Making the best first impression is the most important thing you can do when selling your home. I always advise my client’s on the “Four C’s of Staging”: curb appeal, clutter, closets, and comfort.
THE FIRST “C” IS CURB APPEAL.
Any REALTOR® would agree that this is one of the most important first impression that any buyer will have of your home. The home needs to be neat, clean and attractive from the curb to the back fence. Ask yourself these questions: What is your 1st Impression? Is it welcoming, attractive, well maintained? And most important, “Would you buy this house?”
THIS “C” IS REALLY TWO IN ONE, CLUTTER AND CLEANLINESS.
The cleanliness of your home is going to be the first thing a buyer notices when they enter and then how much clutter is around. When selling a home it is on display, it should be in its best condition. You never want a buyer to question if it has been properly maintained.

If it’s neat and tidy, buyers will assume that it has been properly maintained. If it’s cluttered and messy, they will wonder what else hasn’t been taken care of.
Clutter not only involves keeping the rooms picked up, but also removing items so the wonderful architectural features of the home can be seen. Uncluttering the home will make it feel more spacious along with having a wellmaintained look.
THE THIRD “C” IS YOUR CLOSETS.
Unfortunately, we live in the part of the country where storage is a problem in every home. We don’t have the luxury of basements and attics to store things in and one of the things that most homeowners look for is storage space. So clear the closets by half and pack away last season clothes. If your cabinets and closets are overflowing, you’re telling them that they won’t have enough storage space in the house.
THE FINAL “C”, COMFORT IS VERY IMPORTANT WHEN SELLING A RESALE HOME.
This is about the comfort of prospective buyers not you.
You’ll need to depersonalize and neutralize your home so that buyers will feel comfortable when walking through. You need to neutralize the fact that someone is living there now and has been going about their daily living in this house. All your personal items, prescriptions, and any sensitive items must be out of sight.
Depersonalizing your home involves removing photographs, awards, collections and items with your name on them, like your front door mat. You want the buyer to envision themselves in the house, not you.
When a house is on the market it is now a property for sale and no longer your home. The goal is to sell for the most amount you can in the least amount of time. So unfortunately it may be a little uncomfortable to live in what looks like a model home, but that’s just what needs to be done.

In our continuing quest to cut through the clutter and share bright spots about what’s happening in the housing market, here’s some good news to ponder this summer.
Just as local temperatures were heating up, I saw some encouraging news from the National Association of REALTORS®, which reported last month that existing home sales started the summer by rising 3.2% nationwide from April to May, exceeding what many experts expected.
The update from NAR put it this way: “Home sales just posted their strongest gain in months, and the numbers back up what agents on the ground are feeling: Buyers are moving, affordability is improving, and the market is on solid footing heading into summer.”
More specifically, NAR Chief Economist Lawrence Yun added that “more Americans are on the move, with home sales rising to the highest level since December. Improving affordability is helping drive this momentum. Even with mortgage rates ticking up compared to earlier in the year, they remain lower than a year ago and are essentially at the long-term historical average.”
Yun also pointed out that only 1% of all home sales nationwide involved a foreclosure or an “underwater situation” in which the sale price could not cover the outstanding mortgage balance.
We’re seeing a similar situation here in Southern Nevada. According to our latest Las Vegas REALTORS® data through May, the number of so-called distressed sales remains near historically low levels. LVR reported that short sales and foreclosures combined accounted for 0.9% of all existing local property sales in May. That compares to 0.6% one year ago. Both numbers are very low by historic standards.
“This shows that homeowners are on solid financial footing,” Yun explained.
Another thing I think we have in common with the national housing market is the strength of the high-end home market here in Southern Nevada.
NAR reported that sales continue to be strongest on the higher end of the market, “where there is more supply and buyers are less sensitive to mortgage rates.” Sales of homes priced above $1 million were 11% higher through May than the year before, while sales of homes priced between $100,000 and $250,000 were down 5%.
In even better news, NAR noted that “first-time buyers returned to the market, making up 35% of sales, an increase from 33% in April and just 30% the year before.”
Let’s hope that trend continues, since first-time homebuyers are a key to the long-term health of the housing market.
5 Things To Consider When Buying Area Rugs

Area rugs serve many purposes, along with softening and bringing warmth underfoot. They define your seating area, unify a mixture of furniture, and bring color and added style to the room. But for many, selecting an area rug can be a stressful purchase.
There are many thoughts if all the legs of your furniture must sit on an area rug. Well, here’s my opinion. Except for a dining room table, there is no rule that all the furniture’s legs must be on the rug, but there are design considerations. The big question is, then, what size.
In your dining room, you want to make sure that all the legs are on the rug when the chairs are fully pulled out. I’m pretty adamant about this. When someone sits down and pulls in their chair, they’re most likely going to get the back leg caught on the edge of the rug. First, it’s not good for your rug, and second, it can be a trip hazard. Let’s say you have a 4 feet by 6 feet table. I like to have at least 3 feet from the table to push my chair out, so the minimum size would be 7 feet by 9 feet. Since rugs come in multiple sizes, I’d go bigger than smaller.

When using a rug under upholstery, a lot depends on the room size, furniture placement, and the traffic flow in and out of the room.
I like to have at least the front legs on the rug; others will disagree and feel that all must be on the rug. But sometimes, to get all the feet on the rug, it’s too big for the room. What you don’t want is to have it too small and just under your coffee table. It makes the coffee table look like a small island and doesn’t do anything to unify your furniture or arrangement.
Don’t be afraid to angle a rug. If your room allows, this is an excellent way to visually enlarge the area. Look for any architectural angles in your room as a guide. Is your tile on a diagonal? Do you have an angled fireplace? Do you have your furniture placed on an angle? Following the angle brings a natural flow into the room.
Word of caution when buying your rugs, you’ll find most vary in size from 3 inches to 6 inches from what’s considered a standard size. So, an 8 feet by 10 feet may only be 7 feet 9 inches by 9 feet 6 inches. Each manufacture is different, so make sure you check the actual size. If you can’t find the size you’re looking for, you can have any regular carpet bound to the exact size you want. Binding costs are generally between $ 3.00 to $ 5.00 per lineal foot.
Remember to purchase the correct pad. I’m a believer that a pad should be used no matter what type of flooring you have. It will protect the floor, extend the life of your rug, and keep it from moving around.
