aking the best first impression is the most important thing you can do when selling your home. I always advise my client’s on the “Four C’s of Staging”: curb appeal, clutter, closets, and comfort.
THE FIRST “C” IS CURB APPEAL. Any REALTOR® would
agree that this is one of the most important first impression that any buyer will have of your home. The home needs to be neat, clean and attractive from the curb to the back fence. Ask yourself these questions: What is your 1st Impression? Is it welcoming, attractive, well maintained? And most important, “Would you buy this house?”
THIS “C” IS REALLY TWO IN ONE, CLUTTER AND CLEANLINESS. The cleanliness of your home is going to be the first thing a buyer notices when they enter and then how much clutter is around. When selling a home it is on display, it should be in its best condition. You never want a buyer to question if it has been properly maintained.

If it’s neat and tidy, buyers will assume that it has been properly maintained. If it’s cluttered and messy, they will wonder what else hasn’t been taken care of. Clutter not only involves keeping the rooms picked up, but also removing items so the wonderful architectural features of the home can be seen. Uncluttering the home will make it feel more spacious along with having a wellmaintained look.
THE THIRD “C” IS YOUR CLOSETS. Unfortunately, we live
in the part of the country where storage is a problem in every home. We don’t have the luxury of basements and attics to store things in and one of the things that most homeowners look for is storage space. So clear the closets by half and pack away last season clothes. If your cabinets and closets are overflowing, you’re telling them that they won’t have enough storage space in the house.
You’ll need to depersonalize and neutralize your home so that buyers will feel comfortable when walking through. You need to neutralize the fact that someone is living there now and has been going about their daily living in this house. All your personal items, prescriptions, and any sensitive items must be out of sight. Depersonalizing your home involves removing photographs, awards, collections and items with your name on them, like your front door mat. You want the buyer to envision themselves in the house, not you. When a house is on the market it is now a property for sale and no longer your home. The goal is to sell for the most amount you can in the least amount of time. So unfortunately it may be a little uncomfortable to live in what looks like a model home, but that’s just what needs to be done.
THE FINAL “C”, COMFORT IS VERY IMPORTANT WHEN SELLING A RESALE HOME. This is about the comfort of prospective buyers not you.

Where to Start in Placing Artwork in Your New Home By Gail Mayhugh
When moving into a new home, your art may not work in the same place as your previous home. Your rooms may have more windows, vaulted ceilings, a fireplace, built-in’s, or an open floor plan. So, where do you start?

Don’t focus on where you had them in your last home. This is where many people get stuck and frustrated. Now is a perfect time to change things around for a new look. Once you’ve unpacked your art, take a good look at them; decide if there are any you’re no longer attached to. Are there pieces you’d be ok if you didn’t find a place to hang them? I’ve found that 95% of the time, once art is hung, we rarely replace it with something else. So, if you’ve never really liked it or just no longer do, set it aside. With your furniture, lighting, and large plants placed, it’s time to look at your empty wall space. Is it a horizontal or vertical space? This will help you decide what pieces you can place there. Think of it as a puzzle; you start with the outside and then fill in the rest. Now it’s time to decide where to place your art on whether it’s a horizontal or vertical space. Look to put horizontal art in horizontal spaces and vertical art in vertical spaces, but there are no rules set in stone. What’s most important is that you like how it looks.

➠ Start with your largest pieces. Don’t hang anything at this point; place them where you feel they’ll work best, as this could change once you decide where you’re going to hang the others. ➠ Time to start finding the right pieces to finish your puzzle,
which is where many get stuck. You only have horizontal spaces and vertical art or vertical spaces with horizontal art. So, time to think outside of the box. What groupings can you create with the pieces you have? ➠ If you have horizontal pieces, you can create a vertical image by stacking them over each other. When doing this, you want to place the largest or visually heaviest piece on the bottom as it’s more appealing to most. When both pieces are the same size, see which piece has the larger and darker frame. If both frames are similar, how are they matted? Where one is white, and the other is dark green, the art with the green mat will be visually heavier and placed on the bottom. Is one image darker than the other?

If you follow news about the local housing market, you’ve probably seen more than a few confusing headlines and news stories lately.

I came across one such example last month, when the Daily Mail published a story about Las Vegas and our housing market that included some statements I found to be misleading – or at least exaggerated.

For starters, I thought the headline was a bit much: “Struggling Las Vegas takes yet another hit as home prices slump and unsold inventory surges.” For context, I’d point out that our most recent Las Vegas REALTORS® statistics for July showed that the median price of existing single-family homes sold in Southern Nevada was $480,000. That was down just 1% from July 2025 and down 2.0% from the all-time high set in May and June. I wouldn’t call a 1% change in home prices over the past year a “slump.” The same can be said for local condos and townhomes, which sold in July for a median price of $290,000. That matched the price from July 2025. Again, I don’t consider that a slump. I’d call that remarkably stable. Here’s an excerpt from the story in this London-based media outlet, which quoted me and referenced LVR’s housing statistics from an LVR news release: “Sin City may be famous for hitting the jackpot, but its housing market is proving to be anything but a sure bet. Throughout the area, home prices are dropping as unsold properties continue to pile up. Home prices in Las Vegas are

According to Realtor. com, the median price of single-family homes sold in the Southern Nevada area fell to $480,000 in July – down 1% from a year earlier and down 2% from the record high reached in May and June.” The Daily Mail story went on to say “that data represents the largest decline in home prices among the 20 major cities tracked by the S&P CoreLogic Case-Shiller Index – a troubling reversal because the U.S. housing market, overall, is moving in the opposite direction. National home prices rose 1.1% year-over-year in May, while prices across the 20city index climbed 1.6%. Las Vegas, meanwhile, found itself at the bottom of the table.” The statistics cited here from LVR and the national index and are generally accurate. And I do think overall housing trends have been tilting in favor of buyers this year – especially compared to how the market favored sellers so much in years past. It’s the tone that I think is misleading. Consider the dramaticsounding language suggesting our “inventory surges” as “unsold properties continue to pile up” here in Southern Nevada. Going back to the LVR statistics cited in this story, LVR reported 7,442 single-family homes were listed for sale without any sort of offer during July. That was up 4.1% from one year earlier. And the 2,719 condos and townhomes listed without offers in July represented a 3.7% increase from one year earlier. Those percentages are much lower than they were in past months, again suggesting that the local housing market is stabilizing, not surging or piling up in any way. I hope that adds some context to such stories – especially for people looking for a home here.

Area rugs serve many purposes, along with softening and bringing warmth underfoot. They define your seating area, unify a mixture of furniture, and bring color and added style to the room. But for many, selecting an area rug can be a stressful purchase. are many thoughts if all the legs of your furniture be afraid to angle a rug.
