Dsouza and her husband, who together oversee the guest experience with a hands-on approach. The villa itself belongs to Natasha’s parents, Jim and Shirley Dsouza, and is named after her father. What began as a retirement home for the family gradually transformed into a thoughtfully curated holiday rental, inspired by their own experience of living in the house.

Natasha primarily manages guest bookings and sales, while her husband oversees the villa’s daily operations and stays closely connected with visitors throughout their stay. Their collaborative approach ensures that guests feel personally attended to, making the villa’s management feel less like a business and more like an extension of family hospitality.

Inspired by the Charm of a Goan Home

The idea behind opening the villa to travellers emerged after the family spent time living in the house together. Surrounded by the rich cultural landscape of North Goa, they realised that visitors often experience the region through hotels and resorts, rarely getting the chance to experience everyday Goan living. After restoring and renovating the property, the family moved to Panjim and decided to transform the villa into a holiday home for guests.

Their vision was simple yet distinctive: to offer travellers the opportunity to wake up in a house that carries history and character, rather than simply checking into another anonymous hotel room. The aim was to create a space where visitors could truly feel at home while exploring Goa.

An Ideal Location in the Heart of North Goa

Situated in Anjuna, the villa enjoys one of the most desirable locations in North Goa. The neighbourhood offers the perfect balance between accessibility and tranquillity, allowing guests to explore the region while still returning to a peaceful retreat at the end of the day.

Popular cafés, restaurants, beaches, flea markets, and historic churches are all within easy reach. Yet despite its proximity to lively attractions, the area retains a sense of old-Goa quietness that is becoming increasingly rare. This balance allows guests to enjoy the energy of the region while still experiencing the calm and comfort of a private home.

Preserving

Portuguese–Goan Architectural Heritage

Jimmy’s Villa carries the architectural signature of traditional Portuguese-Goan homes. Many of its defining features were inherited from previous owners whose taste and appreciation for heritage design left a lasting imprint on the property.

The villa showcases classic elements such as Mangalore tile roofing, intricately carved teak wood windows and staircases, high ceilings with moonlight glass panels, and beautifully hand-painted floor tiles. A Buddha statue surrounded by bougainvillea walls adds a quiet visual centre to the outdoor space, further enhancing the villa’s tranquil character.

While preserving these original features, the family also introduced modern comforts and subtle design updates. Their approach focused on revitalising the house while ensuring its historic charm remained intact. Creative upcycling also became part of the process. For example, old bathroom doors and cabinets were repurposed to create an English-pub style bar counter in the dining area, reflecting the family’s love for hosting gatherings.

Each bedroom was designed around the personal tastes of family members when they originally planned to live there together. As a result, every room has its own personality. Natasha’s bedroom follows a minimalist black-and-white theme, while her parents’ room features wooden textures and a Portuguese mosaic-style headboard. Every bedroom is paired with a uniquely designed bathroom, ensuring no two spaces feel the same.

Spaces Designed for Togetherness

Jimmy’s Villa accommodates families and groups of up to twelve guests, and its layout encourages shared moments without sacrificing personal comfort. Several thoughtfully created spaces allow guests to gather, relax, or enjoy quiet conversations throughout the property.

The verandah offers a peaceful setting for morning tea, while the pool patio features a small library stocked with books ranging from fiction and spirituality to wellness and cooking. A terrace adjoining the upper bedroom, with its chequered flooring and transparent roof, creates another inviting corner to unwind.

In the front garden, a picnic table provides the perfect spot for late-night conversations under the open sky.

Inside the house, the living room, dining area, and kitchen flow naturally into one another without doors, connected by subtle changes in floor levels. This open design allows guests to move easily between spaces while maintaining a sense of connection throughout the home.

Personalised Hospitality and Thoughtful Services

The villa’s warm atmosphere is supported by a small but dedicated team that ensures guests feel comfortable throughout their stay. Live-in caretakers Bijan and Ruma have been part of the household for several years and play a central role in maintaining the property. Their presence allows guests to feel well looked after while still enjoying privacy.

For dining, guests can request the services of experienced chefs who collaborate with them to design personalised menus. Ingredients are sourced fresh, and larger groups can opt for elaborate meals prepared with professional assistance. Those who prefer cooking themselves will find the kitchen fully equipped.

Guests also receive a curated list of trusted service providers prior to arrival, including taxi operators, water sports organisers, and wellness therapists who offer in-villa treatments. These thoughtful details make it easier for visitors to plan their stay while enjoying the flexibility of a private home.

A Different Kind of Goan Stay

Staying at Jimmy’s Villa offers a distinctly different experience compared to conventional hotels or resorts. Instead of a single room within a larger property, guests have exclusive access to the entire villa, including the garden, pool, living spaces, and dining areas.

This privacy allows visitors to shape their own pace of travel. Without crowded corridors, buffet schedules, or shared facilities, the villa creates an environment where guests can truly relax.

The experience is designed to feel as though travellers have temporarily borrowed a beautiful home rather than checked into a commercial property.

Celebrations and Meaningful Memories

Over time, the villa has become the setting for many memorable occasions. Families often gather here to celebrate milestone moments, while groups of friends choose it as a base for special trips to Goa. One particularly touching celebration involved a family that organised a 90th birthday gathering for their grandmother, bringing together multiple generations under one roof.

On another occasion, a bachelorette group transformed the pool patio into a festive celebration space filled with elaborate decorations. The villa has also hosted travel groups such as communities of young mothers vacationing with their children, creating lively and heartwarming experiences.

These moments, Natasha believes, capture the true spirit of the villa, a place where meaningful memories naturally unfold.

Exploring the Surroundings

While some guests happily spend most of their time enjoying the villa, others venture out to explore the many attractions nearby. Popular destinations such as Artjuna, Bomra’s, La Plage, the Anjuna Flea Market, and the Saturday Night Market in Arpora are all easily accessible.

Many visitors begin their stay by relaxing at the villa before gradually exploring the surrounding area. The property’s manager, Andrew, is always available to recommend restaurants, cafés, and local experiences suited to each guest’s interests.

Maintaining Authenticity and Care

Preserving the character of Jimmy’s Villa requires continuous attention and involvement from its owners. Even though the family no longer lives on the property full-time, they remain closely involved in its upkeep and guest experience.

They regularly refresh interiors, maintain the garden, and ensure that every corner of the house reflects the warmth of a lived-in home. Importantly, they also resist over-commercialising the space, choosing instead to preserve its personal and intimate character.

A Home Filled with Art, Music, and Creativity

Beyond managing the villa, Natasha enjoys painting whenever time allows. She finds inspiration in Goa’s natural light and vibrant colours, which often spark creative expression. Her husband, meanwhile, has a deep passion for music and dreams of pursuing it more seriously in the future.

Their shared appreciation for art, beauty, and creative expression subtly shapes the atmosphere of Jimmy’s Villa, giving it a warmth that guests often notice immediately.

A Stay That Feels Personal

Ultimately, Jimmy’s Villa remains deeply personal to the family that owns it. It carries their history, their memories, and their vision of what hospitality should feel like. Rather than presenting itself as a polished commercial offering, the villa invites guests into a space that feels genuine and lived-in. For visitors seeking a quieter, more meaningful way to experience Goa, Jimmy’s Villa offers exactly that, a home filled with heritage, warmth, and the simple joy of shared moments.

In many ways, Jimmy’s Villa goes beyond being just a place to stay, it becomes part of the guest’s journey through Goa. With its layered history, thoughtful design, and deeply personal touch, the home offers a rare sense of belonging. It stands as a reminder that the most memorable spaces are not just seen, but truly felt.

Every Legacy has its First Chapter, Vaastu Heritage. The project that started it all

In the evolving landscape of Goa’s residential real estate, Vaastu Estate Developers stands as a name shaped by experience, trust, and a deep understanding of what a home truly represents.

With a legacy spanning over three decades, the company has consistently focused on creating spaces that go beyond structures, offering residents a sense of belonging, comfort, and long-term value.

Their work reflects a thoughtful balance between functionality and aesthetics, ensuring that every project, whether modest or luxurious, is built with the same level of care and commitment.

A Vision Rooted in Time

Established in 1991, Vaastu Estate Developers began with a clear and enduring vision, to build homes that stand the test of time. From its earliest days, the company believed that residential spaces should not merely serve immediate needs but should continue to add value across generations.

This philosophy shaped their journey, guiding each development with careful planning and attention to detail.

Over the years, the company has expanded its portfolio across Goa, yet its core intent has remained unchanged: to create homes that people can grow into and take pride in.

Foundations of Trust and Transparency

At the heart of Vaastu’s operations lies a strong commitment to transparency and honesty. The company approaches every project with the belief that building homes also means building relationships.

This philosophy extends to how they engage with buyers, ensuring that every decision is made with clarity and confidence. By prioritising integrity and open communication, Vaastu Estate Developers has cultivated long-standing trust, positioning itself as a reliable name in the region’s residential sector.

Consistency Across Every Segment

One of the defining strengths of Vaastu Estate Developers is its ability to maintain consistent quality across a diverse portfolio.

From affordable apartments to premium luxury residences, every project reflects the same level of precision and attention. A significant influence behind this consistency is the technical expertise of its founder, Sunil Morajkar, a civil engineer.

His deep understanding of construction, combined with a capable and experienced team, ensures that quality control and execution standards remain uncompromised. Even as projects vary in scale and segment, the approach remains hands-on, detailoriented, and firmly rooted in excellence.

What Sets Vaastu Apart

In a competitive market, Vaastu Estate Developers distinguishes itself through its unwavering emphasis on trust.

Beyond the physical aspects of construction, the company places equal importance on ensuring that buyers fully understand their investment.

This commitment to transparency, coupled with consistent delivery standards, creates a sense of assurance for homeowners. It is this blend of reliability and quality that continues to define Vaastu’s identity and strengthens its reputation across Goa.

The Influence of Discipline and Sport

The values that guide Vaastu extend beyond the realm of construction. A strong connection to sport, particularly through the leadership of Sunil Morajkar, has played a significant role in shaping the company’s outlook.

As Vice President of the Billiards and Snooker Federation of India and former President of the Goa Billiards and Snooker Association, his involvement reflects a deep appreciation for discipline, focus, and long-term commitment. His association with events such as IRONMAN 70.3 Goa further reinforces this ethos.

These principles, consistency, perseverance, and strategic thinking, naturally translate into the company’s professional approach, influencing how projects are planned and executed.

Looking Ahead: A Phase of Measured Growth

While the past three decades have been defined by steady and organic expansion, Vaastu Estate Developers is now entering a new phase. With Kabir Morajkar joining the business over five years ago, the company is embracing a future that blends continuity with fresh perspective.

Upcoming developments across Goa reflect this transition, combining the experience of the past with evolving ideas suited to modern lifestyles. The focus remains on maintaining strong foundations while gradually expanding the company’s footprint in a thoughtful and sustainable manner.

A Thoughtful Approach to Finding Home

For Vaastu Estate Developers, buying a home is more than a transaction, it is a deeply personal journey. Their message to prospective homeowners is grounded in practicality and emotional awareness.

Every aspiration, whether for a compact apartment or a spacious villa, deserves careful consideration. A home should be chosen with both the heart and the mind, with attention given to long-term needs, future growth, and financial clarity.

Above all, the company encourages buyers to trust their instincts and place confidence in those they choose to work with. Because ultimately, a home is not just an investment, it is a space that should inspire security, pride, and lasting satisfaction.

Styles Worth Homes is a family-run hospitality brand blending design, personalised service, and local experiences in Goa, transforming a single Airbnb home into a growing venture rooted in trust, creativity, and meaningful travel.

Owners - Anany, Ritu, Samaira and Shakti Singh

Styles Worth Homes is not simply a hospitality venture; it is a family story shaped by collaboration, creativity, and a shared passion for meaningful travel. Founded and managed by the Singh family, Ritu Singh, Shakti Singh, and their children Anany Shakti Singh and Samaira Singh, the brand reflects the unique strengths and perspectives each member brings to the table.

Ritu, a former teacher, contributes her natural ability to connect with people and create a welcoming atmosphere. Shakti, who runs a trading business and has experience in real estate and construction, plays a key role in planning acquisitions and evaluating properties.

Their son Anany, currently pursuing his second master’s degree in Singapore, combines design thinking with entrepreneurial ideas, while their daughter Samaira, still in school, actively participates in marketing, content creation, and creative input.

While Anany and Ritu oversee the day-to-day operations, Shakti focuses on long-term planning, and Samaira continues to learn the business from within. Every decision, from daily operations to future developments, is discussed collectively, making Styles Worth Homes a true family-driven enterprise.

Travel, Curiosity, and the Love for

Long before the business existed, travel had already become an essential part of the Singh family’s life. Their shared experiences exploring new destinations, enjoying late-night drives, and discovering small local eateries built a strong sense of curiosity and appreciation for different cultures.

Among all the places they visited, Goa held a special place in their hearts. The region’s relaxed pace, scenic landscapes, and welcoming culture gradually transformed it into a second home for the family. These repeated visits allowed them to experience Goa beyond its tourist attractions, helping them develop a deeper connection with its lifestyle and traditions.

From a Family Home to a Growing Hospitality Brand

The origins of Styles Worth Homes can be traced back to a simple decision. After years of visiting Goa, the family purchased a home there to make their stays more comfortable. However, they soon realised that the property remained unused for most of the year. Around that time, India’s homestay industry was still in its early stages, and the family saw an opportunity to explore something new.

They decided to list the home on Airbnb, initially as an experiment. The response from guests was overwhelmingly positive. Travellers appreciated the warmth of the home, the thoughtful details, and the personal interaction with the hosts.

What began as a practical solution quickly evolved into a fulfilling experience. Meeting people from different parts of the world and hearing their stories became one of the most rewarding aspects of hosting. Encouraged by these interactions and reviews, the family gradually expanded, transforming a single home into a growing hospitality venture.

Strengths Built from Diverse Backgrounds

Interestingly, none of the family members originally came from the hospitality industry. Yet their varied professional backgrounds proved to be an unexpected advantage. Ritu’s teaching career developed her patience, listening skills, and ability to communicate effectively, qualities that translate seamlessly into guest relations. Shakti’s experience in real estate and construction gives the family a strong understanding of property design, architecture, and investment decisions.

Anany contributes a design-driven, human-centric approach, using research and service design principles to enhance guest experiences while also introducing modern business systems.

Meanwhile, Samaira adds fresh creativity through digital engagement, social media presence, and aesthetic suggestions for interiors. Together, these complementary strengths shape the identity of Styles Worth Homes, creating an approach that feels thoughtful, personal, and distinctive.

Luxury with a Personal Touch

At its core, Styles Worth Homes is built on the idea that luxury does not have to feel impersonal. The Singh family describes their concept as a premium stay experience combined with personalised attention. Guests are not simply booking a property; they are engaging with hosts who genuinely want to help them enjoy their time in Goa.

Unlike conventional hotels or large vacation rentals, guests often communicate directly with a member of the family when planning their stay.

These conversations frequently extend beyond accommodation, as the hosts guide travellers with suggestions, local insights, and practical tips to make their trip more enjoyable. For the Singhs, the stay is the foundation of any travel experience, and ensuring that foundation is comfortable and memorable remains their top priority.

Designing Homes That Feel Alive

One of the defining features of Styles Worth Homes is the careful attention given to design and guest behaviour. The family approaches each property not merely as a residence but as a vacation home that must serve a different purpose.

They begin by evaluating structural elements, ensuring that the architecture supports relaxation and comfort in ways typical homes may not. Design research plays a significant role in this process. Anany studies how guests interact with spaces and identifies ways to improve convenience and enjoyment.

The family also personally stays at each property before opening it to guests, carefully observing every detail. From the placement and size of bedside tables to natural ventilation, lighting, and movement within the space, every element is tested and refined. Their guiding question remains constant: how can this stay become more comfortable, convenient, and memorable for the guest?

Serriva - Serenity by the River

Sharing the True Spirit of Goa

For the Singh family, hospitality extends far beyond accommodation. They believe that travel should help people connect with the authentic character of a destination. Goa, in their view, is far more than its popular nightlife or tourist hotspots.

Guests staying at Styles Worth Homes often receive recommendations for hidden beaches, quiet neighbourhood cafés, cultural experiences, and lesser-known local spots. The aim is to help visitors experience the slower, richer side of Goa, the traditions, communities, and everyday moments that truly define the region. This philosophy reflects the same aspects of Goa that originally captivated the family during their own travels. By sharing these discoveries, they hope visitors leave with a deeper appreciation for the place and perhaps a desire to return.

Values That Shape Every Interaction

Hosting, according to the Singhs, is built on trust. Guests who book a stay are often uncertain about their choice, especially when travelling to unfamiliar destinations. Recognising this, the family prioritises patience, attentive listening, and honest communication. They believe guests should only confirm their booking when they feel fully comfortable and confident in their decision. Transparency is equally important. Even when challenges arise, addressing them honestly helps build mutual respect and understanding.

This approach transforms interactions from simple transactions into meaningful relationships, often leaving guests feeling like participants in the journey rather than just customers.

Growing with Purpose

Like many ventures, building Styles Worth Homes has come with its share of challenges. Identifying the right properties and developing them according to their standards requires time, careful planning, and constant discussion within the family. However, their commitment to shared decision-making ensures that every step forward is supported by collective agreement. Looking ahead, the Singh family plans to continue expanding while preserving the personal touch that defines their brand. One of their newest additions is a three-bedroom riverfront villa in Siolim called Serriva – Serenity by the River, a property designed to offer tranquil views and a unique stay experience. Additional projects are already under development, each representing an opportunity to experiment with new design ideas and guest experiences.

While growth remains part of their vision, the family’s long-term aspiration goes beyond increasing the number of properties. They hope Styles Worth Homes becomes recognised for its warm hospitality, thoughtfully designed spaces, and the feeling of comfort it offers travellers. With every new property, they aim to create something distinctive, a place where guests feel connected not only to the home, but also to the destination itself.
