The Rich History of Stepping Stones Condominiums 705 – 709 Weed Street, New Canaan, Connecticut

Original Estate (Early 1900s-1926) The land originally belonged to Watts Comstock, who owned an earlier house on the site. After that home was destroyed by fire, the property was sold to produce magnate Abraham Hatfield. Around 1926, Hatfield commissioned architect Alfred Mausolff to design a fire-resistant English Gothic manor house. The building used heavy stone construction (even beams carved from stone to resemble wood) and materials from nearby Vista, New York. Key features of the original mansion included: • • • •

Built almost entirely of rough-cut stone, exterior and interior Limestone trim and steeply pitched slate roof Elaborate stairways including a three-story Italian marble spiral staircase Terraces overlooking expansive landscaped grounds

The result was one of the grand stone estates on the edge of the village and was named Stepping Stones as estates of that era were commonly given names rather than street addresses. The name likely referenced the stone landscaping and terraces around the property that created a series of stone paths and steps across the sloping grounds.

Religious Retreat House (Mid-20th Century) At some point after Hatfield’s ownership, the estate was acquired by the Congregation of the Holy Ghost (also known as the Holy Ghost Fathers). They operated the property as a religious retreat house for several decades. By the 1970s, maintaining the large mansion had become too expensive for the order.

Proposals for Redevelopment of the Property (1975-1976) In 1975, the Holy Ghost Fathers put the estate up for sale. Several redevelopment ideas were proposed over the years, including: • • •

Eventually, architect Victor Christ-Janer, a well-known New Canaan architect associated with the town’s mid-century design movement, proposed converting the mansion into condominiums while preserving the exterior. Neighbors supported the plan after assurances that the historic building and gardens would remain intact.

Condominium Conversion (Late 1970s) The mansion was converted into condominiums around 1976–1977 and the developers intentionally kept the estate name to preserve its identify and historical character. The design cleverly used much of the existing layout: • • •

This created about 7–8 condominium units total ranging roughly 1,800-3,400 square feet.

Today Today the complex remains a small luxury condo community of roughly 7–8 units on three acres near downtown New Canaan. It is one of the few remaining converted estate mansions in New Canaan, reflecting a broader trend in the 1970s when large historic homes were subdivided into condominiums rather than demolished.
