The 2025-2026 United Kingdom Property Awards reflect the scale and strength of activity taking place across the country. From Cornwall to Scotland, London to Greater Manchester, this year’s results span every corner of the market, recognising achievement in development, architecture, interior design and real estate.
Residential development categories were particularly active, with honours awarded to schemes ranging from boutique projects of two to nine units through to major high-rise and 20+ unit developments. Renovation and redevelopment also featured prominently, alongside sustainable housing and senior living schemes that respond to shifting demographic needs.
Architectural awards covered single residences, multiple-residence projects and public service buildings, highlighting both private homes and civic contributions. Offering stylish one- and two-bedroom flats and threebedroom penthouses, Factory No.1 respects the rich Edwardian Baroque architecture of the original factory while creating a vibrant urban community. In the South Downs National Park, the King’s Collection at King Edward VII Estate brings luxury living to an iconic historic setting in Midhurst, West Sussex. This latest




phase delivers 56 new build apartments and penthouses across three buildings – Imperial House, Sovereign House and Monarch House – each carefully positioned to maximise views of the surrounding countryside and landscaped gardens. City & Country’s presence in Essex is anchored by two connected projects that embody its ethos of heritage inspired living and environmental sensitivity. St Osyth Priory is a landmark estate that sits within a historic landscape rich in monastic history, architecture and natural habitat. City & Country has developed a collection of homes within the priory grounds that draws on traditional local materials and vernacular character, creating homes that feel genuinely rooted in their setting. The estate’s unique parkland, wildlife and heritage buildings offer a rare lifestyle
that blends countryside tranquillity with architectural distinction.
Adjacent to this, Priory Fields represents the next chapter of City & Country’s work in St Osyth. Launched as a new community of 190 homes, Priory Fields balances modern living with a strong sense of place, surrounded by nature, ponds and scenic footpaths, yet within easy reach of coastal amenities. BetterPAD was asked to take a rundown cottage and reimagine it as a modern, relaxing country home that maximises engagement with the stunning site, while also providing additional living accommodation. A full upgrade of all services was required, with an aspiration to be as offgrid as possible. The living area was to be open and flexible, making it suitable for hosting guests, while the principal suite needed to maintain a sense of independence and include a dedicated home office.
Set in the heart of the Surrey Hills, the plot occupies an exceptionally attractive position, with land that slopes gently southwards to capture incredible views and natural light. This unique location offered significant benefits but also brought notable challenges. Tighter planning constraints required multiple ecological studies to be commissioned, ensuring sensitive integration with the protected landscape. In addition, the softer ground conditions presented logistical difficulties during construction, demanding carefully considered strategies to deliver

the project successfully within this remarkable setting.
The architecture is designed to synthesise with the site, resonating with the local vernacular while still feeling fresh, modern, and exciting. The single-storey extension, connected by a subtle link, occupies a broader footprint than other massing options but avoids competing with the original home, instead honouring and echoing the cottage’s character. A central external patio ties house and extension together, maximising outdoor living and engagement with the site’s remarkable qualities.
Material choices of stone, clay, and wood radiate rustic charm, connecting directly with the textures of the surrounding landscape and intended to age gracefully, while crisp white-painted brick and dark metal frames provide a striking counterpoint. The interiors moodboard focuses on light, soft tones with gentle textures, echoing the exterior palette while fostering a calmer, more tranquil atmosphere inside the home for everyday living and retreat.



The L & C Company were commissioned to transform a distinguished private residence in St George’s Hill, Surrey, an exclusive setting known for its serenity, privacy, and scenic surroundings. Set within mature, landscaped gardens with far-reaching views across St George’s Hill Golf Club, the five-bedroom property offers 8,000 sq. ft of refined living space.
The client’s vision centred on creating a sanctuary that blended elegance with warmth, comfort, and practicality. The brief called for a welcoming environment for family life and entertaining, a home that would “wrap its arms around the whole family”, exuding calmness, natural light, and a deeply inviting atmosphere.
With interiors that had become somewhat dated, The L & C Company were commissioned to refurbish key elements and design new furniture, furnishings, pictures, mirrors, and accessories that reflected the family’s personal style and enhanced the home’s overall sense of cohesion. Custom joinery was introduced throughout, handpainted and crafted to provide both style and practicality, incorporating upholstered fabric and wallpaper elements, metal and wood



inlays, and distinctive handles to bring texture and sophistication.
Respect for the home’s original architecture and craftsmanship guided every stage. The Interior Architectural Design team reimagined internal layouts, replaced white tiled floors with warm timber, designed bespoke fireplaces, and installed a fully glazed Crittall wall to connect the kitchen and sitting area, enhancing natural light and garden views.
Further refinements included new lighting schemes, colour palettes, and the refurbishment of the central staircase. The existing kitchen layout was retained but uplifted with hand-painted doors, new hardware, surfaces, and appliances. The former study became a glamorous games and entertaining room, while oak doors were resprayed for a more contemporary look.
Interiors were defined by tactile layering, including natural linens, plush velvets, soft trims, and faux furs, complemented by soft neutral tones punctuated with olive greens linking interior and garden.
Throughout, every detail reflected collaboration, craftsmanship, and a shared commitment to creating a home that welcomes, comforts, and embraces family life.

regory Phillips Architects extended and altered a modern NeoGeorgian family home in Cobham to provide additional functionality combined with better integration with the garden. The brief was to create an effective connection to the garden and make it a more integral part of the house, while improving the flow of spaces and enhancing privacy. An unusual ‘work from home’ space was also required, incorporating a gym, golf simulator, relaxation space, and conferencing area as part of the home office. Although the house was essentially new, it contained flaws in layout and function that this project sought to address, turning an exceptional site into an exceptional home. Challenges included integrating modern alterations with a traditional-style build and reconnecting the house with the previously dislocated garden. This was achieved with two wings: one containing the kitchen, filling an


unused corner of the garden and creating an outdoor fireplace and barbecue area; the other housing a home office, gym, and golf simulator, linked by a long glazed corridor overlooking a courtyard, providing both privacy and a cloister-like space to display art.
Set back from the main road on a semiprivate street in Cobham, the home sits within a village of traditional character with excellent local schools. The layout now comprises the main house with primary reception rooms, a southern wing with the home office, and a western wing with the kitchen and dining area, enclosing the site, separating public and private spaces, and centring the garden around a swimming pool visible from multiple parts of the house.
This design transforms the home into a coherent, highly functional family residence with enhanced connections to outdoor spaces throughout the site.



This project by ND Studios in North London (21,958 sq/ft) saw the transformation of a listed property into a spacious, contemporary family home. Behind the preserved facade lies a refined yet welcoming residence designed for both everyday living and entertaining. A spa, media room, and home café were key features on the clients’ wish list, setting the tone for a lifestyle-focused design. The interiors were created to feel fresh and progressive with a nod to minimalism, while maintaining an aesthetic that would age gracefully. The clients were particular about materials, ensuring that marbles, stones, and woods were as important as furniture, fixtures, and fittings. Sustainability remained a shared priority throughout the design, construction, and installation.
The interior design balances restraint with warmth, using materiality, texture, and light to soften the architecture and create a sense of


calm. Lighting became a defining feature, with natural daylight flooding the main spaces and soft, architectural lighting introducing a serene atmosphere at night. Contrasts of polished and matte finishes, cool and warm tones, and tactile textures were used deliberately to bring rhythm and richness.
A fully retractable pool transforms the lower ground floor from a tranquil spa into an entertainment space, while the home café and media room blend comfort and structure through layered textiles, sculptural forms, and clean geometry, showcasing ND Studios’ thoughtful approach to contemporary family living.

Humphreys & Sons’ Ernest Road project is a distinguished example of bespoke residential architecture and detailed project delivery, demonstrating the firm’s commitment to design excellence and technical precision. Located in Emerson Park, RM11, this new build six bedroom luxury residence was conceived to deliver exceptional quality in both architectural design and construction performance. The development replaced a modest bungalow on one of the area’s key streets, transforming the site with a significantly larger home that pushes planning boundaries to maximise usable space and value. The result is a commanding family home that combines generous internal living areas with a robust build and high end finishes, fulfilling the client’s brief for outstanding quality and visual impact.
Humphreys & Sons led the project from conception through to completion, producing detailed designs and specifications, managing technical consultants and contractors, and overseeing every stage of the building


works on site. This end to end involvement ensured seamless coordination across design, permissions and construction, allowing the project team to deliver a home that they – and their client – can be proud of. One standout project is the Waldorf Astoria Residences Pompano Beach in Florida. For this landmark ocean front development, the first standalone residential tower under the iconic Waldorf Astoria brand, The Boundary produced more than 20 high-impact CGIs and cinemagraphs to launch the project. These visuals captured sweeping Atlantic views, luxurious penthouses and resortstyle amenities, helping convey both the architectural presence and lifestyle appeal of the 28-storey luxury condo community.
Another compelling example is Moncayo, a private residential community and club on Puerto Rico’s eastern seaboard. The Boundary crafted an extensive suite of CGIs, cinemagraphs, virtual tours and a digital twin to showcase this 1,100-acre lifestyle destination where luxury residences, an ocean front hotel and wellness-focused amenities meld with nature.
Across each project, The Boundary’s visual narratives transcend traditional renderings, giving clients and buyers immersive insight into design, context and experience – a capability that underpins its international award success across global real estate, hospitality and destination-led development markets worldwide.


Moores Projects’ 15 Parkside Gardens represents an exemplary residential transformation in one of South West London’s most desirable postcodes, reflecting both meticulous design and high end execution. The project involved the complete refurbishment of a 6,000 sq. ft. private residence, undertaken under comprehensive project management for a private client.
The scope of work was substantial: the property was stripped back to a bare shell, enabling a full reconfiguration of the internal layouts to suit the client’s vision and lifestyle needs. The design strategy balanced heritage preservation with contemporary innovation –retaining the warmth and character of original features while integrating modern architectural elements to enhance spatial flow and functionality. A striking large glass extension was added to the rear, flooding the home with natural light and visually connecting the interior to outdoor spaces.


Internally, bespoke craftsmanship is evident throughout, with custom joinery creating refined, tailored spaces. High performance features were incorporated, such as underfloor heating, mechanical ventilation with heat recovery (MVHR), ASHR (air source heat recovery), and solar panels, emphasizing comfort, sustainability, and energy efficiency. The specification also includes triple glazed high performance windows, marrying thermal performance with elegant design.
The 15 Parkside Gardens project has received significant recognition, winning Best Residential Renovation/Redevelopment Property both in London and across the United Kingdom for 2025-2026 – underscoring Moores Projects’ commitment to outstanding quality and thoughtful renovation in the luxury residential sector.
