aking the best first impression is the most important thing you can do when selling your home. I always advise my client’s on the “Four C’s of Staging”: curb appeal, clutter, closets, and comfort.
THE FIRST “C” IS CURB APPEAL. Any REALTOR® would
agree that this is one of the most important first impression that any buyer will have of your home. The home needs to be neat, clean and attractive from the curb to the back fence. Ask yourself these questions: What is your 1st Impression? Is it welcoming, attractive, well maintained? And most important, “Would you buy this house?”
THIS “C” IS REALLY TWO IN ONE, CLUTTER AND CLEANLINESS. The cleanliness of your home is going to be the first thing a buyer notices when they enter and then how much clutter is around. When selling a home it is on display, it should be in its best condition. You never want a buyer to question if it has been properly maintained.
If it’s neat and tidy, buyers will assume that it has been properly maintained. If it’s cluttered and messy, they will wonder what else hasn’t been taken care of. Clutter not only involves keeping the rooms picked up, but also removing items so the wonderful architectural features of the home can be seen. Uncluttering the home will make it feel more spacious along with having a wellmaintained look.
THE THIRD “C” IS YOUR CLOSETS. Unfortunately, we live
in the part of the country where storage is a problem in every home. We don’t have the luxury of basements and attics to store things in and one of the things that most homeowners look for is storage space. So clear the closets by half and pack away last season clothes. If your cabinets and closets are overflowing, you’re telling them that they won’t have enough storage space in the house.
You’ll need to depersonalize and neutralize your home so that buyers will feel comfortable when walking through. You need to neutralize the fact that someone is living there now and has been going about their daily living in this house. All your personal items, prescriptions, and any sensitive items must be out of sight. Depersonalizing your home involves removing photographs, awards, collections and items with your name on them, like your front door mat. Most people prefer a balanced housing market to one that tilts too far in favor of either buyers or sellers.
We’re also seeing signs of sellers being more realistic when pricing their homes for sale, resulting in fewer cuts to their listing price. Asking prices in June were down 2.5% year over year nationwide, according to Realtor.com.
The good news is that things may finally be heading in that direction. According to a CNBC housing market survey released in July, far more real estate agents across the country are now reporting a balanced market.
“That’s the largest annual drop since the company began tracking this in 2017, and the eighth straight month of declines,” CNBC reported.

After several years of a seller’s market with rising home prices and a tight housing supply, the survey conducted during the second quarter of this year found that 44% of real estate agents said they were seeing a more balanced market between buyers and sellers. That share is up from 30% during the third quarter of last year, when CNBC began its quarterly survey. Meanwhile, home sales have been on the rise lately, increasing 3% in May compared to that same month last year, according to the National Association of REALTORS®. NAR attributed that to more supply and easing prices. A CNBC story on the survey suggested that “sellers appear to be getting more realistic when pricing their homes, not expecting the huge jumps seen in the first two years of the pandemic.” Prospective buyers should also appreciate that prices have been fairly stable lately. Nationally, home prices are up by less than 1% from the same time last year, according to the latest S&P Cotality Case-Shiller national home price index. Likewise, our Las Vegas REALTORS® statistics through June showed a similar 1% increase in the median single-family home price from the same time last year. The local median price has been hovering around $490,000 since May.
With asking prices more in line with the current market, agents are also reporting fewer contract cancellations. Just 40% of respondents to CNBC’s survey said they had at least one contract fall through in the second quarter. That’s down from 51% in the first quarter of this year. As for inventory, it was up just under 2% nationwide in June compared to the year before, according to Realtor.com. And new listings rose by just 2.4%. According to Realtor.com, there are currently 1.1 million homes listed for sale across the country. During this same time in 2023, just after the pandemic-driven housing boom, there were about 614,000 homes listed for sale. Here in Southern Nevada, we’ve been seeing a local housing supply of about three and a half months. While this is an increase from the very tight supply we experienced in past years, it’s still short of the six to nine months of supply that most experts consider to be a fully balanced market. In my dealings with buyers and sellers, I see people waiting for prices to dip, even though current conditions suggest that’s not likely to happen. I tell would-be buyers to make their move now, while inventory is still relatively tight and sellers are motivated. That way, you have a better shot at negotiating concessions and terms in your favor. You can always refinance at a lower mortgage rate down the road when conditions ease. What you can’t do is go back and buy at today’s price once it’s gone.
