6 Tips for renting out your cottage
Spring is just around the corner, and while most cottage-owners view their summer properties as their weekend escape from the hustle and bustle of the city, they can also serve as fantastic investment opportunities. Planning on not using your vacation property often enough this summer or are just looking to make some extra cash this year, here are some tips on what you need to do before listing your special getaway.

2. Develop a marketing strategy
and set a budget. It is easy to spend a lot of money on different listing sites, print advertising and other marketing options so it is important to make sure there is a budget. Allocate an initial set-up amount depending on what type of web site
is being designed, then an annual amount for listing. I suggest listing on a couple of sites focused on your particular area, and one or two print advertising media.
3. Create a plan. It’s easy enough
to put an ad in print or online but unless there are systems in place to manage the calls and emails, and a rental contract ready to go, bookings can be lost. A plan should outline the tasks that need to be done before the property is even advertised. These tasks include deciding on property management, your own usage of the property, how bookings will be dealt with, systems for accepting money, checking on insurance etc.
4. Organize your cottage. Ensure
that your cottage is rental-ready by cleaning and clearing the space of any clutter. Remove all of the wonderful pictures of your family and any personal items. Closets and drawers should also be emptied to make room for your guests' belongings. A locked closet can be kept to store any personal items or valuables that you want to keep at the property.
5. Safety regulations. You never
know who your renters are going to be or whether there will be any
accessibility issues, so make sure that your property is up to code. Take time to examine the area to ensure that it’s safe for young children and elderly people. Check that exterior railings, deck boards and stairs are all in good condition. Property owners will also want to get in touch with their insurance provider to see if they have appropriate coverage in the case of an accident.
6. Meet your renters. Although
you’ve set up the space to be a rental property, you still want to attract respectful renters who will treat your cottage like their own home. Meet and go over any rules you have for the property, having them sign a contract to ensure they understand the fees, terms and conditions.
