The Caribbean Luxury Market Is Entering Its Next Chapter
FROM THE EDITOR
The Caribbean Luxury Market Is Entering Its Next Chapter Welcome to Volume 2 of The Caribb.ian Report. When I published the first edition, my intention was simple: to create a publication that looked beyond individual listings and headlines to explore the broader forces shaping luxury real estate across the Caribbean. The response exceeded my expectations. Clients, developers, fellow brokers and industry professionals reached out from across the region to say they appreciated having one place where they could better understand what was happening—not just in one island, but across the Caribbean as a whole. That feedback has encouraged me to evolve the publication. Beginning with this volume, The Caribb.ian Report becomes a monthly regional intelligence report, bringing together the stories, trends and market movements that I believe matter most to investors, homeowners, developers and anyone with an interest in Caribbean luxury real estate. One theme has become increasingly clear over the past month. The Caribbean is no longer one market. Each destination is writing its own story. Turks & Caicos continues to define luxury through exclusivity and scarcity. Barbados is enjoying renewed momentum driven by tourism, lifestyle and international investment. The Bahamas is expanding through world-class branded developments while markets like Abaco continue to attract buyers seeking authentic island living. Cayman remains one of the region’s most transparent and financially sophisticated real estate markets. The Dominican Republic continues to grow through scale and infrastructure, while Anguilla quietly positions itself for its next phase of luxury evolution. Understanding these differences has never been more important. Today’s buyers are no longer asking simply, “Which property should I buy?” Increasingly, they are asking, “Which island best aligns with my lifestyle, investment objectives and long-term vision?” That is the conversation I hope this publication helps to answer. This month we also feature one of the Caribbean’s most extraordinary private estates, Paradiso Del Mar. More than simply a remarkable home, it represents the type of world-class property that continues to attract discerning buyers to our region despite changing market conditions. As always, thank you for taking the time to read The Caribb.ian Report. I hope it provides not only useful information but perspective. The Caribbean continues to evolve, and I look forward to exploring that journey with you. Your Move, Ian Hurdle
“The purpose of this publication is not simply to report what is happening across the Caribbean— but to explore why it matters.”
EXECUTIVE SUMMARY
Five Trends Defining Caribbean Luxury Real Estate The Caribbean luxury property market continues to evolve—but not in the way many expected.
Rather than moving together, the region’s leading destinations are increasingly following their own distinct paths, shaped by infrastructure, tourism, branded hospitality, government policy and changing buyer priorities. The result is a more sophisticated investment landscape where understanding regional trends has become just as important as understanding individual properties.

SIGNATURE PROPERTY
Paradiso Del Mar
The Modern Caribbean Estate
THE ESTATE
A Category of Its Own There are exceptional waterfront homes, and then there are properties that define an entire category. Paradiso Del Mar belongs firmly in the latter. Every element of this residence has been thoughtfully curated to create a retreat that balances sophistication with warmth, wellness with indulgence, and privacy with connection. Positioned on the coveted peninsula of Turtle Tail in the Turks & Caicos Islands, the private oceanfront estate is a masterclass in modern Caribbean living.
True luxury is no longer measured solely by square footage or beachfront frontage. It is measured by experience.
THE EXPERIENCE
Designed To Be Lived In Paradiso Del Mar was designed for those who value time together, who understand the importance of space, flow and privacy, and who expect every detail to support a life of ease and beauty. Whether entertaining effortlessly, gathering generations under one roof, hosting events in total comfort, or simply embracing the day-to-day rhythm of island life—this estate delivers. Every element has been thoughtfully considered to create a seamless relationship between architecture and the natural beauty of Turtle Tail’s turquoise waters. Expansive terraces dissolve the boundary between indoor and outdoor living, while generous entertaining spaces encourage a rhythm of life dictated not by schedules, but by sunrise swims, long lunches and evenings spent beneath Caribbean skies.
A rhythm of life dictated not by schedules, but by sunrise swims, long lunches and evenings spent beneath Caribbean skies.
TURTLE TAIL
It Is the Atmosphere Turtle Tail is one of the Caribbean’s most exclusive residential enclaves. Protected waters, limestone coastline and privacy define this remarkable peninsula, yet Grace Bay and its world-class amenities are only minutes away. Life transitions effortlessly from morning coffee overlooking calm turquoise waters to afternoons spent entertaining by the pool and quiet moments shared with family after sunset. The feeling that life naturally slows to the rhythm of the sea.
These are qualities that cannot be replicated through design alone. They are created by place.
A RARE OPPORTUNITY
Rarity Creates Enduring Value Properties of this caliber—on the water, in Turtle Tail, and built to this standard—very rarely come to market. Paradiso Del Mar represents more than a home; it is a legacy asset in one of the Caribbean’s most desirable locations. For the discerning buyer seeking privacy, beauty, and a lifestyle beyond compare, this is an opportunity without parallel.
Some homes are lived in. Exceptional ones are passed down. Paradiso Del Mar is both.
PARADISO DEL MAR
A Life Well Lived. Paradiso Del Mar is more than an estate— it is a lifestyle reserved for those who value privacy, beauty and the very best of the Caribbean.
Some homes are purchased for a season. The finest become part of a family’s story for generations.

The Caribbean Isn’t One Market Anymore Why the Region’s Most Successful Investors Are Thinking Beyond Individual Islands
For many years, the Caribbean was often viewed through a single lens. To buyers considering a second home or investment property, one island was frequently perceived as much like another—a collection of beautiful beaches, warm climates and luxury resorts separated only by geography. That perception is changing. Today, the Caribbean is not one market. It is a collection of distinct investment stories, each shaped by its own economic drivers, infrastructure, tourism strategy and long-term vision. Understanding those differences has become one of the greatest competitive advantages available to investors.
The Caribbean is a collection of distinct investment stories. THE INVESTORS SEEING REAL VALUE ARE THINKING BEYOND BORDERS.
FEATURE ARTICLE
The New Questions Buyers Are Asking A decade ago, many purchasing decisions centred on a property’s location, design and beachfront. Those qualities remain essential, but today’s conversations have become considerably broader. International buyers now routinely evaluate factors such as air connectivity, healthcare, education, personal security, marina facilities, digital infrastructure, rental management, tax efficiency and long-term quality of life before deciding where to invest. Increasingly, they choose an island first— and a property second. This evolution represents a significant shift in Caribbean real estate and reflects a more mature, globally informed luxury buyer.

Different Islands, Different Strengths TURKS & CAICOS
Scarcity, privacy and exceptional waterfront ownership continue to define one of the Caribbean’s most exclusive markets. THE BAHAMAS
Diversity, private aviation and one of the world’s strongest boating cultures continue to fuel demand across multiple island markets. DOMINICAN REPUBLIC
Scale, infrastructure and branded hospitality are expanding the country’s luxury appeal to a growing global audience.
BARBADOS
Lifestyle, accessibility and highquality development continue to attract families, remote professionals and long-term owners. CAYMAN ISLANDS
Transparency, financial stability and institutional confidence support one of the region’s most mature residential markets. ANGUILLA
Careful planning, exceptional hospitality and low-density development sustain the island’s quiet boutique luxury.
Each destination tells a different story. Understanding those stories is becoming just as valuable as understanding the properties themselves.
FEATURE ARTICLE
Infrastructure Creates Opportunity One lesson has consistently emerged throughout my career. Infrastructure rarely changes markets overnight. Instead, it quietly lays the foundation for future value. Improved airports increase accessibility. Expanded airline routes introduce new buyers. Marinas encourage longer stays and larger investment.
Hospitality brands elevate global awareness. Public infrastructure improves confidence for both residents and international investors. By the time these investments are fully reflected in property values, the greatest opportunities have often already passed. This is why understanding infrastructure is just as important as understanding inventory.
FEATURE ARTICLE
Luxury Is Being Redefined The definition of luxury continues to evolve.
While exceptional architecture and prime beachfront locations remain highly desirable, today’s buyers increasingly value privacy, wellness, flexibility and experiences that enhance everyday life. Homes are expected to function as family retreats, investment assets, places of work and spaces for entertaining—all within a single property. Developers have responded by placing greater emphasis on wellness amenities, concierge services, outdoor living, sustainability and professionally managed ownership experiences. Luxury has become less about excess and more about quality.
FEATURE ARTICLE
Looking Beyond Today’s Headlines Real estate has always rewarded long-term thinking.
Markets naturally experience periods of acceleration and consolidation, but the most significant opportunities are rarely created by short-term sentiment alone. They emerge where long-term fundamentals continue to strengthen. Across the Caribbean, those fundamentals remain compelling. Tourism continues to expand, international connectivity is improving, governments are investing in infrastructure,
hospitality brands are raising global visibility and the region’s lifestyle proposition remains among the strongest anywhere in the world. For investors, the challenge is no longer deciding whether the Caribbean deserves consideration.
It is deciding which Caribbean story best aligns with their own vision.
The most successful investors don’t react to the market. They understand it.
FEATURE ARTICLE
The Next Chapter The Caribbean’s greatest strength has always been its diversity.
Rather than viewing the region as a single marketplace, today’s investors are increasingly recognising it as a collection of unique destinations, each offering its own balance of lifestyle, opportunity and long-term potential. That shift is changing the conversation. It is also shaping the future of Caribbean real estate. As these individual stories continue to unfold, the greatest opportunities are likely to belong not to those who simply follow the market—but to those who understand where each destination is heading before everyone else. And perhaps that is the most exciting story of all.
The Caribbean’s future will belong to destinations that combine vision, connectivity and authenticity.
CONCLUSION
Thank you for reading Volume 2 of The Caribb.ian Report. I look forward to continuing the conversation in Volume 3.
