Why Offering a Buyer’s Agent Commission Still Makes Sense
In the wake of the National Association of Realtors (NAR) settlement, many sellers are reevaluating the practice of offering commissions to buyer’s agents. While the landscape is evolving, providing this compensation remains a strategic move for sellers aiming to maximize their property’s exposure and appeal. Here’s why...
2
“If sellers want to maximize visibility and offers, offering buyer’s agent compensation remains a smart strategy.” Offering a commission to the buyer’s agent can significantly increase the pool of potential buyers. According to the NAR, 86% of buyers use a real estate agent during the home-buying process. By offering compensation, sellers make their listings more attractive to those agents and their clients, which often leads to faster sales and stronger offers. Industry experts agree that buyer’s agent commissions still matter. As Jason Haber, real estate broker and co-founder of the American Real Estate Association, explains: “If sellers want to maximize visibility and offers, offering buyer’s agent compensation remains a smart strategy.” In markets where buyers are already facing steep out-of-pocket costs, skipping the buyer’s agent
commission may actually shrink the buyer pool. Some buyers simply can’t afford to pay their agent directly—and that could mean fewer showings, fewer offers, and more time on the market. While sellers now have more flexibility around how commissions are structured, working with an experienced real estate professional is key. The right guidance can help you make smart, strategic decisions that balance visibility, buyer appeal, and your bottom line. If you’re considering selling, let’s walk through your options together. We can build a plan that keeps your home top of mind for buyers—while protecting your hard-earned equity.

Emotional Side The
of Selling a Home
“... surveys show that nearly 72% of sellers this year felt anxious or conflicted before listing, but over 80% said they felt relief and satisfaction afterward...” Selling a home isn’t just a financial decision—it’s an emotional one. Whether it’s your first home, the one you raised your family in, or a property filled with memories, letting go can be difficult. Many homeowners hesitate to list because they feel overwhelmed, unsure, or even guilty about leaving a beloved space. But here’s the reality: moving forward doesn’t erase the past—it creates space for your next chapter. In fact, surveys show that nearly 72% of sellers this year felt anxious or conflicted before listing, but over 80% said they felt relief and satisfaction 4
afterward, especially when the move aligned with their current lifestyle needs. If you’re on the fence because of emotional attachments, talk with a local agent. A good agent will understand that selling is personal, not just transactional. They can walk you through your options, timeline, and alternatives—whether that’s prepping the home now, waiting until fall, or making a plan for next year. No matter your reason for moving, you deserve to feel supported in the process. It starts with a conversation.

If you’ve built equity in your home, this could be the perfect time to convert that value into cash— whether it’s for retirement, a dream relocation, or funding your next chapter. Today’s buyers are looking for move-in-ready homes with curb appeal, energy efficiency, and flexible spaces for work and daily life. If your home fits the bill—or could with a few strategic updates—you may be holding a high-demand listing. Summer showings also work in your favor. Longer days mean more daylight for open houses and private tours, and homes tend to look their best in bright, natural light. Curb appeal shines when flowers are in bloom, lawns are lush, and outdoor spaces feel inviting.
