A renewed focus on wellbeing, outdoor space and connection to nature is driving demand along the Thames

emand for homes along the River Thames has intensified as buyers and renters place greater emphasis on wellbeing, outdoor space and a stronger connection to their surroundings. Riverside living, once considered a premium niche, is now shaping how London is planned, designed and experienced.

Alastair Mullens, Managing Director at Canary Wharf Group, and Simon Boulton, Head of Farms and Estates in Knight Frank’s Country Department, both point to a shift in priorities. As Alastair says, “It’s no secret that being beside water increases happiness and wellbeing. Research by CWG in 2024 found that over 73% of people actively seek out waterside spaces to relax. In a city as fast-paced as London, these moments of respite have become essential, driving a growing appetite for riverside living.” Simon places this in a longer context: “There has always been a pull to the Thames, both north and south, it offers something genuinely different from the rest of London living.” He adds, “Particularly since Covid, we’ve seen people place far greater value on wellbeing, walking, meeting friends outdoors, socialising and decompressing by the river.”

This growing demand is changing how new developments are conceived. Alastair explains, “At 50-60 Charter Street, we’ve positioned the buildings around a historic dock that connects to the Thames, with the communal spaces including the terrace, lounges, private dining tooms and work areas facing directly onto the waterside.” These spaces are not

just visual features but actively used. “What we’ve noticed is that residents actively seek out these waterside spaces. You see residents out there most mornings with coffee or working on laptops in the afternoon.” Simon reinforces this shift in behaviour: “Living by the Thames offers a very different rhythm of life in London. The outlook is constantly changing… there’s always something happening on the water.” The river becomes embedded in daily routines rather than something observed from a distance.

Both experts highlight the importance of balancing modern living with the Thames’ history. Alastair notes, “For Vertus, creating spaces where residents can engage with the Thames’ historic character is paramount… it’s a daily reminder of London’s rich maritime heritage.” This approach aligns with Simon’s observation that “Historically, areas such as Wapping and Shad Thames weren’t residential at all; many of the buildings began life as warehouses and commercial spaces. That heritage still shapes their appeal today.” The result is a blend of old and new, where restored docklands and contemporary buildings sit side by side.

Wellbeing runs through every aspect of riverside living. As Alastair puts it, “Living by the river naturally encourages a slower, more mindful pace. Residents embrace long riverside walks, morning coffees on the boardwalks, or simply watching the world, and boats, drift by from their apartments.” Simon builds on this idea, noting that “Day to day routines feel less rushed and more balanced,” while also pointing out the variety of activity on the water, from rowing boats to working vessels, which adds a

Alastair says that “public spaces, walkways and riverside amenities provide the breathing room people need to relax and recharge,” while Simon highlights how these spaces connect communities: “The Thames Path is one of London’s most unique connectors. It links neighbourhoods, workplaces and lifestyles in a way few other routes can.” He adds that these routes encourage regular use, with people incorporating them into daily routines, whether commuting, exercising or socialising.

This connection extends into community life. Simon points to “distinct village like pockets” along the river, where local cafés, green spaces and quieter streets create a strong sense of place. These areas offer something different from more traditional parts of London, combining central locations with a more relaxed pace. Alastair’s observations of residents gathering in shared waterside spaces reflect this same shift toward more social, outward-facing living.

From an investment perspective, demand continues to rise. As Alastair states, “Living beside the Thames has always held appeal, but demand has intensified dramatically over the past decade, with JLL research showing that riverside properties now command an average rental premium of 28.5%.” Simon adds context, noting that “Riverside living has always been aspirational, and supply has never truly kept up with demand,” with recent years bringing “a renewed appreciation for open space, light and access to nature within the city.”

Together, their views underline why the Thames remains so desirable. As Simon concludes, “Ultimately, the Thames offers a connection, to water, to views, to both sides of London, that can’t easily be replicated.” Combined with Alastair’s focus on design and wellbeing, it is this connection that continues to drive the evolution of riverside living in London.

WALLED GARDENS

Ferry House is an elegant riverside estate set within a generous and discreet plot along the River Thames in Surrey, close to the village of Shepperton. The setting offers a rare combination of privacy and connectivity, with uninterrupted views across the water and a sense of calm that belies its proximity to London.

Designed in the Georgian style, the current house replaced a former dower house that was destroyed during World War II after a direct strike from a doodlebug. A copper beech tree on the grounds survived the blast and still stands today, remaining a defining and symbolic feature of the landscape. Rebuilt in 1953 by the Duke of Northumberland, the property was later acquired by his brother-in-law, Lord Gilmour. The house also carries a notable cultural link, with painter William Turner once having lived at Ferry House, and examples of his work now held at the Tate.

Ion has launched Ion Riva, an 84-hectare masterplanned neighbourhood on the Black Sea coast north of Istanbul, marking the debut project from the new development company internationally.

Now under construction in the Beykoz district, the scheme is designed for around 3,000 residents and brings together housing, green space and cultural buildings within a landscapeled setting. The project has been shaped in collaboration with international studios including Snøhetta, Bjarke Ingels Group and

Château Aiguetta, Èze (France)

Completed in 2025, Château Aiguetta is a restoration project by architectural studio Atelier Alma. The neo-medieval residence is set on a pine-covered hillside overlooking the Mediterranean, with its main façade facing southwest toward a terraced park.

Listed as a cultural heritage property, the château was founded in the late 19th century and later expanded into a monumental residence. By the early 20th century, it featured multiple towers, crenellations, and pointed-arch windows, before later alterations and abandonment compromised its integrity.

Atelier Alma’s brief was to restore architectural coherence while transforming the property into a refined private residence. The programme included structural consolidation, generous living spaces, guest suites, wellness facilities, the creation of a swimming pool, and landscape requalification. Emphasis was placed on durable materials, spatial clarity, and environmental integration.

Rather than adding new volumes, the project refined the existing composition, using modern materials only where necessary. Historic elements were consolidated, and contemporary interventions were integrated with restraint. The stone façades and towers were restored using stones from various countries to achieve the desired colour composition, while glass and steel additions were limited to the upper floors.

The landscape design reimagined the historic park, redefined the main access axis, and opened views toward the sea and village. Terraces were reorganized to stabilize the slope and enable new outdoor uses.

Today, the château stands as an outstanding example of contemporary luxury living, combining historic character with refined design and modern comfort.

BRITISH LANDSCAPES: A SENSE OF PLACE

Landscape painting is one of the pillars of art today, but it didn’t emerge as an independent subject until very late in the history of art, although landscape scenes can be seen in ancient Greek and Roman frescoes as decorative backgrounds: head to Santorini for one of the earliest known surviving examples, a beautifully preserved fresco dating back to around 1627 BC.

By the time of the Renaissance artists often added landscapes as a background to religious subjects and Leonardo da Vinci went further in his well-known work The Virgin of the Rocks - the clue is in the title. Scenery began to be treated as a main subject by the German and Netherlandish

schools and idealised or naturalistic landscapes are common in the works of French painters like Poussin or the Dutch Jacob van Ruisdael.

The famous 19th century rivals John Constable and JWM Turner raised the genre to yet another level, establishing themselves as rivals in what was by now a very desirable - and collectiblesubject matter.

Opening this month at Pallant House, some of the great exponents of British landscape painting have been brought together in the latest exhibition which explores how artists from the 18th to the 20th century have responded to the topography and manmade development on the British Isles. Here

works by more than 60 artists portray landscape not just as scenery but as an expression of memory, identity and emotion. From quiet lanes and chalk hills to industrial sites and rocky abstract coastlines, the works portray places shaped by nature, by mechanisation, by conflict and by the imagination. Spanning Romanticism, Modernism and postwar abstraction, the exhibition takes the visitor on a journey from Thomas Gainsborough and the golden age of British watercolour painting to the postwar works of Ivor Hitchens, Barbara Hepworth, Paul Nash, and Eric Ravilious.

900 YEARS ON: The Bayeux Tapestry back in Britain

The Bayeux Tapestry will return on loan to England for the first time in over 900 years, following the closure of the Bayeux Museum for renovation.

The mystery of who commissioned the textile remains unsolved. Some scholars believe it was Bishop Odo, William the Conqueror’s half-brother, while others suggest Queen Matilda or possibly the king himself. Despite the name, it is not a tapestry but a 230ft long linen embroidery. It has traditionally been called a tapestry because it was designed as a wall hanging.

It depicts the events leading to the Norman invasion and conquest of England by William, Duke of Normandy, at the Battle of Hastings in 1066. It was almost certainly made in England a few years later, possibly as a gift for William. Once kept in Bayeux Cathedral and displayed annually, it was moved in the 18th century to a purpose-built museum

in the city. “Its survival over nine centuries is little short of miraculous,” says curator Sylvette Lemagnen, noting its exceptional length, colour and craftsmanship. The textile comprises 58 embroidered scenes, the most famous appearing to show Harold II struck in the eye. The accompanying Latin inscription, “Here King Harold is Killed,” is thought to be the work of a 19th-century restorer. A replica

made in Staffordshire, now housed in the Reading Museum, took its own liberties, with the embroiderers adding undergarments to previously naked figures.

SEURAT AND THE SEA

This small exhibition offers a window into one of London’s great collections of Impressionist and PostImpressionist painting. Housed within Somerset House, the refurbished Courtauld Gallery includes works by Cézanne, Monet, Gauguin and Toulouse-Lautrec, assembled by Samuel Courtauld and other donors, and long regarded as a cultural treasure.

Georges Seurat is among them. Credited alongside Paul Signac as the inventor of pointillism, he is best known for his Parisian scenes, particularly La Grande Jatte and Bathers at Asnières. This exhibition instead focuses on the lesser-known seascapes he produced on the Channel coast. More than half of his 45 paintings were created during five summer trips between 1885 and 1890, shortly before his death in 1891 at just 31. The Courtauld has assembled 23 paintings, oil studies

and drawings for this focused show. Seurat worked en plein air before refining compositions in the studio, applying dots of unmixed colour directly onto the canvas. Drawing on contemporary colour theory, he achieved the optical fusion that gives these works their shimmering, lightfilled quality.

Yet these scenes are strikingly empty. Figures are rare and often stiff, creating a dreamlike detachment that puzzled critics, who described them as “comical” or “soulless”. This effect stems as much from the pointillist method as the subject matter itself. By contrast, his small oil sketches on wooden panels are vibrant and immediate, while his tonal studies on textured paper retain a fluency and spontaneity that reveal an artist entirely at ease with his work.

WILLIAM BLAKE: The Age of Romantic Fantasy

William Blake (1757–1827) has been a cultural icon for generations, his influence spanning from Bob Dylan to writers such as J.G. Ballard and filmmakers including Ridley Scott and Martin Scorsese. A landmark exhibition at the National Gallery of Ireland brings together his paintings and prints alongside works by contemporaries including J.M.W. Turner, George Romney and Henry Fuseli, placing his singular vision within a wider artistic and historical context.

The exhibition explores the late 18th and early 19th century fascination with the supernatural, fantasy and the gothic, a realm where angels and fairies meet demons, ghosts and ghouls. At the centre of this movement, Blake produced some of the most striking works of British Romanticism, not only in images but in words and poetic expression. His best-known piece is the hymn Jerusalem, while the poem Tyger Tyger questions God’s ambivalent powers of creation.

Blake’s genius lay in the personal mythology he created. Visionary from childhood, he claimed to see angels in trees and the face of God at his window, shaping a lifelong belief in the spirit world. While such ideas found resonance in literary circles, they unsettled more conventional audiences. Among the highlights are The House of Death, inspired by Milton’s Paradise Lost; The Night of Enitharmon’s Joy; and Satan Exulting over Eve, where a triumphant Satan hovers above the fallen Eve. The Ghost of a Flea, though small, is unforgettable, appearing as a fantastical humanoid with scales, claws and a bowl of blood.

In later works, Blake turned increasingly to religious imagery, describing the Bible as the “great code of art”. He reworked familiar iconography in pieces such as The Body of Abel Found by Adam and Eve, while his depictions of the underworld drew on mythology, scripture and his imagination. In his final years, he was commissioned to illustrate Dante’s Divine Comedy, producing haunting watercolours of giants trapped in earth and the gates of hell rendered in stark black, filled with dramatic intensity and symbolic power.

If you are heading to La Serenissima this summer here’s what to expect as the 61st edition of the Venice Biennale opens in May. Countries around the world have been announcing their participating artists at the main pavilions in the Giardini and Arsenale and various other venues across Venice.

There are also numerous related shows that are not part of the official programme. The Pinault Collection will be hosting four major exhibitions at its two Venice venues, the Palazzo Grassi and Punta della Dogana to run concurrently with the Venice Biennale. These include solo shows by Michael Armitage and Amar Kanwar, as well as Lorna Simpson and Paulo Nazareth. A full list of the participating countries and venues announced can be found in The Art Newspaper (TAN). Representing Great Britain is the artist and Turner Prize winner Lubaina Himid. She will present a solo exhibition featuring her large scale signature theatrical installations that explore themes of Black history, identity, and feminism.

“Prada is always worth looking at and there is a solo show by Amoako at Gagosian and a Jenny Saville exhibition at Ca’ Pesaro. But the one I am most interested in is the Michael Armitage at Palazzo Grassi.” Among the collateral shows Adam picks is one by the Su Xiaobai foundation featuring lacquer work paintings and Turandot’s To the Daughters of the East.

The first ever Moroccan pavilion has a monumental site specific installation by Amina Agueznay which explores traditional craftsmanship and shared memory. Other new exhibitors include Guinea, Equatorial Guinea, Nauru, Qatar, Sierra Leone, Somalia and Vietnam.

VENICE BIENNALE

The Hong Kong pavilion has an exhibition that engages with this year’s musical theme, in Minor Keys. Here artists Kingsley Ng and Angel Hui explore the poetic rhythms of everyday life drawing on familiar yet fleeting moments through media including light, sound, and installation.

Controversy as ever stalks the Biennale. This year it is the reappearance of Russia which lent its pavilion to Bolivia last year. The EU has threatened to cancel its funding for the Biennale over the return. Nearly 200 artists, curators and art workers have also signed a letter protesting at Israel’s inclusion at the event.

A warm, considered approach defines TXTURED’s latest project in a North London period home, where subtle intervention replaces dramatic transformation. Led by founder and creative director Simon Mayhew, the design centres on cohesion, clarity and calm, allowing the property’s existing character to come forward rather than compete with new additions.

Described as a “quiet recalibration”, the project focused on refining what was already there. The house retained strong period features, yet years of changes had left it feeling somewhat disjointed and visually disconnected. Rather than imposing a new identity, the design prioritised editing and alignment, improving flow and introducing a consistent material and colour language.

Atmosphere guided the scheme throughout. Flooring became a key

unifying element, with chequerboard marble in the hallway transitioning into timber in the living areas. The palette evolved organically, inspired by the clients’ love of skiing and an alpine-influenced rug. Layered neutrals, warm browns and soft blush tones create a grounded, liveable backdrop.

Bespoke design is integral, from custom stonework to tailored joinery and upholstery, ensuring each element fits both the space and the clients’ needs. Subtle contrasts, such as a curved shower enclosure, add softness and visual interest.

Caribbean property is being reshaped by global buyers seeking stability, lifestyle, and long-term value

he Caribbean property market has moved into a more mature phase, shaped by changing buyer priorities and a broader international audience. What was once largely driven by second-home ownership has shifted toward long-term lifestyle planning, investment strategy, and even relocation.

Nick Damianos, Agent at Bahamas Sotheby’s International Realty, has seen this change play out clearly in recent years. “Over the past several years, demand has evolved from opportunistic secondhome buying into something more strategic. During the immediate post-pandemic period, we saw an influx of buyers prioritising lifestyle and security and they often moved quickly and with less price sensitivity. That initial surge has since normalised, but what remains is a more deliberate, highly qualified buyer.” He adds that the buyer base itself is evolving: “In the Bahamas specifically, international demand continues to be driven by North American buyers, but we’re also starting to see an expanded international mix of family offices and globally mobile buyers using the Bahamas as part of a wider lifestyle and wealth-planning strategy. Buyers today are less reactive and more analytical.”

Chris Parra, President and CEO of One Caribbean Estates, echoes that broader transformation across the region. “Over the past few years, the Caribbean has evolved from a holiday destination into one of the most dynamic luxury real estate markets globally. For the ultra-high-net-worth individual, the region offers a compelling mix of natural beauty,

lifestyle and investment potential. Today’s demand, however, is not driven solely by beaches or climate. Harbour Island remains exceptionally strong at the high end due to its scarcity and charm, while the Abacos are re-emerging with longer-term buyers. Eleuthera has also seen exceptionally strong growth in both volume and prices over the past several years, as it offers an authentic island lifestyle with some of the most spectacular beaches in the world. The key factors that underpin demand in the Bahamas are accessibility, tax-neutrality, a stable political climate, and a lifestyle that’s difficult to replicate elsewhere.” Chris highlights similar momentum in Barbados and beyond. “Barbados continues to lead, particularly along the West Coast, with hotspots such as Holetown and Speightstown seeing sustained demand. Growth is being driven by a combination of lifestyle appeal, strong infrastructure, and a pro-investment environment.

At the top end of the market, expectations have become more exacting. Nick explains: “At the very top of the market, expectations have shifted from ‘opulent luxury’ to ‘effortless living.’ Buyers want convenience and expect a property to function seamlessly from the moment they arrive. That includes fully turnkey delivery, staff accommodations, back-of-house functionality (such as separate service kitchens), and strong digital infrastructure. Wellness has also become a central theme - dedicated gym spaces, spa facilities, and outdoor living environments that are both private and usable year-round. Importantly, there is a growing emphasis on resilience and build quality; buyers are far more attuned to construction standards, elevation, and long-term durability than they were even a few years ago.”

Chris sees similar demands, alongside a shift in how properties are used. “Buyer expectations have evolved significantly. Today’s purchasers are more discerning and time-conscious, with a clear preference for turnkey, design-led homes that are ready to live in or rent immediately. They expect smart home integration as standard, along with amenities such as private gyms, home offices, spa facilities, tennis, padel courts and even pickleball courts. This shift has accelerated construction timelines across the region and raised expectations around service, delivery and overall project quality. One of the most notable behavioural shifts has been how UHNWIs use their properties. Rather than leaving homes unoccupied, many are now utilising short-term rentals to enhance returns, a trend driven in part by a younger generation of wealth.

“This approach has pushed developers and brokers to broaden their offering, moving beyond the sale of property into the creation of complete lifestyle ecosystems. Concierge and wellness services, yacht access, private chefs and deeply personalised amenities are becoming integral to the ownership experience, reflecting a wider shift toward service-led luxury.”

Remote work and residency programmes have also played a role in reshaping demand. Nick notes, “Remote work has certainly

expanded the buyer pool by allowing people to spend meaningful time here, which has translated into more relocation decisions. In my view, residency programmes tend to reinforce that decision rather than drive it, as they provide structure and certainty around a move that’s already motivated by lifestyle, tax efficiency, and jurisdictional stability.” Chris agrees, adding that these initiatives are “effectively untethering buyers from traditional business hubs and enabling them to prioritise lifestyle without compromising professional commitments.”

Despite strong demand, supply remains a challenge. Nick points out that “Caribbean markets tend to be fairly small, which can sometimes lead to a meaningful gap between what buyers want and what is readily available,” while Chris highlights rising construction costs and environmental considerations as additional pressures.

Looking ahead, both remain confident. Nick says, “While the number of transactions has declined since the peak years of 2022 and 2023, this hasn’t led to softer pricing. If anything, at the very top of the market, prices are still increasing… my view is that at the top end of the market, prices will continue to trend upward as demand continues to outweigh supply.” Chris adds, “Looking ahead, the Caribbean’s trajectory remains strong… Investors are not simply acquiring second homes; many are choosing a second life.”

CLP Holdings Limited (CLP), one of the oldest and most recognised brand names in Hong Kong, was registered in 1900 to provide electricity to the Kowloon Peninsula. In 1901, CLP took over the Canton Electric and Fire Extinguishing Company, acquired its power station in Shamian and began operations in Guangzhou, China.

The first headquarters building was opened in 1940 at Argyle Street, Kowloon, and the present building in Hung Hom, Kowloon was purchased and occupied in May 2012.

In December 2021, CLP appointed INARC Design to create a new international headquarters building at Kai Tak, Kowloon.

The Chairman’s vision for this project was to create a legacy building for the next 50-75 years. The site is located at the southern part of a larger development that includes the new 50,000-seat Hong Kong Stadium, a hotel, and public open space. The development is on part

of the former Kai Tak International Airport. The architectural design solution consists of twelve floors including a landscaped rooftop and a rooftop helipad. The building accommodates approximately 500-600 people at full capacity and includes office, recreational, communal, and support areas.

The building’s key programme requirements were carefully integrated across its twelve floors. A rooftop helipad crowns the structure, while a landscaped roof terrace occupies Level 12. Office spaces are located between Levels 5 and 11, with recreational facilities for staff on Level 3. Level 2 features an open, landscaped communal area along with a secure lift lobby. The ground floor houses the main entrance lobby, the primary lift lobby, and the security and management offices. A dedicated goods delivery area is positioned beside the ramp to the basement, where car parking facilities are also provided.

The Main Entrance Lobby features a special glass enclosure for the CLP logo and is part of a low-rise ‘lantern’ structure designed to evoke transparency and lightness both during the day and at night. The entrance was conceived as a large, welcoming space to receive guests, staff, and VIPs, and to host major public relations events. The building visually ‘floats’ above this glass entry zone, while a darker, more solid podium anchors it to the site.

The architectural form draws inspiration from traditional Chinese folding screens, with staggered facades and articulated corners. Bay windows at all four corners were influenced by Chinese sailing junks and open up views to the surrounding parkland, sea, and urban areas.

Staggered vertical mullions on the curtain walls reference the weaving pattern of bamboo in traditional Chinese houses.

Low-e double glazing technology reduces solar heat gain and improves insulation. Deep horizontal fins on southeast and northwest elevations further enhance shading performance. The landscaped rooftop and communal areas also supported the attainment of LEED Platinum certification goals.

This office tower presents a contrast to the curvilinear form of the nearby stadium and responds to the location’s history with cultural and architectural sensitivity. The overall design reflects time, place, and memory – aligned with the client’s original brief.

From stalwarts like the Empire State to newcomers like 30 Hudson Yards, Central Park, and Al Habtoor Tower, these skyscrapers define modern skylines. On 11th June 2023, with the vision and leadership of the well-known worldwide construction guru Mr. Khalaf Ahmed Al Habtoor, “Al Habtoor Tower”, or what is known as the jewel of the crown, was launched and added to the impeccable collection of landmarks at Habtoor City, where innovation with futuristic marvels meets luxury, and tradition interlocks with the latest technology to redefine the way we recognise urban living and lifestyle destinations.

At 360 metres (1,181 ft.), the 89-storey tower, comprising three basement parking

levels, a ground level, and 89 stories, includes 82 habitable levels. Rising rapidly and gracefully from the heart of Dubai, Al Habtoor Tower honours the city with its extraordinary union of art, engineering, and meticulous craftsmanship. Arguably one of the world’s most prestigious addresses, it is responsible for numerous world-firsts.

Al Habtoor Tower utilised more than 60,000 tonnes of steel; 120,000m² of glass; and 17,000m² of aluminium facade. It became the world’s largest man-made residential skyscraper structure just 1,100 days after excavation work started in June 2023. This achievement was made possible through the world’s first top-down construction method in residential skyline projects, setting a new

world record in engineering excellence. With a total built-up area of 3,957,242.00 square feet (equivalent to 368,122.00m²), Al Habtoor Tower features 2.6 million sq. ft. of residential space and over 850,000 sq. ft. of parking bays. The tower offers luxurious recreational and leisure facilities including three infinity swimming pools, 26 private sky pools, lounges for homeowners, health and wellness facilities, and two penthouses.

The Al Habtoor Tower skyline is a testament to architectural creativity, featuring iconic edifices that seem to defy gravity and push the boundaries of modern structural design. MAK Architects, SSE Structural Design, and peer reviewed by Imperial College London, SETEC France, and Structure USA, the tower comprises 1,740 luxury residential units with unparalleled 360-degree views of Dubai’s landmarks and other Business Bay skylines. The all-glass curtain wall building is a sleek, monolithic structure with re-entrant corners articulating the form and creating space for over 1,500 balconies.

Marvista Port is located on a sloped plot along the coastline of Mersin, a condition that initially posed a challenge but ultimately informed a layered and responsive design strategy. The natural gradient of the site was embraced and transformed into an advantage, allowing for a dynamic landscape design and a terraced organisation of public and semi-public zones.

At ground level, the building integrates commercial units with public outdoor spaces, activating the street edge and enhancing the project’s connection to its urban context. This creates a lively interface between the building and its surroundings, supporting daily urban life while offering flexible use scenarios.

The facade features a series of curved balconies that break the rigidity of the plan and introduce a fluid architectural language that responds to light, view, and wind, while enhancing the building’s passive performance.

Sustainable systems, smart home readiness, energy-efficient technologies, and communityfocused spaces position Tower I as a forwardthinking, responsible urban development for modern lifestyles.

Château Aiguetta in Eze, France, is a project by Atelier Alma, completed in June 2025. The work involves the full rehabilitation of the Château de l’Aiguetta, a historic neo-medieval residence set on a pine-covered hillside overlooking the Mediterranean. Its main façade faces south-west toward a terraced and wooded park. Officially listed as Patrimoine Bâti Remarquable, the château required careful preservation of its architectural character and context. Originally a rural estate with cultivated land and outbuildings, the site evolved at the turn of the twentieth century when a local entrepreneur and a Nice-based architect transformed an existing farmhouse into a neo-medieval château. By the 1920s, it had become a theatrical building of five levels, with round, square, and turret-like towers, crenellated parapets, machicolations, and pointed arch windows. Over the twentieth century, the château was altered repeatedly and eventually abandoned for several decades.

The programme required comprehensive structural consolidation, generous living and reception areas, guest suites, wellness and

leisure facilities, and full requalification of the surrounding landscape. Emphasis was placed on durable, high-quality materials, spatial clarity, and environmental integration.

The project sought to preserve the historical identity of the château while meeting contemporary expectations of comfort, longterm performance, and contextual sensitivity. Atelier Alma’s design approach focused on the rehabilitation of a twentieth-century structure that had fallen into disuse and partial ruin. During the later decades of the century, much of the original fabric had been demolished or rebuilt using inconsistent methods and poorquality materials, leaving only fragments of the original masonry. The architects stabilised what could be preserved through a temporary internal reinforced concrete exoskeleton.

The completed project restores the château’s dialogue with its hillside setting, reestablishing its rhythm, scale, and continuity within the Mediterranean landscape. The rehabilitation balances heritage preservation with contemporary living, ensuring the château’s future while reaffirming its presence as a landmark within the landscape of Èze.

The Kaohsiung Museum of Fine Arts District represents a key area in the city’s modern development. As Kaohsiung has moved away from its industrial roots, new creative landmarks and improved infrastructure have redefined the cityscape. In this context, the project embraces both progress and memory, acknowledging the city’s renewed energy. Kaohsiung HH, designed by Hans Hollein at the age of 75, was his first residential work in southern Taiwan and became his final built project. The building’s design merges postmodern character with functional clarity. Hollein approached the architecture as sculpture, drawing on eastern aesthetics

while utilising modernist language. The facade alone is a unique achievement, featuring curved sunshades, a glass curtain exterior, and floating balconies that required complex construction techniques.

The overall architectural language defies convention, highlighting the importance of expressive form. Its complexity demanded precision, from the multi-layered insulating glass to the cantilevered balconies extending outward. Inside, the spatial experience continues the concept of living with art. Every piece of furniture has been custom-designed with a blend of surrealist influence and postmodern playfulness.

At the heart of the living room, the largescale mural Songe d’Été Marais sets the tone, extending a dreamlike sense of nature into the space. Lighting plays a central role in creating atmosphere. These design details create a sense of serenity, paired with warm wood flooring and natural stone. Songe d’Été Marais reflects the philosophy that living spaces can transcend utility.

Design Director Iris Liu of HOZHAO Interior Design has received more than a dozen international honors, including the A’Design Award, IPA International Property Awards, TAC World Design Awards, MUSE Design Awards, London Design Awards, iLuxury Awards, and IDA International Design Awards.

With nearly 20 years of experience in interior design, she is known for creating spaces defined by serenity, depth, and contemplative beauty. Her award-winning project “Ink Realm” blends traditional aesthetics, smart functionality, and minimalist elegance, reimagining aging-in-place with a quiet yet powerful design language.

She bases her design thinking on the classical triad of truth, kindness, and beauty.

“In my work, ‘truth’ means engaging sincerely with clients; ‘kindness’ means caring for every

person who uses the space; and ‘beauty’ is creating living scenes that are emotionally resonant yet grounded in function,” Liu notes.

Each project becomes an opportunity to practice these values, translating Eastern contemporary aesthetics into a universal design language. International recognition, for Liu, is not an endpoint but a dialogue. Through global exchange, she hopes to expand the visibility of Eastern design philosophy, transforming it into spatial experiences filled with warmth, resonance, and cultural depth.

For Liu, design is not merely a stylistic choice - it is a philosophical practice rooted in “truth, kindness, and beauty”, expressing a dialogue between people, nature, and time, while revealing the resilience and depth of contemporary Eastern aesthetics.

“Balance is more than a design principle; it is a way of life,” Liu says. Inspired by the

Confucian Doctrine of the Mean, she values moderation and harmony - finding the right state in any situation.

Her approach merges minimalist clarity with cultural symbolism. Through crisp lines, neutral palettes, and restrained forms, she creates spaces of simplicity, while handcrafted details and motifs provide depth. Using digital techniques and refined craftsmanship, she reinterprets tradition in contemporary vocabulary, allowing past and present to coexist.

International awards bring motivation and reflection to the Hozhao team. “They strengthen morale and unity, ensuring every effort is acknowledged,” Liu explains. “At the brand level, they reinforce our global presence

and showcase the resilience of Eastern design.” Awards mark milestones, but Liu emphasises that excellence lies in refinement. “We will keep our original intention - working with grace, enjoying the process, and remaining attentive to sustainability.”

Through the interweaving of poetics and technology, culture and climate, present and future, Liu creates living environments meant to endure. Her work is guided not by spectacle but by time, nature, and coexistence - crafting spaces that breathe with inhabitants.
