A COASTAL COTTAGE REVITALIZED FOR CONTEMPORARY LIVING IN OLD NAPLES
Front Elevation: Architect Matthew Kragh of MHK Architecture composes this coastal cottage with Old Naples tradition, layering board-and-batten and horizontal lap siding beneath prominent gables, corbels, and generous overhangs. Aquaverde by Sherwin-Williams highlights these historic details, while a champagne-hued standing-seam metal roof introduces a contemporary note. Burnished bronze sconces and pendants create a welcoming porch glow, accentuating the vertical cladding and architectural rhythm. Large windows reinforce the home’s coastal openness, while beige pavers and almond-toned garage doors ground the exterior palette with warmth and cohesion.
Entry: The ebullient Aquaverde carries to the interior face of the front door, where it meets white oak flooring in Galway from Real Wood Floors. The composition reads as fresh and joyful — a feeling derived from the bright, airy atmosphere, whimsical elements, and coastal hues. Above, an open lantern from Visual Comfort invites the ease of a coastal breeze, while the widened 1-1/2-inch nickel gap wall detailing reinterprets classic cottage language, with each board catching the light with a subtle sheen.
AArchitect Matthew Kragh of MHK Architecture describes the site as being in the heart of the Naples Historic District, where a devastated property makes way for a new residence attuned to contemporary living and honors its historic setting. Interior Designers Lyndsey Davis Nicklas and Julie Howlett of L Design Studio shape the home’s atmosphere and experience. Their vision centers on three guiding words — fresh, joyful, and serene — informing color, detail, and overall feeling. u
Living Room: Carrying the ceiling beams across the main gathering spaces creates a sense of shelter and continuity, warming the open floor plan while subtly defining each zone. Striking aqua accents anchor the space at each end, serving as visual bookends. The herringbone kitchen backsplash tile from Design Works echoes the exterior’s aqua for a cohesive touch. Low, tailored furnishings preserve clear sightlines and reinforce the breezy, unencumbered nature of this coastal cottage, allowing architecture, light, and impression to remain the focus.
Powder Room: Nicklas and Howlett layer fresh, joyful serenity starting with the vanity wall mosaic, selected for its fluid water-like movement and delicate blush-cream tones. Clear glass pendants feel airy and uplifting, while brass accents introduce subtle metallic warmth. A seamless wood shelf, stained to match the flooring, enhances the home’s airy openness, while contemporary accents — like the Dulce de Leche mitered quartz countertop from Quantum Quartz — sharpen the composition with a crisp modern edge.
Kitchen: Furniture-style cabinetry detailing nods to tradition, offset by airy glass-front uppers. At the heart of the room, the Cambria island in Montgomery commands attention. The kitchen features Pompeii quartz countertops, sourced from UMI Stone, providing a modern concretelook surface. This blend creates space for statement pieces like the farmhouse sink and full-height glass herringbone backsplash. “The crown moulding draws the eye upward while giving the kitchen a classic undertone, allowing us to experiment more with tile and color,” shares Nicklas.
Mike Assaad, owner of Waterside Builders, acquires this rare property after Hurricane Ian. “What made the site so appealing was the two existing structures we could keep in the design. They’re grandfathered in and would not be permissible in a completely new design,” Assaad explains. The team renovates both, allowing the new main residence and detached structures to function harmoniously as part of a single, considered plan.
From an architectural standpoint, “Our focus was creating a Coastal Cottage of today — one that could withstand future storms, give peace of mind, and still fit the character of the street,” shares Kragh. “It’s built to current standards, but grounded in the architecture that belongs here.” Beneath that historically rooted exterior, the home is organized around an open floor plan with modern flow and generous room sizes that support contemporary living.
Inspired by the nearby coast, Nicklas and Howlett begin shaping the home’s palette through their guiding words. “With how playful and airy the beach can be, I started envisioning aqua, blush, and sea glass green — imagine a sunset,” shares Howlett. A vibrant aqua hue accents the exterior details, honoring Kragh’s historic architecture while lending the home a distinctive identity. Inside the entry, exaggerated nickel gap detailing is paired with a playful Chippendale railing to introduce an unexpected sense of joy. “The goal is to evoke a feeling,” Howlett states. u
Primary Bedroom: Opaline by Sherwin-Williams on the walls, casing, and ceiling beams sets a tranquil tone, casting a soft green glow. Modern art and an upholstered headboard anchor the airy colorway, while a bedspread from Eastern Accents introduces blush and green tones drawn from an abstracted sunset palette. Warm wood cladding in the ceiling tray, paired with painted beams, adds visual interest and warmth, echoed subtly in the Mariana Home chairs from Wilson Lighting. Also part of the space — but not pictured — are custom closets by The Closet Company, where thoughtful organization meets the home’s signature blend of form and function.
Primary Bathroom: Reappearing on the walls and in the reeded-front cabinetry, Opaline subtly reflects the sea-foam hues woven throughout the tilework. Nicklas and Howlett deliberately revive the use of pencil liners here, reimagining them with a contemporary touch. In the shower, a traditional tile pattern pairs with vertical subway tile, exemplifying the duo’s confident blend of classic and contemporary. Polished nickel plumbing fixtures from Ferguson Home modernize the space, while wooden elements ground it in earthy serenity.

From this vantage point, the living room reads as classic coastal cottage. “It was a consciously crafted visual,” Nicklas notes, pointing to soft neutrals, grounding jute texture, and warm wood tones. “You capture the calm first,” she continues, “and then the color reveals itself,” as bolder hues emerge to the left and right when one steps fully into the living room. What begins as a deliberate balance of color and proportion unfolds experientially, with color functioning less as a design device and more as a moment of surprise — a feeling discovered as the home opens and turns. u
Guest Suite & Bathroom: Howlett grounds the space with blush-toned tile in the shower, a choice that defines the guest suite’s aesthetic. In the bedroom, Sherwin-Williams’ Nearly Peach extends the palette with a soft, cohesive flow. Mosaic tile adorns the vanity wall, seamlessly joining the shower enclosure from Builders Glass of Bonita, showcasing exceptional craftsmanship. For a modern touch, brass-and-acrylic sconces and an inlaid mirror echo the metallic accents of the oak cabinetry.
Study: Color-drenching sets the tone in Tranquil Aqua by Sherwin-Williams. Abundant natural light supports the deeper palette, pairing painted millwork with rift-cut oak to create depth without visual clutter. Beyond the windows, a verdant landscape asserts an organic presence, acting as a living counterpoint to the controlled interior. A chandelier from Currey & Co. introduces sculptural warmth — organic in feel, not literal in form — reinforcing the room’s emphasis on shape, texture, and atmosphere.
Throughout the home, the design remains cohesive, with details calibrated through ceiling rhythm, restrained coastal elements, and intentional color placement — an approach carried into the primary bathroom, where it evolves via layered tile work that reflects both temporal depth and spatial harmony. “There’s an elegance to this interior that recalls the early 1900s,” Kragh shares of the serene primary bathroom. “It feels authentic, yet fresh.” That freshness is cumulative, carried through the composition and into restrained styling details, including the eucalyptus Nicklas and Howlett incorporate.
Beyond the main residence, the outdoor living spaces, pool, and casita are connected by consistent materials, framed views, and recurring aqua accents. Together, the property honors its historical roots and coastal setting, embodying a fresh, joyful, and serene feeling. n
Casita: “Breaking rules pays off,” shares Nicklas. “Going with oversized pendants, a hood, and even the table and chairs, actually makes a small space feel larger than it is.” The pendants’ bold scale pairs with the warmth of the wood floor to reinforce the coastal cottage, while playful details — from wave-inspired artwork to coral-patterned pillow fabric — bring character and movement to the space. When fully opened, the custom accordion doors seamlessly connect the room to the pool, extending the living area outdoors.

Casita Bath: “We brought more blue into the casita so it could have its own identity, while still feeling connected,” explains Howlett. Here, a blue pebble floor introduces tactile texture, climbing the wall to visually elongate the space. Nickel gap paneling across the white vanity lends a relaxed note, while brushed brass hardware and a coordinating mirror frame add warmth. Jute-wrapped sconces from Mitzi complete the composition with a subtle, layered coastal finish.
Rear Elevation: Assaad points to the pool as the organizing element that stitches the main residence and the renovated structures into a cohesive whole, allowing architecture and landscape to function as a single continuous experience. “There’s complete privacy back here, and the pool is extraordinarily spacious and creative in how it interacts with the various buildings,” Assaad shares. From the pool, the home’s detailing remains fully visible, while the raised spa and bubbler introduce color, movement, and a layered sensory experience.
Outdoor Living: The rear yard mirrors the home’s architectural massing, enhancing a sense of progression. Across the fireplace, a hex tile band shimmers like water beside sandy-textured white porcelain — Nicklas’ abstracted take on beach-umbrella stripes. Driftwood sculptures the distant privacy wall, while pillow-topped teak seating on the lanai encircles an organic root-based glass table, inviting conversation.

A PERSONAL SANCTUARY SHAPED BY VISION AND CREATIVE FREEDOM
IInterior Designer Carleen Young of Ashmore Design exclaims, “It was a pleasure working with someone so open to bold ideas — in fact, Mr. Shrout demanded it.” Developer and homeowner Timothy J. Shrout, with a penchant for originality, set out to create a home unlike Naples’ coastal norm — one that fuses zen serenity with an industrial edge. “We’ve always liked what we call ‘Comfortable Zen,’” says Shrout, describing a style that softens modernism’s sometimes sterile feel with warmth and texture.
The vision takes form through grounded horizontals, I-beam–styled overhangs, and Syrian stone detailed with rivet accents, subtle industrial gestures balanced by warm wood soffits and layered foliage that temper the home’s linear silhouette. “We designed the driveway to be modern like the house,” says Landscape Architect W. Christian Busk of W. Christian Busk Landscape Architects. “The hammered granite pavers have a radiant, almost sparkling quality, and because of their texture, they resist tire marks — it’s both beautiful and practical.” Shrout’s bold imagination sets the tone for the interior, which Young translates into artful architectural and design details. u
Front Elevation: Generous, industrial-inspired overhangs are softened with thermally treated wood-clad soffits, blending warmth and durability. Clean, modern rooflines create a graceful sense of horizontal movement, while the vertical details — crafted in Knotwood’s wood-grain aluminum — add warmth and a subtle lift that lightens the home’s overall presence. Busk builds planters from cut coral boulders, their low-lying greenery feathering the structure into the landscape. Foxtail and clustered Christmas palms add organic texture, while the sequence opens at the entry stairs, revealing a pivoting door finished in an industrial patina.
The Shrouts envisioned spa-like finishes expressed through bespoke focal points and a palette of silvery-blue tones and animal prints. “We like texture,” Shrout shares. “Some are visual, others are tactile.” Eucalyptus grain and Sicis glass lend visual depth and richness, while real stacked stone and sculpted faux finishes — etched with raised ridges and swirls and inlaid with luminous glass and pearls — invite touch through varied texture. The Syrian stone, used both indoors and out, weaves together shades of gray, white, and tan flecked with touches of gold, unifying the palette throughout the space.
Few design visions as unconventional as Shrout’s succeed without a detail-oriented partner like Young. “If the detailing cannot stand alone, then the house is mundane. We focus on the architectural details so that they are strong enough to stand on their own.” The loft ceiling, inspired by the retreating rhythm of ocean waves, unfolds in sculpted curves that flow into linear beams, uniting ceiling and wall in a continuous motion. From the loft balcony, porthole windows hint at what lies beyond — the submarine bunk room, concealed behind a hidden door seamlessly built into the beamwork Young designed along the wall. u
Great Room: Ostrich and gator leather-clad furniture from International Design Source amplifies the animal motif with subtle texture. Forgoing a traditional fireplace, Shrout and Young craft a full wall high-gloss eucalyptus feature, framed in gold-painted accents and wire mesh. It is bookended by Italian Sicis glass, which glows when backlit and provides a luminous backdrop for the floating shelves. An overhead ceiling design mirrors these materials, reinforcing the room’s intricate detailing.
Kitchen: The high-gloss eucalyptus and matte white cabinetry highlight bespoke craftsmanship, with seamless integration and a flawless finish. Just as the Cristallo countertop flows uninterrupted to the hood, the eucalyptus extends from wall to ceiling, uniting vertical and horizontal planes in a fluid design. A hidden catering kitchen, elongated sink, and beverage station add functional support for this large family — while maintaining the kitchen as a true showpiece.
Dining Room: “We told Carleen, ‘Give us animal prints like crazy!’ Ostrich, alligator, snake — whatever wild pattern we could come up with,” says Shrout. The dining chairs from Vanguard Furniture, with glittering snake-printed leather backs, cozy up to the 600-pound custom wood table. “It’s made from live-edge wooden slabs set in a black epoxy, with a clear epoxy on top that gives the whole table depth,” explains Young. Overhead, the custom chandelier mixes silver and gold tones, harmonizing with the metallic pops throughout.
Inspired by the idea of an underwater escape, the team creates built-in bunks, porthole reading niches, and glow-in-the-dark turtles that illuminate the path to the bathroom at night. “Applying pool tiles over the wall tile is a nontraditional method,” says Young, referencing the aquatic forms affixed to the walls. “I wanted them to feel dimensional and playful — like they’re truly floating underwater, and it worked beautifully.”
While the bunk room offers a playful escape, the primary bedroom serves as a serene retreat, blending organic modernism with an eclectic industrial edge. Imaginative design reaches its fullest expression in the pool’s kinetic waterfall, a living artwork visible from nearly every room. The result is a home where creativity feels unrestrained yet thoughtful, and every detail — from interior forms to the landscape beyond — reflects deliberate intent. “We used marble and artificial turf to give clean lines, creating a geometric dance down the lush-lined path,” notes Busk, a final gesture that embodies Comfortable Zen. n
Guest Bathroom: All vanities in the home are floating for a spa-like atmosphere, but the mirror in this bath demanded a more inventive approach. Positioned against a window, it needed to function without being visible from outside — so illusion became the solution. With a mirrored back reflecting the surrounding trees, the round mirror vanishes into the view. Solid walnut TruStile Doors with black metal inlays complement the jambs, while the slate-blue vanity echoes the artistic shower wall.
Loft: “Everything in the home is linear, so the wave forms on the ceiling add softness,” says Young. A built-in anchors the television wall, topped with textured stone from Design Works and a custom faux finish — one of many handapplied treatments, since there’s no wallpaper in the home. The stair tower, clad in Syrian stone, completes the layered material composition, while a collage of circular pendants punctuates the space with sculptural flair.
Primary Bedroom: Inspired by Young’s concept drawings, the millwork becomes a true collaboration, both architectural and artistic. A lighter-toned smoky eucalyptus wraps the ceiling, headboard wall, and platform bed in a unified, sculptural expression of the material. Behind the bed, a book-matched porcelain slab from Ruben Sorhegui Tile brings organic movement, mirrored by nature-inspired Michael Aram pendants in stainless steel, delicately detailed with bees and butterflies. Underfoot, a textured rug from Abbey Carpet & Floors introduces tactile softness that grounds the space.
Primary Bathroom: Bold materials fuse with artistic expression in the wet room, bridging his-and-her sides. Vivid cobalt and electric blue Sicis glass mosaics create a dramatic focal point, while wave-patterned privacy film adds fluid movement and discretion. A black-and-white mosaic floor grounds the space as natural light filters through a large window, softening the shift from dramatic design to serene retreat.
Submarine Bunk Room: For Young, the greatest creative challenge was fitting it all in and making it fun. Thermoformed panels from ATI Decorative Laminates wrap the walls in a submarine-inspired interior, while nine custom bunks with built-in storage feature rustic finishes and porthole reading nooks. Aquatic vistas applied to the portholes enhance the illusion of an underwater vessel, and carpet that glows under black light completes the deep-sea effect.
Submarine Bunk Room Detail: More underwater magic comes from a projection system that casts rotating scenes of aquatic life or nighttime skies across the ceiling. “We did a special paint for the ceiling,” says Shrout, referencing Behr’s I-300. “It’s a matte finish, but highly reflective, so you get a great bounce from the projector.” With climbing zones and hideaway spaces, the round central structure — complete with a firefighter’s pole — transforms the room into a stage for imagination.
Submarine Bunk Room Bathroom: Aquatic critter pool tiles from AquaBlu Mosaics transform the bathroom into a whimsical continuation of the bunk room’s underwater fantasy. The theme flows into the shower, where bubble tile from Design Works rises like a stream from the deep, meeting wave-edged field tile as it reaches the “surface” beneath a faux-finished sky ceiling. Every detail contributes to the feeling of full immersion.

Fire Pit: Against a backdrop of industrially accented Syrian stone and vertical Knotwood slats, Busk reclaims the space through thoughtful land planning, transforming it into a lush palm alley. Combining two lots gave luxury home builders Anthony and Tia Farhat of PGI Homes nearly 300 linear feet to design across, and they used every inch with intention. Crema Maya stone wraps the façade, its texture balanced by matte-finish stucco and a dark charcoal tile roof. Mature Sylvester palms from R.S. Walsh Landscaping stand like sentinels before the grand porte cochère, where Hubbardton Forge sconces cast a warm glow that frames an entry hinting at the drama within.

AAlong a mangrove-lined canal in Cape Coral, where manatees surface and dolphins glide across the glossy water, a 280-foot-wide estate becomes a sanctuary for the unexpected. Brought to life by luxury home builders Anthony and Tia Farhat of PGI Homes, the one-level residence channels the spectacle of a Las Vegas hotel and the serenity of the Gulf.
The Farhats meet homeowners Chris and Cher Perna nearly four years before construction begins, and the connection is immediate. Cher Perna’s sensibility leans toward natural beauty, thoughtful function, and timeless design. Chris Perna, a retired art director for Epic Games, is driven by narrative, atmosphere, and a lifelong passion for horror and cinematic world-building. That creative duality, refined and raw, light and shadow, guides every decision for the home’s design.
It’s exactly the kind of project that excites them most as the Farhats aim to make PGI Homes synonymous with the extraordinary, taking on a select few high-impact projects each year. When Anthony Farhat introduces the Pernas to two coveted waterfront lots in Tarpon Estates, the potential is clear, especially for Cher Perna, whose roots in Cape Coral run deep. u
Parlor: Only in a Vegas-inspired parlor would the chandelier from Preciosa Lighting feature over 250 hand-cut and etched crystals, each individually hung. Suspended like falling light, it crowns a pair of curved sofas from Thayer Coggin, chosen to soften the home’s sharp architectural lines. A glass-top cocktail table with a bleached root base introduces an organic counterpoint, echoed in the sweeping veining of the monolithic fireplace clad in Golden Dragon quartz by Cambria. Flowing drapery frames the sweeping water view through soaring floor-to-ceiling windows.
Front Elevation Rendering: What began as a concept became a blueprint. Using Unreal Engine, Chris Perna modeled the home’s front elevation. “I remember Anthony and Tia saying, ‘The Pernas have a vision, and it never changed from beginning to end,’” recalls Cher Perna. “The end result was exactly what we wanted — and Anthony and Tia Farhat were able to bring our dream to fruition.”
Gathering Room: “Chris didn’t want a traditional tray ceiling,” says Anthony Farhat. “We dropped the center cloud to overall ceiling height, so the volume peeks around the perimeter, and the indirect lighting pulls your eye, especially at night.” Chandeliers from Terzani float like luminous clouds, while sleek, contemporary furnishings from Robb & Stucky shape the room, and a 219-inch Planar screen displays digital art that sparks conversation.
Yet before a single footing is poured, Chris Perna models the front elevation using Unreal Engine, a platform for advanced 3D game design and cinematic visualization. Translating that digital rendering into reality falls to the Farhats. Once imagined in pixels and light, they bring it into form and shadow, creating a work of architecture that invites curiosity and defies both timestamp and trend. “The render is crystal clear,” says Cher Perna. “And what Anthony built looks exactly like it. It’s uncanny.”
After arriving beneath the grand porte cochère, one steps into the parlor, a space steeped in glamour inspired by a Vegas hotel. Soaring ceilings and a custom chandelier set a dramatic tone. “Many hotels use Preciosa Lighting,” says Tia Farhat, Director of Design at PGI Homes. “We loved bringing that level of sophistication into a residence. The chandelier was custom-made for the parlor, designed to command the full 18-foot volume.”
A monolithic fireplace clad in 750 square feet of Cambria’s Golden Dragon quartz becomes a visual fulcrum, dividing the entry parlor from the gathering, dining, and kitchen beyond. Veined with hues of aged brass, inky black, and smoky white, the surface carries a sense of motion, its manmade precision softened by organic veining that captures the balance of spectacle and serenity defining the home’s interior language. u
Kitchen: Named Five Palms in tribute to the family of five, the estate’s meaning isn’t lost on Tia Farhat, who carries that symbolism throughout. Five blown-glass calla lily pendants, five brass chairs, and five organic art pieces line the wall, each gesture linking design to family. Here, contrast meets refinement as sleek espresso cabinetry from Hans Krug Fine European Cabinetry conceals the Miele appliances, its lustrous finish reflecting the light and infusing the space with a hint of Vegas-style drama.
Social Island Detail: The sculptural island serves as a visual continuation of the Golden Dragon quartz fireplace that commands the entry view, bookending the open plan with drama. “Chris was adamant about creating something sculptural,” says Anthony Farhat. “We designed the island with an inverted 45-degree knife edge and angled the faces inward toward the center, so the geometry reveals itself as you move around it. It feels more like a piece of art than a traditional island.”
Powder Room: “There’s a magmatic feeling in this powder bath — the gold rising up the mirror, the jewelry dripping down, even the lava bowl sink. It’s amber, but it glows like molten rock. The whole house was inspired by a Vegas hotel, and this dark, cozy, dramatic bathroom is the epitome,” shares Chris Perna. While the countertop, Golden Dragon, rises from the vanity top to the ceiling, the adjacent wall is clad in a wallcovering with a “dragon skin” like texture.
Primary Bathroom (Right): The wall behind the tub is paint on acrylic, backlit by the Farhats. That’s an oversimplification of this remarkable piece by artist Alex Turco, who evokes the movement of nature with rich tones of copper, stormy white, and charcoal, stirred with metallic flecks that make it shimmer. “The chandelier,” says Tia Farhat, pointing to the Allegri Crystal fixture, “mimics sunlight and a rainstorm,” completing the organic composition and amplifying the natural energy of the space.
Primary Bedroom: A champagne hue forms the foundation of this monochromatic palette, anchored by plush sheepskin rugs that balance texture and tone. Scale is masterfully handled: the height of the upholstered bed reaches toward the ceiling, while a three-centimeter application of Cambria’s Skara Brae on the fireplace — backlit with SlabLite LED discs — illuminates the stone’s undulating veining in a soft amber glow. Two curved sofas from Baker Furniture encircle a cluster of gold bullion and bronze mirror cocktail tables from Caracole.
Her Closet: Evoking the allure of a Chanel boutique the space melds striking black and white contrasts with a rich pop of mulberry on a reupholstered vintage chair. Cher Perna’s chandelier choice goes beyond illumination; crafted from black leather and Swarovski crystal by Schonbek, sourced through Lighting First, it captures her distinctive blend of glamour and quiet grace. “I love to dress up for a night on the town in NYC, but I’m just as comfortable in jeans and flannel at the barn with my horse. I can go from Louboutin heels to cowboy boots.”
His Closet: “I wanted a dark, leathery, cigar-room feel,” shares Chris Perna, who expresses the design of this closet through the senses, infusing the space with reed diffusers that instill a tobacco scent. Rich espresso cabinetry from California Closets and the slate-black wood floor root this space in that cigar-lounge aesthetic. The bank of drawers in the center, with a lighted display, houses Chris Perna’s watches — all under the watchful eye of this fiery ring-inspired chandelier from Hubbardton Forge, sourced through Lighting First.
Guest Bedroom (Above): Defined by shadow and texture, this monochromatic retreat layers gunmetal-gray bedding over a charcoal velvet wingback bed from Century Furniture, establishing a dark, moody allure. Every aspiring author needs a writing desk, and Tia Farhat pairs it with custom artwork by Nicole Mangas Franz, whose collage-style compositions add color and visual texture. Across the gray-painted wall, a piece by Mr. Debonair delivers just the right measure of edge.
Guest Bedroom (Below): In this design, nature takes the lead, framed by windows on three sides and landscaping that wraps around the architecture. The interior follows suit, its serene palette accented with lucite details and high-sheen furnishings. Dimensional wall art from Phillips Collection adds sculptural depth, while the dark wood floor grounds the space. Underfoot, a geometric area rug ripples outward in soft concentric lines as a subtle, tone-on-tone gesture toward nature.
Guest Bedroom: In this more masculine design, richly saturated tones and strong geometric forms set the direction. The king bed from Belle Meade, finished in espresso wood, pairs seamlessly with a leather chaise. Cher Perna notes that each bedroom includes a sculptural feline in honor of the couple’s beloved cats. A chisel-carved panther in this room introduces a metallic accent, its sleek form emphasizing the space’s bold aesthetic.
Cher Perna calls the kitchen her favorite, a space anchored by a luminous working island where the family jokes about serving twenty feet of holiday food. Beside it, the darker island brings the drama. Chris Perna envisioned it as a sculptural statement — knife-edged, faceted, and clad in Golden Dragon quartz. When the team pursued the concept, they discovered it existed only as a rendering on Cambria’s website. The Farhats urged the company to fabricate it, and Cambria did, creating the form for this home and reintroducing Golden Dragon to their line. A rendering made real, much like the house itself.
“In every home we’ve ever owned, Chris has always had a monster room,” Cher Perna says. “His monsters, his creativity — it isn’t just what he does; it’s who he is.” In this home, that truth is manifested in the art studio, opening onto a covered veranda where his monster collectibles live in the light. Though the room itself is cloaked in rich European cabinetry and a custom pepper-hued floor, it’s where Chris Perna’s creativity resides unapologetically.
If the art studio is Chris Perna’s private sanctuary, the theater is where his love of storytelling becomes shared. With the house lights up, Anthony Farht describes the walls as black and glossy, like a grand piano. When they go down, the ceiling transforms into a starry night lit by hundreds of fiber-optic points. The theater also symbolizes Chris Perna’s future as a venue for screening projects from his new horror production company, Black Obelisk. So when the monsters roar on screen and Dolby Atmos shakes the room, Cher Perna simply retreats into the serenity of the primary bedroom, where the creatures fade — evidence of the Farhats’ meticulous approach to acoustics, architecture, and the way this family wants to live in their home. u
Theater: Chris Perna wanted a theater that felt as immersive as the stories it would hold. Anthony Farhat delivers with double-insulated walls, a JBL Synthesis surround system paired with Dolby Atmos technology, and a perforated screen that lets sound move precisely with the image — every rumble and roar is felt. “It’s one of my favorite rooms in the house,” Chris Perna says, and Cher Perna jokes, “It’s also perfect for quiet moments or meditation.”

Club Room: Things worth waiting for often take the longest, and this stunning pepperhued chevron wood floor took three months to install. “Essentially, it was one custom cut at a time,” shares Anthony Farhat. “They’re three-inch planks and 45,000 cuts.” That inky foundation grounds the space in moody sophistication, setting the stage for its palette of charcoal, cognac, and bourbon. Behind the sofa, a concealed bourbon bar unfolds from the built-ins, flanked by shelves lined with first editions.
Art Studio: Saturated and sleek, the high-gloss cabinets, taken to the ceiling for a dramatic presence, house Chris Perna’s monster collectibles and books — figures of Cousin Eerie and Uncle Creepy — nostalgic nods to childhood, while Marcus Fenix marks another chapter in his creative life. The collection includes works by sculptor Tom Kuebler and leading Hollywood effects artists. In the center, a gnarled-root desk sits beneath a smoky top. Its surface, so reflective that Nosferatu’s visage flickers across the glass.
Club Room Bathroom: If the club room is defined by warmth and a library-like ambiance, its en-suite powder room steals the spotlight with pure Vegas glitz. Tia Farhat clad the back wall in mirrored mosaic tile from Cancos Tile and Stone, creating a reflective surface that ripples with light. “I wanted this space to shimmer,” Farhat says. “The tile catches the light like jewelry, and the espresso cork wallcovering adds the depth and contrast it needed.”
“We are truly yin and yang — my wife is the light to my darkness, and that’s why we work,” Chris Perna says. In the primary bedroom, Cher Perna’s influence is unmistakable, softer, quieter, with each designing their own closet. His is dark, moody, and lit by a chandelier that burns like a ring of fire. Hers evokes a Chanel boutique. The Farhats pursue every detail with the homeowners, from fixtures first glimpsed on Instagram to artwork whose brushstrokes echo the veining of stone, to a single material that unifies a home nearly the length of a football field. That same attention extends outdoors, where a covered veranda stretches along the back and fire bowls lend a touch of Vegas showmanship around the pool and spa. u
For all its spectacle — the theater, the chandeliers, the sculptural island — the home finds its stillness as the sun sets behind the mangroves. Cher Perna sits outside and listens. “I can hear the manatees,” she says. “The owners wanted a quintessential Old Florida home,” says Matthew Kragh, Principal of MHK Architecture. “It needed to be hurricane-resilient, oriented to the Gulf, and true to Naples’ architectural roots.” He achieved that balance through elevated breakaway construction and the addition of a second-story pool deck that embraces Gulf breezes while keeping the residence safely above flood level. “This was an architect’s dream site,” Kragh adds. u
Study: Deep blue lacquer and bleached walnut accents envelop the owner’s study in urbane calm. Custom cabinetry conceals Sub-Zero and Wolf appliances from Fuse Specialty Appliances & Plumbing, with a wine refrigerator showcasing favorite bottles. Nestled between the kitchen and lanai, the space flows effortlessly from morning coffee to evening cocktails. A beautifully designed staircase by Florida Stairworks & Carpentry — made of light woods, elegant balusters, and smooth lines — captures attention, connecting floors with subtle sophistication and warmth.

Beyond the French doors, a terrace furnished with a Palecek round chaise invites relaxed sunset viewing. “They sought coastal timelessness over trends,” Scott notes. “Every material embodies easy elegance.”

Primary Bathroom – His: Richly veined marble and tailored, masculine details define his private bathroom, featuring a secluded outdoor shower amid tropical greenery. Custom hisand-hers vanities share cohesive design with distinct hardware for subtle differentiation, united by framed-edge countertops in individual palettes. A geometric tile pattern adds crisp contrast in the shower, with a pivot door opening directly to the patio shower. “We had to construct a curb and integrate a specialized drainage system to prevent exterior water from entering the interior shower,” explains Jay Bowerman, President of Big Island Builders.
“This home was designed for an elevated lifestyle,” says Landscape Architect Christian Andrea. “The main living floor is one level up, so you’re in a treetop vantage point looking toward the Gulf. We treated the pool and deck as the heart of the home — where all the views and gathering spaces come together.”
Scott’s interiors mirror the home’s architectural precision with a calm interplay of tone and texture. In the family room, an oversized sectional and cabana-striped swivel chairs anchor around a stone fireplace, framed by glass walls that glide effortlessly into hidden pockets. “When you open the sliders, it feels as if the beach becomes part of the room,” she remarks.
The kitchen — recently honored with a Sand Dollar Award — anchors the main living space in bleached walnut cabinetry and a mother-of-pearl backsplash that glimmers like the shoreline. Millwork unifies architecture and interiors throughout the home. Tongue-and-groove ceilings, cypress paneling, and hand-finished cabinetry lend depth and authenticity. Scott’s mastery of proportion and layering crafts distinct yet cohesive rooms — from the deep blue study shelved with the homeowner’s grandfather’s books to guest suites bathed in natural light and soft linen tones.

AAt first glance, this new-construction home on Banyan Boulevard reads as confidently modern — clean lines, broad street presence, and a crisp palette that hints at something more layered beneath the surface. Yet the true character of the home emerges in its details and in the unusually collaborative process that shaped it.
Conceived as a spec home, the project began with an investor determined to create something distinctive rather than derivative. “He definitely wanted something unique,” says Robyn Lang, Lead Designer at Freestyle Interiors. “With a love of travel and a modern sensibility, he wanted a space that felt thoughtfully curated — without leaning into the typical Naples blue-and-white palette.” u
Bar: The bar integrates wine refrigeration with open display storage, transforming the collection into a striking visual feature rather than a hidden utility. Positioned just off the main living area, it functions as both a focal point and a practical hub. Fluted Calacatta Macchia Vecchia marble and beveled-edge slabs sourced from Spazio Marble elevate the space well beyond typical spec-home standards. Builder Phil Washell notes, “There are many unique details throughout the home, especially in the marble bar.”
Kitchen & Prep Kitchen: The kitchen layers sculptural stone surfaces with New Style Cabinets’ white oak cabinetry, creating a look that feels both refined and approachable. Cristallo unifies the backsplash, countertops, and fluted elements, lending cohesive material rhythm. Integrated storage and crisp lines keep the generous space visually serene. A concealed door reveals a catering kitchen with a stainless steel island and Fuse Specialty Appliances’ commercial-grade equipment, embracing utilitarian function to preserve the main kitchen’s polished clarity for gatherings and daily life alike.
Living Area (Previous Spread): In designing the home, Principal Architect Kyle Vayda crafted layered social zones that balance openness with independence — spaces visually linked yet functionally distinct, accommodating multiple activities without disturbing the home’s flow. The open living and dining areas emphasize connection, sightlines, and material continuity. The kitchen blends seamlessly into the living area around an Old Biscayne table topped with a modern Luke Lamp Co. fixture. Clean-lined furnishings feature a Laskasas sofa alongside distinctive Thayer Coggin and Rene Cazares armchairs. With its refined, lightweight design, the Anony fixture maintains sightlines, while generous openings encourage fluid movement between indoors and outdoors — ideal for daily life and gatherings. Maria Meliton from Freestyle Interior Design assisted the interior designers with expert staging at the project’s conclusion.
“I really like to design as a collaboration team,” Lang explains. “I always want to make sure the architect is happy and that I’m bringing his design to life.” From the outset, the process was deliberately collaborative. “The vision set the tone for our entire team,” she shares. “Principal Architect Kyle Vayda of BECK Architectural Group, builder Phil Washell of Parker Hudson Homes, Senior Project Manager Philip McHenry of Architectural Land Design, and me.”
Vayda’s architectural response capitalized on the property’s extensive frontage and prized southern exposure. “The layout of the property was primarily focused on maximizing the view from each room,” he says. “There are only a handful of lakefront properties that overlook the golf course, and even fewer that are southern facing, so the goal was to maximize that view from as many rooms as possible.”
Inside, Lang’s scope proved remarkably expansive, reaching far beyond furnishings to encompass the architectural whole. Teaming with Freestyle Interiors Project Manager Natalie Dowling, she shaped every tactile element — from exterior finishes and lighting to intricate millwork, stonework, furniture, and art. A seamless palette unites natural stone, warm woods, blackened metal accents, and layered neutrals, amplifying the home’s soft contemporary allure.
Stepping inside delivers an unforgettable first impression. A soaring double-height foyer showcases a floating staircase with a wood-clad stringer and stone inlays — details that whisper refinement without ostentation. “Though infused with contemporary touches, the house radiates abundant warmth,” Lang notes. u
Primary Bathroom: Wrapped entirely in Calacatta Vagli Oro marble, the primary bathroom embodies technical precision and visual restraint. Expertly book-matched stone, integrated niches, and refined metal finishes craft a spa-like retreat defined by material purity over ornamentation. Washell notes that orchestrating details like these “took a little bit of coordination” to achieve flawless alignment. Freestanding fixtures and expansive windows enhance the home’s open, airy character. Lang’s custom framed mirror and Visual Comfort lighting — with refined gold accents — add warmth and luxury, revealing the collaborative craftsmanship that elevates simplicity through meticulous execution.
Primary Bedroom: Designed as a private retreat, the primary bedroom layers soft textures, custom millwork, and carefully framed views. The bed wall centers a custom bed with tailored detailing and Arte wallpaper that adds depth without overwhelming the space. “It’s really just a nod to that soft contemporary European feel,” Lang says. She specified Opoggio pendant lights, a Stark rug, and a large Phillips Collection sculpture with an organic essence.
Rather than a series of defined rooms, the main living areas flow as a single, continuous space. Sightlines carry from the entry straight through a window into the bar, a deliberate departure from the typical foyer art wall. “I wanted, when you walk in, to see the whole aspect of the home,” Lang explains.
In the bar and kitchen, material experimentation takes center stage. Fluted stone meets beveled slab edges, even bending into subtle curves — a bold showcase of design trust and technical mastery. “Everyone was apprehensive,” Lang admits of the stone detailing, “but Alpha Stone was up for the challenge.” u
Entry: A double-height entry sets a soft-contemporary tone with a striking light fixture from Italian company TOOY Lighting. It frames a floating staircase — built by the late Matt Royston — with a wood-clad stringer and stone inlays. Natural light pours through floor-to-ceiling windows, where layered materials reveal refined detailing and interiors that fuse architectural precision with effortless tranquility. A round window above the console — eschewing art or a mirror — frames a distinctive view through the wine storage and into the bar and beyond. The Riverview Collection hardwood flooring in the Zamar finish flows seamlessly throughout the home, creating a unified foundation.
Guest Bathroom: Oversized Arteriors light fixtures introduce a sense of scale and contrast, with black detailing sharpening focus above the New Style Cabinets custom vanity. Lang designed the vanity to read more like furniture than standard cabinetry, with a stone countertop and matching stone toe kick that visually grounds the piece. Though sculptural in form, the design stays restrained, letting proportion, material selection, and custom fabrication drive the bathroom’s clean-lined interest.
Guest Bedroom: This guest bedroom balances comfort with architectural detail through layered textiles, tailored furnishings, and a restrained color palette. Textured artwork and soft materials lend depth without overwhelming the space, while generous windows sustain a vital connection to the outdoors. Lang describes her approach to guest rooms as focusing on textures and layers rather than bold contrasts, ensuring the space feels welcoming, calm, and consistent with the home’s soft contemporary design language.
Loft (Left): Positioned above the main living areas and designed as an informal lounge, the loft softens surrounding woodwork with playful curves, while darker furnishings add contrast. Paneling flows seamlessly from the lower level to the ceiling, and an integrated upstairs bar with a sink, refrigerator, dishwasher, and storage encourages casual gatherings. Comfortable seating features a Crate & Barrel curved sofa alongside Liang + Eimil and Baker chairs, with open sightlines perfect for lounging, media use, or overflow entertaining.
Powder Room: The downstairs powder bath anchors its material palette in Calacatta stone flooring, which Lang specified as the recessed base. Holly Hunt wallpaper introduces texture without overpowering the compact space. The fluted vanity from The Furniture Guild echoes motifs throughout the home, paired with an uncommonly shaped Mirror Home mirror and petal-perfect CB2 sconces that inject a touch of whimsy. Though small, the powder bath receives the same meticulous attention to materials as the rest of the home.
Guest Bedroom: A wood ceiling treatment with Phillip Jeffries wallpaper introduces subtle architectural interest in this guest bedroom, adding warmth while reinforcing the home’s contemporary lines. “It’s clean-lined, but still warm,” Lang says. Neutral furnishings like the Theodore Alexander leather bed and layered bedding keep the room versatile for different guests. Noir nightstands and a richly textured Loloi rug complete a guest room that feels intentional, cohesive, and quietly elevated.
Throughout the home, architectural interest builds through repetition and restraint, not ornament. A recessed base with reveal supplants traditional baseboards, setting a crisp shadow line that anchors the home’s contemporary aesthetic. Materials and paneling climb vertically between levels, easing transitions and weaving continuity through double-height voids and upperfloors; integrated touches like tile-wrapped mirrors, concealed hardware, and hidden doors let proportion and alignment speak quietly.
Ultimately, the home’s unity stems from no discipline working alone. Architecture, interiors, construction, and landscape converged on a singular vision of seamless experience over disjointed elements. McHenry explains: “Once we have the footprint, it becomes a conversation about how everything blends together.” n
Outdoor Living: The outdoor living area centers on a see-through fireplace clad in ribbed porcelain tile with meticulously mitered corners, linking dining and living zones. A cypress ceiling — stained to match the porcelain wood-look flooring — extends the home’s material continuity inside and out. Enhancing functionality and comfort, Castle Services of Southwest Florida installed four motorized hurricane shutters, four motorized insect screens, and custom access panels, ensuring effortless protection without compromising aesthetics. Integrated seating from Dedon, overhead protection, and unobstructed sightlines to the pool and landscape create seamless indoor-outdoor flow. McHenry emphasizes experience-driven design, noting that outdoor spaces foster gathering, movement, and relaxation in harmony with the home’s architecture and surroundings.
Outdoor Kitchen: The outdoor kitchen integrates seamlessly with adjacent living areas. It features cabinetry in the same oak finish as the interior kitchen, paired with a leathered quartzite countertop from UMI Stone that extends onto the hood and backsplash for a cohesive, material-driven continuity. Durable materials, concealed drainage, and thoughtful layout support frequent use, allowing the space to function as a true extension of the interior while maintaining visual alignment with the home’s overall aesthetic. Washell emphasizes that these subtle exterior details prove essential: “They’re things people would notice if they weren’t there.”
Front Elevation: The wide, pie-shaped lot afforded the home an unusual presence. “The goal was to stretch out the frontage as much as possible and open up the house,” Vayda says. “You’ve got this really long, wide frontage coming around the road, and we wanted the house to feel prominent as you approach it.” The modern elevation is framed by preserved canopy trees and layered landscape, a deliberate effort to retain elements that “have been part of the neighborhood for a very long time,” McHenry notes. The result is a grand yet restrained approach, where clean architectural lines are softened by mature greenery, organized planting beds, and a sense of arrival that feels intentional without being overly formal or showy.

THE CHARM OF WEST INDIES ARCHITECTURE WITH A MODERNIST DUTCH INFLUENCE
IIn Naples, West Indies architecture remains a popular choice — but this waterfront home introduces a Dutch-inspired twist on the familiar style. Architect John Cooney of Stofft Cooney Architects designs a Dutch West Indies exterior that strikes the right balance: tropical undertones, contemporary lines, and a subtle departure from the expected.
“Anything someone can dream, we can build,” says Nick Radick, Marketing Director at Knauf-Koenig Group. The architecture shines in the Florida sun with its crisp white façade and prominent parapet gables. A verdant, meandering courtyard leads to the front door, where a framed view of the cove draws visitors inside. u
Front Elevation: Painted in Greek Villa by Sherwin-Williams, the crisp white gable end parapets give this Dutch West Indies home a striking presence. “We wanted something different, but not so avant-garde,” says Cooney. “This style still feels tropical, but fresh — and we knew it would be marketable.” Stone headers above garage doors add detail without overpowering the form. Turf inlays break up charcoal pavers, while two Medjool palms texture the skyline, counterbalancing the home’s geometric lines.
Entry: The cantilevered roof creates a welcoming pause in scale, where three columns establish a vertical rhythm that balances the offset walkway. Turf inlays add geometric interest underfoot, while a trio of Alexander palms on either side forms a soft canopy overhead. The meandering path is alive with layered greenery and bursts of fuchsia, as bronze-backed sconces enhance the entry’s glow. Beyond the front door, the view to the water awaits through Andersen Windows & Doors 400 Series windows sourced from Florida Wood Window and Door.
Cooney arranges the interior with an open-concept plan, ensuring a view of the water from every room. Internally, Design Director Liz Brown of Calusa Bay Design dubs the project Casual Elegance. “We want a prospective buyer to walk in and say, ‘I can picture myself living here!’” Brown says. “Thankfully, that is exactly what happened.” She credits the home’s appeal to a clear design direction: elevated and livable. “It may seem like an oxymoron,” she admits, but the contrast is intentional — streamlined millwork and architectural details are softened by furnishings and art, creating a juxtaposition that feels both refined and relaxed.
Medium-toned wood creates a striking impression, anchoring the foyer and defining the dining room with custom oak slats. Layered over this earthy material, Brown introduces organic textures and accents of denim blue, terracotta, and mustard — a palette that adds warmth and reinforces the home’s welcoming tone. u
Living Room: The stairwell is wrapped in white paneling — a classic detail that frames the staircase by Florida Stairworks & Carpentry. Ample natural light pours in through tall windows, illuminating Coreca flooring from the Dolce Vita Collection by Legno Bastone Wide Plank Flooring, sourced through Naples Flooring Company, which runs directly toward the water view. A hand-knotted rug from Bokara Rug Company anchors the space, its palette reflected in the denim blue Baker chairs and accented by terracotta and ochre pillows on the Century sectional. The built-in, framed by a wall-to-wall hearth, features cased-in shelving styled with textured accents, including a genuine terracotta pot that echoes the warm terracotta hue found throughout the home.
Dining Room: Brown alternates black and white window frames throughout the home, choosing black in this space to highlight the view as if it were a picture. Barrel chairs in a terracotta fabric from Vanguard Furniture surround a custom dining table. Overhead, a hand-beaded chandelier from Palecek brings coastal texture. Spaced oak slats line the flanking walls — one showcases a soothing Benson-Cobb artwork, while the other conceals a surprise: a hidden door integrated into the detailing.
Service Pantry & Bar: As a playful reverse of the kitchen cabinetry finishes, this bar features natural walnut cabinetry with painted, glazed interiors. Fully equipped with a dishwasher and refrigerator drawers from Ferguson Home, the space serves as a catering hub. The bar connects directly to the kitchen, while the hidden door blends seamlessly into the slat wall when closed, keeping the dining room perfectly styled.
Dual islands—one working, one dining—remain a kitchen staple. Here, Brown crafts the dining island entirely in walnut with tongue-and-groove detailing on its vertical wings for classic elegance. The working island features walnut cabinetry paired with UMI Stone quartzite, which is used for both the range countertop and backsplash. Meanwhile, the 700-bottle walk-in wine enclosure—with sleek black racks and walnut cladding—stands as a functional showpiece anchoring the space.
Hallway: The team collaborates on how best to dress this transition space, lining it with a sandy-hued wallcovering from Romo Fabrics. Pilasters introduce depth and shadow, adding sculptural interest to the long hallway. Overhead, brass and glass globe pendants are suspended from a series of floating ceiling clouds, creating a visual rhythm. Beyond aesthetics, these architectural moves also cleverly conceal AC vents — a functional detail the team prioritizes from the start.
Primary Bathroom: Honoring the oak finish flowing throughout the home, Brown selects medium oak cabinetry to warm the crisp white tile palette. Marble flooring flows into the shower, composing with the rule of thirds: terrazzo from Design Works occupies the lower third, while handmade subway tile above keeps walls light and luminous. Flecks of terracotta, gray, black, and white in the terrazzo carry the home’s colorway.

In the living room, large sliders open to the covered lanai and infinity-edge pool, while ceiling beams align from indoors to out, creating a visual rhythm that draws the eye toward the cove. Building on Matt Knauf’s carpentry background as a luxury home builder and co-owner of Knauf-Koenig Group, Radick highlights the custom woodwork built on-site throughout the home. In the kitchen, Brown leans into the richness of natural walnut — using it on the cabinetry, second island, and ceiling beams — and takes a fresh approach to tongue-and-groove, installing it on the diagonal to introduce subtle pattern and movement overhead. In the club room, the look reverses: natural wood above with white box beams, lending a relaxed, informal atmosphere. u

A long stone ledge doubles as extra seating, while sleek neutral furniture lets the architecture and finishes take center stage. “It was really about making the architecture and finishes the stars,” notes Diana Hall, Principal of Diana Hall Design. “The furniture is neutral and sleek, so the backgrounds shine.” Expansive 12-foot sliders pocket seamlessly into the walls, a deliberate architectural move to erase the boundary between indoors and outdoors. Travertine flooring from Abbey Carpet & Floor forms a seamless base that flows indoors and out, complemented by a spacious sectional for effortless seating.
Foyer: The grand entryway establishes the home’s gallery-like character with soaring ceilings, sculptural light fixtures from MOD Lighting, and travertine floors inlaid with pebble details. The homeowners, longtime admirers of the work of Residential Designer Richard Guzman of R.G. Designs and Michael Diamond, President of Diamond Custom Homes, enlisted both teams to translate their favorite elements from past projects into a single, cohesive vision. Guzman developed the master plan to capitalize on the waterfront site, replacing a traditional front entry with an offset foyer that heightens privacy while capturing a long, uninterrupted view across the pool to the lake. Porcelain cladding, cypress-stained ceilings, and dark-framed windows give the exterior a crisp modern profile, tempered by a timeless pitched roof. “We wanted the house to feel like it sat right on the water,” Guzman says. “From the moment you step inside, the sightline takes you straight through the foyer, across the pool, and out to the waterfront.” u
Front Elevation: The home’s front elevation blends refined architecture with inviting warmth, establishing a signature modern coastal sensibility from the street. Smooth porcelain cladding pairs with stained-wood ceilings and crisp white trim for an effortlessly chic, enduring profile. Gracefully elevated, it presents a stately silhouette while hinting at the lakeside drama beyond—where thoughtful proportions, layered materials, and graphic lines convey timeless craftsmanship.
Diamond notes that the site introduced uncommon challenges, beginning with its position in a flood zone. To preserve the seamless lakeside perspective the clients envisioned, the team elevated both the finished floor and the pool, subtly lifting the entire experience. The homeowners also selected a geothermal HVAC system — an uncommon choice in this region, but integral to their priority on long-term efficiency. “It is a fabulous home,” Diamond remarks. “Unlike other homes we’ve crafted in golf course communities, this one distinguishes itself through its elevated foundation and the architecturally raised pool, delivering a unique presence and perspective.” u
Bar: Designed for a wine connoisseur, the bar showcases a climate-controlled wine room, backlit Cristallo countertops from Prestige Marble & Designs, and walnut cabinetry that flows seamlessly from the kitchen. Stacked marble behind the wine bottles introduces a subtle layer of texture, while refrigeration and appliances remain seamlessly concealed. Matching stools visually tie the bar to the kitchen, reinforcing the home’s cohesive design and underscoring the couple’s passion for collecting fine vintages.
Dining Room: Anchored by 20-foot ceilings, the dining room is scaled with columns, floating beams, and a Crystorama gold-and-black chandelier from Wilson Lighting that brings intimacy to the expansive space. A custom floating ledge offers clever storage, while the dining table extends effortlessly for larger gatherings. “They embraced the black-and-gold palette early — discovered while sourcing plumbing and lighting — and it threads seamlessly throughout the home,” explains Senior Designer Elizabeth Manchego of Diana Hall Design. Dual sinks and expansive seating positioned in front of the bar area enhance its generous scale and functionality. “The client is tall, so we raised all the countertops to thirty-eight inches,” Hall says. “It was important that it function for him since he does much of the cooking.” Hidden appliance garages and a concealed pantry entrance reveal the clients’ engineering-driven mindset, where technical ingenuity quietly elevates everyday living. Theater Room: Engineered for superior acoustics, the theater room blends leather recliners with bar-height seating for versatile viewing. Rich walnut millwork wraps the walls, discreetly concealing pantry and bath doors to maintain a seamless, streamlined aesthetic. Acoustic panels, some laser-cut in wood and others upholstered in fabric, enhance sound quality. The flooring combines travertine with Legno Bastone Wide Plank Flooring, featuring 12-inch wide Trecento Coreca planks from the Trecento Collection, expertly installed by Naples Flooring Company to create a textured and elegant foundation. The space reflects the clients’ love of music and film, offering a personal retreat as refined as a commercial theater.
At the entry, sculptural lighting and soaring ceilings establish an elegant ambiance and introduce an artful gallery-like space. Beyond, the living, dining, and kitchen areas flow effortlessly beneath custom ceiling treatments, where warm walnut, porcelain tile, and Amazon travertine add texture and depth. Expansive sliding doors dissolve the boundary between inside and out, fully opening the living room to the lanai and pool for a seamless indoor-outdoor connection. u
Primary Bathroom & Outdoor Shower: Sleek cabinetry, oversized matte white porcelain tile from Prestige Marble & Designs, and a freestanding tub from Ferguson Home form the foundation of the primary bath. A seamless glass enclosure frames the walk-in shower with a built-in bench and niche, while sliding doors open to a private outdoor “garden shower” wrapped in floral porcelain tile and lush greenery. “The outdoor shower was an early concept I proposed,” Guzman says. “What might have remained an overlooked area behind the garage was transformed into a secluded garden retreat.”
Outdoor Living: A turquoise-tiled outdoor kitchen, dual-sided fireplace, and midcentury-inspired furnishings converge to transform the lanai into an inviting entertainment hub. The centerpiece is a dramatic 72-foot infinity-edge lap pool, accentuated by fountains cascading from the second floor. “The home was set about twelve feet above sea level, and we elevated the pool to match,” remarks Diamond. “From the lanai, it looks like you’re right on top of the lake.”
The outdoor space is anchored by a striking 72-foot infinity pool with a dedicated lap lane, graceful fountains, and a double-sided fireplace that echoes the turquoise-tiled summer kitchen. Guzman conceived the pool and spa in tandem with the architecture, incorporating a transparent fireplace as a dramatic focal point that wraps the open-air living area in warmth and intimate ambiance.
Landscape Architect Christian Andrea of Architectural Land Design refined the vision with grading and planting that gently ease the transition from pool to lake, further grounding the home in its setting. “We did our best to preserve existing mature vegetation where possible,” Andrea says. “That mature canopy gives Bonita Bay its signature skyline and completes the home’s connection to the setting.”
The project’s seamless execution, the team agrees, stemmed from long-term collaboration. “It’s like a marathon race where the guy hands the baton to you as you’re running through things,” Andrea says. “Rich set the vision and the tone, and then we picked it up and ran with it. We’ve worked together for more than twenty years, so we can finish each other’s thoughts.”
Diamond adds, “We work with the architect to develop the plans, and then once the client approves, we run with it through permitting. At the same time, Diana and her team handle the selections and finishes. It all went really smoothly — everyone did their part, and everything just came together perfectly.” n

Their refinements, such as raising the roof height, lend greater presence to the entry and highlight the home’s focus on natural light.
“As much as we can, we bring the outside in,” says Rich Grimes, Director of Sales at McGarvey Custom Homes. “The natural light is one of the main things people comment on. It’s not just that there is light — it’s that it shows up in spaces you wouldn’t expect.” From the laundry room to walk-in closets, the plan captures sunlight, while generous openings connect living areas to the outdoors. u
Front Elevation: Interior Designer Tina M. Margrander of Tina Marie Interiors shares, “We chose earth tones for the exterior and black windows for striking contrast,” while wrapping the newly elevated entry columns in honed Berkshire Buff quartzite from Design Works. The stone’s soft cream, gray, and taupe tones lend subtle richness to the façade, setting the tone for a 6,787‑square‑foot home set on a 1.17 acre lot that expresses its presence through restraint, material clarity, and balance. Landscape Architect Christian Andrea of Architectural Land Design reveals that perfect balance extends to every surface— even the driveway—where subtly blended earth tone pavers echo the concrete roof tile. “We intentionally prefer blended colors over solids,” Andrea notes. Driveways often become so intricate, you end up looking down. It’s a work of art, yes — but it shouldn’t overpower the home. It’s part of the total experience.” That experience is refined further with thoughtfully placed sconces from Troy Lighting and expansive windows by Andersen Windows & Doors, sourced through Florida Wood Window and Door.
Landscape Architect Christian Andrea of Architectural Land Design treats the entire property as a living canvas. “It’s not just about planting the ground plane. We layer canopy trees and low-lying foliage that evolve over time, shaping views that give the property a lasting presence, not just temporary curb appeal.” The exterior palette, grounded in earth tones and calibrated contrast, shapes the narrative that continues inside. Interior Designer Tina M. Margrander of Tina Marie Interiors builds on that approach, favoring longevity over trend.
“We wanted something different, but not so different that it would alienate,” Margrander explains. The design starts with ash flooring — a deliberate shift from the ubiquitous white oak. Incredibly popular but widely used, white oak felt expected; ash offered a natural segue and a subtle point of innovation. “It’s one of the prettiest floors we’ve ever done,” Margrander adds. The overall palette features creams and soft beiges, chosen to allow Florida sunsets to inform the home’s color moments. That inspiration shows up quite literally in the living room artwork, which captures the glowing hues of a sinking sun when it’s actually high in the sky. u
Powder Room: The palette echoes the tailored composition of the kitchen, yet the round oak mirror from Uttermost recalls the warmth of the ash flooring. A crisp white Pompeii Quartz quartz top sourced from UMI Stone, detailed with a scalloped edge, elevates the floating vanity. The moody, charcoal-and-gold ginkgo-leaf wallpaper from York Wallcoverings provides a striking counterpoint to the lighter tones, while the geometric mosaic flooring gathers the full spectrum of hues into a cohesive, artful finish.
Living Room & Feature Wall: “To balance the room’s scale and engage the eye, we used darker elements on the ceiling and feature wall, contrasting the ash flooring while still complementing it,” notes Margrander. The fireplace, clad in porcelain slabs from UMI Stone, brings soft veining that offers a classic counterpoint to the richly stained built‑ins in Sherwin‑Williams Brazilnut. A curved bouclé sectional from Vanguard Furniture hugs the space, set atop a geometric area rug from Surya. Swivel chairs, banded in pebble‑toned leather, invite conversation and pivot between the feature wall and curved sofa — enhancing flow, flexibility, and connection in the open‑concept layout.
Kitchen: Margrander expresses this timeless palette of black, white, and brown through bespoke cabinetry from Southlinks Custom Cabinets — a division of McGarvey Custom Homes — finished in a deep, Brazil nut-inspired tone with black-framed reeded glass fronts and soft white fluted accents. Brushed brass hardware introduces warmth and ties into the Thassos backsplash, which features subtle brass inlays that catch the light. Over the generous island, a pair of pendants aligns with the ceiling detail, a deliberate choice that supports rather than distracts from the custom millwork.
Dining Room: “A round table feels inviting, and makes conversation easy,” says Margrander of the oak-topped, black-based piece from Old Biscayne Designs. It’s paired with low, custom-upholstered chairs from Alder & Tweed for comfort and usability. Above, a starburst ceiling detail stained to match the adjacent beams is anchored by a caged blackand-gold chandelier from Hinkley Lighting, reinforcing the room’s geometry. A functional bar, anchored by Sub-Zero wine towers and a striking Thassos-and-black onyx backsplash, counterbalances the space’s graceful curves.
Dark-stained beams in the living room draw the eye upward, their color mirroring the study’s deep chestnut floors to bring a warm, cohesive feel to the airy space. In the kitchen, Margrander masterfully plays light against finishes — blending polished and matte countertops while orchestrating cabinetry through deliberate material order, hues, and textures for sophisticated depth. The result feels complex yet timelessly tailored.
That orchestration continues in the powder bath. “Powder baths are like little jewel boxes — a chance to have fun with proportion and detail,” says Margrander. “I love mixing materials and experimenting with form.” Those thoughtful gestures transform the vanity from something expected into something bespoke, a small-scale showpiece that instantly captures attention the moment you walk in, much like the study’s view that frames the spa and pool beyond. u

Behind the elegant tub from Ferguson Home, two pygmy palms await the homeowner’s customization of this private courtyard.

Guest Bedroom & En-Suite: Concentric rectangular trim details, painted tone-on-tone with the wall, introduce a whimsical architectural accent. “The color is part of the brown family, but extremely muted,” shares Margrander, who selects Sherwin-Williams Interface Tan as a soft nod to the home’s sunset-driven palette. In the en-suite, a gold abstract-circle mirror from Cyan Design offsets the geometry of the wallcovering, while a warm maple vanity — styled like furniture and set on metal feet — is finished with mother-of-pearl hardware from Signature Hardware.
Study: As a speculative home, the team crafts a versatile study that doubles as a televisionviewing room, oriented toward an unobstructed view of the pool. Margrander keeps the glazing clean with a tailored geometric cornice that frames — rather than competes with — the outdoor scene. The built-ins, created by Southlinks Custom Cabinets, pair walnut with a gray-green paint for a balanced two-toned expression. Deep chestnut flooring anchors the room and echoes the beamwork found throughout the home.
Outdoor Living & Kitchen: The floor features a climate-tolerant tile from Garden State Tile, and with the same emphasis on practicality, Margrander chooses cypress cabinets and sling-back chairs for their quick-drying convenience after swims. Nearby, two curved sofas from Cabana Coast are oriented for conversation around a dual-sided fireplace clad in silver travertine. For convenience and design continuity, four motorized hurricane shutters, four motorized insect screens, eight Bahama shutters, and discreet access panels— crafted and installed by Castle Services of Southwest Florida—are seamlessly concealed behind powder-coated aluminum grates, ensuring a streamlined appearance and effortless maintenance.
Rear Elevation: “Without waterfront, the pool steps in as the wowfactor — a moment at entry designed to make you pause and take it in,” Andrea says of the pool design that wraps around the outdoor living area. “It looks like the patio itself is floating on the water, capturing so much of the light and giving people the feeling of being in an oasis,” Margrander adds. The Brighton high-rise had been their cherished seasonal escape from the Midwest — a bright haven for family gatherings with their four grown children — but the new unit’s dated layout, closed-off rooms, and obstructed views demanded a top-to-bottom transformation aligned with their evolving chapter.
The homeowners knew exactly who could realize their vision. Impressed by prior J. Lynn Design Group projects in the building, they enlisted Creative Director Jenna Getchell to reimagine every inch of the space. “They selected this unit for its generous floor plan and solid original buildout, targeting a top-to-bottom renovation,” Getchell explains. The aim: a fresh, tailored coastal home — free of thematic excess, with technology seamlessly integrated into the architecture, accommodating quiet days for two or lively family weeks.
To set that transformation in motion, Getchell first tackled the home’s most significant constraint: bulky, low soffits that visually weighed down the rooms. Collaborating with the mechanical team, she specified a low-velocity, high-pressure HVAC system — “a typical A/C needs 12- to 15-inch soffits; with cutting-edge technology, ours measure just 8 inches, maximizing ceiling heights” — for cleaner lines and superior proportions. With walls removed, rooms reimagined, and circulation paths redrawn, the once-dated condominium emerged with the clean, modern bones of a fresh coastal retreat.
From the entrance onward, each detail embodies the couple’s vision of elevated yet relaxed coastal living. A rift-white-oak key-drop cabinet extends a warm welcome, echoing the natural wood tones threading throughout the space. A reimagined structural column, wrapped in smoky mirror, deftly conceals a television while amplifying Gulf views, visually expanding the room.
The kitchen now serves as the heart of the home, anchored by dual islands that fostering seamless cooking and conversation. White cabinetry contrasts navy islands accented by polished-nickel X inlays, marrying modern sophistication with transitional edge. Ferguson Home appliances integrate flawlessly, while Dekton Trance countertops and backsplash offer understated elegance and durability; the front island reimagines a farmhouse sink via a sleek, mitered apron from the same slab. “We specify a 9-inch mitered apron in front of the sink — a crisp, modern take on the farmhouse style,” Getchell explains. u
The working island hides one of the home’s smartest features: an Invisacook induction system embedded directly beneath the countertop. “Our client loved exploring cutting-edge technology, so we incorporated Invisacook for a hidden induction cooktop,” Getchell explains. “The cooking surface is completely invisible — it just disappears.” Discreet ventilation preserves the island’s pristine lines overhead, Visual Comfort lighting casts a refined glow, and Hickory Chair barstools add natural warmth atop Legno Bastone Wide Plank Flooring in Lancaster finish from the European Elegance Collection, sourced via Naples Flooring Company, threading consistently throughout the home.
The living room flows seamlessly from the kitchen, oriented to capture the breathtaking Gulf horizon. A minimalist drywall coffered ceiling adds subtle architectural interest — forgiving in a shifting high-rise structure where wood could crack. “For our coffer ceiling we opted to use drywall instead of the standard wood coffer. When a high-rise building moves, the wood is not as forgiving as drywall can be,” Getchell notes. Furniture marries comfort and style, anchored by a deep sectional amid streamlined silhouettes, with Mary McDonald-upholstered swivel chairs facing the windows or pivoting toward sunset views, weaving the Gulf into daily life.
Nearby, the dining area crafts an inviting setting, its stepped ceiling detail cleverly resolving mechanical constraints while adding quiet architectural interest. Mirrors and recessed wood niches amplify natural light and visually link indoors and out, reinforcing the home’s connection to its coastal surroundings. An oval Studio A table softens the layout, paired with Designmaster Furniture dining chairs in navyedged indoor-outdoor fabric that balances easy care with tailored sophistication. u
In the primary bedroom, Getchell softened the palette to a serene, refined blue — coastal in spirit yet subtly muted. The ceiling steals the show as an architectural highlight: nickel-gap tongue-and-groove paneling curving into an LED lighting reveal, accented by rift white oak beams. “This design is intended to have some of the comforts of a coastal classic, but modernized with clean lines throughout,” she explains. “The use of stained rift white oak beams and paint grade nickel gap tongue and groove is a classic combo, but adding the mitered edges and clean lines keep it modern.” Trimless Lutron integrates flawlessly, while a Burton James bed, Vanguard bench, and Old Biscayne Designs nightstands harmonize quietly against a Philip Jeffries wallcovering.
The primary bathroom replaces the original tub with a spacious steam shower, pocket doors preserving Gulf views through rising steam. Porcelain tiles sheath walls and ceiling for enduring performance, paired with a sleek quartz floating bench and marble mosaic floor from Design Works adding subtle pattern underfoot. Tall storage towers in the vanities keep counters clear, while vertical marble slabs behind Hudson Valley sconces create sculptural accents, finished with polished-nickel hardware that adds a jewelry-like gleam. u
Guest accommodations deliver thoughtful sophistication for visiting adult children. The main guest bedroom layers Philip Jeffries grasscloth behind a Bernhardt bed, paired with Vanguard nightstands and John-Richard lamps, with built-in cabinetry creating furniture-like closet alternatives. The en-suite bath pairs striking Ariostea Ultra Crystal Sky tile in a striking blue crystalline porcelain tile with matching blue cabinetry, quartz counters, and a touch-latch mirror concealing storage.
Adaptability defines a dedicated lounge that doubles as a fourth bedroom with a custom Murphy bed. By day, it serves as a cozy retreat for leisure and conversation; by night, the bed folds down seamlessly. “When we design a Murphy bed, our goal is to make it feel like a seamless part of the room — a comfortable, beautifully finished piece that invites relaxation,” Getchell says. “Upholstered panels introduce softness and warmth, making the space feel welcoming.” Floating rift-oak shelves and a mirrored backdrop brighten the room, while tailored Roman shades conceal the Lutron solar blackout shades.
Just outside the primary bedroom, a compact vestibule reveals an office with show-stopping Gulf views. A Harmon Hinge door seamlessly integrates into the wall for effortless openness or privacy, while a light, airy desk framed in satin nickel and Lucite preserves an expansive feel. Custom cabinetry conceals office essentials behind sleek doors, and a mirrored backsplash reflects beach scenery, visually doubling the room’s footprint. u
Throughout the home, design circles back consistently to core principles: warm wood textures, layered blues, clean lines, and thoughtful transitions. Materials exude quiet luxury — durable for daily life yet refined for this high-rise coastal perch. “It’s a modernized coastal design, timeless for Naples,” Getchell says. “It carries a tailored Ralph Lauren sensibility, balanced with casual familyfriendly touches.”
Ultimately, the renovation elevated a dated condominium into an effortless home — open yet intimate, streamlined yet rich with character, attuned to the Gulf Coast’s easy, airy rhythm. Crafted for sunsets and gatherings, quiet mornings and lively retreats, it embodies unfussy coastal refinement. n

OLD BONES, NEW RHYTHM — A REMODEL THAT REFRESHES AND HONORS
PPrincipal Interior Designer Kristin Lyons of KDL Interior Design faced a unique challenge: reinvisioning the personal residence of Builder Brad Nickel, owner of Benchmark General Contractors. Although the home’s existing architecture hints at Tudor influences, the renovation embraces a more transitional sensibility.
Stepping across the threshold into the light-filled foyer, Lyons introduces white oak beams to reinforce the home’s architectural form. “The concept was to give them a timeless, classic, and comfortable home,” Lyons explains. “It’s designed for family life, but it also needed to represent his work as a high-quality builder.” Applied wall moulding and meticulously aligned details speak to the craftsmanship at every turn — a subtle but deliberate expression of luxury homebuilding. u
Living Room: The original fireplace remains the centerpiece, refreshed with a polished porcelain surround from UMI Stone for a sleek, modern statement. Flanking it, custom white oak built-ins by Thomas Mix Kitchens + Baths feature grasscloth-lined backs for added depth and texture. Tailored sofas and a tufted cocktail ottoman from Four Hands introduce a more refined edge, while black accents — from the bold area rug to the drapery rod — lend texture and visual balance.
Foyer: White oak floors from Real Wood Floors are arranged in a herringbone pattern, introducing subtle movement upon arrival. The material continues on the stair treads, while crisp white risers lend a transitional note. A new railing, designed to bridge modern and traditional sensibilities, amplifies the vertical rhythm of the space. Overhead, a stunning chandelier from Capitol Lighting draws the eye upward. Its black finish echoes the iron balusters and accentuates the ceiling’s volume.
Family Room (Above): A white tongue-and-groove ceiling stretches across the casual family room. For comfort, Lyons selects a deep, “sink-in” sectional from Four Hands, paired with a substantial wood coffee table that feels both grounding and durable. Black accents appear in the area rug, balancing the sandy grays and cream palette. On the wall, Lyons creates a custom installation of round, textural backdrops with carefully placed greenery to accompany the sculptural Traveler’s Palm.

The living room continues the home’s narrative of refinement and craftsmanship. “I wanted the design to feel transitional, updating the home while still respecting its original charm,” Lyons shares, who reimagines the fireplace wall with a polished porcelain surround — a sleek, contemporary update flanked by integrated built-ins that showcase Nickel’s attention to detail, where cabinetry, ceiling beams, drapery, and moulding all cleanly intersect.
Lyons weaves the family’s affinity for green throughout the design with subtle intention. A neutral foundation is punctuated by black accents and softened with a gentle eucalyptus green. “We chose a shade of green that was appealing and neutral — something that honored their preference while keeping the space fresh and classic,” Lyons explains. It’s fitting that the chosen paint color reflects the interior’s mood — Retreat by Sherwin-Williams. u
Playroom (Below): Custom black built-ins directly across from the family room create a bold contrast while providing concealed storage. Designed for flexibility, the space currently serves as a playroom but can easily transition into a reading nook or lounge as the family evolves. Lyons adds subtle texture and dimension by lining the shelving with durable vinyl wallcovering, a practical choice known for its resilience and easy maintenance. White-on-white artwork from Wilford & Lee completes the display with a crisp, graphic finish.
Dining Room (Right): “The overall feel of this room is transitionalmodern,” Lyons shares. “The dining chairs have a touch of Mid-Century influence, which was my way of tying the new design to the home’s classic architecture.” Behind the dining area, a wine and coffee bar integrates a dimensional tile backsplash from Design Works, with white oak–lined cabinetry providing both storage and display. A Sub-Zero wine tower and serving station boost functionality, while a streamlined ceiling design mirrors the kitchen’s aesthetic and complements the black-and-brown palette Lyons creates with the seating.
Kitchen: Along the perimeter, cabinetry in a soft white finish from Thomas Mix Kitchens + Baths sets a fresh backdrop. Lyons highlights the island in Retreat by Sherwin-Williams, topping it with Pompeii Quartz, sourced from UMI Stone, to create an ample work surface and gathering spot. Blackframed windows from Sanibel Glass informed her choice of coordinating plumbing fixtures from Ferguson Home, while brass accents appear in the cream-and-gold pendants from Visual Comfort, bringing warmth and a touch of elegance overhead.
Pantry: Created by reclaiming space from a former stairway, the new pantry centers on a built-in hutch design. Lyons highlights handmade glazed tiles in a soft green that echo the kitchen palette, paired with floating white oak shelves and brushed brass hardware from Emtek. The cabinetry’s toe-kick detail nods to traditional millwork, yet the overall composition feels tailored and fresh — a functional storage zone elevated into a striking design feature.
Primary Bathroom: Porcelain tile across the floor is paired with a marble inlay, accented by brushed gold details. The shower floor features a marble mosaic in shades of black, gray, gold, cream, and white. “I love this because it brings in all of those tones that we are using throughout the house and gives an elegant look to the shower,” Lyons explains. White oak cabinetry grounds the space, and the vanity mirrors were selected to echo the shape of the stair railing, reinforcing cohesive design throughout the room.
Lyons anchors the generous kitchen island in this inviting green, carrying the tone into the adjacent pantry through handmade clay tiles that offer a natural, patina-like variation. While the surrounding cabinetry remains crisp and fresh, classic sculpting on the base of the cabinetry brings in a subtle sense of tradition. Lyons designs the family room and playroom with comfort in mind, selecting furnishings that are as durable as they are inviting, favoring deep upholstery, grounded tables, and tactile finishes that support everyday living without compromising the home’s honed character.
“I turned up the drama in the primary bedroom,” Lyons shares. “The wallpaper had so much richness and texture, it gave me the freedom to introduce a deeper wood tone on the bed while still keeping things airy with cream linen bedding. It’s informal yet layered in a way that feels right for Florida.” In the primary bathroom, Lyons reconfigures the shower layout to carve out space for a full-height linen tower. The adjustment brings clarity to the footprint and introduces a more functional rhythm to the room.
Open communication between Lyons and Nickel fueled the home’s reinvention — a collaboration they themselves call Tudor Revival. “They are thrilled with the house,” Lyons reflects. “The way they live in these spaces and how it feels — that is everything to us.” R.S. Walsh Landscaping designed and installed the exterior landscape, crafting a refined, Florida-friendly outdoor living experience for the property. n
Primary Bedroom: Lyons introduces applied moulding on the ceiling with an inset of whisper-soft wallpaper, a subtle detail that contrasts the drama of the headboard wall. The wallcovering from MDC Interior Solutions features a silver metallic background with a sand-like texture, overlaid with handprinted strokes in brown and soft champagne. Gold accents continue through the table lamps and bench, while a tailored Four Hands bed rests on a handwoven Surya rug, grounding the room in layered natural textures.
Pool Bathroom: “The paper drove the design,” Lyons says of the grasscloth from Wallquest. “It’s a classic take on a palm.” In soft aqua and burnished brown, the colorway is inviting, while the intricate pattern provides a lively juxtaposition to the wainscot tile below from Glazzio Tile — chosen to stand up to the function of a wet space. The rope-framed mirror from Bassett Mirror Company adds just the right coastal texture for a bath adjacent to the water.
Nursery: Grand Flying Ducks wallpaper by Lee Jofa for Kravet sets a playful tone, grounded by wainscot in Rock Garden by Sherwin-Williams. Lyons brings in that favorite green on the window treatment, while the ceiling receives clean trim, a fine grasscloth, and a woven fixture that matches the warm wood tone of the nursery furniture. To balance whimsy with function, she selects a performance rug from Kravet that is durable yet soft underfoot, adding comfort for moments of daily play.
Laundry Room (Right): A soft plaid floor tile from AKDO sets a playful yet refined foundation for this multipurpose space. Wall-to-wall cabinetry in Escape Gray by Sherwin-Williams offers the right saturation against the delicate pattern below, while maximizing storage and function with a hanging rack, steamer unit, counters, and built-in bowls for the family dog. Overhead, a beaded chandelier from Regina Andrew introduces texture and a subtle coastal ambiance, elevating the room’s utilitarian role with style.
Guest Bathroom: The vanity, painted in the saturated hue Sea Serpent by Sherwin-Williams, sets the tone for this masculine-leaning palette, paired with chrome hardware and plumbing fixtures. “I love the chrome with this color palette, but it’s also easier to clean,” Lyons notes, pointing to the functional side of the design. A blue-gray hex tile from Design Works brings subtle movement across the floor, while vertical subway tiles in the tub-shower surround add an artistic layer of dimension.

Luxury Home Builder Curtis Gunther champions this resilient philosophy. “We go at least a foot higher than FEMA’s minimum elevations,” he says. “If you’re building new, why wouldn’t you add that extra level of protection? It just makes sense.”

The countertops, backsplash, and even drawer fronts are clad in Dekton, creating a seamless, sun-resistant surface. “We wanted something earthy yet refined — a casual elegance suited to Fort Myers Beach,” Weidner remarks. Luxury home builder Curtis Gunther describes it as “one of the most talked-about features of the home,” often drawing praise during open houses for its craftsmanship and cohesive design.
Martini Lounge: What began as a formal dining room, Weidner reimagined as a west-facing martini lounge designed for sunset gatherings. A 60inch coffee table from Baker Furniture anchors the space, encircled by distinctive woven chairs from Palecek — perfect for evening cocktails and conversation. Soft lighting, water views, and coastal hues create an atmosphere that’s both elegant and effortlessly relaxed.
Great Room: An airy great room opens to sweeping Gulf views through expansive sliding glass doors. Oak, linen, and stone introduce organic texture, reflecting the home’s coastal setting, while a plush McCreary Modern sectional and chairs by Adriana Hoyos bring effortless comfort and a relaxed, beachy vibe. Clerestory windows above the fireplace from Andersen Windows & Doors, sourced through Naples Lumber, fill the space with soft southern light. “I extended the kitchen’s cabinetry finish across the living area so the rooms feel unified,” Weidner notes. Woven fixtures from Visual Comfort, sourced through Wilson Lighting, add sculptural texture without weighing down the room. The result is a tranquil, sun-drenched gathering space that embodies coastal ease.
Game Room: Adjacent to the bar, the game room extends the home’s beach-chic aesthetic with wide-plank ceiling details and relaxed furnishings, including a Vanguard game table and chairs from Laskasas. Layered natural textures and artwork inspired by sea and sand infuse the space warmth and energy. A connected guest bedroom completes the setting, offering the comfort and privacy of a VIP suite.
Primary Bedroom: Serene and sophisticated, the primary bedroom layers soft neutrals and woven Wall Quest wallpaper over the same striking white oak flooring found throughout the home’s main living areas. To create a seamless transition, Weidner extended the wood-look tile from the first-floor stairway onto the private balcony, enhancing the room’s sense of continuity. A pair of Lily Koo chairs form a cozy reading nook, while oversized nightstands, a textured Clive Daniel Home rug, and sweeping gulf views complete this luxurious retreat.
Primary Bathroom: The spa-like bathroom merges functionality with artful design. A freestanding Ferguson Home tub anchors the expansive shower, lined with textured porcelain tile and complete with dual benches and rainfall showerheads. “We widened the shower and brought the tub inside — it completely changed the experience,” notes Weidner, whose expertise reshaped the space beyond the initial drawings. Crisp white cabinetry provides a fresh backdrop, while marble-look tile adds subtle luxury and durability. Warm lighting enhances the calming ambiance, and the framed shower glass specified by Weidner ensures an open, elegant finish.
By joining the project from the beginning, Weidner combined her interior and architectural expertise to collaborate with local residential designer Mario Suarez and refine the house plans. Her interiors reflect an effortless blend of coastal ease and refined sophistication. “It’s a modern beach house — contemporary and relaxed, but not your grandmother’s beach cottage,” she says. Natural woods, layered textures, and soft hues of sand, sea glass, and blush weave an elegant tapestry of inviting serenity.
The open-concept main level fluidly unites the kitchen, bar, and west-facing martini lounge — a sunset gathering retreat. A sculptural white oak staircase anchors the architecture boldly, while custom ceiling and wall treatments imbue each space with distinct character. “I never want a house to feel predictable,” Weidner says. “Every space should have a memory point — a detail that makes it stand apart.” u
Powder Room: Tucked beside the martini lounge, this powder room makes a striking impression with its confident style. Linen-look tile rises to the 12foot ceiling, complemented by gold fixtures and a sculptural arm light from Wilson Lighting above the vanity. The design balances coastal textures with modern refinement — creating a bold statement in a compact footprint.
Guest Bedroom: Soft shades of green and blue evoke the shoreline, while a custom wood wall feature introduces texture and depth behind the Stanley Furniture bed. Draperies in oversized botanical prints infuse the room with a lively, tropical energy. Weidner completed the space with a softly hued abstract rug from Clive Daniel Home and curated artwork from Four Hands for a refined, resort-inspired finish.
Throughout the home, storm-resilient features weave seamlessly into the design. Microbial tile on the lower levels resists mold, while cypress ceilings were chosen for their natural resilience. Composite decking delivers the warmth of wood with superior water resistance, and even the furnishings were thoughtfully scaled to fit within on-site storage units during hurricane season.
The result is a home that embraces coastal living without surrendering to its challenges—a testament to the harmony between elegance and resilience. “When you walk in, you sense the beach atmosphere, but also the precision of fine craftsmanship,” Gunther says. “It’s a home that looks stunning, lives comfortably, and is built to last.” n
