Every year, I have the privilege of reflecting on the work we have accomplished together. As I look back on 2025 and the first half of 2026, one word comes to mind: momentum
Across the country, HomeAid continued to demonstrate what is possible when the building industry, nonprofit organizations, government leaders, and generous supporters unite around a common purpose. Together, we are proving that homelessness is not a challenge any one organization can solve alone but it is one we can address through collaboration, innovation, and an unwavering commitment to serve.
This year, our impact continued to grow in meaningful ways.
We expanded our footprint with the launch of HomeAid Delaware Valley, strengthening our presence in the Northeast while HomeAid North Texas completed its first full year of operations and HomeAid Georgia continued its successful statewide expansion. These milestones represent far more than new markets. They represent new relationships, new opportunities, and new hope for communities seeking lasting solutions to homelessness.
Across our affiliate network, hundreds of builders, trade partners, suppliers, volunteers, donors, and nonprofit service providers came together to create and renovate housing, resource centers, and critical facilities that will serve individuals and families for decades to come. Every project tells a story of transformation not simply because of the buildings themselves, but because of the lives that will be changed inside them.
One of the greatest strengths of HomeAid has always been our unique ability to bring people together. Our partnerships within the residential construction industry continue to set us apart, allowing us to leverage millions of dollars in donated labor, materials, and expertise that dramatically increase the impact of every charitable dollar invested. That spirit of generosity remains at the heart of everything we do.
This year also reinforced another important truth: HomeAid's work extends beyond construction. Through our Community Engagement initiatives, educational programming, and national conversations around homelessness, we continue to help communities better understand both the challenges and the solutions. Whether through our Unsheltered Conversations podcast, educational resources, diaper drives, bed builds, or partnerships addressing issues ranging from veterans' housing to disaster recovery, we are helping communities see homelessness differently and inspiring them to become part of the solution.
As I travel across the country visiting affiliates, project sites, and community partners, I am
continually inspired by the dedication of our HomeAid family. I see executive directors leading with passion, boards of directors providing thoughtful governance, volunteers giving generously of their time, and builders who never hesitate to ask, "How can we help?" Those moments remind me that HomeAid has never simply been an organization. It is a movement powered by people who believe everyone deserves the dignity of a safe place to call home.
I would like to extend my sincere appreciation to our Board of Directors for their leadership and guidance throughout the year. Their strategic vision continues to strengthen our organization and position us for long-term success. I am especially grateful to our Board Chair, Jeff Roos, whose servant leadership, encouragement, and unwavering belief in our mission have opened doors and created opportunities that continue to expand HomeAid's impact nationwide. I also want to thank our affiliate leadership, our national staff, and every member of the HomeAid team. The accomplishments highlighted throughout this report are the direct result of your commitment, creativity, and hard work. You represent the very best of what HomeAid stands for.
While we celebrate the progress we've made, we recognize that our work is far from complete. Too many individuals, families, veterans, youth, and older adults continue to experience homelessness in communities across America. The need remains great, but so does our resolve.
As we look ahead, we do so with confidence. We will continue expanding into new communities, strengthening our affiliate network, building strategic partnerships, and advancing innovative solutions that create lasting impact. Together, we are not simply responding to homelessness, we are helping build a future where more people have access to the stability, dignity, and opportunity that begins with a safe place to call home.

Each year, the U.S. Department of Housing and Urban Development (HUD) releases the Annual Homelessness Assessment Report (AHAR) to Congress. The recently released 2025 AHAR provides a mix of encouraging news and sobering reality.
According to HUD's report, an estimated 745,652 people experienced homelessness on a single night in January 2025 that represents a 3.4 percent decrease from 2024, the first year-over-year decline since 2016, it remains one of the highest levels of homelessness ever recorded in the United States.

• Homelessness declined nationally for the first time in nearly a decade.
• Families with children experienced meaningful reductions in homelessness.
• Unsheltered homelessness also declined modestly.
• Communities continue to face severe shortages of affordable and supportive housing.
• The homelessness response system remains significantly under-resourced relative to the need.

HomeAid, a 501(c)(3) nonprofit organization, is an integral part of the fight to end homelessness in our country. We believe that every individual has worth and human dignity and deserves the basic provision of shelter as a necessity of life. HomeAid was created in 1989 by the Orange County Chapter of the Building Industry Association of Southern California, and since then has expanded to include 20 affiliates in 17 states and the District of Columbia. At the heart of the HomeAid model is the ability to forge, develop and foster relationships and partnerships to find collaborative solutions. For 37 years HomeAid has used the power of partnerships to create housing solutions for people experiencing and at risk of homelessness. HomeAid leverages the resources and expertise of the building industry with the programmatic experience of high achieving nonprofits.

• Through local and national builders, trades, suppliers, financial institutions, and community partners, transformed 1,697 projects across the entire Continuum of Care into safe and stable housing for those experiencing or at risk of homelessness, effectively ending homelessness for over 1.8 million individuals nationwide

• Invested more than $598 million in housing and facilities that improve communities across the country
• Secured over $178 million in savings on renovation and building projects – money that went back into life-changing programs

HomeAid’s core programs include:
1. Construction: We are one of the nation’s largest facilitators of the building of safe and dignified housing and programmatic facilities for those experiencing or at risk of homelessness;
2. Community Engagement: Our Essentials program organizes community-wide drives to collect and distribute essential items which include diapers, socks, water, backpacks, blankets, and hygiene items to families and individuals experiencing or at risk of homelessness. HomeAid Care Days are hands-on volunteer workdays in which minor repairs and upgrades are made at nonprofit service provider locations, like painting, landscaping, cleaning and small construction projects are done at no charge based on each organization's needs.
3. Education: HomeAid is also a leading advocate for education that addresses the root causes of homelessness, works to reduce stigma, and empowers individuals, organizations and communities to take action.
4. Workforce Development: HomeAid WORKS continued to expand its impact by connecting individuals experiencing or at risk of homelessness with meaningful career opportunities in the residential construction industry. Through innovative workforce development programs in Houston, Portland, and San Diego, HomeAid provided industry-recognized training, financial literacy, workforce readiness, mentorship, and direct connections to employers. In San Diego alone, three WORKS cohorts served more than 36 new participants while providing ongoing support to 78 graduates, ensuring they were equipped with the tools, skills, and confidence needed for long-term employment. Across the network, HomeAid WORKS is helping build a skilled construction workforce while creating sustainable pathways to economic independence and housing stability.

Breakthru House is designed to meet the unique needs of women struggling with drug and alcohol addiction and serves as the first long-term residential recovery program for women in Georgia. HomeAid Georgia and Taylor Morrison partnered to build two new 6,000 square foot residential homes, adding 24 additional beds for women recovering from addiction.
Community First! Village provides dignified, permanent housing and a true sense of community for individuals experiencing chronic homelessness in Central Texas. A development of Mobile Loaves & Fishes, this transformative residential program exists to love and serve our neighbors who have been living on the streets, while also empowering the surrounding community into a lifestyle of service with the homeless. HomeAid Austin and Toll Brother’s partnered to build two microhomes earlier this year.


Bannock House at Third Way Center aims to provide a safe, supportive home for adolescents transitioning from psychiatric care toward a more stable future. Through HomeAid Colorado's partnership with Palace Construction and Titan Construction, Third Way Center saved over half a million dollars in in-kind donations of labor, materials, and services, allowing more resources to be directed toward the youth they serve.
HomeAid Inland Empire partnered with Lennar Inland Empire to transform a single-family home into “Marian’s House of Healing” in San Bernardino, California. Operation Grace operates this fully renovated and transformed into a six-bed transitional home where seniors experiencing homelessness can rest, recover, and begin rebuilding their lives.


This renovation project focused on transforming an existing space to better serve The Laurel Center’s Workforce Development Program. The upgrades reconfigured the office space layout to create additional office and training areas, enhancing both the staff work environment and overall programmatic space. The renovation included: replacement of existing sinks and toilets with ADA-compliant models to increase accessibility, installation of an accessible water fountain, and replacement of carpet with luxury vinyl plank flooring to improve cleanliness and functionality. Additional lighting was installed, and the space was refreshed with new paint throughout. To support the training and programmatic needs of the Café owned by The Laurel Center, the basement also received the following: new paint and epoxy flooring, a sturdy new stairway, and bathroom facelift.
Arizona Housing Inc, teamed up with HomeAid Phoenix to renovate a vacant motel in Central Phoenix and turned it into affordable apartment units. Renovations included bathroom updates, storage solutions, new paint, and laundry facilities upgrades. These upgrades included updated electrical, water and sewer connections for machines, flooring updates to include a new floating floor with epoxy coating, drywall repair and paint, new exterior and interior doors and windows, a new utility sink, a new countertop folding station, and a new window air conditioning unit.

In addition to our construction and housing projects, we engage with the community across all our affiliates, through a number of recurring initiatives and programs. These initiatives allow us to truly connect with the people we serve and make an impact in a different way.

HomeAid Care Days are hands-on volunteer workdays in which minor repairs and upgrades are made at non-profit service provider locations. Tasks like painting, landscaping, cleaning, and small construction projects are done at no charge based on each organization’s needs. HomeAid has completed 400+ HomeAid Care Days, resulting in a savings of more than $300,000 to service providers.

The LA wildfires left widespread destruction across many miles leaving residents in disbelief with little to no experience on how to start a rebuild process. Seeing the need grow Steadfast LA, founded and led by Rick Caruso, formed as a civic nonprofit organization dedicated to rebuilding Los Angeles after the devastating January 2025 fire.

A Modular Home Grant initiative was developed and announced last year in partnership with Samara and supported by HomeAid OCLA, loanDepot, and Armanino. This collaboration brings together some of the most experienced players in the industry to manage, administer, and facilitate Steadfast LA Foundation’s grant-making process, ensuring that the recipients who receive modular housing grants have demonstrated financial need.
The goal was to allow uninsured or underinsured individuals and families who lost their homes in the Palisades and Eaton fires to apply and have the opportunity to remain on their property, even if they lacked the resources, the time, or the ability to rebuild. With a stringent screening process HomeAid OCLA was able to help identify the first nine recipients of granted homes.
The first recipient of a granted home was Rosalina Rodriguez, a resident of Altadena who lived in the community for 37 years prior to the fires. She and her husband, Rene, raised three children and are now grandparents to three grandchildren. When the fires destroyed her home, Rosalina and her family faced the threat of having to permanently relocate from their beloved Altadena. HomeAid OCLA Board Members and Staff were honored to be on site as Rosalina’s Modular Home was delivered.
HomeAid has recently attended several annual events where we had the opportunity to connect with industry leaders, professionals, proud sponsors, and members of the community who share our commitment to ending homelessness.
The 2026 NAHB International Builders' Show (IBS) in Orlando marked an energizing and impactful week for HomeAid, bringing together national staff, affiliate leaders, and industry partners united around a shared purpose: building a future without homelessness.
With tens of thousands of attendees from across the residential construction industry, IBS once again demonstrated the unique power of bringing together builders, manufacturers, and non profit leaders from all over the country.

The 2026 NAEH Conference in Washington, D.C. was a great opportunity to gather with over 1,600 other nonprofit service providers, policymakers, advocates and philanthropy leaders who are working to address homelessness across the country. Brenda Ketah, HomeAid America’s Chief Affiliate Officer, attended various sessions and also participated in Capitol Hill Day, a hands on experience to engage with Congressional staff to share stories and influence policy and funding decisions.

Homelessness is closer than you think. Sudden changes or events can push people over the edge. Job loss, medical bills, divorce or breakup, eviction, or unexpected car or home repair costs can turn a modest income household into an at-risk of homelessness household overnight. That’s what the 2025 Homelessness Awareness Month campaign of “Someone You Know” aimed to highlight through educative digital resources, engaging social media content, and touching personal stories of being one step away from homelessness.

Each episode tackles an aspect of homelessness or housing insecurity while inviting the listener into a deeper understanding of the problem—and their role in the solution.








Each year, HomeAid’s National Leadership Conference provides an opportunity to step away from the day-to-day work in our local communities and come together as a national network to reflect, learn, and strengthen the relationships that drive our collective impact.
This year, we gathered in Hawai‘i under the theme “Stronger Together: Building Our ‘Ohana, and we are truly grateful for the sponsorship of Ashton Woods that made this conference possible. It was a powerful and fitting reminder that the work we do is not done alone. It is built on relationships, trust, and a shared commitment to helping individuals and families experiencing or at risk of homelessness build new lives.



We began our time together immersed in the local culture and context, grounding ourselves in both place and purpose. This was not just a conference; it was an intentional experience designed to deepen our understanding of how our work fits into a broader system of housing, community, and care.
on, HomeAid sits at a unique intersection of the building industry, nonprofit service providers, and public sector partners. That role continues to evolve, and this year’s conference focused on how we lean into that responsibility even more.
Throughout the week, leaders from across our affiliates explored strategies and tools to strengthen their work, from building more effective public-private partnerships to enhancing organizational infrastructure, fundraising, and community engagement.
We also spent time discussing how HomeAid can continue to expand its role in addressing one of the most critical gaps in our country’s housing system: the development of housing solutions for individuals and families earning 30% of the area median income and below. This is where the need is greatest, and where HomeAid’s model brings unique value.
One of the most impactful moments of the conference was our “city tour” visit, where we saw firsthand how innovation, collaboration, and urgency can come together in response to a crisis. The work being led by HomeAid Hawai‘i, particularly in the development of permanent housing communities, demonstrates what is possible when public, private, and nonprofit partners align around a shared goal.
These efforts are not only addressing immediate needs but also helping to redefine how deeply affordable housing can be delivered at scale.
While the tools and strategies are important, what makes HomeAid truly unique is its people.
The conference created space for executive directors, staff, and national leaders to share ideas openly, learn from one another, and build relationships that extend far beyond the event itself. Whether through breakout sessions, informal conversations, or time spent together outside of programming, the strength of our network was evident.
This collaboration is one of HomeAid’s greatest assets. It allows us to move faster, think bigger, and support one another in ways that no single organization could do alone.



As we return to our communities, the work continues, but we do so with renewed clarity, stronger relationships, and a shared sense of purpose.
The conversations that began in Hawai‘i will continue across our network in the months ahead. Ideas will turn into action. Partnerships will deepen. And together, we will continue building solutions that bring housing, stability, and hope to those who need it most.
Because in the end, the strength of HomeAid has always been and will continue to be our ‘ohana.

Since 2019, Lennar and the Lennar Foundation have been among HomeAid's most transformative partners, helping build both housing and opportunity across the country. Guided by a commitment to strengthening the communities where they live and work, Lennar has combined financial investment, volunteer leadership, and construction expertise to advance HomeAid's mission nationwide.
More than 40 HomeAid projects have been completed with Lennar's leadership across 17 affiliates. Jeff Roos, Vice President of the Lennar Foundation and Chairman of the HomeAid America Board of Directors, continues to champion HomeAid's growth nationally while inspiring other homebuilders to join the effort.

For more than 25 years, the Masco Corporation Foundation and Delta Faucet Company have been steadfast partners in HomeAid's mission to build new lives for individuals and families experiencing or at risk of homelessness. Together, they have invested more than $1.5 million in HomeAid while providing valuable product donations and industry expertise that have strengthened projects and expanded opportunities across the country.
Masco's partnership extends well beyond financial support. Through the generosity of Delta Faucet Company and several Masco family of brands, HomeAid affiliates receive donated and deeply discounted building products that help maximize every construction dollar. These in-kind contributions enable HomeAid to deliver high-quality housing and community facilities while stretching charitable resources even further.
Leadership has also been a hallmark of the partnership with key executives serving on the HomeAid America Board of Directors, providing strategic guidance and helping advance HomeAid's national mission. Masco has also honored the extraordinary legacy of longtime Chairman Richard Manoogian, whose decades of visionary leadership helped establish Masco as a global leader in the building products industry.

Enlist the cooperation of local building industry partners, organizations, and other supporters to establish an affiliate in their geographic territory. New affiliates receive assistance with board and executive director recruitment and training, as well as help in raising funds for initial start-up operations. Additionally, cultivating relationships with local nonprofit service providers who serve those experiencing or at risk of homelessness is crucial for initial construction projects and community engagement activities. Throughout their first three years of operation, HomeAid works closely with new affiliates, guiding them through their initial construction development projects and community engagement programs to ensure their success.
Increase HomeAid Affiliate sustainability through capacity building. Collaborating with affiliates is crucial to supporting HomeAid’s mission by offering professional guidance and expertise in non-profit management and organizational development. This collaboration involves providing program and project development support, sharing subject matter expertise, and serving as a clearinghouse of best practices. To assist affiliates in delivering programs effectively, deliver legal templates, insurance policies, and guidance on various issues. Additionally, expertise and support in areas such as technology, finance, accounting, human resources, resource and fund development, brand execution, and governance are provided.
Secure funding, resources, and partnerships at a national/regional level. Securing and growing the support of national and regional businesses that have operations throughout the country can benefit HomeAid nationally and locally for affiliates. Fostering national partnerships with other nonprofit organizations and entities will allow them to support and engage in HomeAid’s Mission.
Promote the HomeAid Mission and brand identity. To increase awareness of HomeAid’s mission and impact, marketing and communication efforts are essential. Promoting and expanding HomeAid’s unique programs in construction, community engagement, and education across the entire homelessness continuum of care is a key priority. Educating HomeAid's partners and the general population about homelessness through various channels, including social media, printed and digital assets, press releases, newsletters, podcasts, speaking engagements, and blogs, will further amplify this message. Additionally, providing guidance to HomeAid Affiliates on national and local campaigns with marketing expertise, branding guidelines, and public relations resources will ensure brand integrity.
