5 Things To Consider When Buying Area Rugs

Area rugs serve many purposes, along with softening and bringing warmth underfoot. They define your seating area, unify a mixture of furniture, and bring color and added style to the room. But for many, selecting an area rug can be a stressful purchase.
There are many thoughts if all the legs of your furniture must sit on an area rug. Well, here’s my opinion. Except for a dining room table, there is no rule that all the furniture’s legs must be on the rug, but there are design considerations. The big question is, then, what size.
In your dining room, you want to make sure that all the legs are on the rug when the chairs are fully pulled out. I’m pretty adamant about this. When someone sits down and pulls in their chair, they’re most likely going to get the back leg caught on the edge of the rug. First, it’s not good for your rug, and second, it can be a trip hazard. Let’s say you have a 4 feet by 6 feet table. I like to have at least 3 feet from the table to push my chair out, so the minimum size would be 7 feet by 9 feet. Since rugs come in multiple sizes, I’d go bigger than smaller.

When using a rug under upholstery, a lot depends on the room size, furniture placement, and the traffic flow in and out of the room.
I like to have at least the front legs on the rug; others will disagree and feel that all must be on the rug. But sometimes, to get all the feet on the rug, it’s too big for the room. What you don’t want is to have it too small and just under your coffee table. It makes the coffee table look like a small island and doesn’t do anything to unify your furniture or arrangement.
Don’t be afraid to angle a rug. If your room allows, this is an excellent way to visually enlarge the area. Look for any architectural angles in your room as a guide. Is your tile on a diagonal? Do you have an angled fireplace? Do you have your furniture placed on an angle? Following the angle brings a natural flow into the room.
Word of caution when buying your rugs, you’ll find most vary in size from 3 inches to 6 inches from what’s considered a standard size. So, an 8 feet by 10 feet may only be 7 feet 9 inches by 9 feet 6 inches. Each manufacture is different, so make sure you check the actual size. If you can’t find the size you’re looking for, you can have any regular carpet bound to the exact size you want. Binding costs are generally between $ 3.00 to $ 5.00 per lineal foot.
Remember to purchase the correct pad. I’m a believer that a pad should be used no matter what type of flooring you have. It will protect the floor, extend the life of your rug, and keep it from moving around.

Where to Start in Placing Artwork in Your New Home

When
moving into a new home, your art may not work in the same place as your previous home. Your rooms may have more windows, vaulted ceilings, a fireplace, built-in’s, or an open floor plan. So, where do you start? 1 2 3 4
Don’t focus on where you had them in your last home. This is where many people get stuck and frustrated. Now is a perfect time to change things around for a new look.
Once you’ve unpacked your art, take a good look at them; decide if there are any you’re no longer attached to. Are there pieces you’d be ok if you didn’t find a place to hang them? I’ve found that 95% of the time, once art is hung, we rarely replace it with something else. So, if you’ve never really liked it or just no longer do, set it aside.
With your furniture, lighting, and large plants placed, it’s time to look at your empty wall space. Is it a horizontal or vertical space? This will help you decide what pieces you can place there. Think of it as a puzzle; you start with the outside and then fill in the rest.
Now it’s time to decide where to place your art on whether it’s a horizontal or vertical space. Look to put horizontal art in horizontal spaces and vertical art in vertical spaces, but there are no rules set in stone. What’s most important is that you like how it looks.
➠ Start with your largest pieces. Don’t hang anything at this point; place them where you feel they’ll work best, as this could change once you decide where you’re going to hang the others.
➠ Time to start finding the right pieces to finish your puzzle, which is where many get stuck. You only have horizontal spaces and vertical art or vertical spaces with horizontal art. So, time to think outside of the box. What groupings can you create with the pieces you have?
➠ If you have horizontal pieces, you can create a vertical image by stacking them over each other. When doing this, you want to place the largest or visually heaviest piece on the bottom as it’s more appealing to most. When both pieces are the same size, see which piece has the larger and darker frame. If both frames are similar, how are they matted? Where one is white, and the other is dark green, the art with the green mat will be visually heavier and placed on the bottom. Is one image darker than the other?
➠ If you have vertical pieces, you can create a horizontal image by hanging them side-by-side; all the pieces don’t need to be the same size. If you have one tall vertical piece and a couple of smaller horizontal, vertical pieces or both, create a grouping of the smaller pieces and hang them on one side of the vertical piece.
➠ If you have a lot of small pieces, group them to create horizontal or vertical images to include in a grouping. Stack horizontals to create a vertical image and place verticals sideby-side, which makes a horizontal image.

HOME PRICES COOLING OFF HEADING INTO FALL

A report released this month by Las Vegas REALTORS® (LVR) shows local home prices declining slightly from the same time last year, while the number of homes available for sale keeps rising.
LVR reported the median price of existing single-family homes sold in Southern Nevada through its Multiple Listing Service (MLS) during September was $470,000. That’s down 2.1% from September of 2024 –and down from the all-time high of $485,000 reached several times this year.
Likewise, the median price of local condos and townhomes sold in September was $294,000. That’s down 1.8% from September 2024 – and short of the record high of $315,000 set in October 2024.
“This month’s LVR statistics are another indication that we’re going through a bit of a reset in the housing market,” said LVR President George Kypreos, a longtime local REALTOR®. “We’re seeing more homes available for sale than we’ve had in some time. We’re also seeing a more balanced housing market. Along with other factors that have been shifting in favor of home buyers, we’re entering a time of year that national reports show is the best time to buy.”
By the end of September, LVR reported 7,502 single-family homes listed for sale without any sort of offer. That’s up 37.4% from one year earlier. The 2,605 condos and townhomes listed without offers in September represent a 50.5% jump from one year earlier.
LVR reported a total of 2,369 existing local homes, condos and townhomes sold in September. Compared to September 2024, sales were up 5.2% for homes, but down 0.2% for condos and townhomes.
The sales pace in September equates to more than a four-month housing supply. Last year at this time, Southern Nevada had just
over a three-month housing supply.
Local home sales have been on a roller coaster ride in recent years. In 2024, LVR reported a total of 31,305 existing local homes, condos and townhomes were sold. That was up from 29,069 such sales in 2023 – the slowest year for existing local home sales since 2008. LVR tracked 35,584 total sales in 2022. That followed a record year for existing local home sales in 2021, when LVR reported 50,010 total properties were sold.
OTHER HIGHLIGHTS INCLUDE:
In September, 72.0% of all existing local homes and 67.0% of all existing local condos and townhomes sold within 60 days. That’s down from one year earlier, when 81.4% of all homes and 83.2% of all condos and townhomes sold within 60 days.
During September, LVR found that 23% of all local property sales were cash transactions. That’s down from 24.4% one year earlier – well below the February 2013 cash buyer peak of 59.5%.
The number of so-called distressed sales remains near historically low levels. LVR reported that short sales and foreclosures combined accounted for .5% of all existing local property sales in September. That compares to 0.8% one year ago and 1.0% five years ago.
The total value of local real estate transactions tracked through the MLS during September was nearly $1.2 billion for homes and nearly $149 million for condos, high-rise condos and townhomes. Compared to one year earlier, total sales values in September were up 8.4% for homes and up 0.3% for condos and townhomes.
These LVR statistics include activity through the end of September 2025. LVR distributes statistics each month based on data collected through its MLS, which does not account for all newly constructed homes sold by local builders or homes for sale by owners.
