Editor's Letter

Spring has a wonderful way of bringing the Noosa Hinterland back to life. The days stretch a little longer, gardens begin to flourish, verandahs once again become favourite gathering places, and there is a renewed sense of possibility in the air. It is a season that naturally encourages us to look forward, make plans and consider what might come next. That spirit of renewal is at the heart of this edition of Noosa Country Style. Across these pages, we explore the relationship between property, lifestyle and the choices that help us create a life that feels genuinely fulfilling. Our feature article, Spring to Sold: Small Changes, Powerful First Impressions, will be particularly timely for homeowners considering capitalising on what is traditionally regarded as the most popular season to sell. It explores how preparing a property for sale does not need to mean a costly renovation. More often, it is the thoughtful details that allow a home to shine: welcoming street appeal, beautiful natural light, considered styling and outdoor spaces that help buyers imagine themselves living there. You will find this theme continued on pages 26 and 27, where Blink Living shares practical styling insights for a stronger spring campaign. From creating light, inviting interiors to ensuring gardens, verandahs and alfresco areas feel equally inviting, it is a reminder that buyers respond not only to what a property looks like, but to how it makes them feel. It is also a season that encourages us to take stock beyond the home. On page 9, Grenfell Murray explores the value of aligning financial strategy with the lifestyle we are working to create, particularly as economic conditions, tax legislation and business regulations evolve. It is a thoughtful reminder that good planning is ultimately about giving ourselves greater freedom to enjoy what matters most. This tantalising sense of freedom is also explored on page 15. ThirdHome demonstrates how your own hinterland haven can become a gateway to extraordinary stays around the world. Far more than just a holiday experience, it is a premise that gives you access to a global collection of more than 30,000 luxury residences across over 100 countries. With the Sunshine Coast crowned as Queensland’s most popular regional migration hotspot (as detailed in the REIQ’s latest State of Relocation report), pages 20 and 21 offer a valuable perspective for those contemplating a move here. Bronwen Stacey of Home Scouts discusses the importance of local knowledge, including understanding the subtle differences between locations. And, when you consider our region attracted 8.8% of the nation’s total

net internal migration (in the 12 months to March 2026), she reveals how to get ahead of the competition and access opportunities before they reach the public market. This also stands as another reminder that buyers continue to place a premium on lifestyle, community and longterm liveability – qualities that have always defined our beautiful region. That enduring appeal is also helping to underpin the strength of our property market. While Australia enters a more measured phase, with the Reserve Bank of Australia holding the cash rate at 4.35% and inflation showing signs of easing, regional markets are proving remarkably resilient. The latest figures from the Cotality Monthly Housing Chart Pack revealed sales volumes increased 4.2% year-on-year, compared with a 3.5% decline across the combined capitals. Closer to home, we too have witnessed this strong demand. Over the past 12 months the Hinternoosa average sale price increased 16.24% to $1.596 million, while median days on market fell 30.6% to just 43. More than 3,700 buyer groups attended our open homes during this period, up 14.47% year-on-year. Together, these indicators reinforce many of the themes explored throughout this Spring edition: embracing possibility, preparing a home for its next chapter, making considered financial decisions, finding the right place to belong, or simply making more of the lifestyle we already enjoy. If the change of season has you contemplating your next chapter, the Hinternoosa team is here to help. Our in depth local expertise is rivalled only by our genuine passion for the beautiful Noosa Hinterland, and we take great pride in delivering service and results that make a meaningful difference.

Sincerely,

Si rah

ThirdHome

ThirdHome From Hinterland Bloom to Global Escape Spring arrives in the hinterland with a kind of urgency. The light changes first, longer, warmer, more insistent, and almost overnight, the valleys are thick with blossom and bird song. In places like the Noosa Hinterland, this is the season when everything that has been dormant begins to stir. Gardens push forward, veranda’s fill with life, and homes that spent winter turned inward suddenly open themselves to the world. It feels like an appropriate moment to talk about momentum. Few things capture it better than the current demand for hinterland property. Homes here are selling at pace, often changing hands within days of coming to market, as buyers pursue the same seasonal energy: light filled interiors, established gardens coming into their own, and a lifestyle that feels particularly compelling when the jacarandas are in bloom. For those already fortunate enough to own in this landscape, the question shifts from finding a home to making the most of it.

This is where ThirdHome comes in.

renewal somewhere entirely different, without compromising on quality, comfort or character. What sets ThirdHome apart is not simply the properties, but the people. Its members tend to share an appreciation for design, craftsmanship and a genuine sense of place. They understand that spaces shape experience, and that the right setting can be the difference between a holiday and something far more memorable. For this community, travel is less about ticking destinations off a list and more about discovering homes elsewhere that reflect their own values and way of living.

As a private members’ club for luxury second homeowners, ThirdHome operates on a simple premise: a property that sits empty for much of the year represents an opportunity to experience somewhere else. Members exchange time in their own home for access to a global collection of more than 30,000 luxury residences across over 100 countries, from vineyard estates and coastal villas to garden retreats and architectural showpieces, each selected for its design, setting and sense of place.

Spring only sharpens that instinct. It is a season of growth, possibility and forward movement, qualities that apply as naturally to travel as they do to a garden or a property market.

Spring makes a particularly compelling case for this kind of exchange. A hinterland home surrounded by new growth might, in the same season, become a Provençal farmhouse in bloom, a villa overlooking the Amalfi Coast or a garden estate in the English countryside. The feeling remains the same, only the backdrop changes.

Hinternoosa clients have the opportunity to leverage their investment or holiday property to travel the world through ThirdHome’s exclusive global network. When referred by Hinternoosa, clients receive a waived initiation fee, a complimentary 12 month membership and US$7,500 in bonus travel credits, a combined value of US$10,000 to begin their journey.

That is perhaps the greatest appeal for Australian owners. ThirdHome does not ask you to choose between your home and the world; it connects the two. The same property that comes alive through a hinterland spring can become your gateway to experiencing that same sense of

Whether the setting is a hinterland home in full bloom or a villa somewhere entirely new, the idea remains the same: experiences worth having, homes worth living in, and a lifestyle that continues to evolve.

Spring to Sold: Small Changes, Powerful First Impressions Spring has a way of making us see our homes differently. Longer days illuminate rooms that felt cosy through winter, gardens burst back into life and suddenly those little jobs we have been meaning to tackle become much more noticeable. For homeowners considering selling, this seasonal reset presents an opportunity. Preparing a property for market does not necessarily mean undertaking an expensive renovation or completely reinventing your home. Often, the most effective improvements are also the simplest: thoughtful updates that allow a property to photograph beautifully, feel inviting at inspections and help buyers appreciate its full potential from the moment they arrive. Start at the Street Long before buyers admire the kitchen or views, they have already formed an opinion from the street. This all important first impression is why it is important to trim hedges, prune overgrown greenery, remove tired plants and replenish garden beds with fresh mulch. Pressure cleaning pathways, driveways and exterior surfaces can also instantly lift the presentation. Then consider the details. A freshly painted front door, contemporary house numbers or attractive pots filled with greenery can transform an entrance

without demanding a significant investment. However, remember the aim is not perfection – it is to create a sense that the home has been cared for and that something special awaits indoors. Let Light In Natural light is one of a home's most appealing attributes, particularly in spring. Clean windows and glass doors thoroughly, open blinds and shutters, and remove anything unnecessarily blocking sunlight or views. Heavy window furnishings may also benefit from being pulled back where appropriate. Inside, fresh white or neutral paint can work wonders in rooms that feel dark or dated. Rather than following fleeting trends, choose a restrained palette that enhances light and gives buyers the freedom to imagine their own furniture, artwork and personality within the space. Small lighting changes can also have an impact. Replacing dated fittings or switching inconsistent globes for a warmer, cohesive look can subtly elevate an entire room.

16

renovation immediately before going to market may not reflect the taste or priorities of your eventual buyer. Instead, focus on improvements that enhance what already makes your property appealing. Every home is different. For one, the greatest opportunity may be reviving an established garden. For another, it could be repainting interiors, simplifying furniture or improving the entrance.

Edit, Rather Than Empty Decluttering is familiar advice for sellers, but successful presentation is not about stripping a home of personality. Instead, edit. Buyers should notice the home first, not its contents. Clear crowded kitchen benches, bathroom vanities and bedside tables. Reduce excess furniture where it compromises space or flow, and pack away personal items, such as photographs. But be sure to retain enough texture and character to make each room feel warm and inviting. Think fresh linen, considered artwork, a vase of flowers and a few beautifully chosen objects.

This is where early advice can be invaluable. An experienced local agent can identify what buyers are responding to, which improvements are worth considering and where your time and budget are better left untouched. Prepare Now, Shine In Spring If the changing season has you thinking of selling, download our Spring Seller Checklist for a practical guide to getting your home campaign ready. Then, book in with a Hinternoosa agent to understand where your property currently sits in the market and which preparations could make the greatest difference before you sell.

Focus Where It Counts If time and budget are limited, prioritise the areas buyers scrutinise most closely. New cabinet handles, tapware or lighting can provide a simple yet effective refresh to key rooms, like kitchens and bathrooms. Immaculate surfaces, freshly cleaned grout and beautifully presented towels also create an immediate uplift, while removing distractions is just as valuable. Attend to minor maintenance matters such as dripping taps and damaged flyscreens to enhance the overall sense of care. Make Outdoor Living Irresistible In the Noosa Hinterland, outdoor spaces are not simply an extension of the home – they are an integral part of the lifestyle. Spring provides the ideal backdrop to showcase them. Style verandahs and terraces so buyers can immediately picture morning coffee overlooking the garden, leisurely lunches with friends or relaxed evenings outdoors. Clean outdoor furniture, refresh cushions, tidy pool surrounds and ensure lawns and gardens are looking their best.

You will also go into the draw to experience a high octane Hot Lap with the Murphy Racing Team at Queensland Raceway this December. The best spring campaigns start before the property goes live. A few smart improvements now can make all the difference when your property meets the market. Just remember, you do not need to spend heavily to make an impact. You simply need to be thoughtful, yet strategic, as you consider which changes will allow your home’s strongest attributes to shine.

On acreage, thoughtful presentation is equally important. Mown lawns, defined pathways, tidy sheds, cleared fence lines and well maintained paddocks can help buyers appreciate the scale, usability and beauty of the land. Spend Smart, Not Big Perhaps the most important consideration before selling is knowing where not to spend. A substantial

Noosa has a way of capturing people’s imaginations. For some it is the beach lifestyle. For others it is the national park, the river, the Noosa Hinterland, or the relaxed community atmosphere that defines this unique part of the Sunshine Coast. For many people, the thought eventually turns into a question: What would it take to live here? Helping people answer that question is what I do every day. Hi, I am Bronwen Stacey. As the founder of Home Scouts, I have spent the past seven years working exclusively with buyers seeking to secure property in Noosa and the Noosa Hinterland – whether relocating from interstate, moving locally, or

investing in one of Australia’s most sought-after lifestyle markets. A local perspective My connection to Noosa spans more than twenty years. During that time I have seen the region grow and evolve while still maintaining the lifestyle and community values that make it so appealing. That balance – thoughtful development combined with natural beauty – is one of the reasons property here continues to attract attention from buyers across the country. But buying in Noosa and the Noosa Hinterland is not always straightforward. It is a market where local knowledge matters. Unlike larger capital cities, Noosa’s property market can operate quite differently.

Buying property in Noosa with local insight

homescouts.com.au

Many desirable homes are sold before they ever reach the public market, shared quietly between agents and qualified buyers. At the same time, subtle differences in location can significantly impact both lifestyle and long-term value. Understanding which streets hold their value, which areas are evolving, and which properties represent genuine opportunity requires strong local insight. That is where a buyer’s agent can make a real difference. Buying with confidence As a buyer’s agent and qualified property investment advisor, my role is to represent the buyer throughout the purchasing process – searching for suitable properties, assessing their value, negotiating with selling agents, and guiding the process through to settlement. For many interstate buyers, that support becomes essential. Relocating to a new area can feel overwhelming when you are unfamiliar with the local market and may have limited time to

inspect homes. Having someone on the ground who understands the region, builds strong agent relationships, has access to off-market opportunities, and acts solely in a buyer’s best interests provides both clarity and confidence. More than just property Many buyers are searching for a place where daily life looks different – where mornings might start with a hike through the hinterland, a walk along the beach, or coffee by the river, and weekends are spent outdoors with family and friends. Helping people find the property that supports that lifestyle is the most rewarding part of the job. Because in Noosa, buying a home is not simply about real estate. It is about finding the place where life feels exactly the way it should. If you are considering buying in Noosa or the Noosa Hinterland – whether you are relocating, investing, or planning your next chapter locally – having someone with local insight can make the process much easier.

You can learn more about Home Scouts and how I support buyers navigating the Noosa property market at homescouts.com.au, or connect with me, Bronwen Stacey, for a conversation about your plans.

A Noosa Country Style Lifestyle Feature

Inside and Out: Styling for a Stronger Spring Campaign As spring brings more homes to market, presentation becomes one of the most powerful tools a seller has. Styling is not about making a home feel overly polished or impersonal - it is about helping buyers connect with the space from the moment they walk in. From light, neutral layers to thoughtful furniture placement, the right styling choices can make a property feel fresher, more spacious, and ready for market. For this issue, we speak with Blink Living about the simple, high impact ways sellers can prepare their homes for a stronger spring campaign, and the styling decisions that make the biggest difference before photography and open homes.

Q&A with

What are the most important rooms to focus on when preparing a home for sale? Focus on the living areas, kitchen, master bedroom, and outdoor spaces. On the Sunshine Coast, outdoor living extends the home, so entertaining areas, balconies and gardens should feel just as inviting as the interiors. Together, these spaces create the lifestyle buyers are looking for. What are the most common styling mistakes sellers make? Trying to show too much. Overcrowded rooms can feel smaller, while personal items can make it harder for buyers to imagine themselves living there. Styling should highlight the home’s best features, not distract from them. How can professional staging influence buyer perception and sale price? Great staging creates an emotional connection and helps buyers see the potential of a property. The right furniture, layout and styling can make spaces feel larger, more inviting, and functional, increasing buyer interest and helping create stronger competition. What are the key styling trends buyers are responding to this spring? Warm, natural, and inviting interiors are resonating strongly. Think soft neutral tones, natural textures, organic shapes and subtle colour, paired with styling that embraces the Sunshine Coast’s indoor outdoor lifestyle. Can homeowners achieve effective staging on a limited budget? Absolutely. Start with decluttering and depersonalising, then focus your budget on the key spaces buyers will see and photograph. Fresh linen, cushions, accessories, artwork, and greenery can also make a significant difference without requiring a complete makeover. What is one simple change that can make a significant difference to a property’s appeal? Declutter. Removing excess furniture and personal items instantly creates more space, light, and visual calm, allowing buyers to focus on the property rather than what is inside it.

26

Styling does not stop at the front door In a spring campaign, outdoor presentation is just as important as what happens inside. Buyers are not only responding to how a property looks - but they are also responding to how it feels to live there. A tidy garden, a welcoming entry, and a clearly defined outdoor space can help create that emotional connection before the inspection has even begun. For sellers, this means thinking beyond mowing the lawn or sweeping the path. Outdoor styling should help frame the lifestyle of the property - whether that is a quiet morning coffee corner, a polished veranda, a simple alfresco dining setting, or a garden that feels open, fresh, and easy to maintain. Even small touches such as potted greenery, trimmed edges, and clean outdoor furniture can make the exterior feel more intentional. In the Noosa Hinterland especially, outdoor areas often carry just as much weight as indoor living spaces. Buyers want to see how the property lives, entertains, and connects with its setting. When the garden and exterior are presented with the same care as the interiors, the whole property feels more complete, more inviting, and more market-ready.

“You only get one chance to make a first impression. Thoughtful preparation and presentation helps buyers connect emotionally with a property, creates stronger competition and can ultimately lead to a better result. For me, a successful sale comes down to three things: preparation, presentation and strategy.” Ruth Venning - Sales Agent

Good styling helps buyers see not just a home, but a lifestyle they want to step into.
