Although the weather was a little colder than desired, the 42nd Annual Nebraska Builders Home & Garden Show was another success. Those in attendance were certainly looking for products and services available through exhibitors at the show. I also visited with many of you and appreciated the opportunity to get to know you and your companies. The reports from those attending the International Builders Show are very positive. Whether looking at the real GDP, consumer confidence, household formations or home appreciation rates, the new home and remodeling forecast predicts continued growth. Both new home sales and the NAHB/ Wells Fargo Housing Market Index agree with this conclusion and where existing homes on the market are few, new homes starts will rise the quickest to meet demand. It may not seem possible, but the Spring Parade of Homes is just around the corner. The final deadline for entries is Friday, February 28th. If you read your Lincoln Business Builder as it arrives, there may be just enough time to get your new home entered! Manage your construction plan wisely so you have more time to share, promote and enjoy your Spring Parade of Homes entry later!

Interest Rate Movements: What Are They Telling Us?

Elliot Eisenberg, Ph.D., • GraphsandLaughs, LLC Over the last eight months interest rates have gyrated more dramatically than in years. This process has not only whipsawed investors but seriously called into question the nascent housing recovery. After all, how can housing starts rise from their near historic lows if rates are one percent higher than they were in late spring and with interest rates expected to rise somewhat higher over the course of 2014? Is not the housing sector highly interest rate sensitive? And isn’t the Federal Reserve deliberately buying tens of billions a month in mortgage backed securities to keep 30year mortgage rates low to help the housing market? Relax. While new residential construction is indeed interest rate sensitive, it is also heavily dependent on other macroeconomic factors and they will more than compensate for the recent rate rise. To use an analogy, interest rate movements are like a thermometer. A rise in body temperature may or may not be a good thing; it all depends on the initial level. A rise in body temperature of two degrees from 94 degrees to 96 degrees is excellent news and suggests a patient recovering from hypothermia. By contrast, a rise in body temperature of an adult from 102 to 104 is serious, and suggests a very ill patient in need of prompt medical attention. Changes in interest rates should be similarly viewed. Interest rates are the cost of borrowing money. When times are good and economic growth is robust, interest rates rise because investors borrow funds for investment purposes while households borrow to finance purchases of cars, houses and other big ticket items. This increase in demand raises rates and this rise is healthy. Returning to our thermometer analogy, this would be like a rise from 96 to 98 degrees. Sometimes, however, the economy grows so fast that shortages of workers and supplies start to materialize, resulting in inflation. If allowed to fester, inflation can spin out of control. That is why interest rates continually rose during the 1960s and 1970s. Eventually, things got so bad the Federal Reserve raised rates to 20% to weaken the economy and squeeze inflation out of the system. This would be equivalent to a rise in body temperature from 103 to 105 degrees. This rise was necessary but was a sign of a profoundly sick economy.

Until recently, despite amazingly low interest rates, no one borrowed; witness the ridiculously low levels of new home construction and investment in plant and equipment by firms, because everyone was pessimistic about the future. This would be akin to fall in temperature from 95 to 93, a bad sign. However as the economy improves, and trust me it is, albeit way too slowly, and as we become increasingly optimistic about the future, interest rates will rise and this is what is finally starting to happen. The thermometer is now in the process of going from 94 to 95. In this early phase of the recovery, firms hire workers, begin buying equipment and start building plant. As a result, unemployment rates decline, wages start rising and household spending increases. And this boosts GDP growth, which results in yet more corporate spending and more household consumption on, among other things, housing. Given the immense slack in our economy this process could last several years, accompanied by slowly rising interest rates akin to the thermometer rising from 96 to 98.6!

Earning a designation from NAHB is hard work and the rigorous coursework is continually being elevated. Still, according to NAHB statistics, builders and remodelers are eager as ever to enroll. In many programs, there are twice as many people in the process of earning a designation as those currently holding one.

Master

Students develop a nationwide network of colleagues that they consistently return to as sounding boards for challenges and ideas long after their courses have completed. This chance to network with so many fellow industry pros often brings people back to obtain more designations.

CMP

Access to real-world information and great leadership opportunities are benefits typically mentioned by designees. However, graduates also routinely express that the chance to network with expert instructors and their peers is a huge plus.

Certified Graduate Builder: An overview of key areas in today’s home building industry, the CGB curriculum covers business management, financial strategies, marketing techniques, construction technologies, and more. Graduate Master Builder: The GMB program allows industry professionals who already have completed either the Certified Graduate Builder or the Certified Graduate Remodelor course to more fully develop their skills and provides indepth instruction geared for experienced building professionals. Certified Green Professional: The National Association of Home Builders’ Certified Green Professional™ Designation teaches builders, remodelers and other industry professionals techniques for incorporating green building principles into homes—without driving up the cost of construction. Master Certified Green Professional: The Master Certified Green Professional (Master CGP) designation comprises a more in-depth study of green building science and methods. The courses required for the designation cover topics like building science techniques, the high-performance home and marketing strategies for selling green. Certified Graduate Remodeler: An exclusive professional designation that emphasizes business management skills as the key to a professional remodeling operation, the CGR designation trains remodelers in project management, design estimating and job cost, along with other core skills relevant to the remodeling industry. Graduate Master Remodeler: The Graduate Master Remodeler (GMR) program includes advanced and updated courses geared toward experienced remodeling professionals. Certified Aging-in-Place Specialist: Developed by NAHB Remodelers in collaboration with the AARP, NAHB Research Center and NAHB 50+ Housing Council, the CAPS program provides comprehensive, practical, market-specific information about working with older and maturing adults to remodel their homes for aging-in-place. Certified New Home Sales Professional: The CSP program is designed to help specialists in new home sales to enhance their professional image, increase their marketability in the home building industry and sell more homes. Master Certified New Home Sales Professional: A more advanced designation that acknowledges additional educational achievements of CSP graduates, the MCSP program is open to professionals currently holding a CSP designation. Advanced courses such as “House Construction as a Selling Tool” and “Essential Closing Strategies” are targeted toward improving participants’ sales and marketing skills and providing increased marketability in the industry. Certified New Home Marketing Professional: IRM’s mid-level professional designation, the CMP program recognizes the achievements of students who have completed four marketing-intensive core IRM courses: “Understanding Housing Markets and Consumers;” “Marketing Strategies, Plans, and Budgets;” “Lifestyle Merchandising, Advertising, and Promotion Strategies;” and “Challenges of New Home Sales Management.”

Professional designees stay up to speed on the latest developments in business, building methods, and technology while showing clients they have the know-how and dedication to earn a professional designation. Potential clients can use designations to help identify and select professionals with superior training, real-world experience and in-depth knowledge of their area of need. • Locks should be located so they cannot be reached by breaking a small windowpane in or near the door. • Locks that require a key to open from the inside are potentially dangerous if any emergency such as a fire occurs. Be sure a spare key is close by to prevent trapping anyone inside the house.

Fire Prevention • Have a fire extinguisher and ensure all family members know where it is and how to use it. Fires from combustible solids such as wood, cloth or paper differ from electrical and chemical fires, so make sure your extinguisher is multipurpose. Check annually that the charge is still in the green area of the scale. A qualified and licensed professional at a specialty store can recharge it. • Make sure all family members know the escape routes to use in a fire. Conduct regular fire drills to practice. • Test your smoke detectors to ensure they function correctly and so everyone will recognize the warning alarm’s sound. If a detector chirps, the battery needs replacement. Follow the manufacturer’s directions for cleaning and servicing your detectors. • Store volatile materials (such as paint and gasoline) in appropriate containers and away from flames and heat sources, ideally in a garage or building that is not part of your habitat space. • Don’t place flammable objects or materials near the stove or fireplace, and store matches away from heat sources and the reach of children. Also keep flammable objects away from the grill. • Make sure all electrical cords are in good repair. Use properly sized fuses and don’t overload electrical outlets. Plastic bottles, newspapers, aluminum cans, cardboard, pie tins, and… floor joists? Yes, floor joists. And while we’re drawing up our recycling list, let’s not forget cabinetry, fixtures, copper pipe, bricks, trim, and almost anything else that can be safely removed from a building at the end of its usable life. These and other components can be reused or recycled, thereby reducing the cost of new construction and diverting what would otherwise become demolition waste away from landfills and back into productive use. But before we can reuse or recycle, we must first deconstruct — a lesson the Center on Sustainable Communities (COSC) and its Iowa Deconstruction and Reuse Initiative have learned well. According to COSC’s Dan Oswald, “Deconstruction is the process of systematically removing a building or structure by taking it apart in the reverse order of construction, with a goal of maximizing reuse or recycling.” Oswald recently hosted a webinar produced by the Sustainable City Network and COSC titled “Maximizing Reuse and Recycling Through Deconstruction.” In addition to describing the deconstruction process and the remarkable quantity (and often, quality) of salvageable materials that a run-down or abandoned building typically yields, the webinar also examined some key benefits, including: • job creation, • environmental preservation, • reduced cost (compared with straight demolition and removal), • reuse or sale of salvaged products, and • tax deductions and other incentives that exist in some jurisdictions. According to the U.S. Environmental Protection Agency, only 20 to 30 percent of building-related construction debris is currently recovered for processing and recycling. Oswald and others who recognize the opportunities inherent in materials reuse and recycling are determined to improve those numbers through a concerted effort involving education, training, economic analysis, and policy change.

Why It Works

According to the Deconstruction Institute, building demolition in the United States generates roughly 124 million tons of waste each year — enough to build a wall 30 feet high and 30 feet thick around all the coasts of the continental United States. Conversely, deconstruction of a typical 2,000-square-foot single-family home with a wood frame can yield 6,000 board feet of reusable lumber, an amount equal to the yearly output of 10 acres of farmed pine trees. Deconstruction, recycling, and reuse are viewed as sustainable building practices. Architects and builders can receive points under the Leadership in Energy and Environmental Design and National Green Building Standard rating systems, which take into account the embodied energy that’s saved when using salvaged materials. Embodied energy encompasses all the energy that goes into constructing buildings, including raw materials processing, manufacturing and delivery, and assembly. As Oswald observes, “The average home contains 892 million BTUs of embodied energy; an amount equal to 7,826 gallons of gasoline or enough to drive an SUV 5 1/2 times around the earth.” For best results, salvaged building materials are reused in projects built at the same site. However, even when in situ reuse is not possible, building materials derived from old structures often are higher in quality and less expensive than new.

It Is Work

Deconstruction and salvage drives job creation: not only must the buildings be disassembled, but the resulting materials must also be processed, sorted, and graded, and materials not reused at the same site must be transported, stored, and sold. Refurbishing and repairing salvaged materials requires both semiskilled and skilled labor. New products crafted from salvaged materials such as tables, cabinets, and bookcases are sold at retail; these items have a unique visual appeal that evokes a bygone era. Although deconstruction takes longer than demolition, the economic and social benefits make the extra effort worthwhile. Oswald’s presentation also touched on opportunities for community engagement and skill building. COSC has teamed with Iowa Central Community College (ICCC) to provide students with hands-on experience and training. The college sells salvaged items and student-made furniture derived from reclaimed materials. In a unique partnership with Iowa Prison Industries, ICCC students and offenders have worked together to deconstruct a number of old barns, reclaiming valuable timber and other materials. Prisoners study to become certified in asbestos handling, lead paint abatement, and OSHA safety. Using old-growth wood harvested from barns, prisoners have also been learning woodworking by building furniture that’s then sold to the public.

How It Works

Buildings are removed for various reasons, including abandonment, natural disasters, redevelopment, and safety issues such as unstable structural conditions or the presence of environmental contaminants. According to Oswald, all buildings have some salvage value. The easiest to work with are old barns and other framed structures with simple designs that yield longer length materials. In more complex structures, workers can selectively remove architectural elements, trim, fixtures, and other items. Regardless of building type, deconstruction yields quality building materials that can be reused, donated, or sold. Because supply is nothing without demand, creating resale and distribution channels for these products is an important part of the salvage equation. Numerous for-profit and nonprofit architectural salvage and restoration companies sell everything from antique doorknobs to hand-carved crown molding to the remodeling and interior design trades as well as consumers looking for unique additions to their home décor. Habitat for Humanity has created a nationwide network of ReStores — businesses that sell new and used building materials and home improvement items to the public. All materials at the stores are donated by local retail businesses, building contractors, suppliers, and individuals and are sold to the public at 50 to 90 percent below retail prices. The donations are tax deductible, and retail sale proceeds support the local Habitat for Humanity affiliate, which builds houses for local families. ReNew Building Materials and Salvage, a regional nonprofit, is a building materials reuse store and deconstruction services provider. Its website includes links to a number of related nonprofit building product, education, deconstruction, and green building resources available throughout upstate New York and New England. Iowa is among the states that offer tax deductions to owners who engage in deconstruction and salvage, and grants are also available to support and encourage the practice. For state and local governments looking to stem the rising tide of abandoned and dilapidated buildings as well as reduce their negative effects on property values, public safety, and the tax base, deconstruction, recycling, and reuse are becoming increasingly attractive options. Best in American Living Awards Highlight Design Trends for 2014 and Beyond

The winners of the Best in American Living Awards (BALA) demonstrate that they are at the forefront of innovative design and are also a preview of design trends home buyers will see over the next several years, according to the judges who reviewed the entries in the annual competition of the National Association of Home Builders (NAHB).

Ninety-two single-family homes, apartments and condos, remodeling projects and subdivisions were honored at a gala dinner Wednesday, Feb. 5 during the International Builders’ Show in Las Vegas. “The BALA winners always redefine excellence for the home building industry,” said 2013 BALA Judge Chairman Victor Mirontschuk, president of EDI International in New York City. “We are proud to recognize these companies and individuals for their creative and distinctive approaches to their work.” Some of the trends seen in the winners include: White on White: Cabinets, flooring, backsplashes, counters, fixtures and appliances are beginning to lighten up. Layering white on top of white is a new approach in many kitchens and bathrooms that is giving way to a fresh and light feeling. To achieve clean lines and a modern feel, designers and builders are selecting European cabinetry, adding shiny surfaces via appliance, backsplash and countertop choices, and incorporating glass walls. Bold Exterior Colors: Bold colors are making their way to the exterior of homes. Whether it’s through paint, a mix of cladding materials, doors, windows, porches, shutters or trim, an extra layer of drama is being adding to the design of elevations, further enhancing curb appeal. Interior Courtyards: Interior courtyards are popular in all housing types right now, including single-family homes, multifamily complexes and within communities. The primary difference is scale. Gardens are popular with home owners and often occupy community courtyards, while multifamily projects use interior courtyards to showcase private amenities such as pools and fire pits. Within single-family homes, courtyards provide private and safe outdoor living areas and are being shifted to side yards. Out-of-the-Box Amenities: Both singlefamily and multifamily communities and multifamily projects are being designed fully loaded, with over-the-top amenities that appeal to home buyers. Residents want to feel as though they are living in a 4-star hotel, so builders and developers are offering features such as communal kitchens for cooking classes, pools with added wow factors such as a lazy river, a pool for dogs, electric car 20  Lincoln Business Builder

charging stations, spas, dog parks, concierge services, green walls and great outdoor spaces. Specialty Lighting: Specialty pendants and fixtures are “lighting it up” this year. Regardless of whether it involves a custom or a stock fixture, designers are finding ways to showcase them as pieces of art rather than just a functional element. Lighting is being paired with wood ceiling details to further enhance the room’s design and create a feeling of warmth. Historic Style with Modern Flair: New or remodeled homes, whether they are Craftsman, Prairie, Mid-Century Modern or another historic architectural style, are adding modern flair to their traditional designs through color, finish, fixture and lighting selection, while continuing to be influenced by the past through the use of reclaimed building materials and classic proportions and detailing. Blurring the Lines between Inside and Out: Lines continue to be blurred between the inside and outside of homes. No longer limited to areas with warmer climates, this is being seen all across the country. Both production and custom homes have moveable glass walls, gourmet outdoor kitchens and interior courtyard pools, adding more everyday living space. Dual Master Baths: Dual master baths are all the rage. They are glamorous, yet extremely functional. Surprisingly, this can be achieved even in a smaller space, while remaining simple, functional and clean. Dual baths often have a shared shower and continue to feature fixtures, colors and finishes with a spa-like feel.

EPA Takes Action to Protect Public from Harmful Lead Exposure

On February 18, the U.S. Environmental Protection Agency (EPA) announced enforcement actions that will require 35 home renovation contractors and training providers to take additional steps to protect communities by minimizing harmful lead dust from home renovation activities, as required by the EPA’s Lead Renovation, Repair, and Painting (RRP) Standards. These standards provide important, front-line protection for children and others vulnerable to exposure to lead dust that can cause lead poisoning.

The RRP standards, which are part of the federal Toxic Substances Control Act, are intended to ensure that owners and occupants of housing built before 1978 and child-occupied facilities receive information on lead-based paint hazards before renovations begin, that individuals performing such renovations are properly trained and certified by EPA, and that, during renovations, specific work practices are followed to reduce the potential for lead-based paint exposure.

“Families deserve the peace of mind that home renovations occur without harming children,” said Cynthia Giles, Assistant Administrator for EPA’s Office of Enforcement and Compliance Assurance. “Businesses that play by the rules deserve to compete on a level playing field. EPA will continue to enforce the nation’s lead rules to protect the public from illegal and dangerous lead exposure.”

Contractors that are certified under EPA’s RRP standards are encouraged to display EPA’s “Lead-Safe” logo on worker’s uniforms, signs, websites, and other material, as appropriate. Consumers can protect themselves by looking for the logo before hiring a home contractor.

The settlements, issued between May 2013 and January 2014, include 17 contractors that failed to obtain required certification prior to performing renovation activities on pre-1978 homes, where lead is more likely to be present. In addition, 21 settlements involve violations for failure to follow required lead-safe work practices, and three cases involve general contractors who failed to ensure their subcontractors followed the RRP standards. Among these settlements were two companies from Lincoln and one from Fairbury.
