As president of Las Vegas REALTORS®, I enjoy sharing news about the housing market – especially when it’s good for potential home buyers.

Fortunately for those looking for a home, it’s getting easier to find good news for buyers these days.

Two examples recently caught my attention. One was an October report from Realtor.com showing that nearly 20% of home sellers nationwide reduced their asking prices in September. This followed a similar report from Redfin that also showed more sellers are cutting their prices.

This trend is happening nationwide, including here in Southern Nevada.

According to an October report from Redfin, 21.2% of home sellers here in the Las Vegas area cut their asking price during August. Of those who dropped the price of a home for sale here, the average asking price was reduced by 3.3%.

That compares to national averages of 16.7% and 4.1% –meaning more sellers are cutting prices here in Southern Nevada, but by a slightly lower amount than the national average.

As for the similar Realtor.com report, it added that the lower the asking price of the home, the more likely the seller was

to lower the price.

In an Oct. 15 article summarizing this Realtor.com report published by National Mortgage Professional, the publication put it this way:

“For example, in the $350,000 to $599,000 (price range), which accounted for 22% of the listings, 20% of sellers cut their asking price. In the $500,000 to $750,000 range, accounting for 18% of the listings, 21% had price reductions. In the $750,000-$1 million bracket, 8% of all listings, 18% saw their prices cut. And 13% of the houses listed above $1 million, accounting for 12% of all houses for sale, experienced price drops.”

This trend, according to the Realtor.com report, “is consistent with more motivated sellers at the bottom of the housing ladder, who need to sell in order to buy their next home, compared to patient and/or price-anchored sellers at the top.”

In other words, these reports suggest that people looking to buy the most affordable homes are generally getting the most benefit from these price cuts. That seems like good news to me.

This news is also more evidence of the recent shift in the local and national housing markets, which have been tilting toward buyers this year after favoring sellers for several years.

Of course, this trend alone won’t suddenly make homes more affordable for the millions of Americans who are struggling to afford one. But it certainly helps.
