Kitchen remodeling calls for more than just selecting the styles and colors of countertops and cabinets; it requires in-depth planning, budgeting and collaboration. Hiring a design-build professional who is certified with the National Kitchen & Bath Association (NKBA) can alleviate concerns while making sure homeowners avoid costly mistakes and delays. To find out more, we spoke with David David Cerami, Cerami, president of President HomeTech Renovations.

You need skilled carpenters. You need people to do countertops, tile, stone and flooring. You need electricians and plumbers. There is no one jack-of-all trades, so it’s very important to find an organization that could be able to support and execute these kinds of projects. When you’re dealing with kitchen remodels, you’re dealing with engineering issues, cabinetry, appliances, retrofit issues for any of the reconstruction as it relates to other rooms, integration of flooring to other floor spaces, and lighting. There’s a lot and various things that someone needs to understand other than space planning.

WHAT SHOULD HOMEOWNERS UNDERSTAND WHEN CONSIDERING A KITCHEN REMODEL?

A kitchen remodel is a lot more in depth than, let’s say, a more simple estimate for other services, whether it’s driveway coating, fencing, carpeting, painting and so forth. There’s so many moving parts to doing a kitchen and doing it properly. I think it’s important to realize that no contractor or designer is going to walk in and scribble down an estimate on the back of the business card and say, “Here’s what it costs.” I always recommend to really consider experience by an accredited, certified individual. Contractors are good at swinging a hammer, they’re good at putting the pieces together, but they’re not necessarily good at the design and engineering phase. And you could hire a good designer, but they may not be good at the mechanical engineering phase and may design things that are a lot more costly to execute, especially in a retrofit remodel. To me, the two things have to work together when you’re designing effectively— you have to have vision, you have to have creativity, you have to be able to commuHouseMagazine.com HouseMagazine.com

nicate and demonstrate some of the concepts to the homeowner, through AutoCAD or other sophisticated design programs. Working with someone who can understand the design, understand the build, understand how to communicate and value-base engineer something is critical. So look for somebody that is part of the NKBA and has been there for a number of years and has served in some form of committee or similar role. You want to find someone that has credentials and has been in the business for 10 or more years. Almost every trade is involved in a kitchen remodel. You need cabinet builders.

WHAT ADVICE WOULD YOU GIVE HOMEOWNERS TO ENSURE THEIR KITCHEN IS EFFICIENT, WELL-PLANNED AND FITS THEIR BUDGET? I would always seek someone with certifications and credentials, look at their body of work and look at their reviews as well. I would also talk to at least two-to-three clients that have had recent work done by the company. And make sure that you define the responsibilities of the company, too. Some companies would say, “Hey I’m not responsible for the electrician, or I’m not responsible for another element of the work.” You want someone that’s going to effectively manage the entire project and not point fingers at another contractor.

can impact the appearance of both the interior and exterior of the home, as well as quality of living, creating a truly luxurious feeling. BY ABIGAIL TWIFORD

W

hen it comes to creating a luxurious home, the elements that first come to mind most often include pools, spas, elaborate outdoor settings like decks and patios, expensive kitchen appliances or technological features.

All of these can be great for making daily lives of occupants easier and adding ways for them to enjoy their space more fully. However, these more obvious luxurious elements can distract from items that can be quietly lavish and have a major impact on the interior and exterior appearances of the home. One of the most overlooked features of a home is windows and treatments for them, including everything from shutters and blinds to curtains, drapes and shades. Window treatments are important as they not only impact the aesthetics of the home but also contribute so much to light, the temperature throughout the home, impact energy efficiency and improve privacy within the home. The best way to ensure that window treatments work well for the home they are in is to get them custom made for the specific windows they are meant for. “When we have things custom made [for customers], we [first] make a selection, whether it’s blinds, shades, shutters or drapery and valances,” says Anita Yoder, interior designer and founder of Heritage Design Interiors. “There’s a lot of selections made for what best suits the client’s needs. If it’s drapery and valances, there’s a lot of fabric styles and trim, and selections are made to coordinate with the client’s decor. And then of course everything is custom fitted, which means we’re measuring the window or the area. We have [the treatment] fabricated for those specifications, and then we take care of the installation for the client.” In comparison to the kinds of blinds, shades, curtains and rods that are ready made for purchase in stores, these custommade treatments fit the windows they are installed on better and can have more features that create ease in use and create more options for how they can be used, with most of these features not being available in ready-made products. “What’s nice about a lot of the custom window treatments is that you can get things motorized or room darkening. There’s a lot of different options with linings, and the way they operate, whether you want a cordless system or motorized. So a lot of S P E C I A L E D I T I O N FA L L 2 0 2 6

those features are not available in your ready-mades,” Yoder says. Another feature of some luxury window treatments is internal blind systems, which can also be applied to sliding and hinged patio doors. “Those are good for people who want that built-in privacy ready to go without having to go forward with getting additional treatments,” says Sarah Jammer, legal compliance director for Jammer Doors. “They can be built into the glass itself, and then the blinds themselves are really great especially if you have younger children or pets. They’re built into the tempered safety glass.

They’re shielded from damage, dust and just general wear and tear because they’re internal. But they also offer a practical solution for blocking out sunlight, enhancing privacy, and they’re very easy to maneuver and manipulate with the mechanisms being built into the door or window. So it’s a one-stop shop type of thing.” These integrated blinds are UV resistant, so can be helpful in improving energy efficiency and blocking out light and heat, though Jammer emphasizes that if energy efficiency is a major concern for the homeowner, they should consider upgrading their windows to newer models, which will have a larger impact on efficient energy use in the home. Treatments can also help keep out sound, and some styles allow for the tops of the blinds to be open while the bottom is closed. “The Duet and some other styles of shades, you can have it pulled top down or bottom up. What’s nice is you can pull the shade down from the top and have the bottom covered, and then you can see the

sky and the view, but the bottom part is closed, like a cafe. So you have nice privacy,” Yoder says. Besides the functional use window treatments can have on making a home more comfortable, they also have a huge impact on the appearance of the home, meaning treatments are subject to changes in interior and exterior home design styles and trends. Yoder notes that at Heritage Design Interiors, she and the other designers at the company have seen a change in style in recent years, with trends and client tastes swinging back toward pattern and color over the more neutral colored interior design trends that were prominent for so long. “Some of the trends you’re starting to see in the overall design are moving away from white with white with an accent of white, to color and pattern coming back,” she says. “So you’re starting to see more of that. Even the finishes [are changing]. For example, it’s been popular for a while, but it’s going to continue to be popular: brushed brass or gold to polish is a trend. So that’s

moving away from everything being black finish.” For homeowners who still want that more minimalistic look, Jammer’s windows and doors with the built-in blinds allow for that. “It’s a very modern look, but it offers that ability to provide privacy or shade when necessary. So it’s more of a clean line, modernized look without taking away from the beauty of the window or the door,” Jammer says. As for the exterior of the home, window treatments can also enhance the architecture of the home. Those with historic homes tend to try to keep their treatments in line with the time period their home is from, while those with modern homes will gravitate toward newer finishes, patterns and materials. Consistency in design in window treatments throughout the home is the best way to ensure that they complement the home’s architecture and design in an aesthetically pleasing way. “Let’s say you have a twostory Colonial. You do not want to have wood lines on two windows on the second floor and verticals on the first floor; you want to make sure they’re consistent. It could be wood lines or the woven woods for that more natural look, which is popular, you just want to be consistent so the house doesn’t look junky from the outside,” Yoder says. The same goes for the lining

of the house’s windows, keeping it consistent throughout the home and complementary with the style of the home. “You can take a plain room and paint your walls, get an area rug, maybe add some color and pattern here and there, with neutral furniture. Well, by adding some window treatments with some color, you can really pull everything together and liven up the room,” Yoder says. “It can go the other way too. If you have busy wallpaper or a lot of artwork that has a lot of color and pattern, and maybe rugs with a lot of pattern, sometimes less is more. Sometimes even just say a nice rod with panels is enough. … It’s great when you start a project to just look around and ask, ‘What are the other elements in the room?’ Step back and look at how it’s going to feel when you walk into the room.”

TRUST How do you choose a designbuild contractor to undertake a major home renovation? Dennis Gehman of Gehman Design Remodeling has a few ideas.

“M

ost homeowners only embark on a major renovation project once or twice in their lifetime,” says Dennis D. Gehman, MCR, president of Gehman Design Remodeling in Harleysville. “They don’t have the time or the expertise, and that’s why they need an experienced contractor they can trust.” But how can someone know when they have identified the “right” contractor? Having founded his design-build firm in October 1990, Gehman has a uniquely informed perspective. He suggests interviewing several contractors before determining which ones have the skill, experience and personality to complete the job to the client’s satisfaction. And when he says “interview,” he means it. He advises asking each candidate several probing questions, starting with the ones outlined below.

• How long has the contractor been in business? • Has the contractor completed other projects

similar to the one you have in mind, and does the contractor’s design style match yours? Can they

show you plans and before-and-after photos, and provide the names and contact information of past clients so you can get their perspective?

• Does the contractor have industry certifications,

such as those earned through NARI, the National Association of the Remodeling Industry? Meaningful NARI certifications include MCR, Master Certified Remodeler; MCKBR, Master Certified Kitchen and Bath Remodeler; CKBR, Certified Kitchen and Bath Remodeler; CLC, Certified Lead Carpenter; UDCP, Universal Design Certified Professional; and CRPM, Certified Remodeling Project Manager. Gehman has team members with each of these certifications.

• Does the contractor have a team or work by himself or herself? If they have a team, are

they in-house employees covered by workers compensation insurance, or do they bring in 1099 subcontractors who may not be insured? • Does the contractor have a showroom? Do they offer 3D design through design software so you can see renderings of the finished product in advance? • Have they won awards for their projects, such as those judged by prestigious organizations such as NARI?

located in Gladwyne, Pa., is one example of Gehman Design Remodeling’s awardwinning work. The project won National Contractor of the Year in 2023. “If contractors are not free with this kind of information, that’s a big flag,” says Gehman, whose firm has won an award for its work every year since 1996. “As you’re

asking these questions, you should be able to get a sense of how comfortable a contractor is talking about their work. I would be concerned if they don’t like answering questions. After you get their answers, you want to feel better about their capabilities and how they run their business, not worse.” Gehman also recommends asking contractors to clarify their warranties for work completed. In Gehman Design Remodeling’s case, the firm provides a five-year workmanship warranty and a 10-year structural warranty. It’s also worth discussing who will be in charge of the project. With each project Gehman Design Remodeling undertakes, a remodeling consultant with at least one NARI certification will lead a project development team and then for construction, hand to a dedicated project manager assigned to the project each workday from start to finish. As for determining which contractors to interview, Gehman advises widening the circle beyond recommendations from friends and family. A local building inspector, for example, may be a good resource. While the inspector may not feel comfortable making open recommendations, he or she will usually provide honest feedback if asked about their experiences with a particular contractor. The “right” contractor will bring more to the table than an award-winning portfolio and glowing client recommendations. Gehman says personality is important, too—whether the homeowner and contractor are a good “fit” for one another. “God has made us with different personalities, and none are right or wrong,” he adds. “We do well to respect everyone, but that doesn’t mean we should choose to work with everyone.” Major renovations require a two-step process—the design/project development phase and the construction phase. Perhaps a design-build firm provides a stunning design, but their personality gives the homeowner pause. Homeowners may choose to hire a firm for the design only, and then have another firm tackle the construction. “Most contractors will get the work done eventually, but you have to consider the smoothness of the process,” Gehman adds. “Probably 99% of our clients are living in their homes while we’re there. If the process is drawn out, it can be a nightmare, or at least a major inconvenience. But if you’ve done your due diligence and hired a true professional who knows what they’re doing, it should be a smooth process.”

it is much more expensive as it penetrates completely into the existing asphalt, whereas water based does not penetrate and mainly sits on top like a blanket coating. For this reason, most people think water based is a thicker product viscosity wise. They are actually about the same. Water based is definitely better for older and more worn asphalt as it will hide some blemishes and cracks that oil based will not. It is also less expensive.

uality workmanship is something that has long run in Patrick Burke’s family. It all started back in 1960 when his grandfather started Burke Asphalt and, over the years, began sharing his years of expertise with his son, who would in turn eventually pass those tools of the trade down to his grandson. As a third-generation contractor, Burke is keeping that legacy alive as he now heads up the family business. During his years on the job, Burke has run into a lot of customers with similar questions about asphalt care and maintenance, so we wanted to ask him about some of the things that homeowners should know. Here he shares his answers to some of the more common things he’s asked and offers advice for anyone considering sealing or resurfacing their driveway.

SHOULD A DRIVEWAY BE SEALED WITHIN THE FIRST YEAR OR TWO?

The answer to that is a little complicated, depending on what sealer is used. If you prefer water-based sealer, you have to wait at least a year in order to seal a new asphalt driveway. For an oil-based sealer, you can seal it as early as right away to make sure the driveway is saturated with the natural oils in asphalt. Most people think you have to wait at least a year for either sealer, but it is only true of water-based sealers. ARE THERE DIFFERENT TYPES OF ASPHALT?

Yes, generally the stone size is different in the main types of asphalt. Driveway top, which is what we put on residential driveways, is primarily 9.5mm stone. For some commercial parking lots we sometimes use 19mm, which shows a little less wear for heavier equipment or trucks. If you’re going to be paving in two layers, we use 25mm for the under layer and 9.5mm for the top.

You will start to see alligator areas, which are several cracks all together that lead to slight sinking in some areas on your driveway. You will also see some of your cracks start to become full separations, which means that the asphalt has completely separated all the way to the stone underneath. WHAT ARE THE BENEFITS OF RESURFACING?

Resurfacing is the practice of overlaying a new driveway over a settled old driveway using what is called modified driveway mix. That is essentially 9.5mm top asphalt that has been modified to get into the cracks and crevices of the old driveway so you don’t have to tear up what you have. This service saves the homeowner quite a bit of money and gives the same result as tearing up and starting new. There are exceptions, such as pitch concerns and water drainage concerns, which may make certain projects unqualified for a true resurfacing. WHAT ARE THE OTHER MAIN SERVICES YOU PROVIDE?

So the expansion into this category is adding to that line of

This is where you need an experienced pool builder who is accustomed to construction along the coast. There is a big

difference in building pools in the center of the state versus on a barrier island of sand which has shifted over history before residential development. For starters, you never know what you’re going to find when you dig. A lot of the land at the Jersey shore is fill, and that fill can include old storm debris such as cars, boats and older home foundations. We encounter lots of “surprises” when building pools at the Shore. We are used to it! Del Val Pools & Spas is well known for building pools which are “Sandyproof.” This term comes from the carnage from Hurricane Sandy in 2012 which lifted older pools out of the ground and out to sea. We build our pools connected to pilings driven deep into the sand and tied to a reinforced rebar framework and a deep keel which is further strengthened by a custom crafted gunite shell. We overconstruct our pools for strength and durability, and three generations of my family have been building pools. There is a lot to be said for that kind of experience. summer turns into fall and temperatures continue to drop through winter, homeowners have to consider the maintenance, replacements and upgrades that need to be made throughout the house to prepare for cold weather, snow, wind and all of the other strains the chilly climate brings for half the year. The vast majority of these improvements needed to get ready for a colder, damper and harsher season than what the summer has to offer are related to the comfort of the home’s inhabitants and energy efficiency in keeping the home warm despite the most frigid conditions going on outside. One of the biggest elements of the home that needs to be considered for maintenance at this time is the garage door and its opener, with Jammer Doors being a prime provider for this necessary maintenance throughout the area. “The biggest [priority] is preparing for the cold weather. Make sure that you’re checking the alignment of the door and checking the tracks of it so that the door opens and closes properly. That’s important for making sure that there’s no issues with the cold coming in once the weather start getting colder,” says Sarah Jammer, legal compliance director for Jammer Doors. The main concerns for fall maintenance

with garage door openers are functionality and safety, which means ensuring that the photo eyes on operators are clean and clear of leaves and debris, which can disrupt the opening and closing of the door. That’s one of the reasons why fall maintenance is really important,” Jammer says. Besides the garage, the house’s other doors and windows should also be checked for any issues, such as whether the windows lock properly. “The main thing, especially in the Northeast, is checking and preparing for colder weather, so older windows might have issues

with retaining heat and that will impact energy efficiency,” Jammer says. Entrance doors at the front, back and side of the house should also be inspected for their own alignments to make sure there are no gaps between each door and its jamb, which could let in cold drafts and decrease the comfort of those within the home. “That way it really focuses on retaining that energy efficiency and helping with heat retention when it comes to wintertime,” Jammer says. More Than a Pool Swim-Mor Pools & Spas elevates backyard atmospheres with quality custom designs

S

wim-Mor Pools & Spas partner and general manager Mike McCool recognizes that there is a lot more that goes into a new pool than there used to be.

“The backyard has transformed over the last 10 years or so away from being just ‘your yard’ and into another room of your home with the same care and detail put into it,” McCool says. “Because of this the design of your pool has become more than just a pool but the focus of the outdoor living room. There is a lot of coordination with creating what a customer’s backyard haven is going to be.” Fortunately, the family-owned South Jersey business is more than up to the challenge of bringing a customer’s backyard pool vision to life. In its 59 years of business, Swim-Mor Pools & Spas has helped to create thousands of backyard paradises throughout the region. And what’s more, they make the process as easy as possible for their customers. “We’re a start-to-finish gunite custom pool company—the design, the build and the service afterward,” McCool says. “We have our own crews that handle the work which helps us control quality and makes the process go smoother.” There are six designers at Swim-Mor Pools & Spas who can help guide customers on a new pool design. The company’s countless photos and 3D drawings can provide inspiration, and the final design is what best suits the backyard, according to McCool. “Size, setbacks, elevations. We’re here to help you work through that,” he says.

Finding the right pool

“The first step is to give us a call. From there we’ll set up an appointment to come out to your home,” McCool says. “That way we can see all the aspects of the property. What the contours of the yard are. What the access is like. Even the best location based on where the sun rises and sets.” The timeline to get started is largely based on the homeowner and how decisive they are, McCool adds. Once everything is confirmed, things move to contract and Swim-Mor Pools & Spas starts working on permits. “Time is of the essence. Permits can take from two weeks to several months, all depending on the municipality,” McCool says.

Pool popularity

A majority of SwimMor Pools & Spa customers are using a salt sanitation system and automated controls in their new pools, as well as choosing to add water features—waterfalls, fountains, deck jets and plenty more. The company also offers many in- pool fixtures for lounging—bar stools and benches that can tie into your outdoor kitchen or can run inside the pool, along with table areas, sundecks for your lounge chairs and custom fire features. Color LED lighting packages come with every pool, too. The majority of customers also choose elements to lengthen their pool-enjoying season, such as heaters and spas. “It will extend your pool season by a few months,” McCool says.

Why Swim-Mor Pools & Spas?

Being a local family-owned independent business makes Swim-Mor Pools & Spas a smart choice for customers, according to McCool. “We’re not national. We’re not a franchise. And we do not try to sell everything. Our expertise has been building custom gunite pools for 59 years and that’s what we focus on,” he says. Save for a few aspects that are legally required to be outsourced to independent licensed contractors, Swim-Mor Pools & Spas uses all of their own crews for the pool construction, which McCool says is unique for the pool business. In addition to building new pools, SwimMor Pools & Spas also specializes in renovating gunite pools. The experienced team can handle everything from your standard renovation of replacing your coping, tile and plaster finish, to adding features such as raised water features, sun decks, and even spas that were not originally built with the pool. McCool says, “Even though your pool may not have originally been built with the more current popular features doesn’t mean that Swim-Mor cannot add them now.” The 2026 pool season is already underway for the business, which thanks to the mild winter meant they were able to start construction early. Pool openings and service will ramp up from mid-April to Memorial Day. But, for those looking to add a pool to their backyard this summer, it’s not too late. “We’re still building for this year. We’re still selling for this summer,” McCool says. “But don’t waste time. Get in!”

Prior to March 2020, business was strong for Swim-Mor Pools & Spa. That was only boosted when the COVID-19 pandemic hit the region. “The pool business was never busier than it was in COVID,” McCool says. “The lockdowns forced people to stay at home and they immediately focused on the backyard.” Although that business boom has settled down a bit, things are still busy. But pool trends, according to McCool, have held fairly steady.
