EXPERTS EXPECTING A MORE BALANCED HOUSING MARKET THIS YEAR

While it’s still early in the year, I want to share some mostly positive news about the housing market and how 2026 should be better than 2025 – especially for home buyers.
Several national housing experts have been issuing positive projections for 2026. One of them is Lawrence Yun, chief economist for the National Association of REALTORS®. Yun recently said a recent dip in mortgage interest rates helped boost home sales in December to a 5.1% increase from November, the fastest sales pace in nearly three years.
“2025 was another tough year for home buyers, marked by recordhigh home prices and historically low home sales,” Yun said. “However, in the fourth quarter, conditions began improving, with lower mortgage rates and slower home price growth.”
As he said, 2025 was a slow year for home sales nationwide, as well as here in Southern Nevada. Las Vegas REALTORS® statistics show that we sold fewer existing local homes, condos and townhomes during 2025 than we did during 2024. In fact, LVR records show that our 2025 sales totals were lower than any year since 2007.
The story was similar nationally, with existing home sales in 2025 falling to their lowest level since 1995.
But Yun and other experts are saying that could change in 2026. He recently predicted that U.S. home sales could increase by 14% this year.
“In 2026, we expect higher inventory, modest improvements in affordability and more accommodating monetary policy from the Federal Reserve will help more Americans buy their next home,” he added.
I also saw a report from Realtor.com that showed the median listing price per square foot for homes nationwide dropped by 1.3% in December, marking the fourth straight month of annual declines. And prices fell slightly more than that in the West.
“Particularly in the South and West, I think the downward trend in list price per square foot signals the potential for improving affordability heading into 2026,” said Realtor.com Senior Economist Jake Krimmel. “Whether that will actually translate into declining sales prices remains to be seen.”
It’s always tricky to make predictions about the housing market. But the consensus view among such national experts is that mortgage rates are more like to dip than rise over the course of the year, and homes should be at least slightly more affordable.
A January story by the Associated Press reported that “economists generally expect mortgage rates to ease further this year, though most recent forecasts show the average rate on a 30-year mortgage remaining above 6%.”
If so, I’d bet on buyer activity locally and nationally continuing to improve. Home prices have been fairly stable, and mortgage interest rates have been as low lately as they’ve been in about 15 months.
After years of dealing with a housing market where sellers held most of the cards, most of the trends we’re tracking are pointing to a more balanced housing market in 2026. And that’s good news.
