ur 14th birthday, a brand-new offering, and more awards to add to our ever-growing trophy cabinet, it’s safe to say this quarter has been one for the books. As we turn the page into our 15th year in business, we do so off the back of our most successful quarter yet.

What began 14 years ago as a bold idea, by our brilliant CEO, Jonathan Selaey, has grown into a thriving, industryleading lender in the bridging finance market (be sure to check out our next edition, where we’ll reflect on our journey since 2011).

A journey worth celebrating

This quarter marks 14 years of providing forward-thinking bridging finance solutions. Since our very first loan in 2011, we’ve grown into one of the UK’s leading bridging lenders, thanks to our dedicated team, loyal investors, trusted partners, and the brokers and clients who place their confidence in us.

With new products on the way, improved service offerings, and ongoing investment in technology and innovation, we’re building real momentum for the future. So, what’s next? There are some exciting things on the horizon, including exhibiting at The Finance Professional Show in November and one of our biggest announcements yet (trust us, you won’t want to miss it).

Our Relationship Manager, Chris Grierson and Marketing and Sales Assistant, Nathan Campbell recently took a day out to complete their first aid training with the British Red Cross, joining Pauline O’Gorman and Steph Kinsella as qualified Hope Capital first aiders.

Having qualified first aiders in the workplace is about much more than ticking a compliance box. It plays a vital role in maintaining a safe environment, something we’re proud to prioritise across the business.

Supporting the Woodlands Hospice

Raising £1,140 with 150ft abseil

We’re incredibly proud of our National Account Manager, David Weir, and Marketing & Sales Assistant, Nathan Campbell, for taking on the challenge of abseiling 150ft down the Liverpool Anglican Cathedral, it was no small feat. By stepping forward and taking the leap, they have helped raise vital funds for Woodlands Hospice and support the incredible work they do for many across Liverpool.

We were overwhelmed by the incredible generosity shown by our partners, team members, and their friends and families. Together, their donations helped us raise over £1,100, with a special thank you to our CEO, Jonathan, for match funding the contributions received. Every donation, big or small, played an important part in reaching this fantastic total.

A special shoutout goes to MSB for their generous £250 donation, which gave our fundraising efforts an extra boost.

We would also like to extend our thanks to Alex Gregory-Chialton and Daniel Leith of Dutton Gregory Solicitors for inviting us to take part and join them in such a memorable challenge.

Sharing Our Knowledge and Expertise

Q: What makes Scotland’s legal requirements for bridging finance different from England and Wales?

A: Scotland has several distinct legal differences compared with England and Wales. For example, in England and Wales, first charge lender consent is required before a second charge can be registered. In Scotland, this is not a legal requirement, although it is still considered good practice.

Q: Who must provide formal consent in Scotland?

A: In Scotland, the only formal consent legally required is from the borrower’s spouse or civil partner. In contrast, England and Wales also require occupier consent under the Land Registration Act 2002.

Q: How does due diligence work for bridging finance in Scotland?

A: Thorough due diligence remains essential. At Hope Capital, we request redemption statements and liaise directly with first charge lenders to ensure the security priority is protected. This helps prevent any legal or financial issues for both borrowers and investors.

Q: Are there any differences in documentation between Scotland and England & Wales?

A: Yes. Scotland still largely relies on wet signatures for documentation. However, since 2022, qualified electronic signatures have been accepted for some documents, making certain processes more streamlined.

A: Our team shares in-depth expertise and collaborates with trusted partners, such as Gunnercooke, to ensure our information is precise, reliable and valuable. This partnership helps brokers and borrowers navigate the Scottish market confidently.

It’s always nice to celebrate our teams’ personal millstones in the office! We were lucky enough this quarter to have three celebrations in a matter of weeks.

After returning from their well-earned holidays, Alicia, Sam, and Sophie each shared some very exciting news! They might not have loved being the centre of attention when we celebrated them in front of the office, but we just wanted to show how happy we are for them all.

With our recent myHOPE enhancements each of them will receive an extra day of annual leave when the big day comes around.

This achievement shows the increasing recognition of our reputation as a trusted, expert lender and we couldn’t be more pleased to see our network expanding and our name becoming more widely known.

Nathan is always really pleasant, friendly and ready to help. He has helped my team with changes relating to the split of the department and always goes about his work without a fuss or a drama. He treats his colleagues with respect, and I know he has brought some good ideas to his team with software that will make a difference to what they do.

I’d like to nominate Nathan for the positive impact he has across the business. He’s always approachable and friendly, and nothing is ever too much trouble. Most importantly, Nathan does it all with a smile on his face, making him an absolute pleasure to work with and be around.

Nathan has just celebrated his one-year anniversary, and honestly, it’s hard to believe it’s only been a year. He’s made such a big impact in such a short time! From working on campaigns and taking charge of our case studies, to working closely with both the team and external stakeholders, Nathan’s jumped in with both feet and never hesitates to go the extra mile. He’s always willing to step out of his comfort zone to support others.

Charlotte is deserving of this award not only for the entertainment she brings to the office but for everything she does for everyone. The support she gives to everyone across the board is fantastic. She keeps me (and probably everyone else) motivated and she is just brilliant at her job!

Charlotte is always thinking outside the box for new ideas that will make systems and processes more efficient and less complex for the team to use. She is always willing to help me, even though she’s busy herself she always seems to find the time.

Charlotte always helps out the team whether it’s part of her role or not, she always brings so much positivity to the whole team and wider business. She is always there to help with anything and is so approachable. Personally, Charlotte is a wonderful human being and a special friend.
