Ways of living in retirement How to thrive in your old age is a conundrum increasingly exercising the minds of baby boomers, Gen Xers and even millennials BY VIVIEN HORLER
M
ANY baby boomers – born between 1946 and 1964 and now roughly between 57 and 75 years old – have already retired. Gen Xers – born between 1965 and 1980 and aged from 41 to 56 – realise that retirement is coming – fast – and wonder if their plans and savings will see them through. And millennials – born between 1981 and 1995 and aged between 26 and 40 – are beginning to take the prospect of retirement seriously. A lot of it is about money – financial experts say you need to be saving for at least 25 years to fund your retirement, and it is the first 15 years of your working life, roughly from 22 to 37, that are crucial, because it’s your oldest savings that compound interest works its magic on. But it’s not all about money. There are also a number of lifestyles to choose from to give you the best chance of happy and fulfilled golden years. Property 360 look at some of them.
Remaining at home This option sees seniors choosing to stay on in the home they have lived in for years. They are familiar with their surroundings, don’t want to go to a retirement village or move in with children – they want to remain independent for as long as possible. As people get older and increasingly frail, they will have to pay for more help, so will need cleaning services, caregivers, meals and transport. Modifications might need to be made to the home, such as a wheelchair ramp, grab bars in the bathroom and a medical alert system. In cases where people live in a double-storey home, they might need to install a stair-lift, which is an expensive option, or adapt a downstairs room to become a new bedroom. And, of course, the normal home maintenance will need to continue. This could be a lonely option, as life partners die and friends visit less frequently as they stop driving.
Retirement villages These frequently offer different modes of living – younger and fitter people can live independently but, as they need more help, can move into an assisted living component of the complex. And if people become unable to live alone, they can move into frail care. A set-up like this works well for couples who might be ageing at different rates, meaning the frailer of the pair can be cared for by professionals while the fitter partner can remain in their own home but can easily visit. The advantages of these villages are that they are usually in attractive settings with communal gardens and joint facilities such as a swimming pool, tennis courts or even a golf course. There is plenty of company because residents can socialise with each other and those who run the villages arrange activities from book clubs to bridge as well as outings.
People can eat in their own homes or dine communally, and they don’t have to worry about daily chores and property maintenance. Security is usually prioritised The homes themselves are invariably convenient and compact. The disadvantage of retirement villages are that they are in relatively short supply in South Africa and tend to be expensive because of the facilities and services on offer. There two distinct funding models. One sees the pensioner buying their home in the village, and having full title to that home. When they die, their estate will inherit the home, be able to sell it and take advantage of capital appreciation. The other way, which is becoming increasingly popular in South Africa, is a life rights scheme. These schemes tend to be more cost effective for people with less capital. The retiree is not buying the home, he or she is buying a right to use the property for the rest of their lives. The catch is that the home remains the property of the developer, and on the death of the retiree, the developer can then “sell” the unit to a new resident at current prices. Usually the deceased estate will get some or all of the original payment but without any, or very little, capital appreciation. One way of looking at life rights is that it is as if the retiree is renting the property but paying all the rent upfront. Because buying into a life rights scheme does not involve actual transfer of property, no bond registration or transfer
fees are payable. The developer, as owner of the property, is responsible for all maintenance, but retirees do have to pay a levy in addition to their initial payment. Multi-generational living This is an option for many families. It enables the older relatives and the younger ones to share costs, chores and even child-care. It means elderly parents have company and younger family members have support. However, it can generate tensions – who is the boss of the family? Will the seniors be taken advantage of? The success of this option could be improved by having the different generations in separate homes, such as a main house and a granny flat or cottage. This would mean that the different generations are more independent, don’t live in the same space but are within easy reach of each other for company and help. It is important to arrange the finances and property ownership in such a way that should either party want to withdraw from the arrangement, no one is left disadvantaged. Home-sharing Think of The Golden Girls TV programme. Home-sharing is not just for students. Advantages include live-in company and sharing interests, costs and chores. But, as with multigenerational living, it is vital that the set-up is arranged in such a way that should tensions arise, people can leave without losing out on capital. A legal contract is probably sensible.

Modern retirement property trends are leaning towards resort-style living.
RETIREMENT is a hot property story and this is one of the reasons for our regular features on it. With Generation X entering the retirement market and looking for a home for their golden years, developers have had to relook at their retirement village models. What was fine for the Baby Boomers probably won’t work fully for Gen X, an interesting generation who helped usher in the internet. Automation, smart homes and fully online homes are now the norm. And, given the earth’s vulnerability, green, sustainable homes are also fast becoming a necessity. In some countries life expectancy is about 90, meaning this generation is also likely to be working way past age 65 – probably into their 70s and beyond. Again a consideration for developers. I do believe that developers are ahead of the curve in their forward-thinking models, but things are changing fast and, no doubt, in a decade or so when we begin seeing millennials enter the retirement market, we are likely to witness innovations we have not yet even thought of. The retirement property market is an exciting one, and one to keep your eye on. Warm regards

ODAY’S retirees are revolutionising “life after 60” by having such high expectations of their golden years that modern developments need to include all the bells and whistles to meet them. From 5G networks and smart devices to gourmet dining and prime locations, retirement villages globally are offering luxury living of the highest standards – for those who can afford it. In South Africa, modern developments are starting to follow suit. New generation retirement estates and villages are “all about the lifestyle”, says Rabie director Miguel Rodrigues. “Developers of these retirement estates aim to create campus-style living, which usually includes a clubhouse; restaurant or dining room; multi-purpose rooms and a library, as well as various outdoor activities.” He says most estates offer swimming pools and gyms and some include bowling lawns and even chapels. “The trend is towards ‘resortstyle’ living, as has become popular in the US, but just on a smaller scale.” In terms of style, the
properties, homes and apartments are “as modern as anything on the market”. “The term ‘old-age home’ has all but disappeared and youngat-heart seniors want to continue enjoying their independence, while benefiting from a hospitality-based estate that offers a host of amenities and services, as well as security. “Regardless of age, retirees have modern tastes, enjoy the finer things in life and want to do so within a like-minded community,” Rodrigues says. All of this is in addition to quality health care and individualised health plans, and activities which encourage socialising and mental well-being. The world’s best luxury retirement communities offer 24-hour, on-site medical staff, dieticians who work closely with chefs, and mental health professionals who provide care and plan activities. Some even have personal trainers and kinesiologists on the staff. The Covid-19 pandemic has placed even more emphasis on the importance of the overall well-being of retirees. Gus van der Spek, owner of life rights company Manor Life and developer of Wytham Estate, says the elderly have not only
been battling the physical health effects of the virus but also the toll it has taken on their mental health, as a result of Covidimposed isolation. “Many elderly people across South Africa live alone and had already been struggling with feelings of isolation and loneliness before the pandemic began. With the very real threat of Covid-19, these issues only worsened.” For those living in retirement communities, however, the impact was less severe as they were able to interact with their friends and staff members. “Those who had opted to live in retirement lifestyle villages and estates were able to isolate in their own units, with plenty of space to themselves, while still interacting outdoors, safely ‘masked-up’, with other residents and staff when necessary,” Van der Spek says. In addition to activities, modern conveniences, socialising, health care and security, retirement villages are focusing on architecture and landscaped gardens, so residents can be surrounded by luxury aesthetics. As one’s environment has a powerful impact on mood, health, and overall happiness, retirement communities feature more natural sunlight, open layouts and green spaces for residents to enjoy.
BELLS AND WHISTLES GLOBAL trends in retirement property reveal that modern villages and estates are meeting the needs of today’s retirees with the following offerings: Deeper focus on well-being: In addition to physical and mental health care activities, and diet, retirees are interested in educational offerings for lifelong learning as well as activities that link them with young people. Technology: Fast wi-fi is a nonnegotiable as more and more residents rely on smart devices and apps to monitor their health, such as integrated wearables that track vitals, and help plan their lives, such as scheduling of activities and menu planning. Pet-friendly spaces: Not only must new developments allow pets but they must offer off-leash dog areas, walking trails and social pet activities. Luxury dining: Cafe-style restaurants and bistros are increasingly replacing cafeteria-style cuisine and offering sophisticated and healthy meals and snacks. Bucket lists: Some communities help residents achieve their lifelong dreams by incorporating national and international travel opportunities throughout the year. Hobbies: Modern villages cater to residents’ personal pleasures by offering on-site libraries, art centres and music lessons.

Q: MY PARENTS are looking to move into a retirement village and we are not sure if we should opt for a brand-new development or an existing development. What are the biggest differences between the two? And what are the pros and cons of both options?

A: The biggest difference when it comes to choosing between an established lifestyle village and a new lifestyle village is typically amenities and finishes, as you’re more likely to get modern amenities and topof-the-range finishes in a new development.
Q: My wife and I are almost at retirement age and we want to make sure we will be covered financially. What can we do to ensure we will have enough to live comfortably?
Pros of an established village: • Able to get feedback from existing residents on their experience. • Existing sense of community among residents. • An established reputation and history for you to research and to factor in when making your decision about if this retirement village is right for you. Cons of an established village: • Facilities and amenities are often tired and in need of an update. • Staff may have become apathetic over time and be in need of re-training. • Progressive trends in retirement living, such as the integration of technology, might not be present in older villages. Pros of a new development: • Newer villages are designed with the latest trends in retirement living in mind to ensure comfort and overall experience. • Modern facilities and top-ofthe-range finishes. • Residents go in with an open mind and on an even playing field, so no cliques or biases. • Greater emphasis on lifestyle rather than functionality. • Staff will have undergone up-to-date training. Cons of a new development: • Reputation and history need to be established. • No existing residents to consult. • Possibility of minor teething issues in the beginning. – Gus van der Spek, owner of life rights company Manor Life and developer of Wytham Estate Q: We will soon be moving into a retirement village and are considering the different developments on offer. What are the standout features or main aspects that we should take into
account when deciding between the different options? A: This is a personal choice, but location would be the first thing to consider. Many retirees move closer to their children and grandchildren rather than moving to quaint seaside places or remote small towns. A second big consideration is access to medical care. The third factor should be price, which is when you consider what you get for your money. I would carefully research the developer and learn about their reputation and track record. Then I would advise that you look at amenities, house design (whether it suits your lifestyle), security
and so forth. Moving into a retirement estate is a huge decision and it’s important to make sure the fundamentals of location, affordability and who you are buying from/making a commitment to, are taken care of. – Miguel Rodrigues, director at Rabie Q: I keep hearing about retiring in a life rights property but am not entirely sure what that means. What is the difference between buying a property normally and a life right? A: A life right is ideal for those who prefer to leave the challenges and costs associated with homeownership, maintenance and sale to others, while still
maintaining their lifestyle. Essentially, it affords the retired individual the right to occupy a unit in a lifestyle estate for the rest of their life, while ownership of the property is retained by the developer. This “right” is paid for with a capital investment upfront and on relocation or death the unit is ceded back to the development, usually for the initial invested price, and this payment becomes part of the deceased estate. Capital appreciation goes to the developer. With a life right comes a list of continuous services as the developer doesn’t bow out on completion as happens with freehold and sectional title retirement schemes.
A: When entering retirement, you are shifting to measured spending and you need to have a clear game plan in mind on how you will manage your money and stretch it till the end. These are six common mistakes retirees make: Overspending: Many retirees start by pursuing all the things they didn’t get to do while working, such as travelling, picking up a new hobby or renovating their homes. They underestimate the amount of money they’ll spend in those first few years of retirement. Withdrawing large sums from pension: This can put your portfolio in jeopardy of running dry. If you withdraw large amounts of money frequently, you may suddenly need to make major changes in your lifestyle and spending just to get by. High-risk investments: Retirees need to consider their risk profile when looking at suitable investments post retirement. Unfortunately, time is limited to make up capital losses, should they occur in high-risk investments. Falling prey to scams: Retirees are among the most targeted for scams. Fraudsters are always on the prowl, looking for ways to scam retirees of their pension payout and contributions. Cashing out pensions too soon: South Africans can retire from as early as 55. However, the biggest drawback to an early pension is that it will reduce the amount of money you receive each month. Misconception about paying tax: Most forms of retirement income are taxable. Many retirees are of the impression that their money does not get taxed when they retire leading them to withdraw large sums of money frequently. – Himal Parbhoo, FNB chief executive of Cash Investments
