A MESSAGE FROM LEADERSHIP
Home starts here. Each year, our work reminds us of a simple truth: having a stable home changes lives. We see it in the parent who can focus on a child’s future after securing housing, the older adult who no longer has to choose between rent and medication, and the individual rebuilding after a period of homelessness. These are the people who form the foundation of our communities. This past year, because of your generosity, Housing Assistance served more than 9,000 people across Cape Cod. Together, we celebrated important milestones that expanded housing opportunities for local residents. In Orleans, we welcomed 14 households to their new homes at 107 Main Street. In Hyannis, we broke ground on Cornerstone Homes, a 50-unit condominium development that will create pathways to homeownership and long-term stability. In Brewster, we partnered to launch Spring Rock Village, bringing 46 affordable rental homes to local residents. We also expanded housing options for some of our most vulnerable neighbors, opening 18 single-room occupancy units in Cataumet and adding five rooms for homeless youth and young adults in Hyannis. We continue working with our partners toward a new, purpose-built St. Joseph’s House shelter designed to meet community needs. While these milestones are significant, it is the steady work between them that transforms lives every day. Your support helped families move beyond emergency shelter, provided rental assistance, improved home energy efficiency during a difficult winter, and expanded access to housing counseling, financial coaching, emergency assistance, and other critical services across the Cape. Our guiding belief remains simple: Home Starts Here. We meet people wherever they are on their housing journey and help them take the next step toward stability. Because of your generosity, more of our neighbors have access to the foundation that makes health, dignity, and opportunity possible. BUILDING A FOUNDATION FOR THE FUTURE Quintaras, who goes by Q, is determined to give his son Zion something he never had growing up: a stable, loving home. After experiencing domestic violence, foster care, and a brief period of homelessness, Q and his girlfriend, Taylor, struggled to find housing they could afford after Zion was born. Through Housing Assistance's Youth and Young Adult Program, Q received a Foster Youth to Independence (FYI) housing voucher. With support from a Housing Assistance case manager, the family found a home of their own. Today, Q works full-time, and he and Taylor are building a bright future for Zion. Q's story is a reminder that the right support at the right time can help young families move beyond housing instability and build lasting stability.

By definition, affordability means that a household should spend no more than 30-35% of its income on housing. Housing vouchers help make that possible by covering the difference between what a family can afford and the market rent.

Home starts with safety. LIFESAVING SUPPORT, LASTING STABILITY This past winter, Cape Cod endured weeks of bitter cold and one of its worst blizzards on record. During the storm, Michael arrived at a warming center with nowhere safe to go. Thanks to donor and foundation support, our team quickly secured a hotel room and connected him to ongoing housing services. Today, Michael has a safe place to live, regular meals, and the stability to move forward. This lifesaving work would not have been possible without the generosity of donors whose support can be directed where it is needed most when urgent needs arise.

In fiscal year 2026, our homeless outreach liaisons engaged 574 people who were living on the streets, in cars or tents, or at the individual shelter, St. Joseph’s House.
Home starts with love. IT’S MORE THAN A PLACE TO LIVE When Katrina and her son Beau (pictured on cover) arrived at Housing Assistance’s Family Empowerment Center, Beau was just 7 months old. After moving between several shelters, Katrina was determined to create a stable future for her family. With support from shelter staff and her own perseverance, she spent countless hours searching for housing while caring for an infant. Through the HomeBASE program, she recently moved into a Housing Assistance apartment. Today, Katrina is working with one of our HomeBASE case managers to build long-term stability. Together, they are setting goals around employment, childcare, budgeting, and strengthening her support network. For Katrina, a safe, affordable home means peace of mind and opportunity. Donor support makes stories like hers possible providing not just housing, but the guidance and resources families need to build brighter futures and thrive.

Creating More Homes for Cape Cod This year, we broke ground on Cornerstone Hyannis, Cape Cod’s first homeownership development designed for workforce and middle-income households.

Located within walking distance of Main Street Hyannis, the transit-oriented community will feature 50 one-, two-, and threebedroom homes. The project transforms previously developed, underutilized land while protecting natural resources and advancing smart growth principles. This is the first development for Cornerstone Homes Cape Cod, a new Housing Assistance initiative focused on creating attainable, high-quality homeownership opportunities for middle-income buyers. By creating these opportunities, we are investing in the people who make Cape Cod work. Homeownership empowers locals to put down roots, build equity, and create stronger Cape Cod communities.
Homeless Prevention & Financial Assistance
Support at Every Step When a family faces a housing crisis, one conversation is often not enough. This year, our Housing Consumer Education Center provided 5,467 services to 3,073 households, demonstrating how many residents relied on multiple forms of support to overcome housing challenges. From eviction prevention and rental assistance to financial coaching and housing counseling, each service represented another step toward stability. Thanks to your generosity, thousands of Cape Codders found not just immediate help, but a partner they could turn to throughout their housing journey.
