The 2025 Bronxville real estate market was defined less by volume and more by clarity. With inventory continuing to remain limited, buyers who were successful this year were focused, well-prepared, and deeply committed to owning in our community. Market trends throughout the year reflected a thoughtful and intentional pace, where decisions were driven by lifestyle priorities, long-term value, and confidence in Bronxville as the place to call home.
In the Village of Bronxville, values moved meaningfully higher. The median sale price for single-family detached homes rose just over 7% to $3 million, showcasing the strength of demand for well-located, thoughtfully presented properties. Notably, 41% of Village homes sold above the asking price, resulting in meaningful gains for sellers. Townhomes also continued to play an important role in the Village market; 8 were sold in 2025 with a 21.3% increase in the median sale price to $1,650,000. In addition to publicly marketed sales, our office successfully facilitated 9 off-market transactions in the Village, discreetly pairing buyers and sellers when privacy was a priority. While private sales can be effective in select circumstances, we continue to believe that full market exposure remains the best strategy to achieve the strongest possible outcome.
Beyond the Village, the Bronxville PO single-family market demonstrated steady performance and continued appeal. Sales activity reflected buyers’ ongoing interest in the area, particularly among those seeking value, space, and proximity to Village amenities and transportation. Pricing inched up by 5.1% to $1,230,000, and homes that were properly positioned attracted attention, often with multiple offers.
The co-op market followed a different, but equally compelling, path. In Bronxville Village, pricing remained steady year over year, while days on market improved, an encouraging sign of continued momentum and buyer confidence. In Bronxville PO, the co-op market was particularly strong with higher sales activity, 141 units sold, up 28.2%, with a notable increase in median sale price from $215,000 in 2024 to $250,000 in 2025. For many buyers, co-ops continue to serve as an accessible and appealing entry point into the Bronxville community.
What these trends make clear is that Bronxville moves with intention. This current market is shaped by supply imbalance, discernment, and long-term confidence in the community.
