Quarter 2 is where preparation turns into performance. In Resident Services, the expectation is simple: be ready, be consistent, and take ownership—of both the resident experience and the assets we protect.

Top 3 Expectations for Q2

1. Execute with consistency and accountability

Complete every work order, inspection, and follow-up thoroughly, document clearly, and close all loops.

2. Stay proactive with maintenance and system performance

Anticipate HVAC demand, identify issues early, and protect equipment through disciplined execution.

3. Address moisture issues with urgency and precision

Follow Suspect Growth protocols, use the right tools, and dry affected areas quickly to prevent escalation.

Training, HVAC Performances & Field Readiness

Training is not an event—it’s daily execution. Q1 set the standard with hands-on learning; in Q2, apply that training in real time. Strong teams use training to prevent issues, respond faster, and extend equipment life—not just complete tasks.

• Apply training to HVAC and core systems

• Execute scheduled maintenance consistently and thoroughly

• Identify issues early and follow repair vs. replacement protocols

Scheduled maintenance only works if it’s done thoroughly and documented properly. If you answer “yes” to any of these, it’s time to enhance your property’s maintenance program.

1. Are overall maintenance or operational costs rising?

2. Has your ORA score or property reputation declined?

3. Have resident complaints increased?

4. Are preventive maintenance steps skipped or inconsistent?

Enhancements & Updates

Rapid Refund Pilot Launch

We are happy to announce the pilot of our new Rapid Refund program. This enhancement provides residents with the option to receive their refunds electronically, eliminating the need to wait for a paper check and significantly speeding up the process.

This change helps reduce refund-related inquiries, minimizes manual tracking, and improves turnaround time—making it easier for you to manage resident requests and focus on other priorities. Stay tuned as we evaluate the pilot and prepare for a company-wide rollout!

Expanded Nova Credit Screening

We’re excited to announce an expansion to our Nova Credit screening capabilities, now supporting 17 countries. Newly added countries include, Ghana, Germany and Ukraine.

With this enhancement, you have greater flexibility when working with international applicants and more complete credit insights, allowing you to make faster, informed leasing decisions and better serve a wider range of qualified residents.

Welcome to the Team

Please join us in welcoming Heather Cundiff as our new Software Support Specialist! Heather has been a valued member of the Hawthorne family for over 10 years. She began her career as an ACM and most recently served as a Community Manager at Eagle Landing. With her extensive onsite experience, Heather brings a strong understanding of our operations and will be a great asset in supporting both our site teams and corporate team members. Outside of work, Heather enjoys reading, fishing, visiting Disney, and spending time walking her pups.

HR HAPPENINGS

Each year, Hawthorne reviews our overall comprehensive and competitive benefits package and looks for opportunities to further support our most valuable asset – our team members. Many of the implemented suggestions come straight from you through Hawthorne Voices! We are pleased to announce benefit enhancements this year supporting new families and rewarding tenure.

Effective 3/1/26, we have implemented the following benefits enhancements:

Maternity & Paternity Leave

Increased paid Maternity & Paternity Leave from 1 week to 2 weeks. Employees are eligible for this benefit after 1 year of service.

Pregnancy-Related Medical Leave:

Adjusting Pregnancy-Related Medical Leave to 2 weeks. Birthing mothers remain with the current total of 4 weeks leave, using the combined Pregnancy Related Medical Leave 2 weeks + Maternity Leave 2 weeks. This change provides 2 weeks of paid Maternity Leave to adoptive mothers. Employees are eligible for this benefit after 1 year of service.

Enhanced Vacation Rollover Benefit Based on Tenure

As vacation accruals increase with tenure, we are providing an enhanced rollover benefit based on the tiers to the right.

Enhanced Service Awards

At Hawthorne, loyalty is royalty. We are expanding our service awards from milestone anniversaries from 3, 5, 7, 10, and 15 to now recognizing service with a gift card of thanks each year beginning with your 2-year anniversary. Service award gift cards will be sent to your work property by the end of your work anniversary month.

These enhancements are part of our continued effort to invest in you and ensure that our benefits remain competitive and meaningful. These enhancements are reflected in our Employee Benefits Summary and Procedures manual in Hawthorne Handbooks/AirMason.

We’re launching the Good Neighbor Campaign, giving residents the opportunity to nominate a local charity or nonprofit that matters to them—and a way to LIVE IT with us. Hawthorne will select one of the nominated organizations to support through a donation, with our teams helping bring that impact to life through volunteer efforts in our communities.

What it is:

• Residents will be encouraged to nominate a local charity and share why it matters

• Teams support through community involvement and volunteer opportunities

• Hawthorne will donate to the selected organization

What do you love most about HRP?

I love the way Hawthorne gives back to the community. Hawthorne traditions like Project Hope provide me with an opportunity to give back to the city that’s helped shape who I am and witness the impact it has on others.

What do you do outside of Hawthorne?

I enjoy spending time with my friends playing video games, going out to eat, and playing sand volleyball or pickleball. I am also active in my church, and I continuously strive to grow myself personally and professionally.

If you had 3 wishes, what would they be?

1. My first wish is to be able to have a positive impact on other people’s lives.

2. My second wish is to be more present and worry less about the future.

3. My third wish is that I wish K&W Cafeteria never closed.

What I’ve enjoyed most about Hawthorne so far is the energetic culture and the consistently positive, collaborative approach across teams.

What do you do outside of Hawthorne?

Outside of HRP, I enjoy spending time with my husband, Jeff, our daughters, Olivia and Adeline, and our two golden retrievers, Beau and Annabelle. In the summer months, you’ll almost always find me on the boat cruising the Intracoastal Waterway. I’m a big East Carolina University fan (Go Pirates!) and love going to football games.

If you had 3 wishes, what would they be?

For my daughters to grow up in a world where kindness always wins, for every resident to pay their rent on time every month, and for a bigger closet for more shoes!

The work order count will be cumulative across each subsequent level. For example, after reaching the Viking level with 1,500 completed work orders, your progress toward the next level will begin with those 1,500 work orders already credited. The feedback score will be pulled at corporate for that quarter’s period when gathering legion program acheivers. To check in on your Legion status and see where you stand, either your Community Manager or Resident Services Supervisor can pull the stats as instructed below.

Aria was born on October 28, 2025, at 26 weeks and spent 81 days in the NICU. Born weighing just 2 pounds, she did amazingly and came home before her due date at 5 pounds. Now 5 months old, she may be small and working on milestones, but she is a feisty little fighter. Her family is incredibly grateful to have her home, and her big sister is over the moon.

United in Service

The team at Avenues of West Ashley recently dedicated their time to a day of service at the Lowcountry Food Bank in North Charleston, joining fellow associates from Ashley River Apartments, Montague at Park Circle, and Hawthorne at Summerville. The volunteer effort brought together team members from across the Lowcountry, all united by a shared commitment to giving back to the community.

Throughout the day, volunteers supported the Food Bank’s ongoing mission to unite the community in pursuit of equitable, dignified, and consistent access to food. Their collective efforts contributed to the organization’s ability to serve individuals and families facing food insecurity across the region.

Events like this reflect the strong culture of service fostered by Hawthorne, empowering team members to connect beyond their communities and make a meaningful impact. By working together, the teams demonstrated how collaboration can drive greater outcomes and strengthen the communities they serve.

Spring Into Movement: Small Steps, Big Impact

Spring is officially here – the perfect time to get moving again. You don’t need a gym membership or an intense workout routine to see real benefits.

Research shows that just 150 minutes of moderate activity per week (about 20-30 minutes a day) can significantly improve heart health and lower the risk of chronic disease. Even small changes like walking more, stretching, or taking the stairs can make a difference. Studies have found that adding just 10 extra minutes of daily movement can boost energy levels, improve mood, and support overall well-being.

Simple Ways to Spring into Movement

• Take a 10–15-minute walking break 2 times a day.

• Stand up and stretch every hour—set a reminder on your computer or phone.

• Walk a full loop around your community daily.

• Take deep breaths throughout the day – reducing stress and lowering cortisol levels.

Mini Challenge: Move a Little More This Week

For the next 7 days, pick one way to add 5–10 extra minutes of movement to your day. It might be a short walk, climbing a few flights of stairs, light stretching, or an active chore at home. A little movement each day goes a long way toward helping your body feel stronger, healthier, and more energized.

You can gain steps not just by walking but by playing pickleball, playing a sport, attending workout classes, hiking, and more; there are so many fun ways to increase your daily steps!

A key element of Hawthorne’s success is a continual improvement in our processes, programs, and company in general. These improvements can only happen with YOUR valuable feedback! While we cannot implement every suggestion that is submitted, we do review every suggestion. Below are several suggestions that were submitted that have now been put into place!

Pet Report Enhancement

Based on a recent Hawthorne Voices suggestion from Kristian Davis – Community Manager at Hawthorne Waterside, the HRP Pet Report now includes “Pet Breed” as an additional identifier to help determine pet ownership more effectively. This added visibility makes compliance tracking simpler and provides better operational insights, helping you quickly access the information you need and spend less time digging for details.

Feedback from a recent Hawthorne Voices suggestion by Megan May, Community Manager at Retreat at Sixty-Eight, inspired the creation of new role-specific checklists designed to support a smooth, welcoming, and organized start for new team members.

Each checklist is structured around Preboarding, Onboarding, and Training, providing a clear, step-by-step guide from offer acceptance through the first weeks on the job. They also outline Hawthorne’s required training classes, helping you plan and allocate time effectively during this critical period.

As you work through each stage with your new hire, you’ll use these checklists to track progress—marking items as completed and uploading them to the new hire’s UKG page.
