EXECUTIVE SUMMARY
The luxury real estate market north of New York City demonstrated continued resilience in the first quarter of 2026. Limited inventory, coupled with sustained demand for high-end properties, continues to underpin overall market stability.
In Westchester County, luxury sales (above $2M) saw a 4% decline yearover-year. Despite fewer closings, the median sale price rose to over $2.8 million, underscoring buyers’ willingness to pay a premium for quality inventory.
Across Putnam and Dutchess counties, the luxury segment (above $1M) saw a 3% decline year-over-year. The median sale price approached $1.5 million, supported by steady demand.
In Greenwich, sales activity strengthened, with transactions above $3 million rising by 15%. Meanwhile, markets such as Darien, Rowayton, and New Canaan experienced softer sales activity, largely driven by limited inventory at higher price points.
Overall, the luxury market continues to be defined by constrained supply, discerning demand, and sustained pricing power. As 2026 progresses, these dynamics are expected to support a competitive environment and reinforce long-term value across the region’s most sought-after properties.
