hether you’re diving into homeownership for the first time or looking to move into a larger or smaller home, here are the three things you should know before you begin your search this spring: 1. Credit is still tight but improving. Mortgage rates are below 4 percent and credit is more accessible after years of stringent underwriting. In fact, an increasing number of lenders now offer loans with as little as a 3 percent down payment. You’ll need a preapproval from a lender to determine the amount of money you’re qualified to borrow. With competition robust in many markets, a Realtor can be an expert companion to finding homes in your price range and, with your preapproval, can market you to sellers as a serious buyer. 2. It may take time to find your “dream home.” The most recent data from the National Association of Realtors (NAR) shows that the supply of existing homes for sale is insufficient, with more buyers competing for a fewer number of homes for sale than a year ago. As a result, you’ll likely be clicking on the same limited online listings and brushing shoulders against those same buyers at open houses. Be prepared to act quickly if you believe you’ve found your ideal home. In markets with tight supply, multiple offers and bidding above asking price are the norm. Don’t Let Your Car Make Your Allergies Worse

ou don’t have to let the joys of warm weather driving be diminished by the irritating pollen and pollutants that can be drawn inside through your car’s air-conditioning and ventilation systems. Cabin air filters clean the incoming air, removing allergens, as long as they’re replaced regularly. “A dirty or clogged cabin air filter can cause contaminants to become so concentrated in the cabin that passengers actually breathe in more fumes and particles when riding in the car than when walking down the street,” explained Rich White, executive director, Car Care Council. “Replacing the cabin air filter is a simple way for you and your passengers to breathe easier while driving.” In addition to trapping pollen, bacteria, dust and exhaust gases, the cabin air filter prevents leaves, bugs and other debris from entering the heating, ventilating and air-conditioning (HVAC) system. A restricted cabin air filter can mean musty odors in the vehicle and impair airflow in the HVAC system, possibly causing interior heating and cooling problems. Over time, the heater and air conditioner may also become damaged by

corrosion. Cabin air filters should not be cleaned and reinstalled. Instead, they should be replaced every 12,000 to 15,000 miles, or per the owner’s manual. Most filters are accessible through a panel in the HVAC housing, which may be under the hood or in the interior of the car. An automotive service technician can locate the cabin filter and replace it according to the vehicle’s owner manual. Some filters require basic hand tools to remove and install their replacement while others just need your hands. Study Finds Boomers Are Sinking Their Teeth Into Looking Younger

One way to appear younger than you are, according to a recent study, is to take care of your smile. The study, conducted by the American Academy of Cosmetic Dentistry [AACD], showed that people are most likely to underestimate the age of a person if he or she is smiling. “We tend to find smiling faces more attractive, youthful and upbeat,” says Dr. Ed Lowe, editor-in-chief of the AACD’s Journal of Cosmetic Dentistry. “A smile or laugh’s age-defying power may lay in the fact that smile lines make it challenging for an observer to correctly predict a person’s true age.” Dr. Chiann Gibson, AACD president, who practices in Naperville, Illinois, agrees. “More than half the people over age 50 believe that a beautiful smile can overcome the effects of aging,” she says. Which is why, Dr. Gibson continues, 80 percent of adults claim they’d spend money to hide or correct signs of aging, and more than 60 percent would first spend on their teeth rather than on excess weight loss or plastic surgery.

The following tips will help you fight the effects of aging and keep your smile looking young: * Reshape your teeth. Dentists can often predict a patient’s age by checking the wear patterns of their teeth because teeth naturally wear down, crack or chip as people get older. * Make wrinkles go away. Smile lines show a well-enjoyed life, but also tend to show your age. Use moisturize around your lips and wear a lipstick or gloss with an SPF of at least 15 (preferably higher). This will help prevent new wrinkles. * Whiten your teeth. While coffee and wine are delightful, they can leave stains, as can smoking and general neglect. Whitening your teeth can help prevent discoloration. A word of caution: Don’t overdo it. A youthful smile is not obviously white, but healthfully white. Once teeth are whitened, try to avoid (or at least practice moderation) those things that can stain teeth, such as grape juice, coffee, red wine and smoking. “They [baby boomers] see an attractive smile as youthful,” says J.A.
