QUALITY SPECIFICATIONS

At Lady Bonalba Resort, quality is more than a commitment, it is the guiding principle behind every detail of the project. Your new home has been designed so you can start enjoying the experience from the very first moment, even before stepping inside your property.

The development offers a private, modern and secure residential environment, featuring a complete range of sports and wellness facilities.

Residents can enjoy unforgettable moments with family and friends thanks to its swimming pools for adults and children, a children’s play area, padel court, bio-healthy fitness area and bicycle parking.

THE DEVELOPMENT

FULLY EQUIPPED COMMUNAL AREAS

The communal areas have been designed with special attention to detail. Interior spaces will feature ceramic tile flooring and walls finished with carefully selected materials suited to each area, creating harmonious and long-lasting environments.

Technology is also an integral part of the design, with a lighting system incorporating motion sensors by area, optimising energy consumption and delivering significant energy savings.

The buildings will be equipped with lifts providing access from the garage to all floors, finished in line with the project’s style and featuring automatic stainless-steel doors, alarm systems and emergency telephone service, fully compliant with accessibility requirements.

INSIDE YOUR HOME

The flooring in your new home, including the living room, bedrooms and hallways, will be finished with highquality porcelain stoneware. The floors will be complemented by white lacquered skirting boards, matching the interior carpentry to create a fully integrated and cohesive atmosphere throughout the home.

The walls will be finished with smooth plastic paint. A suspended plasterboard ceiling will be installed in the living room, hallways and bedrooms, finished with plastic paint.

Flooring

Porcelain stoneware flooring with lacquered skirting boards, complemented by smooth plastic paint finishes on horizontal surfaces over laminated plasterboard.

Ceiling

Suspended ceiling with laminated plasterboard finished with smooth plastic paint.

Cabinetry

The kitchen will be delivered fully fitted with a contemporary design, featuring high and low cabinets with generous storage capacity.

In addition, the kitchen will include the following features:

Silestone worktop.

Silestone backsplash.

Sink with single-lever mixer tap.

TERRACES AND/OR PRIVATE GARDENS

The walls in both the main and secondary bathrooms will be clad in ceramic tiles, combined with porcelain stoneware flooring. Moisture-resistant plasterboard suspended ceilings will be installed, finished with smooth plastic paint.

For your maximum comfort, the preinstallation of the air-conditioning system will include an accessible suspended ceiling in one of the bathrooms, allowing for future maintenance of the indoor unit.

Both bathrooms will feature single-lever mixer taps and modern white sanitary ware. The main bathroom will include a ceramic washbasin with vanity unit, as well as a shower tray with thermostatic tap and shower screen.

Lighting in the communal areas will incorporate presence-detection systems, sectorised by floors and areas, ensuring efficient energy use and significant savings in consumption.

The lifts will connect the underground garage with all floors of the building and will comply with current accessibility regulations.

Lift cabins will feature finishes in harmony with the overall design of the project, automatic stainless steel doors and safety systems including alarm and emergency telephone communication, providing comfort and peace of mind in everyday living.

BUILDING ENVELOPE

BUILDING

To ensure you begin enjoying your new home even before stepping inside, the façades have been designed with a combination of prefabricated panels and complementary materials, creating an attractive and contemporary architectural image. Decorative finishes combine high thermal performance with a modern design, meeting the demands of 21st-century living.

FAÇADE

The façade will incorporate an air cavity with thermal and acoustic insulation, contributing to significant energy savings and providing excellent interior comfort. Inside the homes, a drylining partition system will be installed to ensure high-quality interior finishes.

ROOF

The roofs have been designed according to their intended use and will be fully waterproofed to guarantee optimal protection and durability.

THERMAL INSULATION

Thermal insulation in exterior walls to enhance energy efficiency and indoor comfort.

LED LIGHTING

Lighting throughout the homes and communal areas will be provided by energyefficient LED technology.

LIFTS

Low-consumption lifts equipped with frequency inverters to optimise energy efficiency during start-up and braking.

VENTILATION

Your home will include a ventilation system designed to ensure healthy indoor air quality and full compliance with the Spanish Technical Building Code.

ENTRANCE DOOR

Modern design, lacquered in white, reinforced, single leaf, with 3-point locking system. Fitted with a security lock and anti-drill shield on the exterior Equipped with a handle, lever, and peephole.

INTERNAL DOORS

Hinged doors lacquered in white with a lever handle. A lock will be installed on the bathroom doors.

WARDROBES

In the bedrooms, a wardrobe front will be installed with flat, hinged doors, lacquered in white, and internally lined with white melamine finish, including a luggage shelf and hanging rail.

INSTALLATIONS

PLUMBING

The interior water supply system for cold and hot water will be made with cross-linked polyethylene pipes, with insulation on the hot water pipes and a shut-off valve in each wet room.

SANITATION

The waste and drainage system for the dwellings will be made with PVC. All fixtures will have individual traps or accessible siphonic traps.

VENTILATION

Ventilation in the living areas will be carried out by mechanical means, with an extraction system for wet rooms. This system, through a network of ducts, will extract stale air from bathrooms and the kitchen, while providing fresh air to dry rooms through air vents or grilles located in the window frames. An independent duct will be provided for all kitchen extraction hoods, leading to the roof.

ELECTRICAL SYSTEM AND TELECOMMUNICATIONS

The electrical installation will be designed with a high degree of electrification, to meet current demand and allow for future expansion of systems or technologies.

Video door entry system.

Telecommunications installation with RJ45 sockets and TV outlets in the living room and bedrooms, according to the telecommunications project.

LADY BONALBA WILL FEATURE:

Exterior carpentry. Aluminium profiles with thermal break, combining different opening systems depending on their location.

Glazing. Double glazing with dehydrated air chamber. Roller Shutters: aluminium slats with injected insulation and manual operation, finished in a colour matching the exterior carpentry.

Structure and Foundation. The foundation will be executed in accordance with the conclusions of the Geotechnical Study. The above-ground structure will consist of reinforced concrete, calculated in compliance with current regulations and the Spanish Technical Building Code (CTE).

Staircases and floor lobbies finished with ceramic floor tiles and matching skirting board, with walls coated in smooth plastic paint.

Garage doors. Automatic garage doors equipped with anti-crushing safety systems and remote control.

Storage rooms. Finished with paint and fitted with a metal door, in compliance with the regulations applicable to their location.

Interior Partitions and Insulation.

The dry partition system used in your new home offers great advantages, as it minimises the need for wall chasing and eliminates acoustic bridging by allowing installations to run through the intermediate cavity between panels. In addition, it provides an optimal exterior finish for the application of smooth paint.

Interior Carpentry

At Grupo Immosol, special care has been taken with the interior carpentry to ensure you enjoy every detail of your new home.

Heating and Air Conditioning

To guarantee maximum comfort in your new home, a ducted air-conditioning system (heating and cooling) will be installed, featuring air vents in the living room and bedrooms. Temperature control will be managed through a thermostat located in the living room.

Plumbing and Drainage

The plumbing installation in your new home will include water supply points for each sanitary fixture in the bathrooms and the kitchen (sink), as well as for the kitchen appliances (washing machine and dishwasher).

In addition, your home will be equipped with a main shut-off valve and individual shut-off valves in each wet room to facilitate maintenance.

Domestic hot water for all the homes in the development will be produced by a highly energy-efficient aerothermal system.

Each sanitary fixture in the home will be connected to the drainage network, using PVC pipes with acoustic attenuation for the downpipes, which will run through the service cavities adjacent to the dwelling.
