Fewer FSBO’s means more homeowners working with REALTORS® As president of Las Vegas REALTORS®, I enjoy sharing news about the housing market – especially when it’s good for homeowners. In this case, this news is also good for REALTORS®. A recent story in Realtor Magazine reported that the number of homeowners nationwide trying to sell their own home has reached an all2026 lvr President time low. “That may be because sellers who go it alone often express regrets, while those who work with a real estate agent are reporting higher sales prices and a far less stressful experience,” the story said.

For Sale By Owner transactions – known as FSBOs – accounted for just 5% of all home sales during the past few years, beating the previous low of 7%, according to the “2025 Profile of Home Buyers and Sellers” from the National Association of REALTORS®. Meanwhile, a record high of 91% of home sellers sold their home last year with the help of a real estate agent. “Real estate agents remain indispensable in today’s complex housing market,” says Jessica Lautz, NAR’s deputy chief economist. “Beyond guiding buyers and sellers through what is often the largest financial decision of their lives, agents provide critical expertise, negotiation skills and emotional support during an increasingly challenging process.” Even with technological advances touching more aspects of real estate transactions, the FSBO market share has been steadily shrinking. In 1985, FSBO sales made up about 21% of U.S. home sales. But since 2010, the FSBO share has stayed mostly in the single digits.
When I hear such news, I have to believe that more people are getting the message that homeowners who sell their own home generally get a lower price than sellers who work with a REALTOR®. The numbers suggest as much. During 2025, NAR reported the median price for a FSBO sale was $360,000. That’s 18% less than the $425,000 median price for sales involving an agent. The lower price point may also indicate that FSBO homes are more likely to be lower-cost mobile homes or those located in rural areas. Still, selling your own is a challenging process. FSBO sellers most often report that they struggled with pricing their home, preparing it for sale and selling within their desired timeframe, according to NAR’s survey. NAR also found that 40% of FSBO sellers didn’t actively market their homes. The most common reasons cited by homeowners who chose the doit-yourself route included selling to a friend or relative or looking to avoid paying commission fees. Yet, a separate survey of FSBOs conducted by Clever Real Estate found that most FSBO sellers still ended up paying a commission to a buyer’s agent, often as a seller concession. Plus, about one in five eventually hired an agent to get their home sold. More than half of FSBOs describe the selling process as stressful, with 47% admitting it brought them to tears, Clever’s survey found. Another 43% admitted to making legal mistakes, and nearly 30% struggled with pricing their home, often relying on online estimates instead of professional comparative market analyses. Ultimately, 64% of FSBOs conceded they did not achieve their desired sales price. On the other hand, the same survey found that 86% of sellers said their real estate agent provided a “broad range of services” and managed most aspects of their home sale. And 87% of sellers said they’d likely recommend their agent for future services.

aking the best first impression is the most important thing you can do when selling your home. I always advise my client’s on the “Four C’s of Staging”: curb appeal, clutter, closets, and comfort.
THE FIRST “C” IS CURB APPEAL. Any REALTOR® would
agree that this is one of the most important first impression that any buyer will have of your home. The home needs to be neat, clean and attractive from the curb to the back fence. Ask yourself these questions: What is your 1st Impression? Is it welcoming, attractive, well maintained? And most important, “Would you buy this house?”
THIS “C” IS REALLY TWO IN ONE, CLUTTER AND CLEANLINESS. The cleanliness of your home is going to be the first thing a buyer notices when they enter and then how much clutter is around. When selling a home it is on display, it should be in its best condition. You never want a buyer to question if it has been properly maintained.

If it’s neat and tidy, buyers will assume that it has been properly maintained. If it’s cluttered and messy, they will wonder what else hasn’t been taken care of. Clutter not only involves keeping the rooms picked up, but also removing items so the wonderful architectural features of the home can be seen. Uncluttering the home will make it feel more spacious along with having a wellmaintained look.
THE THIRD “C” IS YOUR CLOSETS. Unfortunately, we live
in the part of the country where storage is a problem in every home. We don’t have the luxury of basements and attics to store things in and one of the things that most homeowners look for is storage space. So clear the closets by half and pack away last season clothes. If your cabinets and closets are overflowing, you’re telling them that they won’t have enough storage space in the house.
You’ll need to depersonalize and neutralize your home so that buyers will feel comfortable when walking through. You need to neutralize the fact that someone is living there now and has been going about their daily living in this house. All your personal items, prescriptions, and any sensitive items must be out of sight. Depersonalizing your home involves removing photographs, awards, collections and items with your name on them, like your front door mat. You want the buyer to envision themselves in the house, not you. When a house is on the market it is now a property for sale and no longer your home. The goal is to sell for the most amount you can in the least amount of time. So unfortunately it may be a little uncomfortable to live in what looks like a model home, but that’s just what needs to be done.
