Elevenbrandnewhomesarecurrentlyunderconstructionandthree morearescheduledtostartwithinthenext30-60daysbeforethesnow flies.Thiswillresultinrecordnumberofnewaffordablehomeownership opportunitiescreatedbyHOME,Inc.inasingleyear.Atthesametime, ourDevelopmentandEngagementteamshaveledtheconstructionof fivestorageshedsservinglow-incomefamiliesandtwofencesthatwill provideasafespaceforfamiliestoplayoutdoors.Ineverceasetobe amazedattheworkourcommittedteammembersandvolunteerscan accomplish!AhugethankstoWellsFargo,HildrethConstruction Services,BankersTrust,SammonsFinancial,IowaStateBank,Amazon, ProfessionalWomeninBuilding,Webspec,andAgencyBlocfor encouragingyourteammemberstoparticipatethroughvolunteertime off!
Onthehousingcounselingside,ourteamcontinuestoworktobetter leveragetechnologytocapturethestoriesoftheimpactourhousing counselorsmakefortenants,advocates,landlords,andhopeful homebuyerseveryday.Wearefortunatetohavebroughtonanew housingcounselorandapart-timedataandtechnologysupportstaff memberthissummerandweareexcitedforthepositivechanges theseadditionalteammemberswillallowustomaketobetterserve ourclientsandimproveaccountabilitytoourfunders.

Totopitalloff,wecontinuetoengageinourcommitmenttoprovide thestaffingsupportforthenewlyformedCentralIowaCommunity LandTrust(CICLT).Thefirsttwohomesthatwillbecomepermanently affordablethankstotheCICLTarecurrentlyunderconstructionby HOME,Inc.,withscheduledcompletiondatesinearly2026.Onehome alreadyhasacommittedhomebuyerandthefamilyisactively engagingprepurchasecounselingwhilelookingforwardtomovinginto theirbrandnewhome,withselectionscustomizedtotheirliking. Engagementwithcommunities,residents,andleaderswithinthe serviceareacontinuestorampup,andtheCICLTwasrecentlyselected asthewinneroftheHomeownershipIncubatorChallengeattheIowa HousingConference.
Wearegratefulforyourcontinuedsupportofandadvocacyforthe workwedoatHOME,Inc.tohelpourclientsovercomethebarriersto obtainingandmaintainingsafe,stable,affordablehousing!
THE SHED BUILD
Thisyearhasbeenawhirlwindofvolunteer energy,buildingupintomultiplevolunteerevent includingamulti-eventshedbuildthatbrought ourcommunitytogetherfromAprilonward.Itall startedwithBuildMyFuture,wherestudents cometolearnaboutthetradesandframedwall panelswithHOME,Inc.asahands-ondemo.
HildrethConstructionServicessteppedintotake theprojecttothenextlevel,helpinguscreate thetrusses,platforms,remainingwallpanels, anddoors.Theyalsodeliveredthepiecestoall thehomesandhelpedraisetheshedsinto place,turningplanningintorealstructure.
Astheseasonprogressed,additionalvolunteer groupsjoinedustofinishthebuild:shinglingthe roofs,paintingthewalls,andhangingthedoors. Theirteamworkandelbowgreasecompleted theprojectandlefttheshedssturdyandready foruse
Thankyoutoeveryonewhorolleduptheir sleeves,yourhardworkmadethispossible.Your timeandtalentsdidn’tjustbuildsheds;they strengthenedourcommunityandcreated spacesthatfamiliescanrelyonforstorageand security.Theimpactisvisibleineveryhomethat nowhasbetterorganization,intheprideof studentslearningbydoing,andinthe partnershipsthatgrewbetweenusall.Weare deeplygratefulforyoursupportandcan’twait toseewhatwebuildtogethernext!

Our2ndAnnualDayofServiceinSeptember wasahugesuccesspoweredbymorethan30 dedicatedvolunteerswhocametogetherto transformafamily’syard.From8amto5pm,our twoteamsofvolunteersrolleduptheirsleeves tobuildasturdy,securefenceforalow-income family.Thegoalwassimple:createasafe, welcomingoutdoorspacewheretwoyoung childrencouldplay,explore,andgrow.
Askidsteerroaredtolifetodigpostholes,while volunteerscoordinatedlikeclockworktoset posts,mixcement,andensureeverycornerof thefencestoodfirm Astheframeworktook shape,volunteersnailedinpanelsandpickets, followedbyafreshcoatofstain Bytheendof theday,westoodbacktoadmirea transformation:abeautiful,securefence,and thepeaceofmindthatcomesfromknowinga family’schildrencanenjoytheiryardwithout worry.
OurdeepestgratitudegotoWellsFargofor fundingtheentireproject.Theirgenerous supportandpartnershipmadeitpossiblefor thisfamilytoexperiencesafety,stability,anda momentsofpeaceintheirdaytoday.The successofourDayofServiceshowsthepower ofcollaborationandturningacollectiveeffort intolastingcommunityimpact.

We’reexcitedtoannouncethatHOME,Inc.hasbeennamedtheoperationalstewardforthe CentralIowaCommunityLandTrust(CICLT)-thefirstofitskindinIowa.Thecreationofthe CICLTmarksaboldstepforwardinexpandingpermanentaffordablehomeownershipand stabilizingneighborhoodsacrossourregion.
Communitylandtrusts(CLT)workbyseparatingtheownershipoflandfromthehomesbuilton it.Underthismodel,Aqualifiedlow-to-moderateincomefamilypurchasesahomesittingon landownedbytheCICLT.ThehomeismoreaffordablebecausetheCICLTinvestssubsidyto buydownthecost,andthehomeownerisonlybuyingthehouse,nottheland.Thehomeowner thenentersintoa99yeargroundleasewiththeCICLT.Inexchangeforthelow-pricedhome andlowgroundleasefee,thehomeowneragreestoa“sharedequity”modelthatmakeshomes permanentlyaffordabletobenefitthefirsthomeownerandeveryhomeownerafter.
