Ingenia Communities offer lowmaintenance, independent living under the land lease model, where residents own their home and lease the land it sits on, paying a weekly fee to cover the community’s operating costs. The land lease model offers a range of financial benefits: • No exit fees or stamp duty • Keep any capital gains when you sell • Potential for rent assistance What does your weekly site fee cover? • Applicable Council Rates • Community manager • Common area garden maintenance and tree pruning • Ground staff • Maintenance of roads and kerbs • Maintenance and operating costs of the clubhouse and other facilities
What isn’t included? Homeowners are responsible for the cost of their own utilities, home and garden maintenance, and home and contents insurance as required. Can I get rent assistance? Because you own your home but lease the land, you may be eligible for rent assistance^ to subsidise a portion of the weekly fee. This will vary based on your personal circumstances such as your entitlement to the pension and your weekly fee, but as an example, a single resident paying $217 per week could be eligible for up to around $108 per week^ in rent assistance^. A resident couple paying $255 per week could be eligible for up to around $99 per week in rent assistance^.
