Second most common? “What should I do to the house to get it ready to sell?” Most home sellers understand that to get the most money possible for their homes requires making the fixes that buyers expect. And they are correct. But, that is not the only task the homeowner’s face.
Deferred Maintenance is a Deal Killer Your buyer will most likely need a mortgage to purchase your home. Before the lender approves a loan, there will be an appraisal. One of the factors that the appraiser will consider when determining the market value is how well it has been maintained. If you have neglected to maintain the home over the years, the appraiser will deduct value from the home. All the little things that you’ve grown accustomed to should be fixed. Examples include cracked window glass, dripping faucets, broken light fixtures, ratty carpeting, and chipped paint.

Suddenly, after decades of ownership, the question of its worth becomes the sole focus. If you have diligently maintained the home, all you’ll need to worry about are the cosmetics in your efforts to pump up the value.
1. DECLUTTER
How would you like to add an additional $4,000 to your home’s resale value? Declutter it. Buyers place high value on a home that appears move-in ready. Decluttering involves making storage spaces, such as closets, linen closets, kitchen cabinets, and pantries
look roomier. Do this by removing and storing (offsite) extra-large items and then organizing what’s left.
2. FRESHEN UP THE WALLS
If it has been some time since you have painted the homes interior, consider doing it, or having it done professionally. Fresh paint offers many benefits, one of which is making the home look and smell cleaner.
3. GIVE THE KITCHEN SOME LOVE
Pay attention to little fixes that will pay off big when buyers are streaming through the home. Consider refacing or replacing the cabinetry if it needs it. Update the lighting, replace appliances, update the faucets, and buy new throw rugs, towels, and curtains.
4. PAY ATTENTION TO BATHROOMS Nothing kills a real estate deal quicker than a nasty bathroom. Painting the walls provides an instant transformation, but there is more you can do that will add value. Install new lighting, replace old sinks, shower, bath faucets, and handles. Also, install new towel racks, replace shower doors, and recaulk the tub and sink to freshen their appearance. For an added touch, you can hang new towels and add coordinating throw rugs.

Impacts the Market Price of Your Home In real estate, perception is everything. If potential homebuyers like what they see outside of the home, they are far more likely to want to venture forth to the home’s interior. 8
Design
The Michigan State University researchers asked participants to place a perceived value on the homes used in the study. They valued those with “sophisticated” landscaping the most. So, what exactly is sophisticated landscaping? The researchers mentioned above define it as a landscape in balance. No exterior element overwhelms others. For instance, the number and size of large, deciduous trees are balanced with the number of evergreen shrubs, other plants, and hardscape elements. Hardscape includes anything that isn’t organic, such as birdbaths, pavers, statuary, and gravel. The survey respondents determined that a $150,000 home that offers only a lawn would bring an additional $8,250 to slightly more than $19,000 if the yard were more sophisticated.
Diversity
The study also found that the diversity of landscape materials can impact the home’s value as well. Ensure a balance of color in the yard by planting colorful annuals in beddings,
borders, and even patio pots. Suitable plants to consider right now include zinnias and sweet pea. Then, add another splash of color with hardscape materials. This can include anything from a charming birdbath or fountain to colored gravel mulch.
Big Trees
Since all real estate is local, buyer preferences may vary depending on location. In some states, large, mature trees trump sophistication in the landscape. A study by the Arbor Day Foundation finds that any trees on the property may result in a 15 percent gain in home value.
The Flipside
Landscapes that feature only small plants may negatively impact a home’s value. Most homes in Las Vegas, for instance, feature drought-tolerant, minimalist desert landscaping. Since it is the most common type of landscape, the small xeriscape plants have no negative effect on value. In other regions, however; home sellers should consider adding a large tree and pops of annual color plants. Curb appeal is critical to realizing the most money possible from the sale of your home.
