There has been a lot of talk lately about mortgage features, benefits and the types of terms available. BMO Bank of Montreal
want to express the importance for homes buyers to meet with a mortgage specialist and have a thorough conversation around their present and future financing plans before deciding on a mortgage product. This will help you to understand and be realistic about where your hard-earned money will be spent over the next five to 10 years.
Every customer I speak to has the best intentions to prepay their mortgage as quickly as possible, but things happen in life that can get in a way.
There are many things to consider, such as: Are you planning to start a family? How likely is your household to be reduced to one income earner? Have you set a plan for retirement savings? Are you going to need a new car or will you need a second car? Have you paid off that credit card debt or vacation line of credit yet? Do you have a holiday savings strategy so you don’t use credit? All of these should be discussed and considered when choosing your mortgage.
Most banks have a prepayment plan, which means you can pay down a portion of your mortgage each year without a penality.
For example, a mortgage with a “10 plus 10” prepayment privilege means that, on a $400,000 mortgage, you can prepay up yo 10% of your original principal balance (in this case, $40,000) per year and increase your payments by up to 10% each year.
For many people this provides more than enough flexibility, especially when you consider all the other plans you have in place to reach your financial goals.
As I mentioned earlier, we all have good intentions to pay off our mortgage faster but it is easy to get pulled in different directions. Whether or not you intend to make early prepayments on your mortgage, my advice is to choose a shorter amortization period when you first get your mortgage.
Shortening your amortization from 30 years to 25 years on your mortgage will translate into substantial interest savings while allowing you to be mortgage-free five years sooner. Ask your mortgage specialist to show you how you can save with a shorter amortization period.
If you opt for a shorter amortization period, you’ll need to be more disciplined with your money, but before you know it, you will have adjusted your budget for the small increase in payments and still be a ble to plan for the future.

Think nature
Set a new table
Gather nature's gifts and place them in simple containers around the house. Spring branches, pebbles, shells, fresh fruits, spring flowers and more will create uplifting still-lifes. Use containers made of natural materials such as wicker or those with light spring colors. (or use spray paint to lighten and brighten an old vase)

Delight springtime guests with seasonal tabletop style. Plant wheatgrass and daisies in a natural-root centerpiece bowl. Serve fresh salads on leaf-style plates atop woven placements.
Look underfoot
