When Samantha Spencer arrived in Dubai five years ago with her husband and two young children, she was not continuing a career, she was rebuilding one. Relocating from the UK, Samantha brought with her an entrepreneurial mindset shaped by years of running her own business.

DIRIYAH: THE EARTH CITY

ON THE OUTSKIRTS OF RIYADH, A 400-YEAROLD BUILDING TRADITION IS SHAPING A NEW CITY WHERE HISTORIC METHODS

MEET CONTEMPORARY PLANNING

Imagine being asked to design a city of the future in Saudi Arabia – and confidently choosing mud over glass, steel, and concrete.

At first, the idea seems improbable. Yet on the outskirts of Riyadh stands proof that this material choice is not experimental but time-tested. More than 400 years ago, a settlement rose beside Wadi Hanifah using sun-dried mud bricks, and much of it still stands today. Thick earthen walls, unlike glass and steel, do not store and radiate heat back into the streets after sunset. Instead, they regulate temperature naturally – a passive cooling system centuries ahead of its time.

The materials are drawn directly from the landscape: clay, sand, silt from the riverbed and straw, compacted into blocks and cured under the desert sun. This vernacular architecture forms the foundation of Diriyah, now being reimagined as one of the most ambitious heritage-led urban developments in the world.

The transformation of Diriyah was initiated under the vision of Crown Prince Mohammed bin Salman, with the establishment of the Diriyah Gate Development Authority in 2017, backed by the Public Investment Fund. The objective is not simply expansion, but the creation of a global cultural capital

rooted in Najid architectural identity. Urban planning here deliberately rejects the rigid grid. Homes, workplaces, schools, retail, wellness and cultural spaces sit within walkable proximity, creating an organic, human-scaled environment. Low-rise structures blend with the landscape, positioned beside At-Turaif, the UNESCO World Heritage Site that served as the ancestral home of the House of Al Saud and the birthplace of the first Saudi state in 1727.

The scale is formidable. Diriyah spans approximately 196 square kilometres, with over 14 square kilometres of built development carefully planned. The project will deliver schools, healthcare facilities, a university, museums, cultural institutions, 37 hotels, a 27 hole golf course designed by Greg Norman, a golf academy, and housing for around 100,000 residents.

Yet the most remarkable engineering lies underground. To preserve a serene, pedestrian-friendly surface environment free from traffic noise, more than 12 million cubic metres of rock have been excavated to create a three-tier subterranean infrastructure network reaching impressive depths of 46 metres. This concealed layer efficiently accommodates transport links, utilities, metro connections, and parking –keeping vehicles largely out of sight while maintaining full accessibility.

Landscaping plays an equally strategic role. Over six million trees and plants are being introduced, linked by parks, trails, and equestrian paths extending more than 20 kilometres. The result is not simply urban expansion, but the construction of a living, resilient ecosystem. For international observers, Diriyah signals a broader shift in Middle Eastern development – from iconic vertical skylines towards culturally anchored, climate-responsive urbanism. It positions Saudi Arabia not only as a builder of scale, but also as a thoughtful curator of heritage and sustainable design.

In an era when cities compete for global capital, tourism, and talent, Diriyah represents a fundamentally different proposition: a future city thoughtfully built from the materials of its past.

A look at what drives demand and shapes buyer choices in England’s country estate market

he English country estate property market occupies a distinct position within the broader residential landscape, operating under different pressures and priorities from prime urban markets. Transactions are typically driven by land, long-term stewardship, and lifestyle considerations rather than short-term price movement, and activity levels are often shaped by the availability of suitable stock as much as by buyer demand.

To gain perspective, Will Matthews, Head of Farms & Estates in Knight Frank’s Country Department, shares his observations on how the sector is performing and how buyer behaviour continues to evolve.

On the relationship between country estates and prime urban property, Will explains that performance cannot be viewed in isolation from supply constraints. Will says: “Like all markets at the moment, it is not entirely straightforward but ultimately, there is plenty of wealth in the background and good quality properties will always trade well and have been doing so. The lack of stock in the Country market is playing a bigger role than it is possibly in London.” This shortage of available estates continues to support values, particularly

for properties with strong fundamentals. Location remains a key influence, though flexibility is more common among estate buyers than in city markets. Will notes a clear shift following the pandemic. He says: “We have seen a significant post-Covid bounce back where people are looking for and prioritising accessibility again. It remains the case that where people are looking to buy landed property, they are generally more flexible on location but we have seen this post-Covid jump back, favouring accessibility to major airports and to London.” Estates within reach of transport links are once again attracting sustained interest.

The buyer profile itself has also broadened. Rather than fitting a single mould, today’s purchasers bring varied backgrounds and objectives. Will is keen to stress this point. Will says: “It is important not to pigeonhole any property because the purchaser demographic is so varied for these types of homes. Fundamentally though, what we have seen over the last five to ten years is buyers are certainly looking at environmental enhancement and natural capital as a key driver for their purchasing, alongside the traditional amenity and sporting that continues to play a role.” Environmental considerations now sit alongside shooting, farming, and leisure when decisions are made.

Pricing and liquidity depend on multiple elements, from acreage to heritage value, though vendor behaviour has become increasingly significant.

Will comments: “All of these factors remain important in equal measure alongside peace and privacy which plays a significant role. Ultimately, the most important factor in the current market is where we are seeing vendors being sensible and aggressive with their pricing.” Realistic expectations are often the difference between a sale progressing or stalling.

Taken together, these insights suggest a market driven less by fashion and more by fundamentals: scarcity, quality, accessibility, and clear pricing. For buyers and sellers alike, understanding these dynamics remains central to successful transactions in England’s country estate sector.

As demand at the top end continues to deepen, these factors are increasingly influencing how and where buyers commit capital. Miguel Poisson, Chief Executive Officer of Portugal Sotheby’s International Realty, shares how these considerations are playing out across Portugal’s luxury residential landscape.

According to Miguel, international demand has become the main driver of growth. As he explains, “Demand for luxury residential property in Portugal has strengthened significantly over the past few years, with international buyers playing a central role. Portugal continues to be seen as a safe, stable, and attractive destination, offering a high quality of life, political stability, and a favourable climate.”

This perception has broadened the buyer base beyond traditional European markets. Miguel notes, “While demand from traditional European markets remains strong, there has been a notable increase in interest from North America, particularly from U.S. buyers, as well as from Brazil and Northern Europe.” Motivation has also evolved, with buyers balancing lifestyle and capital preservation. “Many of these buyers are seeking not only lifestyle properties but also long-term value preservation, which has positioned Portugal as a strategic destination for high-net-worth individuals.”

Activity remains concentrated in established prime locations. Miguel points to the capital and its coastline, stating, “Lisbon and its surrounding areas, including Cascais, Estoril, and Oeiras, continue to register the strongest activity in the luxury segment. These locations benefit from a combination of urban sophistication, coastal living, international schools, and strong infrastructure.” Northern Portugal also plays a role. “Porto also remains highly attractive, particularly for European and Brazilian buyers, due to its historic character, cultural appeal, and comparatively competitive pricing within the luxury segment.”

Further south, lifestyle demand and accessibility continue to drive transactions. Miguel observes, “In the south, the Algarve continues to attract international investors, especially following the introduction of new direct air routes from the United States, reinforcing its position as a prime second-home and lifestyle destination.” Island markets are also gaining ground. “Madeira is also experiencing growing demand from families and Northern European and U.S. buyers, drawn by its safety, climate, and high construction standards.” Alongside these established areas, lower-density coastal zones are seeing rising attention. “Emerging destinations such as Comporta and Melides are gaining momentum, driven by exclusivity, low density, and the arrival of branded residential projects, which significantly increase their investment appeal.”

Regulatory change has been a topic of close attention among international buyers. Miguel addresses this directly: “Recent regulatory changes, including adjustments to residency programs and

tax incentives, have led to some short-term uncertainty. However, interest remains particularly strong from international purchasers who value long-term lifestyle and capital growth prospects.”

Buyer expectations within the luxury segment have also become more defined. As Miguel explains, “In today’s luxury market, buyers are prioritising properties that offer a combination of privacy, comfort, and lifestyle-enhancing features. Outdoor space, such as terraces, gardens, and sea views, remains one of the strongest value drivers.” Specifications and services matter as much as location. “Other key factors include high-quality finishes, energy efficiency, sustainability features, and access to premium services such as concierge, wellness facilities, and security. Branded residences and new developments with hotel amenities are also commanding premium prices, particularly in emerging luxury destinations.”

On the supply side, constraints continue to shape pricing. Miguel is clear on the impact: “Supply constraints are one of the most decisive factors shaping pricing in Portugal’s luxury residential market. Strict planning regulations, lengthy licensing processes, and rising construction costs have limited the pace of new development, particularly in prime urban and coastal locations.” With demand exceeding available stock, pricing pressure remains. “As demand continues to outpace supply, especially for high-quality assets in prime areas, prices in the premium segment are likely to remain under upward pressure. This structural imbalance reinforces a seller-favourable environment and supports long-term capital appreciation for well-located luxury properties.”

Looking ahead, Miguel outlines both caution and confidence. “From an opportunity perspective, Portugal offers strong fundamentals: sustained

international demand, limited supply, and growing interest in emerging luxury destinations. Areas such as Comporta, Melides, Lisbon, Algarve and Madeira present clear potential for long-term value appreciation for strategic global investors today.

Risks remain part of the equation. “Risks to consider include regulatory changes, global economic uncertainty, and interest rate volatility.” Even so, positioning remains key. “Investors focused on prime assets, quality construction, and locations with enduring appeal are generally well positioned to mitigate these risks.” He concludes with a positive assessment of the market’s direction: “Overall, the outlook for Portugal’s luxury residential market remains positive. Completed in 2025, Château Aiguetta is a restoration project by architectural studio Atelier Alma. The neo-medieval residence is set on a pine-covered hillside overlooking the Mediterranean, with its main façade facing southwest toward a terraced park.

Listed as a cultural heritage property, the château was founded in the late 19th century and later expanded into a monumental residence. By the early 20th century, it featured multiple towers, crenellations, and pointed-arch windows, before later alterations and abandonment compromised its integrity.

Atelier Alma’s brief was to restore architectural coherence while transforming the property into a refined private residence. Marechal Watson on Egypt’s spectacular new cultural landmark, enduring artistic rivalries, and the intimate worlds of celebrated painters

ZURBARÁN

Francisco de Zurbarán (1598-1664) was one of the leading painters of 17th-century Spain, a contemporary of Diego Velazquez. Alongside soaring depictions of saints and immense altarpieces, he also painted a small number of extraordinarily natural and direct still lives.

The first major monographic exhibition devoted to the artist opens this spring at the National Gallery and will feature nearly 50 paintings spanning the artist’s career.

TURNER & CONSTABLE

A marvellous timeline opens Tate Britain’s celebration of the 250th anniversaries of JMW Turner (1775–1851) and John Constable (1776–1837). Born a year apart, their backgrounds could not have been more different: Turner, son of a Covent Garden barber, and Constable, raised in Suffolk by his family’s mill.

The contrast runs through their careers. Turner was a prodigy, entering the Royal Academy at 15 and becoming an Academician at 27; Constable arrived later, elected only at 52 after years of struggle. Turner’s output dwarfed his rival’s, with some 256 works and 900 prints compared to Constable’s 104 works and 47 prints, and he even outlived Constable by 16 years.

Critics cast Constable as painter of truth against Turner’s poetry and romanticism, yet both transformed landscape painting during a period of growing public interest and critical debate. The exhibition gathers over 190 works. Constable’s Suffolk scenes and cloud studies reveal his

pioneering outdoor oils, while Turner’s travels across Britain and Europe produced rapid sketches and sublime Alpine views, alongside experimental and secret techniques.

Their rivalry turned theatrical: Constable seized the prime spot in 1831 with Salisbury Cathedral; Turner answered a year later by adding a shocking red dot to a seascape to outshine a

neighbouring Constable. The show ends with a fascinating film on their enduring legacy, featuring contemporary artists including Frank Bowling and Bridget Riley.

MADAME X AND THE SARGENT SCANDAL

Two major shows devoted to the American painter John Singer Sargent (1856–1925) have just closed but it’s not too late to see at least one of the paintings that the exhibitions were partly built around - and the work that Sargent himself liked best of all despite the storm of controversy which surrounded its first exhibition.

Much ink has been spilled over the infamous Portrait of Madame X (which hung in his studio until his death) but which scandalised the art world when it was shown at the Paris Salon in 1884.

Sargent had arrived in Paris in 1874 at the age of 18. He was hugely talented and had a sound commercial head which enabled him to navigate his path through the French exhibition system.

Some critics have even suggested that in exhibiting the portrait of Virginie

Gautreau, a ‘professional beauty’ and socialite known for her many extra marital affairs, Sargent was inviting bad publicity.

Today the reaction to the work seems extraordinary. Originally portrayed with one shoulder strap hanging down, an “indecent” and “vulgar” outfit according to the press, Sargent later repainted it to assuage complaints. He was even accused of manufacturing publicity by his choice of model and pose.

Today, the portrait is regarded as the Mona Lisa of the Metropolitan Museum of Art. There is also a copy in Tate Britain for those who would like a chance to see just how much times and tastes have changed.

PEOPLE WATCHING

Entrepreneur Chris Ingram began collecting art in 2002. Drawn to modern British painters, he was once told at a Sotheby’s auction he could build a great collection for as little as £1 million. “Right, I’m in,” he thought, before quickly spending far more in pursuit of his passion.

Jo Baring, director of what became the Ingram Collection, recounts the story as she guides visitors through People Watching at the Dorset Museum & Art Gallery. Sharing art is central to the charity’s mission, she says. “What upsets Chris most are the beautiful works sitting unseen in storage.”

While names such as Elizabeth Frink, Henry Moore, Barbara Hepworth and Bridget Riley draw crowds, it is the lesser-known artists that give the collection its distinctive richness and unexpected depth. Arranged thematically into five sections, the exhibition opens with Dod Proctor’s Golden Girl, acquired before the artist’s market surge.

WINSTON CHURCHILL: THE PAINTER

The first major retrospective of Sir Winston Churchill’s paintings opens this spring at London’s Wallace Collection. Churchill took up painting at 40, encouraged by his sister, a watercolourist, and by friends such as Sir John Lavery and Walter Sickert, following the disastrous Gallipoli campaign of 1915. Painting became a refuge from political stress and depression, with Churchill later writing, “If it weren’t for painting, I couldn’t live. I couldn’t bear the strain of things.”

Among the 550 works in the exhibition, Jug and Bottles exemplifies Churchill’s still-life practice, showing his careful observation, confident brushwork, and vibrant use of light and colour. Like much of his work, it was painted directly in oils without preliminary sketches, reflecting his impressionistic and postimpressionistic influences.

The exhibition traces his artistic journey chronologically, from tentative early attempts to bold late works, including Mediterranean harbours, wartime scenes, and Moroccan landscapes.

Though Churchill often called his paintings “daubs,” he took them seriously enough to exhibit two under the pseudonym David Winter at the Royal Academy. Complementing his works are pieces by his mentors and friends, including Sir John Lavery and Sir William Nicholson, highlighting the guidance that shaped his distinctive style.

Egypt’s new age museum

It’s hard to get away from the numbers – and the politics – when writing about the Grand Egyptian Museum (GEM), located beside the Giza pyramids and now fully open.

It is the largest museum in the world dedicated to a single civilisation. Beset by delays, the project has cost Egypt more than $1.2 billion, an investment the government hopes to recoup through tourism. Last year, over 15 million visitors came to Egypt, a figure officials aim to double by 2030, with the GEM central to that ambition.

Housing more than 100,000 artefacts drawn from the old Egyptian Museum in Cairo and regional collections, the vast complex now attracts around 22,000 visitors a day. Most come for the undeniable highlight: the King Tutankhamun galleries.

Measured by attendance alone, the museum is already a monumental success. Built beside the pyramids, the GEM forms part of a major redevelopment of the Giza plateau, with new roads, hotels and parks, and a visitor centre designed for international tour groups and bucket-list travellers alike. The wonder remains, but it must now be appreciated in a distinctly 21st-century way.

Just two kilometres away, the GEM appears grey and restrained by day, yet at night it glitters against the desert sky. Overlooking a vast piazza centred on the Hanging Obelisk of Ramesses II, the museum was designed by Dublin-based Heneghan Peng Architects. It covers 117 acres and is divided into 12 galleries arranged roughly chronologically, spanning prehistoric and pre-dynastic Egypt through the Old, Middle and New Kingdoms to the Late and Graeco-Roman periods. Visitors can follow historical, thematic or ‘star object’ routes. A serious visit takes four hours, though scholars could spend days here.

The entrance hall is dominated by a 3,200-year-old granite statue of Ramesses II, originally from Memphis and once standing in central Cairo before being relocated to protect it from pollution. Beside it, a grand staircase rises past statues, stelae and tomb fragments to a viewing platform framing the pyramids themselves.

Many artefacts relate to funerary practice, but it was the afterlife rather than death that obsessed the ancient Egyptians. Pharaohs and officials were buried with everything needed for eternal happiness. One memorable example is a group of miniature wooden soldiers from the tomb of Mesehti, a provincial governor around 2000 BC.

Almost all tombs were looted, even that of the relatively minor boy-king Tutankhamun. Yet nothing prepares you for the scale of what Howard Carter uncovered in 1922

and what is now displayed at GEM. The Tutankhamun Galleries shimmer with four nested golden shrines enclosing the sarcophagi, along with thrones, inlaid furniture, gold-covered chariots, alabaster vessels and hundreds of everyday objects, from sandals to baskets.

The final glory is the iconic gold mask. According to our guide, it is so priceless that no insurer will underwrite it. Gold symbolised protection, though intriguingly silver was rarer and more valuable in ancient Egypt – a reminder that treasures such as the silver coffin of Psusennes I still remain in Cairo’s original museum, now quieter since the rise of the GEM.

MYNE co-founder and managing director Nikolaus Thomale points to resilience at the very top end of the French market, particularly in globally recognised enclaves. He says: “Monaco, Saint-Tropez and Saint-Jean-Cap-Ferrat remain the most resilient markets on the French Riviera. Limited supply, global prestige and sustained international demand keep pricing firm even when broader market activity softens.”

By contrast, Nikolaus explains that affordability still plays a role across the border: “The Italian Riviera is generally more accessible in pricing terms, although prime locations such as Portofino and Santa Margherita Ligure show similar resilience due to extreme scarcity and heritage appeal.” He adds that motivation is increasingly long-term: “Buyers looking for these qualities are often attracted by long-term lifestyle value rather than rapid price growth, viewing ownership as a generational

investment.” In both regions, he notes, “exclusivity, infrastructure and limited supply are the dominant drivers of demand.”

Buyer priorities have also shifted toward homes that are ready to use. Nikolaus observes: “Buyers are prioritising lifestyle-led, move-in-ready homes over speculative projects.” On the French Riviera, he says, “demand is strongest for modern apartments and villas with panoramic sea views, concierge services and family-oriented infrastructure such as schools and on-site amenities.” He highlights a demographic change too: “Buyers are increasingly younger, often relocating or spending extended periods rather than using properties seasonally.”

In Italy, character still matters deeply. According to Nikolaus, “buyers are seeking out villas seeped in rich architectural history and sweeping seaside views.” Yet tradition alone is no longer enough: “They are particularly interested in properties where traditional architecture has been carefully blended with modern interiors, terraces and smart-home features.” Across both coasts, expectations are aligned, with “connectivity, effortless maintenance and turnkey delivery” now essential.

Buyer profiles are broadening too across multiple lifestyle segments, and buyer motivations continue evolving rapidly. Diletta explains: “The market now welcomes a discerning international audience, particularly from France, across Europe, the United States, and the Middle East, alongside a sophisticated domestic clientele.” Priorities differ slightly, as “international buyers are often drawn to secluded retreats or second homes,” while Italians “tend to favour locations that blend privacy with convenient access to amenities and community life.”

Diletta says: “Photovoltaic systems, advanced thermal insulation, and integrated smart-home solutions are no longer optional, they are essential.” Nikolaus echoes this trend, noting: “Smart-home technology has become a baseline expectation rather than a luxury add-on.”

Looking ahead, both agree that constrained supply, lifestyle relevance, and thoughtfully designed, futureready homes will strongly shape the next exciting and dynamic phase of Riviera living.

Amexon Development Corporation made a strong impression with Missoni Sky in Toronto, Ontario, Canada, earning multiple Five Star awards. In the Caribbean, Blee Halligan was celebrated for two projects in the Turks and Caicos Islands. S C   project that positions OG Ambientes as a benchmark for high-end bespoke furniture. OG Ambientes is a premium bespoke furniture brand with 18 years of history, firmly established in the Brazilian Midwest, in the city of Goiânia. In 2024, the company moved to a new, fully automated manufacturing facility spanning almost 3,000m.

Within this new structure, the client allocated a 500m area for the creation of a conceptual flagship showroom, a space that would break away from any traditional market references. e brief was clear: to design an innovative and immersive environment that would serve as a laboratory for the launch and real-life experience of OG’s 2025 Collection. e space needed to spark an immediate “WOW” factor, surprising customers, partners, and industry professionals alike.

To translate the client’s vision into a truly disruptive retail interior, the concept of an art gallery experience was adopted, transforming the showroom into a curated journey rather than a static display. e path through the 500-square-metre space is intentionally dark and atmospheric, heightening the visitor’s senses. One illuminated box reveals itself, a complete kitchen setting bathed in warm, precise lighting. As the journey continues, the lighting system choreographs the transition from one environment to the next, ensuring each space is experienced in isolation with full attention and emotional impact. is theatrical approach transforms the showroom into a dynamic narrative, offering a one-of-a-kind “WOW” moment that redefines interaction with bespoke furniture and reinforces OG Ambientes’ position as a pioneer in high-end retail design.

Hannah Cowell Designs undertook the interior design for both the Great House and Solvei projects, delivering spaces that combine functionality, luxury, and adaptability.

The Great House kitchen represents a remarkable design challenge. Creating a single space that seamlessly serves intimate family meals, formal diplomatic entertaining, research facility dining, and large-scale events, all within the demanding environment of a Belizean rainforest preserve.

Solvei was commissioned as a flagship luxury residence with accessibility and multigenerational living in mind. A ground-floor ADA-compliant bedroom and bathroom, plus an elevator connecting all levels, ensure inclusivity.

The project required innovative technical solutions including custom humidity-resistant cabinetry, complex roof-mounted extraction systems for soaring ceilings, and multi-zone LED lighting that transforms the space from functional workspace to elegant entertaining venue. The dual island configuration and integrated buffet system demonstrate sophisticated space planning that anticipates future campus expansion while maintaining luxury aesthetics in an extreme tropical climate.

Functional zones include a walk-in pantry, breakfast and coffee station, extended counter transitioning to a custom buffet, and multiple prep stations with specialised storage.

Entertainment and activity spaces were designed for varying group sizes and weather, supported by advanced lighting and integrated audio-visual systems. The interior blends natural materials and textures, with custom sofas, floor-to-ceiling grey sheers, Nicaraguan stone and wood dining tables, and layered textiles throughout.

Bedrooms prioritise comfort, incorporating convertible sofas, custom bunk beds, and curated artwork. Bathrooms feature moistureresistant laminated vanities, Carrera stone countertops, and natural stone mosaic floors. Together, The Great House and Solvei showcase Hannah Cowell Designs’ ability to combine technical precision with refined luxury across complex environments and lifestyles. Both projects recently achieved Regional Winner status at the International Property Awards, further affirming the studio’s commitment to innovative, functional and award-winning interior design.

Martín Coronado 3300 was designed by BMA with the vision of creating one of Buenos Aires’ finest residential buildings, under a key constraint: the prohibition of a high-rise tower. Set in a traditional, high-end neighbourhood of low-density homes, the challenge was to deliver the privacy, exclusivity, and spatial quality of a luxury tower within a low-rise format. Each unit was conceived as a full-floor residence with no shared walls, ensuring total independence. Expansive private terraces with pools, pergolas, outdoor kitchens, and lounge areas enhance the sense of a stand-alone home. Generous shared amenities and a functional garage with six parking spaces per unit echo the comfort of private houses.

The concept translated tower-like luxury into a horizontal scale, using terraced massing and greenery-filled setbacks to maximise light and privacy. Double-height exterior spaces extend each residence towards the outdoors,

while local influences inspired the use of natural stone referencing the nearby museum and park. A sculptural “guardian dog” at the entrance adds a personal, domestic touch.

In the traditional Barrio Parque between San Martín de Tours and Salguero streets, the building aligns with the adjacent plaza, achieving seamless integration with its surroundings. With five floors and thirtythree three-bedroom units, Martín Coronado 3300 features 1,500 square metres of refined amenities, timeless architecture, and warm natural materials, stones, metals, and woods, reflecting understated elegance, purity, and distinction throughout every living space and experience.

Primmo is a luxury residential development located on the Santa Catarina coast at Quilombo Beach in Penha. Developed by Odeza Empreendimentos with the purpose of offering exclusivity, sophistication and connection with nature, the development comprises only six residential units, designed to serve a discerning clientele seeking more than just a property, but a distinctive lifestyle.

Strategically located at Avenida José Inácio de Souza, 305, Quilombo Beach, the development offers direct ocean views, beach proximity, and preserved natural surroundings. The design of the Andaz Beach Club at Peninsula Papagayo emerged from the challenge of translating the client’s high-end expectations into an architectural language blending luxury, wellness, and a connection to the tropical surroundings. QBO3 Arquitectos created a beach club with beachfront lounges, private cabanas, wellness spaces, a gourmet restaurant, bar, spa pavilion, and versatile events platform. The architecture respects the site’s topography and vegetation, using natural woods, stone, and neutral finishes, while light rooflines, shaded terraces, and open volumes enhance comfort and views. Interiors curated by Cola Blanca emphasise material authenticity, neutral tones, and seamless transitions between indoor and outdoor areas,

Casa HE25, located in the exclusive Zapotal development, follows the terrain’s slope across three levels, with social areas and a cantilevered pool at the intermediate level and private suites above. The curved roof acts as both sculptural and climate-responsive feature, while vertical wooden louvres and floating rooflines soften the silhouette and provide privacy and shade. The residence integrates into the landscape while offering panoramic ocean views and fluid indooroutdoor connections.

Villa Yume, positioned on a sloped plot in Peninsula Papagayo, employs a strong diagonal axis to structure circulation and open social areas to a 17-metre ocean-facing span. Cantilevered roof planes and concealed supports allow uninterrupted views and crossventilation. The volumes step gently with the topography, framing vistas while maintaining privacy, resulting in a residence that balances geometry, landscape, and openness, offering a sophisticated yet grounded living experience.

Casa Akai is located in the Punta de Mita development, Nayarit, Mexico, on a 4,560m2 beachfront lot. Originally developed ten years ago by architect Jose de Yturbe, this project was later commissioned to architect Guillermo Michel and Joaquin Homs Studio for renovation and the addition of new spaces. The main challenge was to preserve the original layout while modifying the previous home’s solid white and red palette, which created harsh reflections. It was also essential to maximise the existing marble, stone, and carpentry finishes.

The original house lacked a home theatre, a game room, and a wine bar. The family room was divided into three separate areas, making it difficult to remain outdoors during the summer

season. The new design introduced enclosed areas with air conditioning, maintaining communication between spaces. The main palapa was reimagined to expand capacity, and the wine bar enlarged to suit a house with eight bedrooms.

Three new basement spaces were created: the game room, home theatre, and wine bar. The swimming pool was extended without affecting the jacuzzi, visually integrating the façade into one continuous water feature. The interiors were softened through the use of acid-treated Parota wood, warm neutral tones, and organic materials, creating harmonious spaces filled with comfort, tranquillity, and warmth for a timeless, sensorial residential experience.

Panorama House by Forma Design Studio encompasses the creation of an expansive single-family residence situated on a plot measuring approximately 2,650m2. The client emphasised the importance of spacious, fluid interiors with substantial ceiling heights to foster an open and inviting atmosphere. Additionally, the client provided an extensive, meticulously detailed program outlining various dedicated areas.

The private area consists of a generously sized master suite, three supplementary bedrooms designed for optimal comfort, a versatile family room, and a sophisticated home office or private study. The social area is designed to encourage interaction and seamless movement, including a spacious living room, elegant dining room, and contemporary kitchen, complemented by a centrally positioned distribution hall and a convenient guest bathroom.

These elements together define the spatial organisation of Panorama House, creating a cohesive residence that balances functionality, comfort, privacy, and scenic connection throughout the site.

The Rancho Santa Fe Residence by Karolina Barrett Interiors is a comprehensive transformation of a previously outdated and inefficient home into a luxurious, design-led environment. Located in Rancho Santa Fe, California, this 50m² kitchen was envisioned as more than a workspace: it is a sanctuary. The design blends classic refinement with modern sensibilities while celebrating organic design principles, prioritising natural textures, curved forms and an earthy palette to evoke a sense of harmony and timeless elegance.

The completed interior presents a seamless balance between functionality and aesthetic grace, including hidden passageways, bespoke millwork, integrated technology, sculptural lighting and a materials palette inspired by nature. Every detail, from invisible appliances to lime-washed walls, was selected for sensory

resonance as much as for technical excellence. The kitchen redefines the expressive potential of interior design and serves as the heart of the home, embodying elegance, calm and connection.

The materials palette features fluted oak panelling, Calacatta Viola tiles, wide-plank white oak flooring and custom-blended lime wash plaster. Fully profiled crown mouldings unify wall and ceiling planes, while soft ambient lighting enhances the feeling of depth and warmth. The 168cm Coco chandelier by Larose Guyon introduces poetry and vertical balance, complemented by sculptural matte black cabinet handles and ecru velvet chairs that add tactility and contrast. Integrated Miele Touch2Open appliances and flush baseboards with vertical lighting further enhance functionality, refinement and serene continuity throughout the space.

The homeowner requested an elevated modern retreat where serenity, privacy, and natural connection coexist. The home needed to accommodate frequent entertaining yet feel intimate. Large volumes, clean sightlines, and indoor-outdoor fluidity were essential. Located in a lush tropical setting, this private residence is a composition of tranquillity and intention. The architectural language is minimal and modern, yet rooted in warmth. Casa Rodar approached this project with a single ambition: to design a home that feels like it already belonged to its owner. The result is an environment where functionality and aesthetics are seamlessly intertwined.

The visual language has been carefully curated: neutral whites as a base, dark metals,

understated stones, and warm woods combine with organic textures and intentionally selected furnishings. “Architecture is the body; interior design is the personality of the client,” explains the architect. The layout flows naturally: from a double-height foyer, one accesses the social areas, including a dining room for twelve, a main living room, and terraces with a pool. Outside, a new pool aligned with the interior design strengthens the biophilic connection with the surroundings.

The kitchen, “the visual and functional core of the home,” features a sculptural island with angular geometry. The private area has been transformed from four bedrooms to three spacious suites, including a primary bedroom with a generous bathroom and walk-in closet. The bathrooms connect well-being with relaxed luxury in harmony with nature. This project reflects the precision and meticulousness of the Casa Rodar team and the collaboration with a client whose friendship became a bond beyond design, creating a home that truly embodies personality and comfort.

Reflecting this philosophy, the Grandview Condominiums project on the pristine 7-Mile Beach showcases the firm’s ability to transform spaces with precision and creativity. This rental property features two bedrooms and two bathrooms, backing directly onto the beach. The previous layout restricted flow and function, but being a main-floor unit allowed for the relocation of plumbing and interior partitions.

The refreshed design introduced new flooring, furniture, lighting, and paint throughout. A reconfigured open-plan kitchen now forms the heart of the home, framed by veined marble, ribbed millwork, brass accents, and layered lighting.

The guest suite includes adaptable twin beds, tropical wallpaper, and ambient illumination, while the master suite embraces a spa-like calm with a freestanding tub facing the ocean, reeded glass doors, and custom storage with integrated LEDs, balancing sophistication, comfort, and relaxed elegance throughout every interior space.

Conceived during a period of political and economic uncertainty in Brazil, the Miró Building emerged from the challenge of creating a differentiated and highly desirable real estate product capable of standing out in a competitive highend market. In response, Studio Henrique Hoffman developed an architectural proposal in which form, landscape and experience are inseparable. The building’s volumetry draws directly from the natural contours of the mountains and valleys of Vale do Sereno, in Nova Lima, resulting in a slender and fluid composition conceived as a structure sculpted by the winds.

The project translates emotional memories and vernacular typologies of traditional country houses in Minas Gerais – spaces defined by double-height ceilings, mezzanines and generous spatial connections – into a contemporary vertical residential model. From this reference emerged the concept of “houses in the sky,” expressed through superimposed apartments featuring mezzanines, private balconies and expansive living areas that challenge conventional residential layouts.

The building’s curved volume responds organically to the surrounding topography

and prevailing winds, forming a sculptural landmark that establishes a direct dialogue with the landscape. Set on a steep, vegetation-rich site, Miró offers elevated and uninterrupted views of the mountains and valley. Glass façades and generous balconies were strategically designed to maximize sunlight, panoramic views and cross ventilation, ensuring natural light, thermal efficiency and a strong sense of visual spaciousness. The implantation and orientation of the building carefully respect neighbouring developments, reinforcing urban harmony. Neutral, monochromatic tones on the façades enhance the relationship between architecture, nature and the urban context, creating a refined and timeless presence. Miró introduces a new residential paradigm to the region, combining emotional value, architectural rigour and market intelligence. All 45 units, within a built area of 18,224.64m² and rising 450 feet, were sold on the first day of launch, confirming the project’s success as both an architectural statement and a solid investment opportunity, setting a benchmark for luxury living and redefining high-end residential expectations in Nova Lima.

The Strand project by RAD Architecture was envisioned as a residential resort community that embodies both a strong sense of place and a vibrant, yet discreet, sense of community. The aim was to create a sanctuary that the client’s own family would be proud to call home, while extending that same opportunity to others who are drawn to exceptional design and the cultural ethos behind the development.

The Strand is located along the southern shores of Providenciales in the Turks and Caicos Islands, within the Cooper Jack neighbourhood. The 17-acre oceanfront site features 2,230 linear feet of uninterrupted shoreline and 1,400 feet of canal frontage. The design mandate encompassed the thoughtful master planning of the site to include thirteen single-family home lots

offering three distinct floor plan options, twenty-one vacation villas featuring two unique layouts, and six custom estate sites tailored for bespoke residences. A collection of exclusive beach club amenities was designed to elevate the resident experience, including a main clubhouse with reception and concierge services, a state-of-the-art fitness centre, and an ocean-view yoga terrace. Residents enjoy access to a private marina, tennis and pickleball courts, a beachfront open-air restaurant, and a central beachfront community pool and hot tub.

Each residence integrates luxury, sustainability, and connection to nature through open-concept design, coral stone, timber, and energy-efficient innovations, creating an elegant, environmentally responsive and enduring expression of home.

The 2025-2026 United Kingdom Property Awards reflect the scale and strength of activity taking place across the country. From Cornwall to Scotland, London to Greater Manchester, this year’s results span every corner of the market, recognising achievement in development, architecture, interior design and real estate.

Residential development categories were particularly active, with honours awarded to schemes ranging from boutique projects of two to nine units through to major high-rise and 20+ unit developments. Renovation and redevelopment also featured prominently, alongside sustainable housing and senior living schemes that respond to shifting demographic needs.

Architectural awards covered single residences, multiple-residence projects and public service buildings, highlighting both private homes and civic contributions. In interior design, accolades extended across private residences, show homes, apartments, office spaces, retail environments, leisure interiors, kitchens, bathrooms and smart home concepts, underlining the breadth of design expertise within the UK.

City & Country has developed a collection of homes within the priory grounds that draws on traditional local materials and vernacular character, creating homes that feel genuinely rooted in their setting. Adjacent to this, Priory Fields represents the next chapter of City & Country’s work in St Osyth. BetterPAD was asked to take a rundown cottage and reimagine it as a modern, relaxing country home that maximises engagement with the stunning site, while also providing additional living accommodation. A full upgrade of all services was required, with an aspiration to be as offgrid as possible. The living area was to be open and flexible, making it suitable for hosting guests, while the principal suite needed to maintain a sense of independence and include a dedicated home office.

Set in the heart of the Surrey Hills, the plot occupies an exceptionally attractive position, with land that slopes gently southwards to capture incredible views and natural light. This unique location offered significant benefits but also brought notable challenges. Tighter planning constraints required multiple ecological studies to be commissioned, ensuring sensitive integration with the protected landscape. In addition, the softer ground conditions presented logistical difficulties during construction, demanding carefully considered strategies to deliver

the project successfully within this remarkable setting.

The architecture is designed to synthesise with the site, resonating with the local vernacular while still feeling fresh, modern, and exciting. The single-storey extension, connected by a subtle link, occupies a broader footprint than other massing options but avoids competing with the original home, instead honouring and echoing the cottage’s character. A central external patio ties house and extension together, maximising outdoor living and engagement with the site’s remarkable qualities.

Material choices of stone, clay, and wood radiate rustic charm, connecting directly with the textures of the surrounding landscape and intended to age gracefully, while crisp white-painted brick and dark metal frames provide a striking counterpoint. The interiors moodboard focuses on light, soft tones with gentle textures, echoing the exterior palette while fostering a calmer, more tranquil atmosphere inside the home for everyday living and retreat.

The L & C Company were commissioned to transform a distinguished private residence in St George’s Hill, Surrey, an exclusive setting known for its serenity, privacy, and scenic surroundings. Set within mature, landscaped gardens with far-reaching views across St George’s Hill Golf Club, the five-bedroom property offers 8,000 sq. ft of refined living space.

The client’s vision centred on creating a sanctuary that blended elegance with warmth, comfort, and practicality. The brief called for a welcoming environment for family life and entertaining, a home that would “wrap its arms around the whole family”, exuding calmness, natural light, and a deeply inviting atmosphere.

With interiors that had become somewhat dated, The L & C Company were commissioned to refurbish key elements and design new furniture, furnishings, pictures, mirrors, and accessories that reflected the family’s personal style and enhanced the home’s overall sense of cohesion. Custom joinery was introduced throughout, handpainted and crafted to provide both style and practicality, incorporating upholstered fabric and wallpaper elements, metal and wood

inlays, and distinctive handles to bring texture and sophistication.

Respect for the home’s original architecture and craftsmanship guided every stage. The Interior Architectural Design team reimagined internal layouts, replaced white tiled floors with warm timber, designed bespoke fireplaces, and installed a fully glazed Crittall wall to connect the kitchen and sitting area, enhancing natural light and garden views.

Further refinements included new lighting schemes, colour palettes, and the refurbishment of the central staircase. The existing kitchen layout was retained but uplifted with hand-painted doors, new hardware, surfaces, and appliances. The former study became a glamorous games and entertaining room, while oak doors were resprayed for a more contemporary look.

Interiors were defined by tactile layering, including natural linens, plush velvets, soft trims, and faux furs, complemented by soft neutral tones punctuated with olive greens linking interior and garden.

Throughout, every detail reflected collaboration, craftsmanship, and a shared commitment to creating a home that welcomes, comforts, and embraces family life.

regory Phillips Architects extended and altered a modern NeoGeorgian family home in Cobham to provide additional functionality combined with better integration with the garden. The brief was to create an effective connection to the garden and make it a more integral part of the house, while improving the flow of spaces and enhancing privacy. An unusual ‘work from home’ space was also required, incorporating a gym, golf simulator, relaxation space, and conferencing area as part of the home office. Although the house was essentially new, it contained flaws in layout and function that this project sought to address, turning an exceptional site into an exceptional home. Challenges included integrating modern alterations with a traditional-style build and reconnecting the house with the previously dislocated garden. This was achieved with two wings: one containing the kitchen, filling an

unused corner of the garden and creating an outdoor fireplace and barbecue area; the other housing a home office, gym, and golf simulator, linked by a long glazed corridor overlooking a courtyard, providing both privacy and a cloister-like space to display art.

Set back from the main road on a semiprivate street in Cobham, the home sits within a village of traditional character with excellent local schools. Behind the preserved facade lies a refined yet welcoming residence designed for both everyday living and entertaining. A spa, media room, and home café were key features on the clients’ wish list, setting the tone for a lifestyle-focused design. The interiors were created to feel fresh and progressive with a nod to minimalism, while maintaining an aesthetic that would age gracefully. The clients were particular about materials, ensuring that marbles, stones, and woods were as important as furniture, fixtures, and fittings. Sustainability remained a shared priority throughout the design, construction, and installation.

The interior design balances restraint with warmth, using materiality, texture, and light to soften the architecture and create a sense of

calm. Lighting became a defining feature, with natural daylight flooding the main spaces and soft, architectural lighting introducing a serene atmosphere at night. Contrasts of polished and matte finishes, cool and warm tones, and tactile textures were used deliberately to bring rhythm and richness.

A fully retractable pool transforms the lower ground floor from a tranquil spa into an entertainment space, while the home café and media room blend comfort and structure through layered textiles, sculptural forms, and clean geometry, showcasing ND Studios’ thoughtful approach to contemporary family living.

One standout project is the Waldorf Astoria Residences Pompano Beach in Florida. For this landmark ocean front development, the first standalone residential tower under the iconic Waldorf Astoria brand, The Boundary produced more than 20 high-impact CGIs and cinemagraphs to launch the project. Moores Projects’ 15 Parkside Gardens represents an exemplary residential transformation in one of South West London’s most desirable postcodes, reflecting both meticulous design and high end execution. The project involved the complete refurbishment of a 6,000 sq. ft. private residence, undertaken under comprehensive project management for a private client.

The scope of work was substantial: the property was stripped back to a bare shell, enabling a full reconfiguration of the internal layouts to suit the client’s vision and lifestyle needs. The design strategy balanced heritage preservation with contemporary innovation –retaining the warmth and character of original features while integrating modern architectural elements to enhance spatial flow and functionality. A striking large glass extension was added to the rear, flooding the home with natural light and visually connecting the interior to outdoor spaces.

Internally, bespoke craftsmanship is evident throughout, with custom joinery creating refined, tailored spaces. High performance features were incorporated, such as underfloor heating, mechanical ventilation with heat recovery (MVHR), ASHR (air source heat recovery), and solar panels, emphasizing comfort, sustainability, and energy efficiency. The specification also includes triple glazed high performance windows, marrying thermal performance with elegant design.
