LOVE Acreage allows luxury homeowners to sculpt the landscaping and use the outdoor space By Gretchen A. Peck

O

nce a symbol of quiet refinement, the library in a luxury home has evolved beyond its traditional roots. No longer simply limited to shelves with books and leather armchairs, these spaces are now multifunctional, doubling as reading retreats and conversation venues to stylish home offices, art galleries, and gaming rooms for quality family time. When buyers go in search of a new home, they often have a list of amenities in mind. Perhaps they’d like a home theater for movie nights with the kids. They may wish for a wellness center, a pool or sports courts. Though it’s not typically considered an amenity, acreage can be just as treasured and useful. Acreage certainly lends privacy to a property, but it also provides outdoor space to create experiences. Camelot Real Estate’s Weston brokerage holds the listing for 4 Cowdray Park Drive in the private Conyers Farm Association of Greenwich, Connecticut. “Conyers Farm is one of the Northeast’s most distinguished, private residential enclaves, spanning more than 1,500 acres across Greenwich and Armonk. Defined by expansive parcels, preserved open space and a strong commitment to privacy, it offers a rare sense of scale and serenity,” according to Vickie Kelley, Camelot Real Estate’s broker and principal. “A 24/7 staffed guardhouse ensures a high level of security and discretion, creating a peaceful, protected environment for residents,” Kelley continued “Homes are set on generous acreage—often 10 acres or more—surrounded by woodlands, meadows and miles of private roads and riding trails. Despite

its quiet setting, Conyers Farm is just minutes to town centers, top schools, and within easy reach of New York City. It is also conveniently close to Westchester County Airport, offering ease of access for both commercial and private travel.” Kelley offered some insight into what makes 4 Cowdray Park Drive especially compelling—from the French Chateau architecture to the 13.38 acres of land it presides over. The property is currently offered to the market for $6.79 million. “The property unfolds as a private, arboretum-like landscape, with mature, thoughtfully curated plantings that reflect both heritage and intention,” Kelley said. “The grounds feature an extraordinary collection of heirloom hydrangeas, flowering trees and specimen plantings, including a striking allée of Japanese pines that anchor the terrace garden with elegance and structure. “The topography offers a harmonious balance of open and wooded land. Sprawling lawns are gracefully set apart, creating distinct ‘outdoor rooms’ ideal for croquet, lawn sports or quiet enjoyment,” the listing broker suggested. “The formal terrace and pool area provide a natural extension for entertaining, seamlessly integrated into the landscape. “Beyond its current design, the acreage also offers exceptional versatility, with ample space to accommodate a tennis court, equestrian facilities or additional outbuildings, making it as functional as it is beautiful.”
