here is no shortage of reasons why investing in residential real estate can be a good idea: home prices declined during the recent financial crisis, the number of renters has skyrocketed, it’s often considered a stable alternative to the stock market and the list goes on and on.

At the same time, residential real estate investing has shifted from a local proposition to one without geographic limitations. That’s because of developments in technology, financing, services and processes that can make it easier for investors to search for opportunities, purchase properties and manage them from afar. In the past, a long-standing issue with the single-family rental sector has been a weak debt market. Investors were generally limited to loans from Freddie Mac and Fannie Mae, which allow a maximum of four and 10 properties, respectively. Even worse was that these loans are highly dependent on the personal income of the borrower, not the income of the real estate. This limited obtaining attractive financing to only the wealthiest of investors. A new lending sector has emerged, however, that can provide financing for investors of various sizes and neither limits the number of properties available for financing nor underwrites the loan amount based on personal income. Meanwhile, online auction marketplaces, property management software and crowdfunding may help to make more efficient decision—making and investing. “Small investors today don’t have to rely on gut feelings about markets-they’re empowered by high-quality market intelligence and have access to a multitude of service providers,” explains Wally Charnoff, CEO of Investability Real Estate, Inc. “Small investors can now diversify their portfolio,” he says, “because they can research, acquire, finance and manage properties from afar.” The single-family residential market can present opportunities for “mom and pop” investors, particularly those who consider five key points: 1. Understand the total costs: Operating expenses and fixed costs, such as taxes, can vary greatly from state to state. Property management fees are generally higher in less populated areas that have little scalability or no competition. Hurricane, flood or earthquake insurance can be expensive but may not be relevant in all markets.

Common metrics are a certain FICO score, no bankruptcy in the last few years and a minimum rent-to-income ratio. Landlord references are also important, as is understanding local laws about tenant selection and advertising for tenants. 3. Know the market as if you lived there: Talk to local brokers, read the local newspaper to understand the economy and visit the area. Identify the drivers behind the housing market and know the history. A healthy, educated workforce and population growth are generally good indicators of long-term price appreciation. Lower home ownership rates may produce strong yields as there could be a consistent demand for your investment property, but appreciation may be lacking as the market fundamentals are not dynamic enough. 4. Choose either appreciation or yield or a little of both: Deciding which type of market you want to invest in will help with focus. Diversifying can be a reason to look beyond local opportunities. Some markets straddle yield and appreciation, and researching the long-term trend for market dynamics is especially important as these may quickly shift to only yield or appreciation. 5. Know your exit strategy: The number of owner-occupied houses is important because a higher rate of home ownership may make it easier to sell the home. New Initiative Aims To Reduce Repeat Heart Attacks

E

very 42 seconds, someone in the U.S. has a heart attack—but you needn’t be among them.

Consider this: Julie Kubala was one of those statistics. She’s working now to ensure she doesn’t become a different stat—about 21 percent of women and 17 percent of men age 45 and older will have another heart attack within five years of their first one.

“I knew my family history of high blood pressure, high cholesterol, diabetes. What hadn’t really hit me was our family history of heart disease or how all of that can be related,” she said. “I couldn’t see the forest for the trees. Now I’m determined to do all I can to get healthy and to stay healthy, but it’s not easy to keep on top of everything.”

To help, the American Heart Association (AHA) launched a new educational campaign aimed at reducing the number of repeat or recurrent heart attacks by arming survivors with simple but effective steps. “Our message is simple: Don’t wait for a second heart attack,” said Alice Jacobs, M.D., former AHA president and chair of the advisory group overseeing the new initiative. “Research shows there are some very clear things you can do to lower your chances of having another event.” • Take medication as directed—More than a third of heart disease patients don’t follow their medication treatment plans; more than a third of medication-related hospital readmissions are caused by people not taking their medicine as they should. • Have a follow-up doctor’s appointment—Heart attack survivors who don’t have a timely follow-up with their doctor may be up to 10 times more likely to be rehospitalized. • Complete a cardiac rehabilitation program—One study found that heart patients who completed cardiac rehab were 42 percent less likely to die of a second heart attack than those who didn’t. • Manage risk factors—Reducing risk factors such as physical inactivity, high blood pressure, high blood cholesterol, diabetes, smoking and obesity lowers the chance of having a heart attack or needing heart surgery. • Develop a strong support system—People with low perceived social support have worse outcomes after a heart attack.

Dr. Jacobs, Professor of Medicine and Vice Chair for Clinical Affairs in the Department of Medicine at Boston University Medical Center, said making it easier for patients and their health care providers to know, understand and follow research-based clinical guidelines is a key element of the association’s Guideline Transformation and Optimization initiative, under which the new heart attack campaign falls. “Having a heart attack can obviously be very traumatic, and afterward, patients and families can have a difficult time processing all that has happened and all that needs to happen to get better,” Dr. Jacobs said. “All the questions to answer, the instructions to remember and the medical terms to understand can be overwhelming. We want to help by providing simple, easy-to-follow steps, easy-to-use tools and trackers that can help people not just recover fully from this heart attack but prevent a future one.” Information and tools for patients, their families and their health care teams are developed at www.Heart.org/HeartAttackRecovery. he next time you enjoy the great outdoors, you can also help protect it from invasive pests that threaten to destroy America’s national parks and forests.

• Although it may be tempting, don’t bring back flowers, plants, leaves or other natural souvenirs discovered in the wild, as they could have invasive pests attached to them. Take photos instead and leave nature in nature.

These insects harm trees and plants, displace native species and disrupt ecosystems—costing the nation about $120 billion each year in damages. The pests come from other countries and can spread quickly, since they have few or no natural predators here. In particular, the United States Department of Agriculture (USDA) asks outdoor enthusiasts to be aware of 19 destructive, invasive species known as Hungry Pests. That’s because these pests, which include the emerald ash borer and Asian longhorned beetle, are primarily spread in the things people move and pack. Tips for Outdoor Enthusiasts Hikers and campers can help protect the great outdoors by following a few simple tips: • Before leaving for or from a camping trip, remove mud and dirt from cars and recreational vehicles to prevent moving invasive pests and their eggs to new areas. Be sure to clean debris from tires and wheel wells, as well as tires on mountain or other bikes you may use. • Likewise, clean dirt from shoes, boots, backpacks and other gear. 63¢ / line for first week

That’s the easiest way to spread invasive species that can be hidden inside. • Use only wood that has been responsibly harvested near the place you plan to burn it. Alternatively, you can buy wood that has been heat-treated or certified as safe to use. Many national and regional parks no longer let people bring in firewood from elsewhere. By doing so, you could not only face a hefty fine, but bring in pests that destroy the beautiful wild spaces you love. • Gypsy moths eat more than 300 species of trees and shrubs. In the northeast quarter of the country, look for their egg masses attached to outdoor items, such as furniture you bring on your camping trip. Even items stored in a shed or garage could hide them. Carefully remove and immerse egg masses in soapy water. If you spot any outside of quarantined areas, report them to state agricultural officials.
