ublisher Tips for choosing a Real Estate Professional Choosing a Real Estate Professional is one of the most important decisions a home buyer or seller can make. Here are some tips to help find an real estate professional that’s right for you.

1. Research
Do some legwork. Literally. Take a walk or drive around your neighborhood and check out the for-sale signs. Does one company dominate the area? Are there flyers or other marketing materials available? Most importantly, do SOLD signs go up after days, weeks, or not at all?
Stop by open houses to view other homes on the market. This is a great way to see the real estate professional in action, and meet them in a casual setting. Are they friendly, informative and professional? How do they respond to other people coming to the open house? 2. Interview multiple real estate professionals
Buying or selling a home is one of the biggest financial events of your life so take the time to interview at least three real estate professionals before deciding whom to hire. You want to find someone who demonstrates knowledge of your area and expertise in the buying/selling process, that is, familiarity with all the technicalities such as title, appraisals, financing, negotiation, inspections, etc. Above all else, make sure you’ll feel comfortable having this person guide you through an overwhelming and stressful process. 3. Ask the Right Questions
There are hundreds of things you can ask during the interview process. Separate the good real estate professionals from the great ones by comparing the answers you get to these questions:

How many deals did you complete last year?
How many of those deals were in the area I am interested in?
How will you prioritize and strategize for my needs?
If you are a buyer, find out how the real estate professional will search for homes for you, how many homes you can expect to see before finding the right one, who will come up with pricing, and how multiple offers are handled.
If you are a seller, ask how the real estate professional will market your home both on and off-line, how many photos are typically posted with a listing, what kind of photo equipment will be used (for high-quality photos), in how many publications your home will be advertised and how often? 4. Set Communication Expectations
One of the most common complaints from buyers and sellers is about the real estate professional’s lack of communication. Make sure you’re on the same page from the get-go. Discuss how the real estate professional will keep you informed and how often you expect to hear from them. If you prefer email but the real estate professional is most responsive to phone calls, you may not be a good fit for each other. Or, if you know you’re going to have lots of questions about the process and expect quick responses, but the real estate professional’s MO is bi-weekly updates, you may want to find another real estate professional. Decorating a small deck
A little personal outdoor space can go a long way towards relaxing the spirit. And just because your apartment or house came with a cramped deck doesn't mean you have to feel Liz’ Tips By: Liz Quinn cramped in it. With the right furniture and lots of welcoming colors and plants, you can sit in your very own oasis without fear of banging your knees or elbows. Here's how. 1. Make the deck seem wider
Paint your deck in a light color (or stain it in a clear coat). The lighter the shade, the bigger the deck will feel. If your deck is already painted in a dark shade, first prime it with water-based primer (which is white), then follow with the light color of your choice. 2. Shrink the furniture
Relatively speaking, the smaller your furniture the larger your deck will feel. Look for comfortable Adirondack chairs that offer great style in a small shape, or opt for more streamline furniture. And give up on the idea of a lounge chair, unless your deck is narrow but long. 3. Choose bright seat cushions
You may not have room for a deck lounge, but you can still be comfortable. Consider the colour of your house siding or brick; you don’t want to place pink cushions next to a red-brick wall. Select seat cushions to fit the style of your small furniture. Choose blues and greens, reds and purples, or orange and yellows, colors that will look bright even on cloudy days. And be sure the fabric is fade-resistant. 4. Paint the wall behind the deck

Depending on the house building material (brick, siding, wood, etc.) consider painting the wall of the house or your privacy enclosure in a darker shade. This will further increase the apparent size of the deck. It will also create a beautiful backdrop for your deck plants and furniture.
Instead of cluttering your cramped floor space, insert swag hooks in the eaves overhead and hang planters filled with drooping English Ivy and strings of colorful flowers, or you may choose some hanging tomato plants.. You can also mount plant hangers on the wall of the house to suspend plants in the corners.

Once base color is dry to the touch, use a tape measure to determine dimensions of painted area rug. Jot dimensions down on the notepad. Referring to notepad, mark the rug dimensions directly onto the deck with a pencil and straightedge. Using the pencil marks as a guide, press the painter's tape directly along outside edge of mark. Once the painted "rug" is dry to the touch, slowly peel back painter's tape. Touch up any bleed marks using 2-inch paintbrush. Reposition tape along inside edge of area rug. Tape Border

6. Window boxes
Hang window boxes on the far side of the deck rail. This will create a lush view from the deck, without cutting into its actual space. Use low-level plants to avoid creating an enclosed feeling. 7. Add whimsical beauty
Little whimsical touches will give personality to your deck retreat. Hang a beautiful bird feeder from the eaves, a wind chime, or a bird house. And slip blown-glass balls in your flower planters. 8. Add a patio umbrella
If you have no roof overhead, add a patio umbrella with a stand. Choose a brightly colored umbrella, to complement your new colours, to add life to your deck without plunging it in deep shadows. 9. Add a water fountain
Look for a small water fountain that will spread the soothing sound of running water through your deck. Place it near an outdoor outlet if you have one, or buy a battery operated fountain instead.
10. Paint an outdoor rug
Paint the colorful outline of a rug directly on your deck where your furniture is clustered to give the space a more intimate feel. Using bright hues like
