FULL YEAR 2025 MARKET REPORT
EXECUTIVE SUMMARY The real estate markets in Darien, Rowayton, and New Canaan demonstrated strength, resilience, and notable buyer activity throughout 2025. Overall, the region reflects sustained demand for premium homes and a favorable environment for well-positioned properties. Darien experienced a robust year with 226 homes sold, a 15.9% increase over 2024. The average sale price rose nearly 15% to $2,908,015, and homes sold in an average of 27 days. High-end activity was particularly notable, with significant sales growth in the $2 million to $5 million range and a strong sale-to-list price ratio of 104.1%. Rowayton had a more measured year, with 53 homes sold. Average sale prices rose modestly to $2,133,426, and homes sold quickly, averaging 34 days on the market. New Canaan maintained a competitive market, with 214 homes sold, a 6.5% increase over 2024. Average sale prices reached $3,031,535, up 22.2%, with homes selling in an average of 43 days. High-end properties above $3 million saw exceptional growth, reflecting sustained confidence among luxury buyers. Looking ahead, the outlook for 2026 is positive, with sales activity and pricing expected to trend upward.
