Unfortunately, we live in the part of the country where storage is a problem in every home. We don’t have the luxury of basements and attics to store things in and one of the things that most homeowners look for is storage space. So clear the closets by half and pack away last season clothes. If your cabinets and closets are overflowing, you’re telling them that they won’t have enough storage space in the house.

Depersonalizing your home involves removing photographs, awards, collections and items with your name on them, like your front door mat. You want the buyer to envision themselves in the house, not you.

Earlier this year, I wrote about how we’ve been seeing more homes on the market and how this is good news for local home buyers.

It’s a message that bears repeating – especially since the number of homes listed for sale here in Southern Nevada keeps climbing.

It’s also part of a nationwide trend, as reported recently by the experts at the National Association of REALTORS®, where NAR Chief Economist Lawrence Yun had encouraging words for prospective homeowners in a late August story published by Realtor Magazine.

“Home buyers are in the best position in more than five years to find the right home and negotiate for a better price,” Yun said. “Current inventory is at its highest since May 2020, during the COVID lockdown.”

According to NAR, the number of “for sale” signs is increasing nationally by about 16% from the same time last year.

And after years of rising prices, home prices are leveling out lately. The median price of an existing home sold nationwide in July was $422,400. That’s up just 0.2% from the same month one year ago, NAR reported.

That “ever-so-slight improvement in housing affordability is inching up home sales,” Yun says.

“Wage growth is now comfortably outpacing home price growth, and buyers have more choices.”

This news follows a recent Realtor.com report that showed the inventory of homes available for sale nationwide went up in all 50 of the nation’s largest housing markets through the first half of this year compared to the same time last year.

And guess what metro area led this list? That’s right. Las Vegas.

The Las Vegas metro area (including Henderson, North Las Vegas and other surrounding communities in Southern Nevada) posted a 77.6 increase in inventory through June. That topped the rate of inventory growth in Washington, D.C. and Raleigh, North Carolina, which ranked second and third on the Realtor.com list.

We’ve been seeing similar trends with our statistics from Las Vegas REALTORS®. During this same month of July, LVR reported that local home prices were only 1% higher than they were at the same time last year.

Meanwhile, LVR tracked 7,147 single-family homes listed for sale without any sort of offer. That was up over 54% from one year earlier. The 2,622 condos and townhomes listed without offers in July represented a 77% jump from one year earlier.
